GoogleAwful letting agency. They will do anything to take your money, but will not earn it. First of all, the advertise a "no deposit" scheme, which all seems well and good. In actual fact they take a £150 reservation fee which you never see again, so its worse than a deposit. In addition, their houses are not safe for living. They perform all maintenance them selves, without licences to a bad standard. We experienced many leeks, power cuts, bad smells from the drains and water systems. The fridge barely worked and neither did the washing machine. The rent cost is extremely high, it is not fire safe. One bedroom doesn't even have a window, there are wasps in the ceiling light covers. The roof leeks. Arch will enter your property giving you literally 2 minutes notice via email. they will enter your property when you are not in, without permission. Finally, upon the COVID-19 pandemic, arch refused to drop the rent of almost £2000 by even £200 for a house I would not be living in. They even refused to drop the included bills charge.
We also received regular threats from billing companies of court action, as ARCH had not paid our bills.
Overall, they take advantage of students naivety, they over charge, the houses are bad quality and their customer service is appalling.

GoogleNOTE- I left my apartment in June last year, I just basically forgot to write a review, and then received an email from them today about their social media. To my knowledge I have never authorised to be on their mailing list (which I think pretty much sums up their level of organisation and professionalism) which reminded me of the terrible experience I had and sparked the writing of this review, so in a way, thankyou Arch for contacting me! -
They did give me back my deposit, which is at least better than some of the reviews on here. I have no clue if it was the landlord, or the estate agents problem, but the level of organisation was shocking and because I was instructed by arch to contact them if there were issues, I guess they took responsibility for my property, and therefore, dealing with my problems. I never knew who my landlord was for my property, despite asking, (which FYI is illegal) I suspected it was someone working at arch, or the letting agents themselves but I never really knew. Subsequently, with a few of my issues, whenever they arose and took a while to resolve, it was always because they were waiting on the ‘landlord’.
The apartment I rented on the surface was a new build so SHOULDN’T have had any problems but was riddled with shoddy electric works, questionable plumbing, dangerous flooring, and to top it off heating that upon installation caused my skirting boards to catch fire. To their credit they did sort out these issues but most of the time it was incredibly slow, and in the case of the electrics the people they hired did poor work so had to be called out again. The issues with my floor took about 6 months to resolve which was the longest I had to wait, to the point where I even offered to redo the floor myself to fix the problem, which I was then turned down. Their out of hours emergency ‘tool’ on their website at the time was terrible, you were supposed to use this if there was a problem, as I had no number provided to call. It just sent a message to I think an employee to say their was a problem, which obviously if they were out or busy meant that you just had to sit and wait for a response, with no clue if anyone was coming, or if anything was being done. My problem was when I used/needed this tool, water was falling from my ceiling on to the floor and I had no way of stopping it as it was an issue with the flat above me, which of course I did not have access to, so a more immediate response was needed, something I had been used to getting with previous estate agents I’d been with, but clearly not these guys. This left me with no clue as to whether this was going to be fixed until someone finally saw my message and called me.
All in all these guys were probably the worst estate agents I’ve ever had to deal with. They did always mean well, and were very apologetic but stuff simply took too long to be resolved, and there were so many issues, so apologies could only go so far. I hope that in the time since I left they have improved, but honestly I never felt like they particularly wanted to change in the year I rented a property from them. They still got my rent money so I guess they didn’t really care. Honestly after my experience I would never use them again.
On a final note, I found out whilst staying with them that they were previously called ‘Habitio’ if you google this you’ll pretty much see what kind of business I was dealing with at the time, I only hope that they have improved since.

GoogleThey were called Habitio then.
Avoid like the plague. They work SO HARD to take your money but never to give you their time. We used them to find a home during uni and the majority of the time we had to call on ourselves... obviously... and our friends to try and fix something that had broken. We dealt with slugs, damp which lead to mould, later a burst radiator, no heating, and finally of course we didn’t have the right to claim our deposit back. Yeah cause we did something wrong...
I have checked my records and you do not appear on my recommended list at all.
Of course you have no information of any dealings with anyone, they all hide their names to avoid your intimidation.
To resolve this confusion, can you please just do an honest day’s work or give up.

GoogleThese guys have been attempting all sorts of nonsense to rebrand themselves. Look up “Habitio” or “AL services”. They’ve been completely shot down, and for good reason.
The owner of this business is of bad repute and will attack you personally, out front and behind your back. They will harass you 24/7 and make your life impossibly difficult. The owner is just a very dark and spiteful man who is also very sarcastic. A simple google search will tell you that the owners of all the mentioned business is “Ricky Mehta” and “Prubhdeep Bhangal”.
Avoid at all costs! Also, if you do find out that these individuals are once again attempting to rebrand themselves or to start alternative business, please do let the internet know. We need to protect our families and loved ones from these, I kid you not, pure evil.
