We initially did not intend to leave a negative review and wanted to let the matter lie. However, the agency’s consistently defensive and unapologetic responses, followed by a complete failure to respond at all, forced our hand. We instructed the agency to carry out a deep clean and remedial works before any viewings took place. Despite clear instructions, the cleaning was delayed over a month and the remedial works took almost two months to complete. During this time we had to repeatedly chase progress, wasting significant time and energy and incurring unnecessary financial cost due to extended vacancy. Communication focused on justifying decisions rather than following explicit client instructions. Ownership was avoided throughout, and when concerns were raised, the response became defensive rather than constructive. While the work was eventually completed, the overall service fell well below what should be expected from a professional property management agency. We would not recommend them to landlords who value timely execution, clear communication, and accountability.

She dealt with all the administration involved with the move, and dealt promptly with any queries we had along the way. When we raise any issues that need dealt with she always deals with them efficiently and keeps us informed: she is well on top of communication, responds to our calls or emails and keeps us updated should anything need attention. We see her when she comes for routine inspections - she does what needs to be done and is always cheerful: we always enjoy seeing her when she visits.

In my experience a terrible company. Still waiting since 2024 to be paid compensation from CODA. A director (although I was later told was not a director) confirmed to me and my friend who was present that compensation would be paid because my sofa was ruined due to water damage in the flat I was staying at in Lenzie. The cleaner they sent completely tore the material as well. Pictures attached. Additionally there was terrible bio film building up in the taps in the property as well. Again, picture attached. Disgusting. Worst though was the delay in fixing things and the person from Coda saying I would be paid compensation and then zero reply from that person at all. Disgusting behaviour. After multiple years of chasing. He should be ashamed. I will never rent a flat from this company ever again.

COMPLETE SCAM!!! Do avoid this company! Diane who is their Lettings manager called us for flat viewing and never showed up to the property. We called the agency 10 mins past the viewing time, to which they said she is on her way. She did not show up for the next 30 mins. We called the agency again, and this time they say, Diane was at the property and showed the property to the people and has left for the next property. But the reality was there were 6 different individuals waiting for her to come and show the property. Zero professionalism. I wish there was an option to give them zero stars.

This is there first time I have used CODA. They were recommended to me by a friend who had a very good experience with them when selling their property. I have to say they were amazing to deal with. We agreed all fees up front, and that is exactly what I was charged, no sneaky extra fees!!! They had the property up for sales within 24 hours of the photographs being taken. They gave me detailed feedback on every viewer. I was told that Lewis would be my point of contact and he was great. I can't recommend them any more.
