Hopeless! The Lettings side of this business is a shambles. I had the misfortune of my properties moving to them and am glad to have now left. Jack is arrogant and unresponsive. Even when you do get a reply it is late, incomplete, unhelpful or all three. My tenants have also expressed delight that I have moved to another agent. It appears that Barkers were saying one thing to me and different to the tenants. Avoid at all costs!!

Disgusting Estate Agent. They don't care about students whatsover.

Manchester Branch. Horrendous service. My daughter's mental health has been severely affected by the atrocious service of this estate agent. 1) She was unable to move in on the contract date because the property was being repainted. 2) No access to the full set of keys until after 20 days after the contract began. 3) No wifi set up nor connected as detailed in the contract. 4) Fridges were not plugged in on arrival 5) Oven was removed with no warning 6) Multiple rooms have no blinds nor curtains fitted 7) When my daughter called 'Maintenance' they repeatedly hung up (there was no wifi/internet service so communication was near to impossible!) 8) All this frustration and neglect has caused my daughter to have panic attacks and has severely affected her mental wellbeing.

Honestly a really disappointing experience with Barkers. The communication from them and their team was really poor. We had a huge number of issues renting our student property with them over the years. The landlord was actually decent but Barkers made the whole process unbelievably difficult. 1) They left us without a working boiler for weeks in the middle of winter. No urgency to get the issue fixed and no rent reduction to compensate for us not having any heating. 2) Their team at the Queen's road branch will never call you back when they say that they will. They require constant chasing to sort issues and some of the staff there can be very rude. 3) They came for a property visit (while we were away on a 6 week abroad placement) and left the back door open afterwards. Luckily for them no one decided to come into the property and steal our stuff! Mistakes happen of course, but this was the final straw after an exhausting 2 years of them as our letting agents. 4) We left our property in excellent condition when we moved out (which was acknowledged by Barkers in an email that the sent us), and then they still tried to deduct £200 from our deposit for 'made up' issues. It was only once we provided evidence that these deductions were unfair and said we would dispute the case with the TDS that they backed down and returned our full deposit. Avoid at all costs!! Would recommend Livingstone instead if you are looking to rent in the local area (we had a much better experience with them!). They were professional, fair and courteous.

Avoid this estate agent if you can help it. As a student tenant, our experience was consistently poor from start to finish. Upon moving in we noticed many of the previous tenants items were left and generally not up to the standard of cleanliness. Maintenance requests were dealt with extremely slowly, if at all. Our shower door was broken for around 9 months of the tenancy and never properly fixed, despite repeated reports. We were told during multiple inspections not to dry our clothes inside the house and instead use the tumble dryer, which would have actually ruined many of our clothes. They offered no alternative and just appeared very frustrated when we questioned them. Staff were rude and dismissive whenever we raised issues, both in person and on mutliple emails/calls. At the end of the tenancy, they tried to charge us from our deposit for the removal of a desk we had flagged as damaged and unusable in the very first week, something we had reported and documented from the start. Additionally, they wanted to charge an extortionate amount of money for cleaning fees, which is laughable due to the state that the house was in when we first moved in. When we pushed back and mentioned taking the dispute to the TDS, they insinuated that the amount they were holding from our deposit could increase if we went ahead with that, adding further costs to the already large amount. Thankfully we were rightfully able to push back against this and reduce the amount of deposit withheld but this did take many weeks. Poor communication, poor maintenance and a total lack of professionalism when it came to the deposit. Would not recommend renting through them and look elsewhere.

Horrible Experience, been 2 months since tenancy ended still not received any deposit made. House was given to us in an inexplicable condition. We left it in a much better condition. And they still try to take our entire deposit. Particular problem with an incredibly rude employee, Robbie Bell.

I am currently a tenant through this agency and unfortunately my experience has been very disappointing. Several repair issues and despite repeated follow-ups, many of these issues have still not been properly addressed months later. Communication has also been frustrating. Contractors have visited the property and taken details of issues, yet the same information is repeatedly requested again by the agency. Meanwhile, we are still waiting for updates on multiple repairs. We were also informed that some repairs would be delayed because the landlord is currently overseas. While personal circumstances are understandable, tenants still rely on agents to ensure repairs are handled promptly and professionally. Overall, the experience has been one of slow responses, poor coordination, and prolonged delays in resolving basic maintenance issues. I hope the agency improves its processes so future tenants do not face the same difficulties.

If you’re going to cancel a viewing, I’d appreciate a little more notice than 20 minutes before the arranged time… this has now happened twice. If a property is reserved and you are aware, inform the people enquiring about that property rather than keeping them in the dark until they’re about to arrive to their viewing appointment. You should have to pay for my time taken out of work, travel and for the inconvenience alone. 1 star is generous, you’re absolutely useless.

This is one of the worst letting agencies in Leicester. I have faced continuous harassment and trauma from them and their maintenance workers. I lived in the property for three years and they ignored all my requests due to discrimination. On two occasions, their maintenance workers assaulted me for demanding that they do the work. They only care about rent and will respond when the rent is due. Stay away from them as they often act like a cult.

I am a Landlord with Barkers. 4 students signed one contract and only 3 are paying. The 4th student despite signing the contract has decided not to join his fellow students. I am therefore 25% down. Barkers are not holding the other students to account and not applying the contract that they all signed. Jack and Yuka are ignoring my emails and have come up with no solutions such as increasing the remaining 3 tenants rent I’ve asked for an inspection of my own property and this has been ignored. I hope this helps future landlords I’ve just had a reply from Jack from Barkers who allowed the above situation to arise that I should be happy with £300 paid by the tenants with deductions less £100 when they owe over a £1000 pounds. The onus is on me to take the remaining tenants to court rather than a solution to be found. Barkers have knowingly allowed this to Happen I would like the owner of Barkers to get in contact with me

Absolutely avoid them at all costs!

Absolutely avoid them at all costs, I unfortunately have had to rent with these guys for 2 years running. They have poorly kept houses, slow to/ refuse to respond to maintenance problems (eg poor plumbing leading to human waste on our back patio for months). They then have the cheek to slap you with a huge bill at the end for the smallest of things. If you do rent with them please please take picture evidence of the condition of all appliances and rooms when you first move in and out so they can’t take your money! I had already written this in an email and had been ignored so thought I would take it to google reviews since they don’t seem to care:)

They actively punished me for fleeing Domestic Violence. Forcing myself to pay £1200 in damages. I’ve offered to pay half but my ex partner has been sent no charges the full bill is mine to pay. Barkers actively asked me ex partner if it was ok to end our tenancy early when they had a police reference for DV at the property. They have been a nightmare to deal with

It's been nearly a year since we had our valuation with Barkers, we decided not to go forward with them. Yet we are still being hounded by Brett. Ignored all the calls, then it got to the point where I had to block the number, now I get voice mails and every few months a desperate note through the door. We sold our house privately for 50k more than what Barkers valued it at so be warned, having your place valued (undervalued in our case) comes with desperation and borderline harassment from Brett (someone who can't take a hint)

Our experience with selling our house and buying our new home, through the stoke office was great. Chris Noone was always on hand for help and advise, if he couldn't answer the phone at the time, he always returned our call. Very dissapointed by the professionalism Barkers deem fit to give to their customers / potential new tennants. To be discriminated and not given a single chance towards a property is highly unprofessional, not to mention when the agent said they will email a application form for the property, to find out later on they don't have the decency or professionalism to let potential new tenants or persons know they have already reserved the property and unfortunately it is no longer available. Ashamed and dissapointed your agents couldn't be honest and open instead they lead you on with false hopes...

I recently sold a property following a bereavement and used Barkers as they were recommended to me. They arranged the Energy Performance Certificate, arranged and attended all the viewings with prospective buyers, chased a buyer who let me down badly, recommended and liaised with the solicitor I used and handled everything very swiftly and efficiently. I was stressed and anxious about the sale but Victoria was very understanding and empathetic and kept me informed of developments via email and phone calls. Bankers supported me very well and I would recommend them.

Unprofessional and useless. Avoid at all costs

Nicholas Humphries are genuinely one of the worst letting agents I have ever come across. As a student, myself and my house mates felt severely let down by the terrible service we received from Shelly and the rest of the Nottingham branch. It took several months to fix an electrical hazard, failing to ensure the landlord fixes the issue in a timely and sensible manner. This was also known as an issue with the previous tenants and was just brushed over, as it was the landlords choice to not fix it, failing to ensure the property was adequate to live in. This was only eventually fixed once further action was mentioned. This shows a big disregard for the safety of their tenants and lack of maintenance care and standards and overall ignorance of the company. Furthermore the standard and condition of the house we were in, and several of their other houses rented out to friends and peers is unacceptable , with constant mold growing and dodgy repairs and cover ups. If you’re a student in Nottingham avoid Nicholas Humphries at all costs as they are a nightmare and a shambles of a letting agency!

Communication throughout tenancy was decent and friendly, however when it came to being proactive in repairing issues that wasn’t great. We reported rising damp within the first couple months of tenancy and it wasn’t sorted to fruition by the end of the 12 months, we had to move on. Contractors were nice and friendly but the comms between them and Barkers mustn’t have been good as on more than one occasion contractors came to look at the same issue with no knowledge of previous visits.

Absolutely avoid Cowboys. They enrolled me in schemes I never asked for (Reposit) without my consent. When there was no heating during winter, my emails were ignored by Yvonne, and I only got help after complaint and escalating to management. Communication throughout was very poor. Their business model of renting out individual rooms also reduces tenant comfort and, in my view, contributes negatively to renters’ living standards and creates poverty in UK - shame on you. Cos they are happy to rent rooms in their business model. - shame as you are the poverty creators! I do not recommend them.

Don't let with this company. Emails where they can't even spell your name and that are barely legible, you have to pay £150 to apply for a property, waiting days for a response. We were denied because my partner is waiting for confirmation of a place to let before he moves here, he will be paying his full share of the rent from afar, they have decided this means we have to pay 5k in advance to live here. 5k? Which is unprotected as they can evict at any time? Disgraceful, unheard of practices and they have ran away with my money. UNPROFESSIONAL, AVOID!NegativeResponsiveness, Professionalism
