GoogleAVOID AVOID AVOID. Auctions time out whilst people are still bidding - they say their system is set up so it extends by 20 seconds if a bid is made in the last 2 minutes but it doesn’t so the seller loses out as they end up with a much lower price and the buyers lose too who are bidding. Happened on 2 occasions so not a fluke. They ask for £6150 deposit just to bid and take ages to refund when unsuccessful due to their system errors. Offered us a property as the nearest to the ‘winner’ who disappeared and sent completely different terms i.e. increased costs to those stated at time of auction close. When questioned Brian Grante ignored us and then said that the property was being put back into the auction and we could not negotiate with the seller! They are completely incompetent.

GoogleI purchased a property in the 30th July, 2019 auction. I paid the 15% deposit and all was good until 7 weeks into the purchase period (completion was set for the 30th Oct) I received a call from exclusive to say that a client had been referred to them from Barnard Marcus with a higher offer; would I increase what I had won the property, which I declined. I tried to call the director of Barnard twice a day, everyday, for a week and every time the person I spoke to said that the director would call me back,,,,,,,,he never did! I chased other contacts who all said the sale was proceeding to me. To cut a long story short. Completion never took place on the 30th Oct as the vendors solicitor would not answer the phone (Barlingtons) nor returns my solicitors calls. Two days later the Vendor rescinded the contact. While Barnard Marcus returned the deposit and auction fees there is a lack of professionalism, empathy or respect for the fact that they and their client (Mr David Kayes) cost me to lose £3k

Dont get fooled by the computerized images none of that is possible in million years buying a property or land is a TRAP. ALSO do not bid anything in BARNARD MARCUS AUCTION before reading SPECIAL CONDITION because free hold land will not include PLANNING OVERAGE and this will be sold separately in any of the upcoming BARNARD MARCUS AUCTION. Most importantly BARNARD MARCUS SPECIAL CONDITION has hidden cost of £5000 premium which buyer has to pay to seller as well as £750 + £250 charges never end.
!! DO NOT TRUST BARNARD MARCUS AUCTION !! Unless you have army of solicitors to give you right guidance before making any decision of buying anything from auction.

Provided the wrong documents in relation to purchase. the documents provided was for another property in nw when i purchased in rm, My first and last time going to these guys. given 28 days to complete and they have delayed it by 7 days already by providing all the wrong information to my solicitor. Avoid these guys. Feess of £1150 for what for them to tell me that i wont be refunded even if i cannot complete due to a error on their end. Dont let them scam you

GoogleReserve prices are sometimes many tens of thousands of pounds higher than the guide price.
Setting a guide price significantly lower than the reserve prices is deceitful, unethical and a waste the time of prospective buyers.
Update - I see other people have similar complaints about reserve vs guide price.
