TrustpilotCubitt and West - an inadequate letting agent
Cubitt and West (C&W) managed my maisonette for 20 months. I have been disappointed with the service that they provided, and I am not able to recommend them as letting agents. I am not a “professional” landlord; I was obliged to leave my lovely home and needed to have it occupied in my absence. C&W offered a fully managed letting package, with a comprehensive range of services and a lot of reassurances set out in detail in their literature. Sadly, for me this turned out to be all talk and little action. The C&W service is of the headless chicken style; “the tenant has contacted us to say that …. (the boiler is not working; the water has a chemical taste; the bathroom door handle is broken). Please advise”. Of course, I had a list of trusted contractors who had worked for me for years, and I was okay about getting them to do some of the work. But when there was a job that they could not do, the C&W contractors either did not turn up at all (= a very unhappy tenant) or charged me three times the going rate for the work. Essentially, I have been paying over £1500 a year for a messaging service; C&W acting as an intermediary between the tenant and me. Sure, that meant that I did not get phone calls from the tenant at 3.00 a.m., but I could have avoided that by managing my property myself using a dedicated WhatsApp group. Of course, C&W did find the tenant, but only by offering him the maisonette at rent £300, £400 below the going rate! Overall, an unhappy experience, and one that does not compare with what I have been told by friends and relatives of their dealings with other letting agents. Cubitt & West, never again!

First experience with Cubitt and West 3 years ago, 100% very proactive. This time round with a different branch, more recently despite promise of call backs, none received and the opposite experience. Not proactive or responsive at all. Moved sale of house to a local competitor and wouldn't use again or recommend Cubitt and West. Quite disappointed.

Truly awful service.Signed up in July 2020, details not added to Rightmove for a month, no marketing strategy, amateur unprofessional sales team, house overvalued, 11 viewings in 3 months.EPC paid for but never arranged, solicitors deposit yet to repaid after 5 reminders and assurances that it would be.AVOID AT ALL COSTS
