I was bidding on a home with this branch, it was my first time buying. My first bid was to match a top bid already on this home. I was happy to let the home owner choose who they wanted to sell to between the two matching top bids.
I was immediately met with an email telling me I must bid higher and that they'd talk to me again once I've had a chance to re-consider my bid.
I thought this was a bit of a forceful approach, so I spoke to the director of a different estate agents and also consulted the property ombudsman's website, and in fact this is entirely against the code of conduct expected of an estate agent, they can not tell you that you need to bid more, this is untrue.
This is from the property Ombudsman website:
"You should provide a service consistent with fairness, integrity and best practice; and you should not seek business by methods that are dishonest, deceitful, manipulative or involve misrepresentation. You must avoid any course of action that can be construed as aggressive behaviour or harassment."
I decided to contact the owner of this branch, Ashley, to explain what had happened. He was immediately combative and showed no understanding at all, I found this very irritating.
My advice to Ashley would be to listen to your customers, your branch is rated pretty poorly in comparison to other estate agencies in Lisburn and there's a reason for that.
Maybe instead of assuming you're doing everything right, you'll take heed of your customers and consider carefully the feedback you're getting and perhaps your star rating will improve.
A simple acknowledgement and apology would have prevented all of this.NegativeProfessionalism

They led us through the process in an extremely helpful and professional manner, suggesting how we could best ensure the sale of the house, giving tips on presentation. Tenants beware! I Rented a house it was for sale mid way thru, the property manager said I could leave the lease early with no penalty he later back tracked on this asking for full deposit. After I pushed back and one of the MDs said it was ok it was dropped. The property manager unethically said I needed to pay full deposit because landlord requested it, the house was cleaner that when I moved and said cobwebs and water streaks on the shower asking for £300 and pressuring me to accept so I could get the remainder of the money back. I refused and won all the deposit back in a decision from TDS NI. This is the most aggressive property company I have ever worked with and I would never rent any property from them or hire them to sell my house.
