I wouldn't use anyone else

I wouldn't use anyone else. I had originally put my house up for sale, and then circumstances changed and I ended up letting it. Every member of the Preston Baker team I've dealt with has been friendly, professional and helpful. They've been patient and really flexible as I've messed them around, and didn't even blink when I asked them to let my house in 5 weeks before I left the country! I was especially grateful for their thoughtfulness re arranging things around the needs of my young son. They found me a great tenant who looks after my home as if it's their own. I'm currently on the other side of the planet and with Preston Baker's management, I'm totally happy that my house is in good hands.Their leadership team is both values-driven and industry-savvy, giving the company a strong culture of being personable and friendly, whilst at the same time working with you to get the best value out of the property for your mutual benefit. A model for all companies, I'd say. Thanks particularly to Sam Barthram and Kathryn Steele.

Quality North Leeds Estate Agent

My interaction with Preston Baker’s Oakwood branch has been as a potential buyer, so I can’t comment from a seller’s point of view. From what I have seen though, the agency has a very credible position in the North Leeds property market, with a good share of the high-quality, interesting properties for sale. Listing particulars on the website and given out at viewings give lots of clear, relevant information - including video tours on the website for certain properties which bring them to life. Communication is good, with helpful buyer briefings beforehand, reminder calls/texts, and quick follow-up afterwards. These calls encourage open discussions about pros and cons without hard-sell. Amelia in particular has been very helpful; although I’ve spoken to several of the team who are similarly easy to deal with.

Preston Baker were asked to sell the property I am renting, throughout the whole process they have been friendly, professional and caring during what has been a very stressful time. I have also been looking for a new family home to buy and Lisa, Amelia and Gareth have been really great at helping us find a new place to call home. An impressive team of staff!

Every member of staff with whom we interacted at Preston Baker, from initial valuation to offer accepted stage, was impressive, informative, polite, punctual and professional. How many organisations can you say that about?! They gave very good, fact driven, advice on the valuation and marketing of our home. The photos and video were superb. The launch strategy really worked and we had over 15 first viewings and several offers at very close to the listed price. The advice they gave us on handling the various offers was driven by statistics and very sensible. We'd wholeheartedly recommend them.

Good professional support

A complete waste of time and effort

Having read positive reviews about the agency, we put the house on the market with them in early 2017. In November we received an acceptable offer but from a buyer we weren't sure was serious, after having viewed the house once. However, the agency assured us and congratulated us on the sale of the house. What followed was by and large 2 and a half months of complete silence, at which point we signed the contract and suggested a completion date a couple of weeks later. It was only then that the buyer decided to start the survey process and began to attempt to renegotiate the price, amongst other things. The buyer was a first time buyer, with limited knowledge of the process and she received little help or advice from the agents over the 10 weeks following the acceptance. The sale fell through 3 days after we had actually proposed to complete and we felt it was completely mismanaged from beginning to end.

Keep up the good work, Preton Baker.

Having previously used an excellent independent agency to oversee our property we were skeptical about using a large company to continue the work. Anyway we gave them a chance to prove themselves and are glad we did. They (everyone single person we have dealt with) have exceeded our expectations. Service with a smile!

I have never sold a house before so I was very nervous when I had all the agents out to value my house. Marianne sat down with me and went through everything I needed to know. She understood how much I needed my hand holding and didn't try to be to "saley" which didn't make me feel overwhelmed which alot of other agent did. The whole team helped me so much in achieving a fantastic price on my property and made it stress free (as these things can be) always there to help with a massive smile on there faces! would recommend to anyone!!

Preston baker landlord

AVOID AVOID AVOID!!!! I have been letting my property with Preston baker for the last 12 months. It has been an absolute nightmare!!!I have had to chase for rent payments as they have failed to pay my rent and not even notice that the tenants have not paid. I have had to chase numerous times for updates and payments which at times have been 3 weeks late. Preston baker failed to give notice to the tenants when I requested this to be served at the end of there tenancy. As they failed to do this the tenants were allowed to stay a further 2 months. Preston baker denied all knowledge of this as I trusted there our phone calls would be followed up. As no record of this was made through email or writing, I was accused of lying! BIG LESSON LEARNED! Never trust Preston baker. Senior management and directors have failed to call back when promised. Contractors are also rip offs who undertake repair work on there behalf and over charge. I could go on and on but not enough to letters in the form!

DO NOT TOUCH IF YOU ARE A LANDLORD

IF YOU ARE A LANDLORD, AVOID THIS COMPANY LIKE THE PLAGUE. I have been renting properties for 15 years and this is by far the worst agent I've ever come across from a Landlord perspective. I can only imagine the positive reviews on here were written by Preston Baker themselves, or somebody they have paid to do so (in the same way as many companies do, featured recently on BBC News). On 3 separate occasions tenants have failed to pay rent. Not unusual in itself, however Preston Baker failed to even notice that the rent had not been paid - I had to chase them on every one of the three occasions. On one of those occasions I had been out of the country and the rent was not paid for 2 months, going on 3 months and they still hadn't even realised. Preston Baker failed to actually forward the rent to me, even when it had been paid. They then continued to assert that the tenant had not paid, when in fact they had, and the money was simply sitting in Preston Baker's bank account for weeks on end, leaving both me and the tenant very frustrated. Preston Baker gave me false legal advice, then blamed it on their '3rd party legal advisors' and refused to compensate me for time and money lost. Preston Baker spent my money on the property without my knowledge or consent, then deducted it from the rent due to me. Their contractor charged over £500 to fix something which I later learned my own contractor could have done for £200. This was done in spite of the fact that I had clearly told them both verbally and in writing that they should never carry out works on the property without my consent. Again, unsurprisingly the refused to compensate me. At the end of the tenancy, the tenants vacated the property. They left behind some mess etc and the property required a few jobs doing. Nothing structural, just painting, carpets and a few other bits and pieces. It is now three weeks and counting since the tenants moved out and Preston Baker still haven't even got a quote together for the work in order that we can then claim the money to do the work from the tenant. It is likely to be another 60 - 80 days before I can rent the property again. Why? The girl I am dealing with went on holiday and left nobody dealing with my property. Every time something goes wrong at this place they pass the buck from department to department, all blaming each other. I have requested that a manager or director contact me on more than one occasion - no response.DO NOT GO NEAR THIS COMPANY IF YOU VALUE YOUR OWN TIME / MONEY / SANITY!

Nightmare

We are forced to work with this company as our landlord chose them. PrestonBaker is a collection of the most ridiculous, incompetent and unreliable people in the world. They are unable to sort anything out and even if by some miracle they do, it takes over a month or a simple task. We love the flat we are renting but these idiots are ruining the whole experience with their useless "service". I wouldn't even give them the one star if I could. Save yourself some trouble and do NOT work with them.

Terrible service

We went with Preston Baker to put our house on sale. After their initial gusto, they went very quiet with little effort to arrange viewings. They would often leave our garage and living room lights on after a viewing. As we lived away from the property, it would often be on for days on end. They were never apologetic about their mistakes, and would often pass the buck.After about eight months, we decided to put our house up for rent. Preston Baker did manage to find a tenant but their property management service was appalling. It left us feeling frustrated and often helpless. I would not recommend them to anyone. They promise you plenty but fail to deliver at every step.

Appalling service

We put our flat on the market with Preston Baker (March 2013). Preston Baker managed to:- 1. Lose our key only to find it many months later in their office. 2. Give us another customers key rather than our own.3. Arranged 3 viewings for our property and then did not arrive to show the clients around as instructed.4. Failed to turn up when we went to view a property of theirs.5. Took us to the wrong house for a viewing. The lady pushed Preston Baker away as she was not expecting a viewing!6. Still not taken down our for sale sign after 2 months of being off the market despite many requests for this to be taken down.Would not reccomend. All in all, an appalling service.
