Branch : Draker KFH Sloane Square Estate & Lettings If you are tenants, avoid this agency at all costs! It’s an absolute disaster. During my three years of renting through them, every time I asked for something, I received no answer. However, the one time their bank details changed and my rent payment was delayed by just 48 hours, I immediately got a threatening email! When I moved out of the flat, which had been poorly maintained by the landlord, it took them one whole month to return my £3,000+ deposit. Timeline of events: • Tenancy ended on March 9, with a full professional cleaning carried out by the company recommended by the agency itself. • March 19: WhatsApp from my landlord, “I released the deposit yesterday (Jack).” • March 20: Email from the landlord, “Yes, please do so. I told Jack from the agency already!” • March 23: Email from Jack, “Please liaise with Mr. Dragone to release the full deposit as instructed by Ms. Wesseloh.” • March 27: Email from my landlord, “Let’s bring this to an end, please. I agree to your proposal below.” • April 1: WhatsApp from landlord, “I don’t have time to argue any longer. I’m informing Robert now regarding the release.” • Then another message from the agency - same day - “The landlord has confirmed to proceed with the agreed deduction of £120 + VAT (£144). I have passed this to the post-tenancy team for processing.” • Finally, I received my money back on April 10, more than a month later! The check-out report even stated that the flat was in the same condition as at check-in, except for a few minor carpet stains.  « The bathroom door handle was missing at the start of his tenancy, and the bathroom window appears to be in much the same condition as it was at the start of the tenancy. The toilet I do not see any real difference. The carpet there are some minor additional marks, excluding the marks caused by the door rubbing on the carpet » The only person who truly helped me was Mitchel McKnight, who did his best to mediate between the dishonest landlord and me, thank you, Mitchel! Unfortunately, since their merger with KFH, this agency suffers from a total lack of accountability from the different departments.

Good. And not so good.

So, I’ve hesitated to review as overall the sales people seemed good and committed and my property sold quite quickly for not too far below asking. However, there were some mistakes along the way I should mention. The sales team told me that, strangely and very unusually, they had had hardly any response from the internet launch and all the views they conducted were clients they already had. That made me feel bad. Then, once the property was under offer the local council queried the fact that the estate agents had advertised the flat as ground floor instead of first floor. This would have put buyers off, it being an ex council properly on an urban estate. Also as a ground floor you might expect a garden or terrace which it did not have. Would I have achieved asking if they hadn’t been so careless? I don’t know. The other strange thing was that when the offer was made the agent phoned saying he had “very good news”. But it was a £24,000 below asking! Good news? The same people later bought the flat for £7,000 below asking so I’m glad I didn’t take his advice to accept the first “good news” offer.

Terrible experience renting

They told me on the day I collected my keys that the toilet was broken (which they knew about the week before) and suggested "maybe there's a local gym or something I could use in the meantime". There was a ton of issues I had to raise when moving in, they were already aware of the majority of them, yet were incredibly slow at getting them resolved. It took 6 weeks to get my mailbox fixed (no access to post until then) and 7 weeks to fix my shower. Other issues remain outstanding. Communication is generally very poor, lack of urgency and the property manager is very blasé about dealing with tenant issues, regardless of how much they inconvenience you. Avoid if possible.

I had the absolute pleasure of working with Lucas to get my mortgage application submitted. He was very attentive, helpful, thoughtful and thorough throughout the whole process. I needed to sell my elderly mother's house in order to pay her care home fees. I chose KFH Wimbledon as they have a strong presence in the area. I was extremely happy with the service I received. From the start and throughout the process all the information and advice I received from Vinay, Linda and Branch Manager, Jimmy was clear and straightforward. Phone calls and emails were answered swiftly. I was lucky that neither I nor the purchasers were in a chain, which meant that the sale went through in less than three months. They are quick to take their fee and slow to provide service. Great service, highly recommend

I sold my apartment through KFH. It was a really positive experience. I had tenants in the apartment and they worked with them for viewings taking a lot of the stress out of it. Throughout the process, Jayden Salih, our agent was fantastic, he was very good at proactively engaging and where we weren’t getting responses from the buyer’s solicitor he followed up with the buyer to minimise delays. Bought a property from KFH Battersea

Bought a property from KFH Battersea. Only a selection of keys were provided by the office once completion was confirmed. One key was missing and I had to purchase this key for £15 from the buildings reception area. I messaged the agent who confirmed the error also acknowledging not all of the keys had been given when I visited the office. Asked for a refund of £15 due to their error. They refused to give me a refund. What ever happened to customer service!! I will never use this agency again. Extremely disappointed!

Dishonest Staff

We were lied to by a member of staff who told us that the solicitor she recommended was working on all of the new build properties in the development we were buying in. Using a recommended solicitor results in income for KFH. The solicitor was not instructed on any of the properties in the development. When we raised this the member of staff she was defensive and unprofessional. Despite raising a complaint the issue of them profiting from us using the recommended solicitor was avoided. We’ve been told that she didn’t intentionally mislead us. She either told a blatant lie or didn’t fact check the advice she gave. Either is a major concern and we believe that it was a lie. It’s a shame that our experience with this one person was so bad, as on the whole, considering that you’re dealing with estate agents Finan didn’t do too bad a job.

KFH Block Management incompetence

KFH Block Management:We are a block of 18 flats (in KT8) and we were mis-managed by KFH for many years. The start of the change came when we established our own Residents Association in late 2019. This enabled us to really understand where and how our Service Charge funds were being spent. And we found it was not being spent well. In the first 6 months of exercising our rights to inspect the accounts (and the decisions that under-pinned those accounts): we saved almost £12k; a significant proportion of our total Service Charge funds of c£53k pa.Upon further investigation we found clear negligence and incompetence. Firstly, two cleaning contractors had been awarded contracts containing the exact same scope of work. This had been the case for 6 years. Secondly, over £11k was spent without the mandatory Section 20 consultation taking place; and if the the Leaseholders had been consulted these works would not have gone ahead. These issues were escalated within KFH but even after conversation with the Managing Director of the Block Management division no liability was accepted on behalf of KFH for either of these issues. Fortunately the First Tier Tribunal found differently and a liability of around £23k was found in favour of us, the Leaseholders. KFH were then immediately dismissed by the Landlord and we selected the replacement Managing Agent.My advice re KFH: if you are a relatively small block, they are completely unable to deal with you in a fair way; eg you will get their preferred contractors. That is for their benefit, not yours. We have proven that contractors who are local to us can deliver (equal or better) service much more economically than anybody KFH selects. So: if you are a small block: stay away from KFH. If you are larger, I cannot comment. I leave that to you to investigate and make your own decision

First time using an agent to let out our property and KFH secured a tenant within 1 week.Initially they claimed they have asked 200 people on their books and felt the asking price was high. We stuck with it as we felt we just need the right people. Fortunately Edmund found us the perfect tenant after the first (and only) viewing. There were some minor issues with the listing details, we felt some staff did not have the attention to detail but they were quick to rectify. Excellent service from my initial contact with the manager Stuart Banham, through to the various negotiators I dealt with at the Muswell Hill branch, but in particular Charlotte (Lottie) Smith, who mostly dealt with my transaction, she was always very helpful and available, a pleasure to deal with. I received a professional service with regular updates - I was particularly happy with the weekly calls to go through the activity on my flat for the previous week.
