GoogleZERO STARS!!! STAY AWAY FROM THIS BUSINESS!!!
The owner Mark Adler is a crook who didn’t protect my deposit and then refused to give it back. He is very close friends with people around Blackpool/Lytham who own properties and they use Mark for their tenancy agreements. I’ve been threatened several times by Mark even though my rent was paid on time every month and I’ve been told he takes back handers from landlords to make paperwork go missing. TAKE CAUTION AND DO NOT USE THIS BUSINESS. I am currently in the process of reporting him to the property ombudsman and getting his business shut down!!

FacebookThey are a joke. People please be careful dealing with this company. Reported a raw sewage leak 4 weeks ago still nothing. Water leaking out of kitchen lights, nothing. Damp in 3 rooms, nothing done. This has all be reported in email so have proof of contact. I have never in my life seen an estate agents with no adverts of properties in the office very odd. As an old man once told me they couldn’t organise a piss up at a brewery. Will be leaving it in the hands of environmental health and council.

FacebookMoved in one of their properties (middle floor flat) in November I had no heating or hot water for 4 days as the boiler was broke, the property was not even attempted to be cleaned I left that flat cleaner than when I moved in, throughout my tenancy I had noisy/nuisance neighbours from above and next door so as any normal person who was at home everyday during lockdown I filed noise complaints with orchard and contacted citizens advice as they never did anything about it, also had druggy neighbours who were kicked out but kept returning because the flat block was coded so they could keep getting back in and using in the flat in our block asked them to change the code on the door and they never did so I didn’t feel safe as a young woman in my own home, also had a big crack in the ceiling and damp through the flat a ‘handy man’ came to look at it but never returned to sort it out, when we moved out I got accused of dumping a sofa outside then accused of taking a sofa from the flat that wasn’t mine but I had all furniture removed before I moved in so they were trying to find something to pick me up on then took over 2 weeks for my bond to be returned to my account and since then I’ve been in touch with TDS insurance and they have confirmed orchard DO
NOT protect deposits/bonds by putting them into a holding company they hold them themselves then the day I moved out two ladies were viewing a flat in the block and I knew them so afterwards I was speaking to them and they said BEN had been slating me to them saying ‘the only bad tenant we have is that young girl but she’s moving out now she’s always moaning’ how dare they bad mouth me when I always paid my rent on time and only ever filed noise complaints as the young lad above used to play music all day and have parties every weekend also was a drug dealer so the front door was always banging and cars pulling up also messing about on motor bikes outside till the early hours of the morning and orchard well Ben said there’s nothing they can do as it’s between 7am-11pm so people can blast music every minute of the day between 7am-11pm and not do anything about it? In my tenancy agreement it stated I should be able to live in my flat with comfort and no nuisance or anti social noise yet I was slated to be the bad tenant!!! Avoid this estate agents at all cost! Worst thing I ever did was move into one of their properties money I can’t get back👎🏻👎🏻👎🏻
