0-Star Review I had a very poor experience with Charles Derby Estates and would strongly advise others to think twice before using them. I rented a property through this agency where serious damp and mould issues were reported as early as April 2025. Despite repeated emails, photos, and constant chasing over nearly a year, the problem was never properly resolved. The condition of the property deteriorated to the point where essential areas like the kitchen and living room became unsafe to use. What made the situation worse was the complete lack of accountability. Instead of taking responsibility, I was incorrectly advised to deal directly with the block management company, even though I had no contract or legal relationship with them. This caused unnecessary delays and confusion while the condition of the property continued to worsen. Throughout the process, communication was slow and often required multiple follow-ups just to get basic responses. Promises to investigate or resolve issues were not followed through in a timely manner. As a result of this negligence, I was left living in poor conditions for an extended period, suffered damage to personal belongings, and experienced significant stress and disruption to daily life. The property ultimately became uninhabitable. Overall, this experience showed a serious lack of responsibility, professionalism, and urgency when dealing with tenant welfare and property maintenance. I would not recommend this agency based on my experience.

We went to review the property recently. After viewing, we send an email to our offer based on our condition of the property. After receiving reply, I rang the agent regarding our offer, but the agent(Kirit Lakhani) was so rude and unprofessional and said that my email was offensive as the offered amount he doesn't like and told me that he would not like to do any business with us and hang up the phone...this is really unprofessional behaviour from established estate company...If they doesn't like the offer, they could let us know so we can review our offer but instead this kind of misbehaviour over the phone was unbelievable...
