I started using Stirling Ackroyd many years ago, first for purchasing a flat and later on for renting it out. I was lucky that the Property Manager of my flat was Ms Anita from the beginning. Always pro-active, finds the right solution for every small problem, understands a landlord’s point of view and acts as a well balanced intermediary between the tenant and the landlord. Answers immediately to your emails (very rare behaviour nowadays!), goes strait to the point and keeps in contact until the problem is solved. She is an extremely rare and valuable asset to this Agency, since, IMO, the value of an Agency lies, for the biggest part, in each and every employee !

I would of given 0 stars if i could. Worst conveyancing company ever, they do not keep contact with you, they do not reply to your emails. They dismiss staff at the drop of a hat leaving you in limbo with a new case handler, and they do not contact you right away, i had to find that out from the receptionist who filters calls. They aren't cheap either and for how much I'm paying i expect a 5 star service. I should of done more research before jumping the gun with them.3 months of conveyancing and still no progress, cowboys

The worst agency I ever rented from!!I seriously do not know how the people working there even got a job. They do not reply to emails/calls, make you want to pay things the landlord has to pay for by law and are acting against the law in terms of coming into the property. Do not rent of them or rent out through them. I really do not understand how any landlord would be paying money for their bad service.

IT DOES NOT COME MUCH WORST IN MY EXTENSIVE EXPERIENCE.This is a company that has total dis-respect for their customer , be you a Landlord or a Tenant , a Buyer or a Seller , paying their commission or not paying their commission. They are interested in themselves only. 'Get the commission', they do not care how they do it, but you can guarantee its at (YOUR) the clients Expense'. An absolute horrible experience with a company that really needs to wake up and understand they are in a seriously competitive market which is under attack from all fronts including on-line services, which, you might as well use because you don't get any service from this lot. If they are not prepared to give any customer service , they deserve to sink. Seriously go elsewhere , if you were considering this provider.A very unsatisfied Landlord

FacebookVery keen to take your money, no interest in adhering to the legally binding contract once the money is in their pocket. Poor communication would be a flattering description for the complete inability to communicate. Would avoid completely.

I deal with a lot of agents but my dealings with Wynosha Gonsalves stand out as one of the best. it’s good to know someone is looking out for your best interests. Great communicator, no messing around and used preemptive behaviour to get me a better deal. Give this persons a pay rise quick as some other company will be trying to snap them up!!

TrustpilotAVOID!!! Refused change of sharer and hit with £600 fee
We did not choose to go through this disgraceful excuse for a business. We rented a property through another agency which was subsequently bought by Stirling Ackroyd. It is a joint tenancy and as is common practice, I chose to move out during the tenancy. I spoke to the landlord who agreed and found a mutual friend to take my room. Everyone was happy. I was prepared to pay the usual change of sharer fee when the agency informed me that due to the Tenant Fee Act 2019, they could no longer charge me fees. Not true, you can charge a reasonable fee (up to £50) for simple changes like this. I was then told the landlord did not agree to the change because she was now having to incur a fee of £480, a fee for the paperwork to draft an entirely new tenancy agreement. So here I am, stuck in the flat with no way out. Anything I decide to do will impact the existing flat mates. The only option was to surrender the lease and continue paying rent on a flat were no longer living in, or I stay on for the full year of the agreement. Best in mind, my circumstances changed just after having signed the lease due to begin in Nov, which hasn’t even happened yet. The landlord “agreed” to pay the £480 fee. You can put two and two together to figure out who really paid. They also tried to charge a referencing fee of £120 for the one new flat mate and I quote “we charge a flat fee for the number of tenants in the property, so £40 each” even though the other two tenants were currently living in the property and had already been referenced. The most shocking rental experience I have ever had. I do not understand how someone could literally be held hostage in a rental agreement all because of a Tenant Act that’s sole purpose is to protect tenants. They created this awful trap because they can no longer charge tenants the exorbitant fees they used to. I am in the process of contacting the relevant ombudsman and am doing everything in my power to expose them. So many more will fall into the same trap I did.

Useless. No one seems able to help with my simple request after I have leased my apartment with them. They wanted to charge me 120 pounds to change a light bulb! Do not waste your time! Extremely unprofessional. Do not return email or phone call after you have signed their contract.

I am a professional landlord and I have to say this agency are the worst I've ever had the pleasure of dealing with. Firstly they are unable to follow simple instructions with regard to new tenancies. Secondly the hit you with lots of charges without even informing you or making these charges clear upfront. Finally each department is spread all over the place and its very difficult to speak the correct individuals. A nightmare avoid at all cost.
