GoogleSmart I&M is the most honest and decent property agency in Leeds. I failed to get any flats even though I viewed 18 different places in Leeds for six weeks, from mid-December to January. James helped me successfully get my new home in such a competitive market. Billy was dedicated to follow-up and helped me with the application process, and Francesca is currently helping me to manage the property. I do appreciate their professionalism and warm care. GoogleExcellent company to deal with. My son has rented for a couple of years from SmartIM and has been very happy with the service. So when I wanted to sell my place it was an easy decision. My house was professionally listed within a couple of days, and SmartIM handled valuations, bookings, viewings & negotiations most efficiently. Communication from them was first class, and I definitely recommend them for any future sales.

GoogleIt’s my first visit to Leeds, UK. Thought that initial days will be bit tough as I have to arrange accommodations and other basic necessities all alone but a big thanks to Smart Investment group as they have literally arranged everything for me. I moved to my cleaned and beautiful apartment within a week I have contacted them with all basic necessities and stuffs arranged for us. Process was smooth. Inventory was done properly. All the issues were acknowledged and rectified as soon as we have mentioned it and last but not the least people in Smart group are very helpful and friendly. Thank you very much team.

GoogleGreat experience with James and Francesca at Smart Investment. They managed to lease out my properties in York quickly and efficiently when it’s been tricky to find good tenets in the past. When a rental issue has come up, they handled it well, resolving it in a timely manner and keeping me informed throughout the process. Their proactive approach and attention to detail made things run smoothly. I’m really thankful for their help and would definitely recommend their services for anyone looking to lease out properties.

GoogleTerrible, had a viewing confirmed with them for a property. Arrived early, texted and called the realtor. Waited 15 minutes. No one showed up or replied. Wasted our time to go there and not even a courtesy to let us know it needs a cancellation. Worst service
Dear Max, We sincerely apologise for the inconvenience you've experienced. We have attempted to call you to discuss the matter further but we have been unable to reach you. Upon reviewing our records, it appears that there was an error in our system with your name, this also affected the spelling on your email address. Our records show your last name beginning with 'F' instead of 'S.' We made an attempt to reach you just after lunch yesterday to inform you that the appointment had been cancelled due to the property being taken by another applicant, but we were unable to get through to you by phone. Additionally once an appointment is cancelled, our system automatically sends an email to confirm the cancellation, which you did not receive due to the misspelling of your name. For this oversight, we sincerely apologise. Upon checking our phone records from today, we did not find any incoming calls from you. Unfortunately the text message you sent was directed to our landline, which is why it was not received and responded to by the agent directly. We kindly ask that you return our call at your earliest convenience. We would be more than happy to discuss this matter, we do make every effort to inform prospective tenants as soon as a viewing is required to be cancelled and apologise on this occasion that we were unable to reach you. Such a quick and smooth process, the agent also supports with getting your utilities set up which is a massive bonus. GoogleDo not recommend at all. I called them to book a viewing of an apartment which was on the day they suggested. I live in London and informed them I would need to travel on the day to see the property, nevertheless no consideration was given towards my situation. I booked a £55 ticket for the train and got informed the property got taken when I was ON MY WAY TO LEEDS that morning. Looking into the situation further I found out the property got taken the previous day and they FAILED to inform me Edit upon reply: I made sure to inform myself on WHEN the property had been out of the market when I called the agency and the agent admitted that it had been taken out of the market the day before, which then I assume the holding deposit had been paid.
Dear Susana, We are sorry that the property you were due to visit was taken by another applicant ahead of your viewing with us. Applications work to a first come first serve basis and on this occasion the applicant had viewed the property the day before and then completed the application to proceed and paid the holding deposit for the property later that evening, once our office had closed. As we received a holding deposit overnight, you were called and informed first thing that the property was no longer available, ahead of your viewing which was booked for that afternoon. I am sure you can appreciate once an application is completed, we would not then continue to show a property to prospective tenants as this is not fair on either the applicant or yourself. GoogleWent to see a flat in Pudsey and sadly it wasn't for me due to no available parking. I have to say that Billy was really professional from start to finish. Even saying he would go and research parking to try and make the flat work for me. He is young but definitely great at his job. In all the flats I saw with other landlords/agencies he was the only one to turn up in a suit and he impressed from the start. I just wanted to give him the recognition he deserves. GoogleExceptional service. James is without a doubt the best estate agent i've ever dealt with, extremely helpful when helping me find a place to live especially in such a strange time. He was extremely honest, provided lots of detail and went up and beyond to provide information about the property's i viewed. His communication was fantastic even after i'd had to withdraw an application for a place, he communicated out of office hours and provided me with local car parking information and extra details, he offered a lot more than other estate agents i'd dealt with. I'd 100 per cent recommend to anyone and will be going straight to James at Smart Investment in the future when looking for somewhere. A trustworthy and Honest person who's very good at his job. GoogleI've dealt with many an Estate Agent over the years and I have to say no one compares to James Smart! I met him last year through purchasing a property, it was actually my first encounter to buy an investment property. I was planning my own wedding the same year, this was the reason I didn't contact him earlier. As I thought it was too much to handle. Anyhow, as we saw the great opportunity in front of us, I got in touch. Right from the get go, to the end, James was extremely efficient, very knowledgeable in his field and answered all the questions that I had. I would send emails at all times of the day, not expecting a reply outside of business hours, he was always on the ball and replied straight away. I also really liked that James would happily share his views on what was happening in the market etc. Since then, we've entrusted Smart Investments with a further two transactions, recommended him to my friends and family and would not hesitate for them to handle any transactions in the future. He is an outstanding individual, who would relentlessly and tirelessly do everything he can to meet client expectations.

GoogleMy partner and I have just signed for a second year in our apartment with Smart Investment & Management and can’t recommend them enough. Right from the start, James and the rest of the crew have been so helpful, and over the year the few (very minor) issues we had James was on the case right away helping us sort it. Our apartment is really reasonably priced for the area and we love it here, definitely getting our money’s worth just from the service. Should definitely be your first place to look when looking to rent in Leeds!
