Shout out to Paris & Paulo!

We recently had a flat inspection carried out by Paris, Senior Property Manager. Prior to the inspection, he asked if there was anything specific we wanted him to look at. I raised a couple of issues and within a week he had the Maintenance Engineer Paulo come out and carry out the necessary works. Paulo was efficient and did an excellent job sorting the repairs he could. He was also so friendly & understanding of the fact I wasn’t well.

Extremely disappointing and insensitive handling of an ongoing leak

I have had an extremely frustrating experience dealing with the Dexter team regarding an ongoing water leak coming from the apartment above mine. The leak has caused water to drip through the ceiling of my living area and has resulted in ongoing damp and mould issues in my apartment. The issue is still not fixed I am a single occupant and work from the office Monday to Thursday, yet I have repeatedly been expected to accommodate inspections and contractor visits with as little as one hour's notice. I am expected to be available whenever they want access and to rearrange my commitments to suit their schedule. (and their contractor never shows up at the agreed time) On several occasions, I have been asked to leave keys with the concierge so contractors can access my apartment while I am at work. However, I have not been given any clear assurance about who will be present to supervise the contractors or monitor what work is being carried out inside my apartment while I am not there. I find this completely unreasonable. It is my home, and I should not be expected to simply hand over access without proper arrangements and accountability. Despite this, I have continued to cooperate and provide access whenever reasonably possible. The most frustrating part is that the leak is coming from the apartment above mine (Dexters are they pm), yet Dexters has repeatedly stated that repairing the source of the leak is not their responsibility. Whatever the internal arrangements between landlords, tenants, contractors and managing agents may be, the fact remains that the damage to my apartment is being caused by a leak originating from the property they manage. My own landlord and property management team have been trying to coordinate with Dexters, but they cannot repair a leak that originates from another apartment. Meanwhile, I am the person who has been left living with the consequences. The contractor dates have repeatedly been pushed back and the issue remains unresolved. The necessary dehumidifier installation has also been delayed (still not installed). We were told that a dehumidifier would be installed on 5 October, but this has now apparently been moved to 13 October because of a request from the tenant in the apartment above. The dehumidifier is required in my apartment, which has been affected by the water leak. It is extremely frustrating that this has been delayed when I am the person living with the consequences of the unresolved problem. Communication has also been extremely poor. Emails from me and my property management team have repeatedly gone unanswered, and calls are often not answered even during working hours. Over weekends, there appears to be little to no response. Allocated, Senior Property Manager at Dexters, has been involved in this matter, and I have found the handling of the situation extremely insensitive. I feel that Dexters has not taken sufficient ownership of coordinating a solution, while responsibility continues to be passed between different parties. I have been living with damp and mould for around five months, and this situation has started to affect my physical and mental wellbeing. I did not cause this leak, yet I have had to repeatedly chase different parties, accommodate last-minute access requests and live with the consequences of an issue originating from another property. I would expect a property management company to communicate properly, coordinate contractors effectively, respect residents' homes and schedules, and take the impact of problems originating from properties they manage seriously. Unfortunately, that has not been my experience with Dexter. The leak remains unresolved, communication has been poor, and I feel that the impact this situation is having on me has not been taken seriously.

Extremely unprofessional conduct and repeated contact amounting to harassment. I have received unwanted calls and emails from Dexters since 2017, each time I have asked them to remove my contact details from their database but either through neglect, lack of training, incompetence or IT issues, I have repeatedly still gotten more calls/emails every few months. Unless you want to forever receive spam calls from them, avoid like the plague.

Yes - sold our property - but then that was it

Yes - they sold our property - however thats the easy part. During the sales process they did very little, to the point the onward estate agents in the chain did the majority of the work, and without them I am unsure it would have even happened. Nice enough staff, but maybe need to focus on not just winning business and helping those in the process
