Jaspal was particularly helpful, communicating constantly throughout the purchasing process. When, on our final inspection before completion, we found ourselves locked out of the property, Jaspal solved the issue by contacting previous tenants for information, having essential items to open the lock delivered and finally gaining access. All this without having eaten for 24 hours! Full marks to Jaspal for problem-solving and tenacity!

As a landlord, I have been extremely impressed with the services provided by Ability Estate Agents. From the very beginning, their team was knowledgeable, professional, and attentive to my needs. Their expertise in the local market helped me to set a competitive rental price, and they were able to find a tenant for my property within a very short time frame. Throughout the entire process, Joey and Anna were always available to answer my questions and provide updates on the progress of my property. They were proactive in advertising my property and arranging viewings, and they were able to secure a high-quality tenant who has been a pleasure to work with. What sets Ability apart from other agencies is their commitment to customer service. They truly care about their clients and go above and beyond to ensure their needs are met. They are always responsive to emails and phone calls, and they are proactive in addressing any issues that arise. Overall, I would highly recommend Ability to any landlord looking for a reliable and professional agency to manage their property. Their expertise, attention to detail, and commitment to customer service make them an excellent choice for anyone looking to rent out their property.

Joey has been so helpful in finding us properties and is always prompt with responding to any questions we have had. Jaspal has also been really helpful with finding a flat, and they have been efficient in sending anything we need from video tours to property information, and have helped ease the stress of flat hunting!

As a tenant leaving a rented property, this company has been an absolute nightmare to deal with. Incompetent, unprofessional and non existent communication - good luck getting a response from them. Getting your deposit back... Chased our deposit return for 2 months with email after email being ignored daily. Had to resort to calling the office twice a day for a couple of days in a row to finally get some response that wasn't "We'll get back to you ASAP". Tried every trick in the book to charge us for something - excuses which changed regularly, total of 5 excuses tried none of which stuck - clearly clutching at straws. Direct emails from the landlord to the agents were copied and pasted and sent to ourselves during disputes/discussions - Absolutely no service from the agents here to filter and resolve between ourselves and the landlord themselves. We were one step away from going directly to the deposit scheme ourselves. Finally resolved our deposit, and then find out they've sent too much and need £500 back - a month later! Complete lack of any account handling to have known that money was returned 2 weeks into our tenancy when the law changed - something perhaps we should have noted but 4 years laters and 10 weeks of trying to get the deposit back we were relieved to have thought we were done with them. Mice/Damp Issues?... Whilst tenants we reported both mice and a damp problem - was told to 'stop letting the mice in, they learn your routine' which is a ridiculous response - and for the damp a builder came to investigate the damp told us verbally he'd need to investigate under the floor but response from the agents was that 'it was all fine'. Viewings Communication... Viewings were not communicated, agent called us 15 minutes beforehand claiming to have given notice and expecting to be let in, to which we refused as none of us had seen anything about a viewing - agents tried claiming we were lying and in breach of our contract etc etc - highly unprofessional and rude on the phone when this was their mistake and tried coercing us into letting them in at short notice to save them looking unprofessional in front of new clients. Shame how much new clients are valued over existing tenants who had a wholly unproblematic tenancy for nearly 4 years. Check Out... On checking out of the property agents messed us around with check out inventory times - unsurprisingly there was a lack of communication or any plan for check out - we had to outline the process ourselves to which they couldn't even book or confirm times until weeks after we'd requested it. Even when confirmed they rang on the day to rearrange because they were late. No respect that this was time out of our working day. Also had to explain to one agent how 4 sets of keys all had matching top and bottom lock keys because she didn't get why there were so many keys!? Madness... Also use of WhatsApp to keep calling/messaging tenants when dealing with property matters is highly unprofessional - we are not friends. Email your tenants when necessary putting everything in writing properly. Should a phone call be required follow up with details of that call in an email, again so everything is in writing. Some basic customer service training and professionalism is needed by all at the company including CEO's. Glad to finally be rid of this company - Take 2022 to brush up your skills and reassess how you handle all your accounts. Some serious organisation is needed.

We were appalled by the service by this agency. We originally agreed to have the flat for £519 pw (which we were told was not put on the market before we saw, but it was), and then when we saw the same flat being advertised once we’d paid the deposit for £500 pw we queried this, and were quickly shot down that it was a mistake with the agency. It wasn’t, they lied to us. When leaving the property, they provided a 150 page document of pictures of the flat (it was tiny, literally every corner was photographed) and tried to scam us out of our deposit. Luckily, the landlord was stupid and we realised he had nothing to compare it to, so we got our deposit it back. But the way we were treated was genuinely shocking. I’m convinced the 5* reviews by the agency themselves, please avoid at all costs for your own sake.

Dear Gareth thank you for your feedback. I’m afraid we cannot find anyone with your name on our system renting a property at the price you have stated. Could you kindly email us on customerservices@abilityestateagents.com so we can look into this further for you to ensure you are referring to the correct agency. Kind regards Aea

I had a fantastic experience with this agency. They were incredibly helpful from start to finish, showing me and my friends around multiple properties and taking the time to help us find what we were looking for I’d highly recommend them to anyone looking for a friendly and reliable estate agency!!

We just managed to secure a 4 bedroom flat for next year with the help of this estate agent. Hasan and I had been going back and forth for several months trying to find a property, so many viewings but we finally found the right one. He was incredibly helpful and made sure to let me know of any properties that might be of interest in the lead up to us finally finding our flat. Would definitely recommend, especially for students trying to find flats to rent!

I have recently found my new home with Ability Estate Agents. As a tenant, my experience was great, thanks to Joey who helped us find the right place very quickly. He answered promptly and in a professional manner to every query and clearly explained us what we needed to do in every phase of the renting process.

I signed a contract through this agency. Unfortunately the landlord decided to broke it so we lost the flat, but then the agent became really difficult to reach and did not explain the situation clearly. Then I had to wait for my refund for two weeks during which I thought I got scammed due to the absence of answer to my calls/ texts and the general lack of professionalism. Being an international student, these have been two of the most stressful weeks I had to go through. Worst experience ever, would not recommend.

These agents have been great. They let out my apartment in SE1 rapidly. Jaspal and the team approached negotiations in a professional manner and were upfront about fees from the start. I’ve had very bad experiences with other local agents and it was refreshing to deal with someone like this. Thanks a lot 👍🏽

We rented a flat in Royal Arsenal Riverside through Ability last month . The service was very professional . Everything was done on time . The checkin clerk was very helpful and accomodating as got late for our initial checkin appointment. Julia and Shane organised everything as we wanted. I would recommend to friends and family.

A complete headache dealing with this agency. They are unorganised and work with the worst kind of landlords. They accepted our offer, made us waste time filling a big reference check form, we paid holding deposit and then they went with other people. Plus, they send documents with wrong names and different agreed figures. I don't recommend.

Joana · 16 April 2022

Agent replied · 12 June 2024

Dear Joana, we can only apologise if we have not met your expectations on this occasion. After looking into your complaint, I have emailed you our referencing procedures. The referencing process is independnant of the agency and would have to be satisfied before our landlords would sign any tenancy. The referencing criteria is there to protect our clients to ensure they are able to fulfil all financial obligations. Failing to meet this the landlord would require a gaurontor. Please feel free to contact us on info@abilityestateagents.com should you have any further queries on this matter.

Jaspal went above and beyond to show me a property at very short notice, working well beyond normal hours to do so. Although the property wasn't for me I would certainly recommend ability estate agents and Jaspal in particular for both renting and buying/selling.

Put an offer on a rental and the agent asked for my email in order to send over the details for the holding deposit. After a few hours, I asked it if he was sending it through. He replied the next day saying the landlord has taken another offer. Why imply I had the flat if the landlord hadn't decided yet? Incredibly unprofessional and rude.

Rented our property since December in the SE1 area. The guys at Ability Estate Agents were always available for questions and looked after the details whilst demarche to make us happy on all times. Also, Anna as my property manager she is a great help. She is always incredibly reactive and has solved any problems. I would recommend this agency as pretty good and working professionally. Thanks! Ability are amazing estate agents who helped us rent the perfect flat for our final year of uni. Communication leading up to the move was excellent - very convenient using whatsapp rather than email. Jaspal in particular was there whenever we needed anything - even at the most inconvenient times at late night and weekends. Felt very reassured throughout the entire process with any doubts we had. He contacted the landlord whenever we needed anything prior to the move which made everything run very smoothly. Both the estate agent and the landlord went above and beyond to ensure we had an extra sofa in one of the bedrooms (not a necessity but extremely appreciated)! These guys truly care. Definitely recommend!

Hiya, my flat recently had a leak and although we are still waiting for the landlords insurance company to agree repairs to the small spot in the ceiling, the communication and efforts by property management have been excellent. A schedule was sent explaining all the next steps and a lengthy call to explain all. A maintenence guy was sent out straight away and got to us within 40 minutes of calling the emergency number. I trust cosmetic works will be rectified soon.
