I previously left a good review for Entwistle Green because we were so happy with how quick and smooth the process initially seemed, but it has since turned into a complete disaster.
We paid both the holding deposit and tenancy deposit for a property after being told everything had gone through, that the landlord had agreed, and that we were due to collect the keys on the 29th. They reassured us multiple times that there were no issues, even sending us information to set up our utility accounts. Based on this, we spent hundreds of pounds on furniture, Wi-Fi installation, and other essentials ready for move-in day.
Then, the day before we were due to move in, we received a call saying the landlord had not signed the tenancy agreement and had pulled out, meaning the tenancy was never confirmed. This was completely shocking, especially as Entwistle Green had told us everything was approved.
To make matters worse, we’ve since discovered that the same property is now listed again with another agent (Adore Property) at the same rental price, which makes us question whether the landlord truly pulled out or whether this was mishandled by Entwistle Green.
Although they’ve agreed to refund our money, we have to wait nearly two weeks to get it back, leaving us unable to secure another property and out of pocket for cancellation fees. The entire experience has been incredibly stressful, inconvenient, and disappointing.
Would not recommend using Entwistle Green, their lack of communication, internal errors, and failure to handle things professionally have caused us a huge amount of unnecessary hardship.

If I could rate this Estate Agents minus 10 I would they’re scoundrels. I had 2 viewings on a property I really liked. I put in an offer the day of 2nd viewing for the asking price in cash. I requested I was kept informed of any other offers called them the next day with a query on the property and when I asked had they received any further offers was told yes and it would probably go to sealed and final offer the following week. I called back again 2 days later as hadn’t heard from them was told they would chase the vendor and get back to me by end of day they didn’t. I decided to put my offer in writing to them no reply. 4 days later I walked into their office on Allerton Rd Liverpool and introduced myself as the buyer who had put in the offer and asked for an update only to be told they had accepted the other offer which was higher. I was never given the opportunity to increase my offer never kept informed or given any acknowledgement of my offer. If you want to understand WHY just watch the Panorama documentary on estate agents aired this summer. Entwisle Green are part of the Connellls Group formerly Countrywide they operate on a conditional selling they favour buyers who they can screw with mortgages and conveyancing. Sellers beware you’re not getting the best price for your homes but they’re making lots of money out of your homes on legal packages. To say this is unscrupulous unfair and not operating in the Estate Agents code of practice is an understatement. Avoid at all COSTS. I shall be making a complaint to the property ombudsman.

I arrived in Warrington in January knowing nobody in the city. Searching a flat online did not help a lot. Walking by entwistle green i decided to enter and ask for more info! Luckily Mrs Dora Seimeni was there who was more than helpful. After she showed me some flats in the city, indecided to review one. Dora could not be more helpful really, she explained everything thoroughly and helped me understand how the bills work, how to accommodate etc. being totally new in the country knowing nothing, i m thankful that i found her. Entwistle Green as well was immediately next to me when something needed to be fixed in my flat! 5 stars, can’t recommend enough both the agency and my agent Dora.

Convicted murderer from a notorious Liverpool gang shooter family, drug mule, bully XL breeder, friends of murderer. These are the people the horrid incompetents at Entwistle Green (subsidiary of countrywide) put into my home. I made the mistake of trusting entwistle green allerton with renting and “full management” of my home whilst I was away. The first tenant “passed all referencing checks”. It was a young female. She paid rent late (more than 2 weeks late most times) 90% of the time. She did not pay the last two months rent. I had to evict her through the courts before she left. She caused thousands of pounds of damage. Entwistle had ZERO interest in helping when things were getting difficult, instead delegating all the chasing and court navigation back to me, as well as giving seriously bad and damaging advice when pressed. Turns out this tenant was the girlfriend of a convicted murderer, who when he went to jail, she stopped paying rent. The agent admitted they would come in to pay cash. One of the workers, who’s name is incredibly old fashioned and common admitted “6 months of rent up front” was enough to pass referencing. I was shocked to hear this. The agent and countrywide refused to give me ID or any information at all stating “GDPR”. Countrywide’s dats officer was arrogant and uncaring of my need to take the rogue tenant to court and wilfully obstructive using GDPR as an excuse to hold onto the information I instructed him to obtain. I had to hire a private investigator before starting proceedings. The subsequent tenant brought to my attention later that there were constant police raids at the house and the tenant replaced the front door with a “rock door” as the police broke my door down. None of this was run past me. Entwistle acted like the tenant did me a favour. The subsequent tenant also “passed referencing”. Soon after, she moved her boyfriend in, who never admitted who he was not came on the official documentation. Looked like another mule but I was trapped. When I arrived at the house it was wrecked. The back garden was torn up by the dogs. Boards everywhere. Dog poo everywhere. Everything chewed inside and out. The door handle had been broken off the garage door and the hole taped up. The automatic opening function was destroyed. There was no access. Clearly they were dealing from the garage. Neighbours were afraid and told me he was also a bully XL breeder. Entwistle refused to change the contract to incorporate penalties so I couldn’t recover losses anyway. The manager and her staff were incredibly rude. They told me to put their address on the court documents. Everyone knows that doing that would result in a failed court summons and all associated pain. They never answer their phone. They don’t do anything you ask. They pass you to countrywide their umbrella company, at every opportunity, who defend the tenants. At one point they admitted the had a forwarding address then when I kept asking for it they kept stating GDPR then finally “we don’t have a forwarding address”. Eventually I got so fed up and concerned I sold my home which I’ve had for 10 years. I took a huge loss on that. They of course, claimed ignorance about the calibre of people they were putting in. They met these people. They took the cash. The gangster was infamous. They just didn’t care or at worst, complicit. My formal complaints were met with contempt and incompetence, blaming me for the issues. They gaslighted me trying to say it was my fault. Even though I had £100 a month insurance covering the entire house, entwistle had no interest in using them, instead hounding me to do their job for them. I had to fight with them to do their job. They tried to undersell my property and tell me it was worth less than it was, despite the rental market being strong at the time. I made several formal complaints with more detail and events which I could record here, but this review would end up several more pages long and if you have read this far, you get the idea how bad they are.

Awful experience would not use again. I dealt with Gary Trappe at the Burnley branch. He valued our property for £15,000 more than it was sold for at auction where we had felt pressured to sell. Apart from the initial contact to sign the contract I never heard from him again even though he had been kept in the loop via email communication with the suction company - I am sold. It was particularly misleading and deceptive as we had signed a contract less than a month ago with him and there had been no mention of the valuation price changing and certainly not by that much. Either the valuation price had deliberately been set high to entice us or they hadn’t pushed the sale. We ended up making a loss of £15,000 using them and their auction company. They care about getting their fees paid and they really don’t care to make you the maximum from the sale. To that end they do the bare minimum. I would not use again because they don’t consider your best interest only their own.

I was selling a property with them and from the first viewings experience and either poor or clear lack of feedback, l had doubts this was not going to work well. They did not turn up for viewings and the potential buyers had to be escorted by the then tenant?!!
After 9 months and reducing the offer price to below market for a quick sale, they found a buyer. Only for the buyer to pull out 8 weeks after agreeing the purchase of the property, as they had not been reassured and kept in contact with by Sales team at Entwistle.
I only found out as l chased up with Entwistle and only then was l informed of the buyers decision!
Absolute shambles from start to finish! I would not recommend EG from my own experience.

Absolutely shocking company to sell your house with, never keep you in the loop about your house and you have to constantly ring them for updates, tell you there’s nothing they can do to help boost your homes selling, and charged over £5,000 to sell the house as they don’t let you come out the contract as they put in the clause if you cancel and the house sells within 12 weeks they will still charge the £5,400 fee, disgusting company.

Entwistle Green Crosby is the worst company I have ever had the displeasure of dealing with. The initial inventory was filled with outright lies and took a very long time to rectify, during our rental the problems we reported for maintenance took very long times to be fixed. The exit inventory check was booked for over a month, we both took time off work to attend it because they can not be trusted, only after we had arrived at the property and waited, past the time that they were supposed to arrive did we get a phone call saying that they were not coming. Again we can not trust them to do the inventory without us present to ensure it is done correctly. So we will loose more work to attend if it is rearranged.Disgusting behaviour and a shameful display of customer service.

Corruption at its best. We tried purchasing 5 Plumer Street Liverpool L15. The house was for sale for £75,000 on the website. The repossessed house was sold by the bank. The deal was sealed on Friday by one of the girls. Monday, Kristy said the bank had declined the offer and asked me to increase it. I increased this to £76,000. Georgia rang and said they have accepted the offer. I asked her to send a confirmation email but she did not. The following day I rang in to chase the email and got Kristy again. The woman was so rude and aggressive and sent me this. Now looking back there were a lot of red flags from the start. We waited for 45 minutes outside the house for viewing. The estate agent had gone to the wrong address. I would not recommend anyone buying, selling, or renting from these girls. They are extremely unprofessional. They also appear not really educational sound. Moving forward I will google the estate agent reviews before contacting them. Your reviews are pathetic and if I would have seen this before I would not be contacting you. We were in the process of looking at buying at house at the start of this year. We found a house listed with this sorry excuse of an estate agent, and they booked us in for a viewing at 12.15pm. We got to the viewing and within 5 minutes there were at least 50 other people waiting outside to view this house. Everyone that had booked a viewing had obviously brought one of two people with them (a lot of first time buyer couples and their parent/s) so it was absolutely heaving.

I highly do not recommend using Entwistle Green. I dealt with Julie Winkler at the Bury branch. Extremely unhelpful and rude. She made it impossible to book a viewing for a house I was interested in buying. I since contacted the seller directly, to be told that the seller had been lied to on numerous ocassions and Julie was pushing for an inside job to sell the property to a property developer. Rat infestation but they don’t think that’s urgent enough to ring landlady. The lady dealing with it isn’t in work but somehow they can’t tell me anything because she’s not in! What sort of a process is that when colleagues can’t check on what’s happening with maintenance issues. When I asked why they can’t ring rather than email landlady they hung up on me hope they don’t chew through electrics as if I was paying for property management for my home I wouldn’t be very happy.

Went to view a property and spoke to the landlord of the house and Joe from Entwistle I advised the landlord I didn’t have the best credit and he advised me that shouldn’t be a problem Joe was very insistent that I pay the £161 fee for the search he was trying to get me to do it while I was looking at the house (very pressurising) he also rang the office (he must have a different number to most people as the girl picked up straight away) and the girl said well done (sounds commission based to me to get people to pay and they honestly have no intention of giving you the property ) I have since been trying to get the maghul office and no one picks up to discuss why no one had let me know the outcome I had to get through to them via zoopla and the poor guy had to advise me I have also asked for a follow up phone call but I’m still waiting **** very poor service ***** Be aware they take your money and normally have someone in mind for property or it’s already gone and yet they will still charge you ***** I wouldn’t normally write a review but I feel people need to be aware

I'd like to leave this review to assist other's in their choice of Estate Agent when selling a property.Entwistle Green [Blackpool Branch] are a professional company I would recommend to family and friends.They marketed my property and within a week I had an offer, which I accepted. The staff are approachable, friendly and willing to assist with queries regarding the selling process. Nothing is too much trouble.Unfortunately I experienced solicitor problems which became quite serious. I was stressed, worried and at the end of my tether.Darren Sellwood at the Blackpool branch of Entwistle Green was an absolute life saver. I cannot praise Darren enough....he stepped in and assisted me with the solicitor issues. He went above and beyond to help me and kept me from losing my sanity. At the end of the day, an estate agent's role is to sell your home, not constantly chase solicitors. But Darren took everything in his stride and did just that. Without his help, I'm certain my buyer would have 'cut his losses', withdrawn his offer and moved onto a different property.Yesterday contracts were exchanged to complete on the 19th August!!Darren is approachable, friendly, good-humoured and always willing to help. His customer service is exceptional!
