As first-time movers, we couldn’t have asked for a better experience with RightLet Leeds. From the very beginning, Tom has been absolutely fantastic, going above and beyond to make the entire process smooth and stress-free. He took the time to answer every single one of our questions (and there were a lot!), explained everything clearly, and made sure we felt comfortable and informed every step of the way. What really stood out was how approachable and patient he was, nothing ever felt rushed or too much trouble. Thanks to Tom’s professionalism and genuine care, what could have been an overwhelming experience turned into a really positive one. We’re incredibly grateful for his support and highly recommend both RightLet Leeds and Tom to anyone looking for a reliable, friendly, and knowledgeable team.

I have been letting property in Headingley for nearly 40years using various agents. Finally I came across Rightlets Leeds and the service to me and my Tenants is second to none. They are head and shoulders above the previous agents I have used. They are an example to all the others showing commitment to both Landlords and Tenants alike with absolute professionalism by all the members of staff. Maani and his entire team are a credit to their profession which is more than I can say for some other letting agents who just seem concerned with letting their properties and then forgetting all about them for the rest of the Tenancy period. First class service from a first class company.

I'd like to thank Tom and the Right Let team profusely for helping to secure a suitable house for us to rent in a lovely area in Leeds. The search for a house was a little more complicated as we are relocating from London to Leeds but Tom went out of his way to show me three different houses and painstakingly explained the options that each house offered to us. On my return to London I selected the house that I thought was best suited and Tom and the team set the application process in motion very promptly indeed. I would recommend Tom and the Right Let team to anyone who is looking for a rental property in Leeds and rest assured you will get the highest levels of service, efficiency, and friendliness. I have used Right Let Leeds multiple times for finding me new tenants. I have always found then to be highly professional from the initial house inspection, marketing viewings, through to the vetting procedure/contracts. Ive always found the whole team to be very easy to discuss my ideas and my tenancy requirements with. My main point of contact was Tom, who i found to be very professional, full of enthusiasm amd an excellent communicator, who helped make the hole process seamless, I would definitely recommend Tom to market other landlords properties without hesitation.

Disclaimer: Right let leeds rented us the property on behalf of the landlord. We did not recieve any prior warning and they sung the landlords praises to us. We did not receive enough support in resolving our issues and for the reason we also hold them responsible. AVOID this landlord (CW Langton) at all costs!! They have no respect for their tenants and seem to think just because it's student housing, they don't need to bother. The house was not cleaned upon our move in (this was bang in the middle of the coronavirus pandemic as well), and we were told they didn't have time to do it yet. We ended up agreeing to clean it ourself on the premise that they would provide us with a hoover, bin and mop so that we could do it. This arrived around FIVE MONTHS into our tenancy. Just wow. Takes absolutely ages to resolve any issues, even emergencies, they give you an app that barely works to report issues that sit in the app as tickets for weeks, if not months, with no response. Among many issues, we had a roof leak which we told them about in April when the first leak occurred. This was not fixed for our entire tenancy (Finished 30th June, so over 2 months later), and still may not be now for the next tenants even now. They did not even come to the house to have a look at it, they did nothing. There were numerous small leaks during this 2 months where the ceiling was evidently wet, followed by one much larger leak in June, where I was woke up by water dripping on me in my bed. The water was collecting above light fixings in the room, dripping down the light fixings and off the bulbs!! Very dangerous!! The leak damaged my laptop and means the battery no longer works (costs around £100 to fix!) And they didn't even offer as much as an apology. Simply blaming their roofer for being busy. Last time I checked there was not one roofer in the entire world. When it came to the move out date (nearly 8 weeks ago), the landlord became extremely unresponsive about returning our deposits. Baring in mind that they are obliged to return deposits within 10 days, it took 27 days for them to reply to us, asking for our bank details only, which we supplied. A further month went by and we received a further email asking for our bank details again and for a proof of bills being paid. We have provided this immediately and had this been asked 7 weeks prior, we could have provided it immediately then. Long story short, it has been almost 8 weeks now and still no sign of the deposit. Just save yourself the hassle of dealing with the incompetence and pick a reputable landlord who cares about their tenants. It will save you time, money and stress in the long run 😄

If you could provide us with the details of the property you were residing at, we will look into the matter for you. Furthermore, as you can appreciate, landlords rent properties with different agents with an option of services they can proceed with. It seems that your landlord proceeded on a let only option meaning we had no contact with you over the year of your tenancy. If we would have been made aware of any issues, we would always step in when possible. In regards to your deposit, this would have also been passed onto your landlord to register with his/her own scheme. This has no relation with Right Let Leeds. We completely appreciate your frustration here but your review has been vented towards the wrong party. We act as a marketing office for many landlords and agents. As previously mentioned, we do take on board all comments so will happily step in and help with any issues you are having with your landlord. I had the pleasure of finding the guys from Right Let Leeds during a challenging time when I was struggling to find a place to live in Leeds. From the very beginning, they went above and beyond to help me secure a flat for a month, even when it seemed nearly impossible to find anything suitable. Their dedication didn’t stop there. When my month-long stay ended (the flatmate I rented with had to leave), and I needed a new place to live, they once again came through. Not only did they find me another fantastic flat, but I ended up living with a wonderful housemate and better person who has since become a great friend. The team at Right Let Leeds was incredibly professional, responsive, and genuinely cared about finding the right fit for me given my circunstances. I can’t thank them enough for making my experience in Leeds so positive, and I highly recommend them to anyone looking for a place to call home.

I suggest you look them up on allAgents for real reviews. Most of their positive google reviews are from landlords, and of course they are happy because all they care about is money not humans. Additionally if you look at some of their tenant reviews for example Ashley Read, you can see its a fake 5 star review as the fool has left "Feel free to customize this review with specific details or personal experiences to make it even more impactful." at the bottom of his review showing that Right Let Leeds has been sending out template reviews to people to fill out. My experience with Right Let Leeds has been profoundly disappointing. Their lack of professionalism and disregard for tenant rights left me frustrated and disillusioned. Allow me to elaborate on the specific issues: Misleading Move-In Date: Initially, Right Let Leeds assured us of a specific move-in date. However, at the eleventh hour, they changed their stance, insisting that if we wanted the property cleaned before moving in, we’d have to wait several days. This forced us to accept an unclean property, as evidenced by the attached photos. Inadequate Repairs and Delayed Responses: Throughout our tenancy, Right Let Leeds consistently fell short in addressing repairs. Whether it was a leak or a broken fixture, their response time was abysmal. When they did attempt repairs, it was often half-hearted or non-existent. We endured a leak for seven months, only to have it addressed right before our tenancy ended. Additionally, the hole in the roof remained untouched (see attached photos). Privacy Violations and Gaslighting: Right Let Leeds repeatedly violated our privacy by conducting unannounced visits. Mortgage surveyors, letting agents, and others would show up without warning, disrupting our daily lives. When challenged, they would gaslight us, claiming they had given notice, even in front of prospective tenants. Their behaviour was unacceptable. Unjust Deposit Dispute: Right Let Leeds is attempting to withhold half of our deposit, citing cleaning costs and the need of a new sofa (the sofa they provided must have been the cheapest sofa in the world, it was lined with thin faux leather that peeled off from just sitting on it). However, we left the property spotless, rendering their claim baseless. Their profit-driven approach undermines tenant satisfaction. Skirting Legal Boundaries: Right Let Leeds operated on the fringes of the law. At least two of their agents threatened us falsely asserting their right to enter the property with just 24 hours’ notice, even when we explicitly denied access. Such practices are unacceptable. While some issues may be attributed to the landlord (and he will have karma pay him a visit for providing expensive poorly kept housing), Right Let Leeds cannot escape accountability for their poor practices. I hope this review serves as a cautionary tale for potential tenants.🏢🔍👎 Edit: After a lengthy exchange of emails, the full deposit has been returned. I’ve added another star for this, acknowledging that they could have insisted on resolving it through the DPS. I also recognise that the landlord’s greed plays a significant role in deposit claims, which somewhat absolves Right Let Leeds. While the deposit team ultimately resolved the issue, I believe there was negligence regarding the initial cleaning fee charge. The property was left in better condition than we received it, which became evident upon their review. My question remains: why wasn’t this clear before proposing deductions? My overall experience during the tenancy was poor. If you want slow or non-existent repairs, agents entering your home unannounced, and dishonesty, then rent with this company. The only positive interactions were with the deposit team and a senior manager who addressed my complaints about unauthorised entries. Finally, they need to train their staff on property letting laws. Many staff members believe that providing 24 hours’ notice (if they even bother to provide that) guarantees access to a property, but tenants can legally refuse entry.

Absolute disgrace of a company! Left my son with no bathroom for almost a week! Holes in the living room ceiling! The house was mucky when they arrived! Washer was broken! Carpets were mucky! They will keep your deposit and try and say you haven’t left it clean! As someone who has worked in this industry, it is the landlord/letting agencies responsibility to ensure a thorough clean is done before letting the property! My advice.. do not let your son or daughter rent theses properties!

I would recommend everyone to avoid this ‘letting agency’. At the end of my tenancy, the communication was extremely poor, they did not inform the landlord of key information and threatened me with deductions from my deposit. It took over a month to receive any information about the deposit (despite chasing) and when I finally received a response, the deductions were laughable. A £200 cleaning fee despite the property being in a better state than when I moved in. A charge for late return of keys despite no incoming tenants and the extra days being agreed by the landlord. I questioned this and asked for evidence of cleaning invoices etc; I never got a response. I had to open a dispute with the DPS to get my money back, funnily enough they managed to respond to that. Overall a terrible and hugely stressful experience which I did not appreciate when moving house.

Avoid this letting agency and landlord. We went with them for a 3 bed house overlooking the ring road in Horsforth when desperate as needed a tenancy for less than 12 months so choice was limited. Maintenance issues reported through their portal take months of chasing (mouldy blinds conveniently not shown on their check in video, and leaky guttering). The most major issue was rain water coming in through the bedroom wall right next to an electrical socket - we reported it early January and it still wasn't sorted when we moved out late April. You can see the window hasn't been put in right or sealed correctly. I can see from their cleaning video done the day before viewings were due to take place that it still hasn't been sorted. Right Let Leeds told us we couldn't break contract with them because re-decoration was booked for after we left - we can see from the cleaning video no redecoration was done and their listing is using old photos from before the tenants prior to us who were there about 3 years! We had an old tenant from about 8 years before come over as a parcel randomly came to ours for her - she said the house was exactly the same and said how she had had the shower leak into the kitchen. Neighbours were lovely - they said they'd heard the agency were rubbish and the house needed serious work e.g. window seals blown so get misty and don't insulate correctly. They warned us about rats/mice which the letting agency did nothing about for previous tenants so they ended up having to sort themselves - blocking up holes etc. I've tried to attach photos but keep getting an error message. Avoid this letting agency and landlord unless you were desperate like us - it will give you a roof over your head but it won't be nice.

I found the communication and organisation with Right Let Leeds quite frustrating. Issues took far too long to be resolved, and emails often went unanswered. We had an ongoing ant problem that was never mentioned before moving in, difficulties with the landlord and our deposit, and very little support from the agency throughout. The flat itself was in a poor condition on arrival. Unclean, with hair and mess left from previous tenants. Overall, the experience was disappointing and far below what you’d expect from a professional letting agency.

We stayed with Right Let for two years during our time at university and all had a great experience. Staff are super helpful and any issues are normally sorted within a quick phone call. We were in close contact with staff and also the landlord at all times. Viewings and regular checks were usually quick and not too invasive whilst we were still in the property. Had a bit of an issue with our deposit at the end of our tenancy but again managed to sort it with agent Maani in a quick couple of calls and came to a fair agreement at the end of it! Disappointing in the end. Had a great experience for the majority of my tenancy with communication and maintenance, however after verbally confirming our full deposit would be returned, they decided a month later to deduct a charge. After querying the legitimacy of this charge and stating we had photo evidence of the state we received the property and how we left it, it was quickly removed by Right Let/ the landlord. Overall disappointing a quick couple of hundred quid for a ‘light cleaning fee’ was more important than a loyal and happy customer. Future tenants - be wary of deposit charges and ensure to take photo evidence of how you leave the property.

We recently worked with Leeds Let's doing the deep cleans for the Student accommodation in and around Headingley. We have worked with a numerous amount of estate agents in previous years but these guys were so organised making our job a whole lot easier. Big shout out to Hayley who kept me informed on all the updates throughout this busy period and always on the end of the phone when I needed advice and support your fab. This is the worst agency known to man. As a tenant they do nothing, only contact you to tell you you’re not paying enough money. They come and inspect the house and when they see repairs they write it down and nothing happens. 6 months still waiting for them to fix my door, have had to start messaging the landlord directly. Cos the house manager is so useless we don’t even use the group chat she’s in cos she doesn’t do anything.

Myself and my housemates have been with Right Let since July, and unfortunately have not received the same level of respect that other tenants have shared. A lack of communication concerning what appliances were available in our tenancy, in addition to a range of maintenance issues that have failed to be dealt with in an appropriate level of time. This includes boiler, electricity, and fire safety issues, all of which are protected via legislation and explicitly stated in our tenancy agreement. Upon moving in, we didn't have access to a fire extinguisher, blanket, or carbon monoxide alarm. Emergency lighting and fire doors were not installed, and numerous rooms didn't have lighting. Maintenance tends to be delayed and the lack of communication between Right Let and their tenants have lead to issues with problems being mitigated. A prime example being that for 3 months, we didn't have a working oven and currently don't have a working dryer, with two plugs in the kitchen not working either. There is also a water leak in the basement, where the fuse is located. Subsequently, the plugs in the house are now causing issues, including but not exclusive to not working and potentially causing a fire safety hazard. Overall, I wouldn't recommending signing with this company.

I would highly recommend Right Let Leeds to anybody looking for a reliable letting agent/property management company in Leeds. I rented a property with them for approximately 8 years and although there were issues with the landlord, Right Let always tried to mediate and ensure the landlord took appropriate action when needed. I haven't had much interaction with the rest of the team, but Maani, Ross and Cyrus were always professional, approachable and on hand to help resolve issues as they arose. By far the best letting agents I have used to date, despite the issues faced towards the end of the tenancy.

Right Let Leeds recently worked with me to find some tenants and I can't recommend them enough. They not only found really nice people to take over the previous tenancy but were extremely helpful, always communicated efficiently and professionally and gave good advice on the current rental and property market. There were some minor things that needed changing with the electrics and they sorted everything as swiftly as possible with an in-house electrician. Even my previous tenants who were living there prior commented on their friendliness when dealing with them for viewings and listing photos. Thanks Maani, Ollie and Emily for all your help.

I highly recommend Maani, Ross and the team at Right Let. They've looked after my property very professionally from around the time they first started 12 or so years ago. They manage all the tenancies and only communicate when there are issues, which they do so clearly and require very little input from myself to resolve them, which is highly appreciated.
