I spoke with, and interviewed several local and national property management companies.
I chose Cosi Living.
They are proactive, and have a great ethos to provide a high standard of student accomodation, maximise returns for the landlord, and be totally prepared for the ever changing regulations that this industry is undergoing.
They have a dynamic team, and their knowledge of the students rental market is excellent.
No wonder they have won so many industry awards. There is a real energy about this company, as they continually strive to achieve the highest standards of servce possible.
If you're looking for a company to manage your property portfolio, I strongly advise that you to contact them. You won't be disappointed.

GoogleHouse is infected with mice, have had them in my room for 9 months
I have to barricade my bathroom door with items to stop them getting through the gap at the bottom.
Have asked for this to be fixed this has been ignored.
They know where the mice are coming from as I have told them but they have sent me poison and told me to sort it myself.
Staff have come into my room to do an inspection and left the door lying open, allowing a mouse to re-enter my room whilst I was out.
They do not care about tenants at all. Avoid at all costs.
28-1-26 Editing review to respond to Cosi's response:
1) Photo showing evidence of mouse activity prior to me moving into the roomin August 2024. Every time I mentioned this, here is the proof they ignored it, in order to later claim it was my fault and/or responsibility. In the screenshot they state that mice are a tenant's responsibility unless there is a structural issue. This goes against their comment that they went above and beyond in the first instance. They didn't, they blamed the tenant.
2) When I informed them on 9 July 2025 that there were mice in the property, and I had found holes in the bathroom, they took 6 days to respond and 9 days to action filling the holes.
3) In December 2025 I informed them that mice were causing structural damage to the property. They responded to inform me they will contact pest control and then didn't follow up for 2 weeks. When they did, they turned up unannounced and I didn't know about it because I was asleep. I did not turn anyone away. They have keys to the room. I can only assume they didn't get access to the room because I was asleep in bed and they noticed when they opened the door and let themselves in. If they'd let me know in advance I could've given them days where the room was available. Pest control never accessed my room, nor did Cosi ever follow up on this.
4) As the screenshots show, this continued to drag on until December, in which I asked them about traps as I was spending my OWN MONEY on it. They are dishonest in their comment in that they provided this as part of their policy. I had to ask.
5) Evidence of it dragging on to 17 December where I identifed where mice were coming from - and a plan to help it and was ignored.
6) they stated in their comment there were items in front of the door when they came to inspect the property and staff had to move it. This is because mice were entering my bedroom through the ensuite and they IGNORED my messages about it. They then came to conduct viewings (not a health inspection as they have stated, it had nothing to do with checking the health of my room - i have uploaded proof of them telling me it was for a viewing, which shows that they are lying) and didn't replace the barricades, allowing mice to come back into my room. This is AFTER I informed them that i seen mice with my own eyes coming under the door. I've attached proof. I don't appreciate the insinuation that items were left lying around and that my room was unclean. I had to put items under the door as mice were coming in, and they knew this.
7) It is now 28 January and maintenance has come today to fix the holes i reported in december.
8) they have also told me that I have refused access to the room for maintence - I have only refused on specific days when I have been asleep due to working nights and always have offered other dates that would be available. They do inspections monthly and require access to your room which i have not refused because these have not fell on days i have been asleep. they will blame tenants for them not taking their responsibilities seriously, and then blatantly lie when I have screenshots of everything as I have done everything over writing and nothing verbally.
I have reported them to the council.

We’re sorry to see this review, as it isn’t an accurate reflection of events or how we handle pest concerns.
When we were first made aware of a potential pest issue, we acted promptly. In shared houses, pests can unfortunately occur, and our standard process is to provide traps/poison and arrange a professional pest control inspection for the full property to identify entry points. This goes above what is typically required, as pest control is often a tenant responsibility and sealing entry points a landlord responsibility, we manage both.
Following the pest control visit, our maintenance team attended to carry out recommended works. On this visit, access to your room was refused as you were sleeping, which delayed this. After that point, reports were only coming from your room, and our records do not support a long term or whole house infestation lasting nine months.
Regarding the inspection visit, we carry out full property health checks which require access to all rooms, including en-suites. On this occasion, the en-suite door was blocked with items, which our team had to move in order to complete the inspection. No door was intentionally left open, and we would never knowingly allow pests to enter a room.
We care deeply about our tenants and have clear records showing this issue was responded to, investigated professionally, and followed up appropriately. We’re always open to resolving concerns directly and fairly, but it’s important that public reviews reflect events accurately.

My housemates are also so lovely, and I feel so at home. I don’t think I could have chosen a better HMO to live in, I don’t want to leave!!

GoogleAwful company to let from, if you absolutely HAVE to live in a HMO, there are much better and honest agencies to go through in liverpool. They lie to make the houses seem appealing to you to get you to agree to a contract, they lie when you're in the house when you call them out on their lying when they advertised the property, and they screw you over taking your deposit from you from costs that are out of your control.
First of all, the fortnightly cleaner is a myth, when I moved in the house was lived in for six weeks before we got a cleaner, and the house was absolutely minging - we only started getting cleaned after I chased it up several times. A fortnightly cleaner only existed for about two months, when i moved out, the house had been cleaned once in the 9 weeks prior to me moving out. Our house was gross with 5 people living their, so i can only imagine what their houses are like with 8 people and not getting cleaned. (I found out from one of their contractors who said it was VERY obvious that none of their other HMOs on our street were being cleaned either).
If you tell them its really important to be living in a social house, they'll tell you that the housemates living there are looking for the same thing. The 'tenant compatibility' thing they really push is rubbish. (I lived there six months and absolutely no one in that house wanted any contact with any other person). When i pulled them up why they said this to me they said they cant help what people are like in the house, but they'll very happily tell you'll be moving into a house with people looking to social anyway despite one of the housemates who's lived with cosi for years saying "I never come out of my room" and another saying he had no idea why they said that to me when i brought it up. I begged cosi so many times to end my contract or find some to replace me. Instead of being decent and understanding human beings, they repeatedly said "no its a legal contract we cannot break" (it's not). I begged them so many times and told them living in the house was making me really depressed and miserable out of my mind, suddenly that "legal binding contract" could be broken if I paid a £300 finders fee. They then tried to gaslight me saying I should be grateful for this (bribe) as they don't offer the option to people despite it being offered to someone in the reviews and offered to the person they kept accidentally sending me the contract for in another of their properties. Proper rubbish way to treat people.
They told us when viewing the house it would be a five bed house, with a spare room we could used for storage. After a few months (and finding out from another contractor they were having a battle with the council to rent out the box room despite it being ridiculously small and our kitchen being impossible to manage even for 5 people), they sent an email to us all telling us to move all our stuff out the spare room as it was going to be rented as a sixth room for a sixth person. Which was amazing when people in the house were already waiting sometimes hours to be able to use the kitchen, but cosi clear priority is to squeeze as many people in to bring in that £££ with no regard to how that impacts living.
Last kick in the face was they robbed me off half my deposit because the household had gone over their 'fair usage for bills'. There is a clause in the contract (obviously you don't get your contract till after you pay your holding fee) that says its the tenants responsibility for any costs occur if it cant be figured out who's caused any damages, which applies to bills as well. I didn't even have my radiator on through the winter and i've been financially penalised because of people i don't know that I happened to live with used to much energy? Sounds fair.
If you don't want to live somewhere you will constantly be threatened with being charged for things out of your control, in a feral house that never gets cleaned, with a company that takes no accountability when spending the whole tenancy lying to you, avoid.

GoogleI live in one of this companies properties i've been completely discriminated by one of their house managers Giacomo Goodwin, i asked him numerous times to fix issues and gave him plenty of time to do so then when i finally realised that he wasn't going to i put up a completely honest review to which i was then met with a section 21 eviction notice this is completely inappropriate and also illegal as its very obvious that this was a retaliation to me asking to have damaged items in the house fixed i have multiple other tenants within the house willing to contest to this if you would like to contact me thanks :)

GoogleSo far my experience with cosi has been far from good far from satisfactory to start as soon as they took over i contacted them about a room id like to view and potentially move into they said they will sort that for me they didn’t they moved someone else in there and pretended i didn’t exist then when i complained about this they seemed so helpful promising me any room i want with a discount but as soon as they had a room that i was interested in sorry no discount, they left us with pest issues, they leave us with broken appliance’s, they make promises they don’t ever intend on keeping they give no notice about workmen being in the house making the house feel uncomfortable and messy and loud not a nice place to live if you ask me so if your looking for somewhere to live then i highly suggest cosi there’s no where quite like it

Thank you for your feedback.
Firstly, we’d like to apologise again for the mix up that happened when you initially contacted us about viewing a room. This was a genuine human error during the transition when we first took over management of the property. Both Giacomo and Olivia reached out to you personally at the time to explain and apologise, and we also offered a goodwill gesture of a discount on another available room.
Since taking over the house we have invested significantly into improving the property, including renovating the shared kitchen, bathroom and lounge areas, while also keeping existing tenants’ rents the same.
In relation to maintenance, the washing machine issue you mentioned was only reported to us the 10th of March, just two days ago and we are already arranging for this to be resolved as quickly as possible. Good job there's two to use!
The pest issue you referred to was reported shortly after we took over management of the property, which was an existing issue. This was addressed at the time and resolved.
You also mentioned contractors attending the property. From time to time contractors may need to access communal areas of the house to carry out improvements or assist other housemates. On this occasion a contractor briefly attended during the day to assemble furniture for a new housemate moving into the property. Legally 24 hours notice isn't required for communal areas, but as good practice, we stick to as close to that as we can.
Since taking over management we’ve had positive feedback from both long standing and new housemates in the house, including one existing housemate choosing to move into one of the newly renovated rooms, which has been great to see.
We always aim to resolve issues fairly and encourage housemates to report concerns directly so they can be dealt with promptly.

GoogleA bit of a late review
I was looking at a apartment with them, had a viewing, made a holding deposit (one weeks rent) on the same day. Recognised on the day after and asked to complete the paperwork. While i was completing the onboarding process the apartment was given to someone else. Who paid a holding deposit after i did (they mentioned this when i called them) and had less paperwork to fill
A holding deposit is supposed to take the apartment off the market and if my paperwork didn’t go through or i withdraw from the tenancy they would be keeping my holding deposit to cover the costs
The property was re listed in a couple of weeks (idk why) i contacted them on spare room and they said its available but after what happened i didn’t want to go through this agent no matter how good the property was. If they do not respect a basic agreement i don’t trust them with a tenancy
Had high hopes for this apartment as it seems like one of the best, I wish the landlord chose a different agent

A property is only taken off the market once both the holding deposit has been paid and the application form has been fully completed. This has always been our policy and is explained to every applicant at the start of the process.
In this case, another applicant completed both steps before you, so the room was allocated to them. As soon as this happened, we refunded your holding deposit in full and let you know right away.
Our properties tend to move quickly, which is why we’re transparent about the process from the beginning and handle deposits fairly. We’re sorry for any disappointment and wish you the best in finding a suitable home.

Seriously the dodgeiest student housing company I’ve ever heard of in Liverpool, throughout our year there we had no wifi for 7 months we had constant leaks leading to damaged property we had mice in the house despite the house being spotless all the time due to incomplete structures and countless other maintenaince requests which took weeks to be seen to and still wasn’t resolved fully, the staff put on a facade on social media but are seriously so rude when it comes to actually speaking to them and are not helpful and do not care about the tenants only the money they can grab from students! Our house was exactly the same as when we moved in when we moved out yet have had £360 taken off our deposit for nothing, apparently taking a stool out costs £50? Paint touch up £70? And resealing a shower even though all showers were spotless another £73? It’s ridiculous I’m seriously not joking when I say they grab as much money off you as they can and don’t care about you as a tenant in the slightest. This is me speaking from my personal experience but I have heard so many other people with Cosi/coho say the exact same thing as us so my honest advice would be to use your money on a better student letting company because these are not worth it at all there policies and attitude towards students is horrific I would never ever ever even consider staying in a Cosi living owned property again and I’d strongly advise against anyone who I knew was looking at staying with them

GoogleHaving our daughter move into rented student accommodation in our own city is nerve-wracking enough so I can only imagine how hard it is for parents when their child is doing this away from home!
After a few searches with various agents, my daughter and her friends found a property with Cosi and all of my concerns disappeared. They have morals and principles and understand what it means, not just for the tenants but the reassurance for parents putting their trust in them too. It's a big step for everyone and their business model shows that they understand the responsibility of this. I am now excited for my daughter after having met the co-founder and team member who is overseeing my daughter's tenancy. It's a real weight off my shoulder knowing that there is an ethical company out there providing comfortable, affordable living standards with a supportive network for students. GoogleThere are 2 sides to Cosi Living: The professional and proactive side, and the unprofessional and contradicting side. I'll submit this review in the 2 halves.
The professional side:
Generally, Cosi are a good company. When an issue is logged, they'll try and get it fixed relatively quickly, and the properties available are of good quality.
The unprofessional side:
So, here's what happened: While I was meant to move in on the Sunday, they pushed it back to the Wednesday. As I had already paid for my contract to begin on the Sunday, they agreed to refund me the money. Out of the £57 they owe me, they have only paid £19. Therefore, they owed me £38 left. Not much for a company, but a lot for an individual. I have requested the remaining money on multiple occasions; on 21st March and the 14th April. There has never been any reply, whereas they'll reply to other conversations about other issues. They're just blatantly ignoring the issue.
To let Cosi Living know, as I have messaged again today but doubt I'll hear a reply, I've deducted the remaining £38 from this months rent to make us even. As you didn't follow the terms of our verbal agreement for me removing my previous review, I'm keeping this one up.

I am sorry you feel this way, and we appreciate your feedback, and the kind comments too.
Firstly, we would never intentionally ignore your message, or not pay you back for any rent owed to you, we'd have no reason at all to do this. The person you were dealing with isn't on our messaging system every day, so accidentally missed your message, however that's nothing a phone call could have sorted. Once your message was seen yesterday, a response was sent right away with an apology, and the rent has now been sorted, before you left this review.
As you know from being one of our housemates, we're always striving and work super hard to make your experience the best it can be, but we're only human, and sometimes human errors happen, not very often but we're not afraid to admit, or apologise when they do, and do what we can to get it sorted!
We hope you understand!
