I’m just starting out on this journey to buy what I’m guessing will be my last house and it’s from Linden Homes at Linby Meadows - my last hurrah 🎉 my husband is indulging me with this our last adventure 😳 into the world of sellers/buyers & estate agents we are both in our ‘later years’ so some would say ‘it’s never too late’ luckily we have been dealing with Dave Tinsley (a man with a lot of patience and good advice!!) who’s been brilliant 🤩 so far so good - will update you all as we move further ahead (hopefully!!) 😂

Her tour showing me round the estate and house interiors, was very helpful. Going through the available options and updates was simple. As was making the reservation. Cant wait to move in.

Promise but don't deliver

Just be really careful buying a Linden Homes house. Nearly 9 years since we moved in and our estate still has unadopted roads as Linden have not done the handover to the council. We have drains with rubble in, moss and vegetation growing at the kerbside, loose manhole covers on roads, unresolved drainage issues and cracks in tarmac and concrete. Linden simply doesn't want to know as we've asked them time after time about handover to the council so we can have someone maintaining the roads and paths.

Very disappointed with Linden Homes' accountability

Very disappointed with Linden Homes' response to a poorly built boundary wall. We purchased our home from Linden Homes around five years ago and have recently discovered that our boundary garden wall is leaning significantly and appears to be failing. We initially contacted Linden Homes for help but were told that, as the two-year workmanship warranty had passed, they couldn't assist us and that we should instead contact the provider of our 10-year extended warranty. We did exactly that, only to discover that the extended warranty apparently does not cover garden or boundary walls. We therefore contacted Linden Homes again looking for support. Unfortunately, the response was extremely disappointing. The person we spoke to seemed more interested in ending the call than understanding the issue or considering whether Linden Homes could offer any assistance. We have since had several builders look at the wall and every one of them has raised concerns about the quality of the original workmanship. In particular, we have been told that there appear to be no proper wall ties, with what look like just a small number of nails used instead. We don't think it's unreasonable to expect a wall like this to last considerably longer than five years. It's incredibly frustrating to discover that there are concerns about how it was originally built, while also finding that the wall isn't covered by the extended warranty on our home. We're now left with a potentially unsafe leaning wall and facing a significant repair bill on a new-build property that's only five years old. These simply aren't the sort of substantial remedial works we would expect to be dealing with so soon after buying a new home.

Myself and my partner recently bought our first home from Linden Homes. Colin & El were absolutely incredible at listening to our needs and wants and helping us find the right home. The houses are extremely well built and any snags we did find were rectified or (are currently) in the process of being rectified. The building managers Rob and Dave were also fantastic and listened to the 101 questions we had about the property during our home demo and beyond. A special thanks to Colin who regularly keeps in touch with us to make sure we continue to be happy with our purchase. I would recommend Linden Homes to anybody looking to purchase a house and especially recommend them to first time buyers, they really hold your hand through the entire daunting process. Many Thanks!
