GoogleWe were miss-sold property from Oscar James estate agents and we don’t recommend anyone going through them or else you will face lot of issues, like what we are going through now. We have just completed 5weeks ago but facing lot of issues due this agency. Initially we mentioned to Oscar James that we were interested in the investment property, so after few months when there was one HMO Oscar James has shown the property, we were shown all the rooms except one room when we asked the estate agent they mentioned that tenant was not feeling well. Then we asked if the room is in good condition and there are no issues, they mentioned it is in good condition and no issues. They were talking very diplomatically and nicely to sell the property at the time of purchasing we didn’t know and we thought they were giving correct information but they broke our trust and honesty. We thought of doing survey they somehow discouraged and said valuation is enough. Seriously they have not disclosed lot of information to us, which we didn’t know when purchasing the property we thought they were telling truth but that was not correct. After the completion of the property, we found several surprises and this agent didn’t do his due diligence and played on our honesty and the Room1 where they said that tenant was not feeling well, but actually after completion when we spoke to tenant, tenant mentioned she was fine and she would have showed if she was asked to show the room. The room which the agent didn’t show purposely telling room is good has lot of works which costs between £15000 to £20000 which was a shocking surprise. There are more issues as well which was not disclosed, this agent didn’t do there due diligence and was only interested in selling and also pressurized saying that you will loose the property if the deal is not done and it is a good buy. There is lot to mention. But As per the Consumer Protection from Unfair Trading Regulations 2008 Act they haven’t provided all the relevant information. Please I never thought I would be writing this review but seriously we are facing lot of issues because of this miss-sold property from Oscar James. We just want to give heads up to the prospective buyers. We have dealt with other estate agents but never faced the issues and they were very clear about all the condition of the house and showing every room in detail. I have attached only few photos but there are lot many more.
Please firstly let me say how disappointing it is to receive an email such as yours and we are genuinely sorry for the issues you are experiencing. We do need to say that unfortunately we had absolutely no knowledge of the history with the tenants and maintenance problems within the house. We have never been involved with the letting of the property and had no previous experience or information pertaining to the tenants or the defaults which may be there. Our first ever visit to the property was on the 24th March 2022 for the valuation, Leaders, the letting agent let us in. We were not given access to room 1. Your viewing for the house was subsequently conducted on the 31st March 2022 where upon you decided to offer on the property which was accepted by the seller. Unfortunately we are not in a position to comment on any factors that we were not party too, ie maintenance, rent collections etc. Whilst purchasing the property both your surveyor and solicitor could have/possibly did make recommendations to get things checked, ie the surveyor would not confirm if the gas or electrics were satisfactory, neither could we, an estate agent. A mortgage offer was issued to purchase the property also which shows that the surveyor was happy to allow your lender to provide funding for the purchase of the property in its current condition. Your solicitor raised many enquiries from what I remember whilst doing the conveyancing, some of which were regarding tenants/rental amounts etc but without knowing how much they asked, again it is difficult for us to comment further. We would have never stood in your way to review the property and would have made sure this had been accommodated should such a request have been made. I cannot see that you viewed it a second or third time before proceeding. With regard to completing the purchase we are truly sorry if you felt forced to proceed however given 18 weeks had passed I hope you can understand the seller was getting very frustrated by this point as 18 weeks is beyond as usual and expected time for a transaction to be finalised with no dependent sale or onward purchase. We really hope things manage to work themselves out for you and do wish you all the best the future and most certainly take your feedback seriously.

GoogleI couldnt recommend oscar james highly enough. Kian was great with the viewing of the rented property, friendly and professional. Im delighted to give a 5 star review. If i could give more stars then i would and this would be down to Kara. There were a few issues within the property and kara has been in contact to make sure everthing was put right. I cannot fault her, amazing communication and very professional. Oscar james are very lucky to have kara as part of their team. Overall amazing service and would 100% recommend to friends and family.

GoogleI've been using Oscar James as my letting agents for just over a year now and I wouldn't hesitate to recommend them. Being a first time landlord, they guided me from the very start, informing me of everything I needed to do to ensure my property could be let out, to finding tenants, sorting tenancy agreements, tenancy renewals, organising annual gas safety checks, boiler repairs, you name it, they've helped me with it. No query is ever too silly or small, if I call and my account manager, Kian, isn't available, someone will always try and help me. I'm always kept in the loop and I feel very supported as a landlord with the Oscar James team. Special mention must go to Kian who is an absolute asset to the Oscar James team. Without him and his support, I'd be completely lost on this journey! Thank you Kian! Thanks also to Lynda for her quarterly inspection reports - they're much appreciated.

GoogleI have had to deal with Oscar James over the past two years renting through them and also having them manage my own property. Vicki has been so good throughout this process from dealing with difficulties with my tenant, she has helped me so much in what has been a really difficult time for me, always getting things done when she says she will and doing whatever she can, we need more Vicki's in the world of estate agency! :D

GoogleGiven the current climate, selling a House was never going to be an easy process, particularly as we did not live in the area. However after several valuations and giving careful thought after each one, we decided to go with Oscar James and I have to say it was the best decision we could have made. From the initial valuation from Anele, it was clear that honesty regarding expectations and offering a thoughtful and supportive approach for the sale ahead was a key focus for Oscar James and this certainly proved to be the case. Craig from the Wellingborough Office then picked up the viewings for us and handled each one with obvious expertise, providing clear feedback and appropriate advice following each visit. At the point we secured a sale, which given the current climate was relatively quickly, Craig worked tirelessly between ourselves and the Buyer, ensuring the process was smooth and trouble free. Craigs communication and drive to answer every query we had was absolutely first class throughout and having moved many times over the years this is not always the case - whereas the whole process provided by Craig and Anele was absolutely faultless, nothing at all was to much bother. I would throughly recommend Oscar James to anyone looking for a straight talking, realistic and supportive approach to selling or buying in the local area - Many thanks team.

GoogleCouldn’t recommend Oscar James highly enough. Initially, we went on the market with multiple agents as we were looking to purchase a new build. The other agents were absolutely awful, and when we decided to not pursue a new build but to start looking at purchasing an established house, my husband and I had no issues binning off the other agent and going directly with Oscar James to sell our home. The team in Kettering, especially Dom, Rachel, Anele and Alistair were fabulous, keeping in touch with us regularly regarding the sale and viewings of our home. We sold our home with Oscar James and then pursued a purchase with them also. They proactively helped us find houses to view and we ended up being shown our perfect home before it had officially been listed on the market. There were a few bumps along the way, nothing to do with our agents but more just the back and forth chain of selling and buying a home but they were so patient with us (me, it was me, I called daily at one point) and we’re genuinely excited for us once we had completed. My daughter who is 6 still asks to go in the office when we pass in town to say hi as they were always so lovely with her. Overall, amazing experience, but we’ve found our dream home now so sadly won’t be needing their services again but I highly recommend them to anyone looking for an agency who genuinely cares about you and your home.

GoogleI bought a property through Oscar James who also found me good tenants so I used them again to sell the property 2.5 years later as they were so professional. Anele was friendly and professional, explained everything and arranged for a photographer that day. It was on the market the next day with viewings lined up immediately. Dom and Rachel were also excellent who showed the clients around. They kept me informed of any feedback, viewing appointments and were very helpful. I can't fault the service the company provided and sold the property quite quickly. They have also kept me in the loop with the how the sale is progressing. I also used Key Conveyancing recommended by them who have also been brilliant. I will certainly recommend them and use them again should the need arise. Totally pain free process and I can't express how happy I am.

GoogleJust called to arrange a viewing on a newly listed property- we've sold so need to be out there viewing. Asked if we could look tomorrow and told 'we don't work Sundays' ..... neither do we and that's why we're free to view properties. Is it really sensible to not be available on the days your buyers are, do you actually want to sell a house (PS a few weeks ago you valued are house and we went with another agent - so glad we did as we've now sold it for £35k than you recommended!!!)

GoogleWe sold our property with Oscar James in the summer of 2022, we were always conscious of the possibility of it taking a long time to find our onward purchase and the team were fantastic at relaying and updating our chain to keep them reassured with our progress. On instructing Oscar James we had photos taken and the marketing pack confirmed on the same day in the bid to secure a property with them that had been listed but unfortunately that wasn't to be- the speed at which the team worked to make that an option though was phenomenal. Viewers feedback was always forthcoming and honest. Dominic handled our chain throughout and it was refreshing to be able to pick up the phone without hesitation to him at any stage (even at my most crazed points!) Having said that, contact from the office was always purposeful and efficient meaning the transaction has been as stress free as possible. I'd also like to thank Anele Page for her role in the listing and handling or our transaction (and moving dates!)

GoogleWe've recently moved into our dream home and everyone at Oscar James has been nothing short of fantastic throughout the whole process. It's evident that the leadership and management has created a fabulous company culture as well as building a team of knowledgeable and skilled professionals which has made an at times difficult 6 months as easy and pleasant as possible. We haven't had the best experience with the Estate Agents that we sold through so it's been reassuring to have faith and trust at the other side of the chain. Both Olivia & Sam have honestly gone above and beyond for us as buyers, they've kept me updated, they've been available any time I've had questions or concerns and I need you to know just how much that's been appreciated, I honestly don't think I'd have been able to stay positive and keep the momentum up without them. Whilst I understand that there are skills involved in selling a house, I don't think that was ever the issue here, the house was beautiful, we fell in love & followed Olivia's advice to go in at asking price. The difficulty was keeping the sale and I have to be honest, we made the decision to pull on two separate occasions throughout and if it wasn't Olivia that first sold the house and became our point of contact, we definitely would have. Olivia's ability to build customer relations, communicate effectively, reassure and remain positive is second to none. She has been the consummate professional throughout, remained calm in what was clearly a crisis and held us as buyers. This process has tested me more than I anticipated and I'm so grateful that our vendors chose you guys as I'm not sure we would have seen it through otherwise! Our case has been complex. It's been extremely challenging and I imagine quite stressful at times & I have empathy for any professional that has to deal with what Olivia & Sam have had to deal with in their working life, it can't have been easy. How they managed to field what they did from me is really quite impressive. On behalf of our family, please do pass on our sincere thanks to Olivia & Sam for their sheer hard work & efforts throughout, I can only hope that when we decide to go through this process again that they are still in post and happy to help, they're remarkable.
