Appreciation review

Great experience we bought through Preston baker. We had jayne tomlinson as our point of contact as the sellers estate agent. She was fantastic we had a few bumps along the way but she sorted them out. She was proactive in getting these resolved sometimes even out of office hours. We can't thank her enough.will definitely look to using jayne when selling in the future.

Avoid at all costs

Avoid at all costs. Mistakes from start to finish. Terrible landlord allowed to let with them and poor service , minimal effort to help the tenants throughout the whole 9 months of the tenancy. Full of bureaucracy that was unnecessary and didn't apply to the situation, and used this as an excuse to not help. This was a student let and many students do not collect the keys on the first day of the tenancy, but rather weeks or months after (closer to the start of the university term time). They forced me to sign an inventory for the room I didn't have keys to through an "automatic computer process" and would not override or add a cover note saying I didn't agree to it being signed until I viewed the property in person. Come August when I had moved in, it took about a week to access the inventory because it was locked 7 days after the tenancy start date. I was told I could edit or amend the document but they didn't seem to understand that you cannot edit something you have not seen... When they did send me a copy a week later, there were 8 things in my room alone that had been missed on the inventory. All of this came after the shambles of my housemate's contract which was delayed by 3 weeks due to their mistakes with the guarantor checks. Fast forward a month with the "live-in" landlord blatantly disregarding Covid laws by travelling across the country multiple times, then leaving altogether but not throwing out her perishables. The boiler then needed work as none of the radiators were heating up. Preston Baker wouldn't send a plumber for several weeks (in November) and said we had to bleed the radiators, despite us saying we had no idea how to do this nor the correct keys to, as the landlord herself had also clearly not bled the radiators since she acquired the property (3 to 4 years prior) evident by her questions and requests for pictures. Then the basement lights (i.e. the only light source for that communal area) failed due to loose wiring. Following that, the toilet started seeping but Preston Baker didn't send a plumber for 4 days as their computer hadn't flagged "the only toilet in the house is leaking and not working properly" as an emergency. In December they were insisting on visiting the property for an inspection despite the fact we had only been in the property for 3 months and the Covid was very much threatening our ability to go home at Christmas. It took several back and forth emails for them to finally agree to have this inspection done through photos/not in person. The landlord also then changed her mind 3 times about how the property should be left due to her innate inexperience and her actions almost certainly damaged the property due to the boilers condition come January onward. The landlord refused to contact the WIFI company when we were experiencing problems and blamed our own devices for the unreliable connection. The flooring had not been fixed (including broken tiles which is dangerous) since before we moved in. Clearly there is disregard for both safety and comfort and Preston Baker should have insisted on these inventory improvements. Despite the microwave catching on fire, the nails sticking up through the floorboards, the poor heating and ventilation, the broken extractor fan, faulty heat and smoke detectors, the dirty and loose fitted, the poor layout with the cowboy-building features on top of everything already mentioned, Preston Baker continued to prove they are useless at the best of times. When the landlord unexpectedly (and unannounced) came back, we complained and said this behaviour is unacceptable and arguably a breach of contract. As she had left the property for months, she should give 24 hours notice before a return. Preston Baker patronisingly said this was a civil matter and that maybe we "should have asked her to tell us" when she was planning on returning. Of course we had already done this, Preston Baker were simply not interested in listening until I mentioned their reputation and how it reflects on their brand to allow such awful landlords onto their books. During her short time in the house, the landlord left bodily fluids in the shared communal areas and did not clean this up, along with all her ambient foods from the previous months. I was patronisingly told we have an equal responsibility to clean the communal areas, despite the fact the landlord had not lifted a finger and even left bodily fluids in the carpet. You can see where Preston Baker's priorities lie. This happened in the last month of our tenancy, so it has been awful from start to finish.

Thank you for your review and I have now reviewed your comments with my colleague. While we were not able to resubmit the inventory which was sent at the start of the tenancy, we did advise that you were able to send over any Inventory Amendments to your property manager who would then upload them to our system as reference which I note you did.Preston Baker was engaged by the owner of the property to manage the tenancy, which in this case was individual room lets. Therefore, we were not engaged to manage any maintenance which fell outside of the rooms including any communal areas such as bathrooms and kitchen. We carry out our first inspection after the first three months of a tenancy and take all the required safety measures outlined by the Association of Residential Letting Agency.Regretfully we cannot comment on the personal actions of other tenants in a house share and any disputes would be a civil matter.Kind regardsCharlotte NicholsonHead of Property Management

Danielle Cooper…competent, experienced and in control

Danielle Cooper is a real force who makes things happen. We’ve worked with her before and she always seems very much in control of all scenarios and can also really look out for your interests. I’d say she’s a problem solver who suggests ideas thinking outside the box. She’s pretty quick to communicate too and gets things done. All in all we had a good experience with Danielle so thank you for that.

REBEKKAH IS INHUMANE THEY ARE MONEY THIEVING SCUM

They don’t deserve one star. As a whole i can only speak for property manager Rebekkah who has been intolerable and shouldn’t even be employed unless the whole company is based off of unethical treatment to people in vulnerable positions. I lived in a rented property for 2 years which i looked after and i loved, it was also my workplace. During lockdown i was handed an eviction notice (initially for 3 months which wasn’t even legal lol) so then i had 6 months to find a house whilst i was unable to properly work and keep paying my £700 rent. My circumstances were quite difficult in finding a new home as i’d only recently registered as self employed so i was getting no government help and i expressed my struggles to rebekkah about my concerns to potential homelessness. One year into my tenancy prior to this i had an unprovoked attack to my property and my window had been bricked, this was of no fault of my own and i had an open court case to try to get some justice as i was having to pay for the damages. So when i finally find a property with a private landlord that would take me on on the terms of looking at my bank statements (as official checks would have said my income was 0 as i had not yet done my first tax return), i find out that after months of house hunting, Rebekah has given me a BAD REFERENCE SO THAT I WAS DECLINED FROM THE PROPERTY DESPITE THE FACT I WAS BEING EVICTED!!!!! She stated ‘tenants friends through bricks through the window’ and claimed to me that she had to be honest when writing the review. Tenants friend!?!?! I’d never met the person!!!!! I was being victimised for a crime that had been caused against me, and she was also lying as she knew full well that wasn’t the circumstances. It was as if to let the future landlord think that i was the sort of person who associated with people like that and that it was a reflection of myself otherwise it wouldn’t have had to been mention when i’d already agreed to pay the costs. She’s been an absolute nightmare and even since allof this has hounded me for money during lockdowns (even though i was still paying my full £700 rent lol). I told her that her actions and the way she’s dealt with all of this could leave somebody homeless or dead, this type of stuff can cause so much stress on somebody weak but this company and especially Rebekkah with two K’s have absolutely no soul at all. I even spoke to an ex preston baker employee who said they only care for getting the money and care nothing for your welfare. Avoid at all costs as i will never ever go via an agency again

Alana · 9 March 2021

Agent replied · 17 June 2024

Thank you for your review Alana and I was incredibly saddened to read this. I went over the property file at length the day you posted this review along with speaking to the member of staff in question to understand the situation. Regretfully the landlord made the decision to sell the property and therefore requested that a Section 21 notice was served to end the tenancy. The Section 21 notice was served in line with the current government guidance of 3 months as it was altered at the start of the pandemic however the same week, the government then reviewed the legalisation and increased to 6 months, this resulted in an up-to-date notice being served.I have noted that the member of staff was able to secure a reduced rental amount for yourself and a payment plan put in place in order to assist with the hardship you were experience during the pandemic along with offering a secondary reduction which was declined by yourself. The member of staff was required to ensure all references are completed to the best of our knowledge and the member of staff worked with yourself for any future references in which you were able to secure a property. The member of staff also worked to find yourself an alterative property and send over any which came to the market with ourselves to assist you. I also note that the member of staff also worked with your landlord to agree for your tenancy to end earlier in order for yourself to move into your new property sooner and reduce your final rental payment.I am sorry you have had a bad experience, but we have acted in good faith throughout your tenancy. It is unfortunate that you didn't receive an outcome to your satisfaction, but we have to act as mediators on both sides of a tenancy. We act on your behalf, and on the landlords, and in such scenarios there are compromises on both sides, as was the case here. I reached out to you via telephone following the initial posting of this review so I could speak in person before we posted a response, but I have not yet heard back from you.Kind regardsCharlotte Nicholson - Head of Property Management

Thank you so much to Bradley & Laura. Both are absolute gems and Preston Baker are lucky to have them working for them. Bradley got me the mortgage I needed for what is now my dream home, after my normal mortgage broker couldn’t get the mortgage amount needed we went with Bradley. Bradley worked tirelessly to get us the mortgage amount and made it seem so easy, he was always on top of everything whilst providing a great service and more importantly really good advice. Laura came on the scene after a while and similarly to Bradley, worked tirelessly and nothing was ever too much to ask. Laura was always prompt at returning calls & updates which was needed with everything that has been happening this year with mortgages. Thank you again Bradley/Laura, will definitely use you again and recommend you to anyone in need of a mortgage.

Preston Baker Valuation

We invited Preston Baker to give a valuation of our house on 16/8/25. The agent was professional and polite but the companies ridiculously high fees, which she obviously didn’t divulge until the end of our meet made our minds up for us. We discounted them as soon as she told us the fees were over £8000.

My experiences with Preston Baker - Disappointment

Below are my experiences when I am dealing with Preston Baker for last 5 months. I brought the house from them in Nov 2017 and let them to FULLY manage it from Day 1. However they FULLY disappointed me in all areas. And charged me around £1500 for doing nothing to maintain the house at all. Based on the reason that the house is not yet tenanted. So it is not yet being managed by Preston Baker, even though I already signed the FULLY management contract with them and passed all the keys and the house to them. Anyway long story in short, here are some points that I believe the general public need to know:To Potential Tenants who are not in a HMO house, i.e. for all those who are renting as family or 2 bed houses: Be ware that Preston Baker will not make sure the electric in the house and sockets and alarms are totally safe when they rent you the house. For example, they will rent you the house with electric socket directly over the stove. They will rent you the house with unsafe furniture. They will rent you the house BEFORE they have gas certificate checks. Apparently , I requested them to get the house gas check before tenant in. They did nothing. I asked and they replied me that they only do so AFTER the house is tenanted. They will NOT demand a safety electric standard because there is no legal requirement for a certificate in England yet. I found a DIY job in the alarm system which was done with some car parts and with copper wire fully exposed. And find out that the house is not earthed. And electric wire fully exposed behind the oven. But please remind that the house was fully managed by Preston Baker all those years before I purchased it from the vendor. So these sorts of dangerous things should not be happening at the first place. These can cause the lives of the tenants. To BTL Landlords: Be sure you stay away from Preston Baker. I am a portfolio landlord with IG. Honestly I made a huge mistake to try another agent this time. Preston Baker charged me £1048.61 for half jobs done. For example, use flooring vinyl tiles and tell you that they are using laminates. Repair a rotten foot steps just by putting a plastic on top without support. Charged you for removing a useful wall mounted book shelve that you have not request them to do. Remove one third of the house waste and left two bag of real dog poo and two containers full of rubbish and moldy items and more than 10 years old fire extinguishers in the house, full size old carpet, two old hoovers and tins and tins of paints in the cupboard plus piles of letters; and obviously charged you for it. Being requested to find leaking problem under the shower tray and surrounding area. But only half fix one out of three leaking places in the bathroom. Told them several times that I have no budget in fixing the house to a rentable level. Obviously cheap and cheerful is even better. Their staff can only remember the last part and totally ignore my first part. And gave the contractor £500 budget to do the job. And now I complain to their manager Ashley. He totally passed the ball and not feeling guilty at all. Because of their half jobs done, I need to pay extra to get builders in to re-fix them. And because I am calling people in myself , I will do something extra to the the house. And you know what? Because of that, Ashley says that what I want is to upgrade the house . This is very funny. I requested Preston Baker to maintain the house to a rentable standard. They charged and done half of the jobs. The house is non rentable and even dangerous to rent out. That is his standard , Preston Baker standard. I just merely fix the problem and he said that is upgrade. Very funny. Charged me further £145 for supply and fit replacement wired smoke alarms and fit one replacement wired heat alarm . But remember I requested them to check and if needed, install hard wired alarms in the house . Then they should check if the existing ones. However what they did was just to take of the alarms and replace them , not even check the wire up the loft. I asked why. And their replies are summed up as: there is no legal requirement for the alarms in two bed terrace house. They have not done and checks on the house for all those past years when the house was also fully managed by them (between the previous owner and Preston Baker). Note: someone has been touching and rewired the alarm circuit with car accessories parts. Furthermore for the soil stack , charged me £192.35. Interestingly , they double charged me in the invoice and my card as £384.70. And the manager Ashley told me that 'I Overpaid them'. This is a joke. They not admit they overcharge but instead, it is the customer over paid.My house is in a prime location, but cannot be rented out for months. So I curious and when to ask for the key to check whats going on. You know what? They just hand me the key without checking my ID or ask who I am ! Therefore your house is not safe under their supervision. They will just hand the key to anyone who come by the door. And again interestingly, the Preston Baker girl replied to the manager Ashley that she knows who I am. However , I never done any business or introduce or talk to her before. How can I be known? Anyway there are even more to tell, but not sure I can type that many in a review. Please, to all landlords, stay away from this agent. I will bring these issues later on when I got time to they head office to let their boss Ian Preston and James Baker know about what their staff are actually doing and how they disappointed the customers. At this moment, I just put my experiences here to tell you all what I came across and hopefully can be helpful to all of you.

Outstanding service and stress free sale of my house.

Selling a house is an excellent experience I have had with Preston Baker Estate Agent. Julian and Catherine supported me throughout the process, I was not worried and fully informed of the process of the sale. I enjoyed meeting the other members of the team too, Raj gave excellent morgage advice, Adrian kept me informed and presented my house to buyers on the launch day and meeting Alex with the reassurance of not to worry was great too. The photographer was brilliant and gave advice how and what to have in the rooms.I appreciate the whole team input everyone was amazing.

Joel Corby saves the day

After our four and a half year tenancy through Preston Baker my review is a bit mixed. Had it not been for the excellent experience we have had dealing with Joel Corby, towards the end of the tenancy, then I would have been rating this with a few less stars. Our main issue over the tenancy was the difficulties we had in getting repairs. We had a shower which didn't work for nearly a year. We've had a big hole in our kitchen roof for nearly the entire tenancy, due to a leak from the flat upstairs. Everyone we have spoken to has responded and said that repairs will be made, and then the next thing we know, that person has left the company and none of the repair work has been passed onto anyone else, and we have to start at the beginning again. I think we've dealt with at least 10 different Preston Baker representatives over the course of the tenancy. We have also been somewhat frustrated by the incessant inspections on the property. I think our first one was a year into our tenancy, and then as the years went on these started happening every three months, despite there never being issues raised in our inspections. We asked if our inspections could be reduced, based on us obviously looking after the property, and the length of our tenancy, and this was referred to our landlord, who happily agreed to this. But yet we still received inspection orders every three months. This was particularly frustrating as we felt like we were always being inspected with suspicion for damaging the property, and yet the repairs that needed to be made on the property on our behalf were never being completed. However, I have to feed back how superb Joel has been since he has been dealing with our property over the last few months. He is always friendly, funny and eager to help. Our boiler stopped working last week during the "Beast from the East" weather, and Joel got this resolved for us immediately. We also needed to see if our landlord would be happy to bring back our moving out date as we had found a property we wanted to move into which was not going to be held until the end of tenancy at this property. I called Joel and within half an hour this had been agreed with the landlord and relayed back to us. He is an asset to your company, I am sure.

Really good agency with only minor issues

Me and my wife were struggling to find a cosy 2 bedroom house due to our current tenancy ending around Christmas. Thankfully we found one and Abigail was really helpful, always professional and always available to keep me or my wife updated. There were a couple of nervy moments where we had to wait all day to find out if the landlord would accept our application and then being able to move in the date that was advertised.
