I would like to sincerely thank Robin and Claire for all their hard work and support throughout my sale and purchase transaction. This was not a straightforward process and involved significant pressure with Help to Buy redemption, mortgage porting, valuation expiry deadlines, chain coordination, and separation-related financial arrangements. The timelines were extremely tight, but Robin and Claire worked hard to help get everything completed successfully. They were both really good throughout the process, always professional, supportive, and committed to getting the transaction over the line despite the challenges involved. I genuinely appreciate all the effort, communication, and persistence shown during such an important and stressful period of my life. Thank you again for helping make this fresh start possible.

I was the winning bidder for the…

I was the winning bidder for the property and, following the auction which ibs iamsold I was taking steps to arrange the required mortgage documentation and obtain my Agreement in Principle (AIP). There was initially some delay because I later became aware that the relevant person was away on holiday. Importantly, the auctioneer instructed me by telephone to wait until I had obtained my AIP before paying the Reservation Fee. I relied on this instruction and understood that I was following the process as advised by the auctioneer. At no point was I informed that my winning bid had been cancelled and was sold .I only became aware of this when I followed up with the agent yesterday and was told that the property had already been offered to the second bidder. I am therefore concerned that the property was offered to another bidder without giving me any prior notice or opportunity to proceed, particularly when I had been following the auctioneer’s specific instruction regarding the Reservation Fee. I acted in good faith throughout the process and relied on the information and instructions provided to me by the auctioneer. I did not withdraw my bid or indicate that I was unwilling or unable to proceed. I feel really frustrated about this , no proper communication.

William H Brown - Kettering have been singularly the worst agent I have had dealing with in 30+ years as a property developer, Their modern method auctions via iamsold are a joke, poor service. Incorrect legal packs were the start of the problems. They receive significantly more commission by this method while obtaining the sellers a lower sale price yet can’t be bothered to provide a cohesive level of service. Calls were (often) left unanswered, not returned, 2 viewings were cancelled last minute. On one occasion I was already outside the property with another viewer who was also let down, not the way to get a good price for a buyer! I was told wildly different information about the property by different members of staff including some that transpired to be out and out lies. As a buyer I will forever avoid this office and I suggest that landlords and tenants do the same.

My partner and I have been house hunting for a while, and we have been subjected to the usual poor communication from estate agents or lack of updates, so when we went into William H Brown in Kettering, we weren't expecting much. However, we could not have been more wrong. The whole team there was friendly and welcoming. However, we have to give a special mention to Jess, who we have dealt with exclusively. Jess is a fantastic individual. She is highly intuitive when it comes to suggesting properties to view, whereas many other estate agents will get you to view anything and everything in order to make a sale, and she will offer genuinely helpful suggestions without being pushy and giving you space to be able to look around at your own pace. She clearly cares about her clients and takes a genuine interest in getting to know you so she can assist and make suggestions. Most importantly, she always calls back and gives updates when she says that she will, which is a breath of fresh air. The property that we ended up purchasing was one that we would not ordinarily have viewed, but Jess suggested it and took us to see it. Jess is an asset to the industry, and she has been a godsend during what is a very stressful process. I would suggest that anyone who is buying or selling a home go with William H Brown.

The worst experience I've ever had. Looking to rent a property in Kettering for a family member, two weeks of unanswered calls / answer messages to the office, got a call back saying they'd arrange a viewing. I told the lady I was available any time asap to look at the property or simply go ahead with rental. No calls back for another 4 days, then we chased again left a message in the office, to be told they'd get the lettings lady to call us on Monday. No calls back so chased up for the last time after lunchtime Monday only to be told that multiple viewings had taken place and that we "hadn't been selected". Never ever seen anything like it! Absolutely awful by any measure. Avoid this lettings agency at all costs!

Astonishingly bad service from this company. Anyone looking to buy or sell should seriously think twice about using this crowd. We simply tried to buy a house that they were selling and even made our offer above the asking price to keep things simple. There was issues from the outset just trying to get a viewing on the house as they simply never answered the phone (they later informed us that they are too busy to be answering phones). After a lot of perseverance eventually spoke to someone that wasn’t a great deal of help and had very little idea what he was doing. Managed to get a viewing where we made an offer higher than the asking price………straightforward enough? However over the next few days William H Brown still never answered their phone or responded to any communication attempts and I ended up having to ring another branch to get them to give the Kettering branch a nudge!!! The other branch managed to give them a nudge and from this point we were then just met with nothing but arrogance and continued lack of progress, all very playground. It was at this point that we decided that we no longer wanted to deal with a company that conducted itself in this manner. We were just trying to buy a house and had even offered over the asking price, it shouldn’t be this hard!! I believe that they were playing buyers off against each other and simply using our offer to try and bid up any other prospective buyers, in the process just costing everyone time and money and messing everyone around for their own gain. I doubt the vendor even knew anything about any of this, but it was enough for us to withdraw any further interest in the property or any other property being offered by William H Brown. You have to ask yourself if they won’t even pick up a phone for days when you’re spending hundreds of thousands of pounds what are they going to be like if there was ever a problem to sort!?

I placed an offer on a property and a week or so later I had to chase this up, where I was kindly asked to give a few more days, as I’m presuming they wanted to see if they could better it. Which is understandable. A few more days passed by and I chased again, and was subsequently told my offer had been accepted. Fantastic news….. or so I thought. I exchanged my estate agents details that I was selling with, solicitors etc etc, went through the identity checks only to be told a few days later that another offer had come in and would I like to increase mine. So by now I think I’d wasted around 2-3 weeks. Obviously Tracy who I was dealing with couldn’t get her ducks in a row and massively messed me around, I refused to do business with such an estate agent because imagine if we got weeks down the line, and they then accepted a higher offer. Someone could end up potentially homeless or having to cancel the sale on theirs. Trust is huge as there is already a high degree of uncertainty and stress at it is.

Avoid like the plague.

We rented our property out with William H Brown managing it in Suffolk. It started fine, tenant was found and all was good, however communication broke down quickly afterwards. When originally signing up with them we didn't know it was all outsourced through 'sequence', if we had known, and read reviews then we would have avoided it at all costs. They were just absolutely atrocious at communication, emails not answered, no clear answers, had to be chased up for everything. They didn't provide the rental factsheet to tenant even after checking with them that they had, this could result in huge fines so glad we checked with the tenant and then did it ourselves. It was also a mission to leave them, 6 months notice (which was in the agreement and with how useless they are they obviously rely on that), all while they were totally incompetent. We now manage the property ourselves and it is so much easier and without all their hidden fees. £100 for a letter etc. Please do not use William H Brown or Sequence in any way to rent your property, the stress caused and total ineptitude is not worth it. There must be better agents out there.

Callum from theDownham Market branch has been so helpful since day1 when he came to view my property for rental purposes. He is very knowledgeable which is vital, but his extra qualities give him the edge. His communication skills are excellent..always available to answer any queries. Very quick to respond . He is very approachable, warm and friendly, yet still keeping a very professional demeanor. I couldn't rate him highly enough...if I could give 10 stars I would!! Thank youCallum and William H Brown for your very high customer service.

I have just re registered with them…

I have just re registered with them (2nd time) on the back of a complaint due to lack of communication re properties which I had to give them information for type of property required and budget (felt exhausting). Why did this company remove me from their mailing list after 3 years without my consent, it’s unacceptable. There needs to be a more fair and respectful process and they just left me hanging. Also discovered they’re a franchise company so that explains why they treat the public like trash…..need to improve their service for sure…..

Do not use as a Brooker!!

Used as a Brooker for my first mortgage 6 yrs ago. Used them twice on renewals as a life time member - each time paid £99 admin fee (for pratically nothing) plus broker get over £200 from lender for my application. This year, far more clued up and do not use William H Brown as brooker. They charge you £99 fee for what? (Call it admin fee) plus they get money from the lender. already. Use Mojo (excellent) or go directly to your lender (for rate deals) if you have an existing mortgage already. Cuts out all the unnecessary so-called 'admin fee' or what William H Brown call 'life time member'. Disappointed in William H Brown for taking customers naivety for granted.

Not the best communication, failed to refund money, treated like a second class citizen.

I’m disappointed with my experience with William H Brown during my recent property purchase. At the beginning, I was assured that using their recommended mortgage adviser and conveyancing firm would make everything nice and straightforward. In hindsight, I clearly misunderstood my position in the hierarchy, as i was just treated as a money bag. The main issue was an upfront payment I made for searches. I paid the money to William H Brown with the understanding that it would be passed to Conveyancing Direct. Unfortunately, it seems to have entered some sort of financial Bermuda Triangle. I was later told I would be refunded. Lovely. Except the refund never arrived. Unfortunately, the sale still needed to move forward, so I had to pay Conveyancing Direct directly myself to ensure they could close the transaction. In other words, I had already paid for the searches once, the money had apparently gone missing somewhere between the kingdoms, and I then had to procure more money myself and pay so the sale could actually proceed. After completion, I chased the refund by email several weeks later. No response. So I called three different William H Brown agents on the same day. One told me they no longer dealt with it because the case was closed. Another kindly promised to email me instructions on what to do, which, much like my refund, never arrived. The third promised to call me back. I also found the mortgage adviser’s approach disappointing, as I was repeatedly offered additional packages and insurance products despite making it clear that I only wanted the services necessary to complete the purchase. She also made an offer at lower interest rate but neglected to lock it in. When it was time to sign things off, i found myself with a higher interest rate. The house purchase itself eventually completed, but the handling of my money afterwards has been particularly disappointing. I’m not sure what the official refund procedure is at William H Brown, but apparently it involves patience, multiple phone calls and accepting that once your money enters the building, it might not come out. I would expect much better communication, coordination and accountability, especially when you’ve already had to pay the same cost twice just to get your own property purchase over the line.

Extremely disappointing experience with…

Extremely disappointing experience with William H Brown - Welwyn Garden City I was provided with incorrect service charge information for a property I was seriously considering purchasing. I relied on the figures advertised and proceeded with the purchase process, resulting in legal and conveyancing costs before the discrepancy was identified. What is particularly frustrating is that the incorrect service charge was later acknowledged, yet William H Brown still proceeded to put the property back on the market without correcting the service charge information. Despite acknowledging that the figures were incorrect, they refused to take responsibility for the costs I had incurred. I understand that mistakes can happen, but continuing to advertise a property with incorrect information after the error has been brought to their attention is extremely disappointing and raises serious concerns about the accuracy of the information provided to potential buyers. I would strongly advise anyone purchasing a property through William H Brown to independently verify all service charge and leasehold information before committing to the purchase.

My experience with William H Brown was…

My experience with William H Brown was a nightmare. 1. The pictures of the apartment I wanted to rent was completely different from what was on the website. The apartment was a total let down 2 . I was pressured to make a withholding deposit, which at the time I was not aware that it was non refundable. 3 . Immediately after making the payment, informed the agent that I don’t like the apartment and not sure if I wanted, mind you all of this was on a Saturday, so by Monday morning I called to cancel and requested my deposit back, and that was when the horrific situation began. 4 Both the agents and the landlords are extremely unreliable, the lies they tell. 1 month after am yet to receive my deposit.🫤🫤🫤

PLEASE STEER WELL CLEAR!!

Poor communication, false promises from sales, lettings and mortgage services. Started off great but once they've had your money they don't care about resolving any issues. Don't bother with the lifetime membership as you'll have to do all the work yourself. Don't bother with management services for letting a property either, they won't tell you about any problems and they'll let your tenants damage your property and steal from you without any reconciliation measures or compensation. I sold my flat over a year ago and I'm still battling with them and the Zero Deposit scheme to compensate me for my property being stolen and damage that I paid to fix for the new owner out of my own pocket. PLEASE STEER CLEAR, SAVE YOURSELF A HEADACHE!!

As a tenant this is the worst rental agency I've ever dealt with - expected more from such a big name

As a tenant this is the worst rental agent I've ever dealt with. 1) Difficult to get in touch with - they hardly ever answer the phone. 2) The property was dirty when we moved in, no inventory provided. 3) The property was managed by Sequence Ltd who have provided a very disappointing service - early on we were told (via a phone call and after several weeks of us asking) to arrange for repair of a maintenance issue ourselves and that this could be deducted off our rent afterwards, and that the landlord had instructed this. We never received the refund, they said because they didn't have records of that instruction. Several staff members had started then left during our tenancy which didn't help (we were there for 6 months). 4) We are now having to contact Tenancy Deposit Scheme to get our deposit back relating to a different issue, mostly due to our inadequate landlord who it seems is trying to claim a random amount of money anywhere he might get away with it (we left the property in a cleaner state than when we arrived to try to avoid any possible excuses for deduction from deposit). Sequence Ltd doesn't appear to know about or be bothered about the law and tenant's rights.
