Have you noticed 8 out of their 9 last reviews are one star? Most businesses, when they notice a huge drop in their average score, will analyse why and fix the root cause. If you google them on companies house almost all the directors have the same surname, strongly indicating that they’re not there on merit but through nepotism. Just speculating, but that’s what logic would suggest to most, meaning the average level of their directors is lower than the general average simply because they’re not there on merit, which will always cause long term issues. Some of us managed to progress our careers without benefiting from nepotism. Given they don’t read emails, and refuse phone calls, my only means of reporting an issue is via a Google review. The balcony behind my flat has clearly moved. It now all sinks to one side and there are cracks everywhere. Reported this multiple times over the last couple of years and they ignore it As a consequence of their complete lack of action (apart from a couple of dodgy surveyors who say one thing to me then the complete opposite in their report. Highly suspicious), my flat is slowly being destroyed by its constant movement, and all the flooring is uneven. This is the very definition of subsidence. I cannot believe that they refuse to see this issue. It’s completely unethical and ruining my property. And when you explain that it now also impacts the flooring of the communal shared hall, which proves it’s not isolated to my flat (therefore I’m not liable), and the same for the shared balcony, they cannot read my email and constantly misunderstand it (see how I’ve written it here? Very easy to understand, isn’t it?), and due to this constant misunderstanding of my email, caused by a lack of reading comprehension on their part, I had to keep explaining it again because the agent simply didn’t understand. Then, given they forced me to keep explaining, they had the nerve to tell me I email too often and could only email once a day. It is absolutely unbelievable. I’ve never been through anything like this in my life. It completely destroys your mental health and all they do is play victim when you call out their incompetence and abhorrent behaviour. Will you finally do something about this? Are you going to constantly misunderstand my plain English then blame me when I have to explain again? My god. These guys. If I could leave them 1000 one star reviews I would. It would be well deserved Edited to reply to their reply; if you put the same effort into running your business, and put the same effort into answering emails, that you do when you get defensive over a negative review, then you wouldn’t have so many negative reviews, but you lack the intellect to see the irony and the self fulfilling prophecy you’ve become 🤷🏼 Tbh I haven’t even read your reply as I already know what it will say. No depth to you guys. It’s all so predictable

Dear Chris, we are a small , family owned business, so the Directors are family and have invested their own money is the business. Bad reviews are disappointing. Yours particularly because we have , on the instruction of the residents management committee (RMC) who make the decisions, arranged a suitably qualified surveyor to investigate the issue you have reported. We have spent considerable time explaining to you their findings, you are in contact with the surveyors who are monitoring the situation. It is not in our interests , the RMC interests or the surveyors to ignore any issues. We have suggested that you seek your own advice. If there is a conflict with the advice the surveyor is providing the RMC then they will consider what action needs to be taken and of course pay the cost of that report. The RMC cannot spend more leaseholders money if there is no issue. We know this is frustrating for you. Please do take the appropriate legal advice. Small businesses can be damaged by google reviews that are inaccurate, like this one.

This management company is very irresponsible and uncaring of the people and property that they are supposed to manage. We pay enormous management fees and yet our common areas are suffering from damp walls, damaged fire doors, shabby floors, poor lighting and if there is light, the cheapest of fixtures. The exits and fire doors are unlabeled. Delivery people are always getting lost because the building names are inadequate. I honestly don’t know why they are hired to manage our complex. They are uncaring and disrespectful to the residents and the people who work on the property. Are they incompetent or deliberately blind to the needs of the residents and buildings?

Please note that we only manage in line with the instructions that we are provided by our client, a board that are elected by all of the leaseholders. As a listed development with communal facilities, the finances are managed sensibly, and construction/maintenance works are complex. This was explained to residents in March's General Meeting, and we request that you refer to those minutes if you were unable to make the meeting yourself. In addition, A Director from your development has recently written to you via email, we also request that you refer to this email who support the communication we’ve had with you. We take health and safety seriously as a business, with our Property Managers having an app for the completion of on-site inspections and tracking compliance. Your Development has a detailed maintenance plan and an active, capable board who take their role seriously, and your new Property Manager, having been with our company for almost 10 years, is capably experienced and knowledgable, recently being scored a 5/5 by clients within her portfolio for levels of trust, as did your previous Property Manager. As a business we were also scored extremely highly in comparison to experiences of previous managing agents for value, responsiveness, service delivery and trust. Appalling absolutely ridiculous. We had them for two years on our development and thank God we’ve my Development has Switched To a new management company. Everything You emailed them or made a complain They would acknowledge say it was being dealt with and nothing happened. Their communication was appalling the follow-up J&b are an absolute joke and then we’ve just had fire doors inspected and repaired. Whoever they got in the biggest bunch of Cowboys. There must be on the same level People avoid this property management company. They are an absolute joke. They’re about as Good as a chocolate teapot they’re an absolute joke. AVOID !!

If I could give 0 stars, I absolutely would. This company has ignored countless emails and calls regarding problems with my tenancy since the start of my tenancy 2 years ago. Unless you're filling the companies pocket with money, you will get the smallest; if any amount of common courtesy or professionalism.

I am extremely disappointed with my experience with Jennings&Barret . Despite receiving confirmation for a viewing appointment, I arrived at the property to find no agent present. First, someone said a viewing was taking place inside the property and asked me to wait outside. After waiting for 30 minutes, I called again and was then told there was no appointment scheduled for me. On a rescheduled visit the next day, the agent still failed to show up without any prior notice. When I contacted the office again, I was initially told there was no appointment scheduled. Only after further investigation was I informed that the agent was sick and will not be coming to show the property. And asked me to reschedule the appointment for next week. This lack of communication and professionalism is unacceptable. I have never encountered such issues with other real estate agents. I would not recommend this agency to anyone.

We are really sorry this happened. I personally checked yesterday with my colleague that they would be there today. That person was sick and failed to advise the Saturday staff . It should not have happened and our systems failed. We are a small business and it is always disappointing when we let someone down like this . We will be sending you a shopping voucher as an apology. I understand that today you didn't wish to wait for someone to get to the property. If you do want to view the property still my colleague will call you Tuesday to arrange this.

Jennings and Barret: Worst Block Management Ever

Jennings and Barret manange the block my flats are in. They have failed to have a leak repaired since January. They do not return calls, they do not reply to emails and they do not act promptly to urgent situations. Do not appoint them your block management, and do not buy or rent a flat in a block that is managed by them.

They will do the bare minimum and spend all of your service charges to make their lives easier. So if your building for example doesn't need an esw1 form they will pay for one (with your money) rather than challenge. If you need proactive drain maintenance they may take two years, tell a few white lies and still not manage to get the job done. I'm quite sure one of our three property managers never visited the site. I will not begin to share the evidence of kickbacks with contractors, poor quality control and defensiveness about their approach. My favourite example is the planning of the replacement of a fob system where they sent the fobs to building A, but replaced the fob entry system on building B. Basic communication with contractors missing. Proceed with caution.

Never felt so desperate and neglected when dealing with an agency. Avoid. Edit in response to reply: This is the first I'm hearing that we did not meet tenancy requirements as we were never informed of any requirements or told why our application was rejected despite repeated phone calls and emails asking for updates (which were ignored). We were also told our application was sent right away with no issue, but you're now suggesting you either did not send it or advised the landlord not to agree to it? This review is the most contact we've had from you throughout the whole process. Disgusting behaviour.

Dear Annalise, We did everything we could to help you with regards taking a tenancy including facilitating a viewing after we had closed viewings. It is difficult for letting agents . There are just not enough properties available. However, if a potential tenant cannot qualify by passing the required referencing process, we have a duty to the landlord to not progress that tenancy. We are disappointed that you make this our fault when we went out of our way to help you .We wish you luck in finding a home. Tried to view a property recently. Didn’t respond to my first email so I called them to arrange a viewing for 4:30pm on Jan 8th as someone had cancelled for that time and they took my name, number and email and said it was confirmed. I went to the property, although I didn’t hear anything from anyone to say they were on the way which I found weird because in my experience any professional estate agents has always called or texted beforehand to confirm they’re on the way. 4:30 came and went and I didn’t hear from anyone, no one showed up, I called multiple times and left a voicemail whilst standing in the rain and up till now no one has called me back to apologise. I left my job early that day because I was very interested in the property. Honestly, the most unprofessional estate agent I’ve ever dealt with.

Hi Kenny, We are sorry that you think we didn't attend to allow you to view the property.Our system automatically sends a reminder e mail when the viewing is put into our diary and I can see that this happened, so please check your junk e mail ( we have no control over e mail settings). David was showing people around from 3.30 pm until 5.15 pm. When nobody arrived at 4.30 he called the number that we had on record , as other potential tenants had got lost trying to find the correct entrance. David was unable to get back to the office on Saturday evening to pick up messages. The property was very popular and we have taken a holding deposit but will readvertise if it becomes available again. We wish you luck in your hunt for a property to rent . Jennings and Barrett

I've been working in property for almost 30 years and I've dealt with numerous agents, most of which are shockingly inapt. I've been a client of Jennings & Barrett for 5 years+ and I've only ever received quality honest service at the right price. The team are efficient and the tradesman when required do what they say they'll do at a realistic fee. Having a good agent managing your portfolio makes a big difference when dealing with numerous tenants in numerous locations. I highly recommend Jennings & Barrett.

Would not recommend this company to manage your building or block of flats. The communal halls are absent of fire extinguishers for a long time, the grounds are poorly managed, when reporting criminal activity has occurred on the premises to the Jennings and Barrett they could not even be bothered to return a phone call. The gardeners they employ arrive for 10 mins and leave, the place looks a state! The guttering system has been broken so long that water is running down the building and created damp which has turned to mould, this has resulted in the bedroom becoming uninhabitable. Through no option remaining we have had to involve environmental heath to take over this case. This issue has been on going for nearly 2 years, I have seen the management company here physically once! No contact by the block management has ever been received by us, they must have spent their yearly budget on noise complaint letters. This complaint is in no way a representative of Capitol Estates who manage the flat, although slow in their process have been very helpful once prompted.NegativeResponsiveness, Quality, Professionalism, Value

Hi James, We apologise for the unsatisfactory experience you have had. We have been advising your landlord , along with all of the leaseholders at the development of the works required to the property over a number of years . The leaseholders will need to pay for this work. We cannot spend leaseholders money that we do not have . The removal of fire extinguishers from common parts was as requested by the independent fire risk assessment and this information should be communicated to you by your landlord. I hope that this explains the difficulties we have with regards meeting the leaseholders expectations for very low maintenance costs and the Freeholder obligations as per the lease. Avoid if you can, as a Tenant everything was ok until I tried to get my deposit back after the tenancy agreement ended. The flat was left very clean and not problems on the check out. Then they asked me an invoice of a professional cleaner that was not on the contract, they wanted to take money from my deposit for not reason. I asked many times for them to explain the problem so I could solve it. But they never did because there was no problem, they just wanted to try to take my deposit for not reason what I find dishonest and unlawful. Luckily, I know my rights and after a couple of letters they had to return the money but it was a waste of time. I think this dishonest company always try to take money from your deposit and if you let them, they will take it all.

Awful management. Not contactable after weeks of trying. Poor communication regarding service charge, quick to get solicitors in. Will leave you with a CCJ and paying 4 times the service charge via court.
