Re Sale of 10 Pownall Road, Ipswich, IP3 0DS Dear Kate and Sarah, We felt we must write to commend both Sarah Kershaw, your Senior Negotiator and Riverdale Estates. We were leaseholders of the rental apartment above, our sale completed in January last month. From our first meeting, we knew that Sarah was the person for us. Unlike our two previous agents that were happy to accept our rose-tinted view of what our property might be worth, Sarah arrived armed with facts, clearly showing prices similar flats in the block had achieved, Sarah advised that if we were serious sellers, that was the price area we should be using. It was a sobering thought but we considered matters over a weekend and decided that was very sensible. Our tenants left a few months later and, then free to carry out a detailed inspection, we realised that to attract a buyer in a slow market and with so very many flats for sale in Ipswich, we would need to spend time and money on refurbishment to make our property stand out. There followed weeks of cleaning, a kitchen makeover, re-carpeting and re-decorating throughout. Sarah came back, helped re-arrange the furniture to best effect and took a fresh set of photographs both internally and externally. Her photographs were stunning and the detailed write-up excellent. Within a relatively short time a first-time buyer was found, but Sarah's input didn't stop there. Over the coming months we came to realise just how very important having a good agent is; Sarah's involvement bridged across both sets of solicitors, our buyer and ourselves. Throughout a protracted and often frustrating conveyancing process, it was only Sarah who kept us informed and our nervous first-time buyer on-board. Without her, we have no doubt that the sale would have fallen apart. So thank you Sarah, you were a pleasure to work with. Just recently I have had a few maintenance issues with my property that they manage for me and I would like to update my previous comments. Riverdale always efficiently deal with everything I have asked them help with. There has been a few issues which have been out of my control but with there help and advice everything has been resolved. I cannot recommend them enough.

I have been renting through this agency for over 3 years and in that time, it has been a constant battle to get repairs done. When I first moved in, the roof was damaged and water flooded my apartment. It took over 1 year to resolve the issue. There was mold in the apartment and it caused me to be hospitalized with severe breathing problems. Since this time, I had another flood, but unlike before, they were quick to get someone out to suck up the water and then they brought out dehumidifiers to finish the job. I have renewed faith in Riverdale Estates and will continue my tenancy with them.

Myself, my husband and our young son were wanting to relocate to ipswich from London. I spoke to Sarah who was the only member of staff that wasn't unpleasant to deal with, after conducting a viewing for a apartment we wanted to put down a higher offer to the landlord along with 6 months upfront. The communication was then dead. I sent 2 emails which were ignored, thinking this was odd I called and spoke to a very rude woman who told me it would be to far to commute to his work in London ( OK? So you now make this decision do you?) when we drive, and the train is 1.30 into London and he often works outside of London anyway. We were never contacted back, jus t don't deal with this company rude rude rude is all I can say very unpleasant experience

A Huge Thank You to Riverdale! Moving to a new country can be incredibly daunting, especially when it comes to finding a place to live. However, my experience with Riverdale was an absolute pleasure! As a newcomer to the UK with no prior references, I was worried about securing a decent flat. Thankfully, Riverdale completely alleviated those concerns. Decided to rent out our flat very nervous as never done this before. Was recommended to go to Riverdale . Popped in & spoke to Sarah who explained everything. Within a few days flat was advertised & viewings were booked. Got a call to say people were interested & within 2 weeks the new tenants will be moving in. Unfortunately, I had a very mixed experience when dealing with Riverdale Estates. When buying a property Sarah was absolutely incredible as my point of contact. She was just so lovely and helpful, and I even sent her flowers to thank her for her service. Because of this fantastic experience, I agreed Riverdale Estates could arrange for the AST for the property (it was a rental investment I was buying) to be assigned to me upon completion. This is when Kate Fell took over and the service became pretty dire. We did eventually get the AST arranged but the process took longer than it needed to and the reasons for delays weren’t communicated until after the fact (for reference I completed on the property on the 8th of September, and it took until the 5th of October for fully signed copies to be distributed to all parties). I had to constantly chase Kate for updates and it was only in response to my chasing that she would communicate with me. She came across as having a rather unpleasant attitude which was such a contrast to how my experience had been with Sarah. Even when I asked if she could mention to my new tenants the next time she saw them that I’d sent some flowers to them, wanting to ensure they got delivered on time, she refused.. it was honestly bizarre that she had such an unhelpful attitude and all for no apparent reason. Personally, I’d now try to avoid Riverdale Estates in the future, which is a shame because they do have some great employees within the team.

Very disappointing with company. We were renting TRINITY CLOSE Woodbridge, and the landlord asked us to move out because we kept complaining about the porch roof needing a new roof, and there is mould in the bedrooms, there is also loads of wood lice about which come from the roof and other places. we were for 11 months so anyone how goes and look be aware, knock on the neighbours doors and they we tell, what the landlord is like, as for riverdale should not rent this until the place is sorted out with the repair that it needs. We got told they were selling the place, but to our dismay, they have put out for rent.
