GoogleThe property 31a hawks road kingston has been an horrendously bad living experience. There has been a constant leak into the the downstairs room under showers and toilets. There has been constant growth of mould in the property due to damp. The electrics are not safe due to damp and leaks. The landlord is rude and does not do anything about the issues of the property. Kt residential has been no help also. Clearly taking advantage of students

Dear Arlo, I am very sorry that you are unhappy with the property, I know we have been trying to help to resolve each and every issue. The landlord does not employ us to manage the property although on occasion individual instructions are received to deal with matters such as the recent clearance of rubbish from the rear of the property. Also the landlord relies on a maintenance contract with British Gas for plumbing and electrics. If there is anything we can do to help we will always try to do so. GoogleTerrible condition of flats and houses. Useless turnaround on maintenance issues. Most of the furniture was either broken or in shoddy condition. Moved into a flat that had no bathroom ready and they tried to delay our move in even further than it already had been. No real apology and told us this info 2 days before!!! ‘Handyman’ was the same guy who showed us round when we first wanted to move in. The only nice guy was the plumber they randomly got sent to our flat. It was absolutely freezing and I tried to tell tenants who were touring at the end of our tenancy and the man who was showing them around who I won’t name told me to be quiet and that the touring group will ask questions to be answered. Rude. Disrespectful. Disgusting conditions. Do not rent!!! Even if they do have the student renting monopoly, they are not worth the convenience. Try and find somewhere else.

Hi Naomi, we are sorry to hear you were not happy with the property, some required work was undertaken before you moved in which delayed the move in date, you were advised of the work and the potential delays however we know it was not convenient for yourselves, regrettably there was nothing we could do beyond the efforts we made. You did however agree to the compensation and there was an option for you to cancel the let prior. Further to this disruption you also experienced a repeated leak from the bathroom in the flat above, we made all efforts to resolve this but the ultimate requirements to conclude were the responsibility of the flat owner above unfortunately. Just to confirm the current tenants are very happy with the property but then everything so far has gone to plan with this tenancy. We would like to wish you all the best and once again apologise for the issues which left your tenancy far from a perfect experience.

GoogleThe property management is completely terrible. When I first moved in, the heater was broken, the shower leaked causing a blackout throughout the house, and the mattress was so old that it caused me back problems. I moved in during December in the middle of winter, and the window in my room was broken and would not close. They told me to use tape to keep the window shut. I spent about three months with tape on the window to get through the winter, and the heater was never fixed until I moved out 10 months later. When I eventually moved out, they charged me for professional cleaning and did not return my full deposit. During my stay, whenever there was a problem and I tried to contact them, they were unresponsive and only got back to me to check paperwork or confirm that rent had been paid. This is a dishonest letting agent, and I absolutely do not recommend them. If you use this agency, be aware that you will almost certainly not get your full deposit back.

GoogleI rented a property in Haylett Gardens with KT Residential and upon moving in the property was dirty (oily kitchen cabinets, dirty walls), had broken window handles, missing shelves and no curtains to cover one of the windows in a bedroom. Throughout the year there were numerous maintenance issues such as damp/mould, a leak under the sink causing black mould to grow and a faulty hazardous light fixture etc… Overall this property wasn’t looked after, the skirting boards in the bathroom were rotting away along with the wood in the cupboard under the bathroom sink. The cupboard located in the hall was full of junk including an unclean pet litter scoop, presumably left from previous tenants.
Whenever anything was repaired/ looked at by someone from kt residential, there would be resulting damage for example a large hole needed to be cut in the wall to expose sewer pipes when a plumber was round, yet after the issue was resolved the hole remained there for months despite numerous emails requesting it be filled, especially since it was located in the kitchen. Similarly there was another panel covering sewage pipes that was unscrewed and left balanced in place, where ants later emerged from in hundreds and hundreds ,infesting the kitchen and house. I suspected this was likely due to a leak from the toilet and sewage pipes as the floor boards would often squelch in the loo and the ants were emerging from this area also. But this issue was never fully resolved so will never know. I’ve gone into great detail here to really get across how disgusting and disappointing my experience living at this property was, and to discourage anyone from choosing to rent a property from this agency.

GoogleI lived in a property with KT Residential for a year and would not recommend staying in one of their properties.
To start with the property itself, we experienced many issues throughout the year such as a shower that would take an hour to turn on, a faulty and hazardous light fixture, a bedroom door that you couldn’t open from the inside, a ground floor bedroom window with no curtain or blind right next to a walkway, the kitchen flooding the day we moved in, broken furniture and constant mould and leaks. When we raised these issues to KT Residential, they would either never try to resolve them or take a very long time to and only after chasing them up multiple times. The shower took months to be fixed and they never installed a curtain or blind in the window so it had to be covered with paper instead. We also ended up dealing with an ant infestation in the summer as holes were left in our walls and behind our toilets and never repaired, despite chasing them up multiple times, after a plumber finally came to fix our shower. These are just a few examples of the many issues we faced.
The property and service provided by KT Residential was absolutely not worth what we were paying and I know that there are cheaper and far nicer properties in the area for students.

GoogleAvoid them like the plague.
We lived in a house that was mould infested & when contacted kt's solution was to- send us an email link on mould.
We had a front door that didn't lock 🔐 and despite frequent request was not fixed.
We had a carbon monoxide problem with our boiler that took them literally over three weeks (in a house w six guys to ask us not to use a boiler/hot water etc) so we had to continue using it (and turn off the carbon monoxide alarm/ open doors and windows.
Finally our deposits, we are literally still wrestiling and fighting to even get a single update .... despite having moved out over two months ago, plus new tenants in a month ago.
All round avoid them at all and every cost.

Due to your circumstances you required a guarantor, the reason it took almost a month to conclude the referencing process was because we allowed you continued opportunities to apply with a total 3 separate guarantors in sequence. Regrettably none of them upon investigation were suitable, the minimum requirements for a guarantor were of course supplied to you and each respective guarantor prior. We cannot allow a tenancy to proceed without first qualifying the application and all relevant parties were fully informed of this. We proposed reasonable costs, you contested these, we could not reach an agreement so you decided to ask the deposit scheme to arbitrate. They agreed with us based on the evidence submitted. We do not own any of the properties we are a property management company and the properties are owned by our landlord clients. Everything we do is with instruction from our clients. But when I started renting a property with these agents, they were always helpful which led me to rent with them for around two years.They have shown good professionalism and thereby didn't face any major issues, though the lady receptionist could do a bit better in handling issues.

GoogleKT Residential are exceptional letting agents. I have used them for 2 properties now and starting another tenancy soon. They respond quickly to emails, when there have been serious issues with properties there has been a response within 24 hours.
I left my first property saving hundreds from my deposit as Daniel Grove visited the property and gave us pointers of how to clean to a professional standard to meet the check out inspection - which we did! Supporting us through every step of moving in and out, we were never alone as first time renters and students. When needing to find further properties they suggested properties meeting our needs and gave us viewings immediately accommodating and supporting us through the process. Myself and housemates have all been so impressed with the service provided.
They are extremely fair and reliable and I trust them massively. Highly recommend for students, as with all the horror stories it’s hard to find letting agents who are so great! Never had a problem they couldn’t fix.
