I couldn’t recommend Belvoir highly enough. I had such a positive experience renting through them and they were always kind, professional and incredibly accommodating. Working long and sometimes difficult hours, I really appreciated how understanding they were when arranging inspections and appointments around my work. They always made the process easy and stress-free. I also really valued how much they cared about their tenants, consistently making sure the property was safe and well looked after. I have such wonderful memories from my time in the property. Thank you to the Belvoir team for making my experience such a positive one. When Belvoir Inverness took over management of our property, they failed to conduct an inventory and immediately set the tone for what became a nightmare tenancy. It then took them almost a year to carry out the 2025 inspection, by which point we had already moved out. The last inspection was in October 2024, and we moved out on 31st August, 2025. In 2024, Marion, one of their employees, lied about us “shouting on the phone,” which was completely untrue. Steven, the boss’s son, passed this allegation on to the landlord without consulting us to clarify its validity. When challenged, he admitted other tenants had also had problems with Marion, only to completely reverse his position once a formal complaint was raised. Complaints, incidentally, are “investigated” internally by family members, so impartiality is non-existent. Despite Steven noting a blown out window in October 2024, a January 2025 damp inspection at our request raised multiple issues across the property, including the blown-out window (which Steven had done nothing about in the interim period). This left us the entire winter with a draft and damp in the bedroom. Instead of addressing it professionally, the landlord opted to use a family member to fix it, who took over seven months and never properly resolved the issue. The same person also did a very shoddy job with the damp paint in the bathroom. Admittedly, we had a rather disengaged landlord, but Belvoir’s role should have been to represent tenants too, and they failed completely. With the exception of Holly, who genuinely did what she could, the rest of the team showed no diligence whatsoever and proved to act dishonestly and in bad faith. On the whole, a circus of an operation. If you’re considering renting through these people, think again as the stress and lack of action will make your tenancy a nightmare. At least when the doors blow off of a clown car, it is mildly entertaining. This whole experience was just depressing. Nepotism, incompetence, dishonesty, and bad faith. That just about sums up Belvoir Inverness (with the exception of Holly who was lovely).

Dear Mr Healy, Thank you for your feedback. While we regret that you were unhappy with your experience, we must respectfully disagree with the comments and accusations you have made. We would like to take this opportunity to clarify a few important points regarding the tenancy and our role as managing agents. When Belvoir Inverness took over management of the property, we did so from a previous agent who unfortunately had not provided an inventory. As you will appreciate, an inventory cannot be conducted mid-tenancy, nor is this standard practice. However, property inspections were carried out during our management, and any issues identified at that time were reported to the landlord. We aim to carry out inspections approximately every six months, or at such times as we are in the area and access can be arranged with the tenant. As the property was located in Golspie, 51 miles from our Inverness office, inspections were planned carefully to ensure that any issues were identified and passed on promptly. At the October 2024 inspection, the only issue noted was the blown window unit, which was immediately reported to the landlord. The damp issue you later raised was not evident during that visit. In early 2025, following your request, a professional damp survey was arranged with Wise Property Care. Their report was provided to both you and the landlord, who subsequently appointed his own contractor to carry out the recommended works. While we understand your frustration with the pace of progress, both the choice of contractor and the timing of works were under the landlord’s control. We nevertheless kept you updated and passed on all concerns without delay. You have also raised concerns regarding how your complaint was handled. Belvoir Inverness is a family-run business. I am the Director, and Steven, whom you referred to, is my son and a member of our team. While we appreciate that you may feel this structure could raise questions about impartiality, all staff are expected to act in line with their professional duties and our regulatory responsibilities. We strongly refute your suggestions of dishonesty or bad faith and stand by the professionalism of our staff. As always, tenants are advised of their right to escalate any unresolved matter to the First-tier Tribunal (Housing and Property Chamber), the independent body set up to review such complaints. This option was clearly set out for you at the time. Belvoir Inverness operates in full compliance with the Letting Agent Code of Practice (Scotland) and is a member of an approved redress scheme. We take all concerns seriously and work hard to ensure that both landlords and tenants are treated fairly. We are pleased that Holly’s efforts were recognised, though we regret that your overall experience did not meet your expectations. Should you wish to discuss any remaining concerns directly, we remain open to doing so.

I would highly recommend Belvoir my experience with them was very positive. They helped me with renting out a property and then with selling it. Holly did a great job dealing with the tenants and was always very responsive. I appreciated the detailed reports I received. When the time came to sell the house they did a good job of marketing it and found a buyer within a couple of weeks. All in all a very good company to deal with.

What a horrible HORRIBLE man who runs this joke of a company in Inverness. His attitude is appalling, he gave myself and my mum a lecture because I didn’t want to go through a third party and pay £70 to get a reference, which is ILLEGAL in Scotland to force a tennant to pay for (which they squirm their way round by only advising). He was so so rude to myself and my mum that we came away in shock! Awful man, awful business, their reviews say it all. Every other letting agency says avoid Belvoir as they try to scam money out of you. Go elsewhere as we certainly will. The most disgusting, appalling man I have ever come across treating customers like that. He needs to take a course in customer service as he doesn’t seem to have any at all!!

Having reviewed matters we can see that you are not a customer or client of the business, we note that you were a prospective tenant who recently missed out on a property rental. Nobody was rude to you; and we have acted professionally in our dealings with you, you were not forced to do anything. Both you and your partner were afforded ample opportunity to proceed to secure the property you viewed, you were dealt with professionally and given good time at the viewing along with information of next steps if you wished to proceed to secure the rental. You were aware of the high demand for the property and we can confirm that we had more than ten people view the property the same day as you and your partner viewed. You confirmed that you wished to proceed, we issued you details of the next steps and unfortunately you did not pay the holding deposit and neither of you provided any suitable verification documentation either. You had viewed the property on the 28th of March 19, on the 29th of March 19 your partner visited our office presenting three of his own payslips, unfortunately this was not suitable to make an assessment, your partner was provided a document detailing the verification requirements however he refused to take a copy and we have not heard from him since. You visited the office late on Monday afternoon accompanied by your mother and you were notified that the property had just been secured by another applicant. Your mother questioned our policy and process and you both left the office promptly thereafter. We are an ARLA Propertymark regulated business as well as being part of the Belvoir network, as such we follow strict guidelines on our conduct and we believe that the excellent genuine feedback we receive supports both our credibility, professionalism and our commitment to customers. Culcairn house- Invergordon tenant. Belvoir lettings Inverness are UN-professional and thieves - Do not use this company if you are looking to rent a property, they will give you all the speeches of being a great and caring company but when things go wrong they do not want to know at all, we had rat infestations, a ceiling fall in due to rats eating through a water pipe that took 6 months to repair, no electrics downstairs for 5 months, water leaking in through the windows, external doors that were rotten and replaced with internal doors that then would not fit or lock, every time it was were "waiting for the landlord" no care of duty towards the tenant at all, just want to take the money, soon on the phone when you hold back the rent though!!!! and finally with hold your deposit and claim £200 to clean an oven that has already been cleaned! we left that house in a far better state than we entered, will let our solicitor deal with this bunch of crooks now!

Having conducted a thorough search we can see that you have never made any formal complaint to our office. We have taken the time to look into the background to this matter and take this opportunity to respond to your review. Your Landlord served you notice so that they could take back possession of their property due to a change to their personal circumstances. You had moved into Culcairn House during May 2016 and had settled in well, having relocated from Manchester to take up a new key management position at The Edinburgh Salmon Company in Dingwall, Mrs Wright worked for B&Q and found a position with B&Q in Inverness. This was a positive move for you and your family and we done our best to assist you at that time. For the duration of your stay (until you received notice to end the tenancy) we experienced good relations with you and there were no breaches of tenancy by you, no rent arrears and no rent unpaid by you. Within our scope of service and duty of care all maintenance reported was dealt with timeously as our records and certificates can evidence. You thoroughly enjoyed staying at the property which we can see in our communications with you and on your Facebook. However we understand that you became frustrated when your Landlord decided to end the tenancy and much of this frustration was vented out at our operatives and contractors. We have since also understood that at this particular time your job at The Edinburgh Salmon Company was under threat due to The Edinburgh Salmon Company facing closure and that subsequently the factory ceased trading resulting in your loss of job. We can fully understand that you would have been frustrated however all these matters were entirely out of our control. The property was offered to you fully compliant with all letting regulations and in a good clean condition, this is evidenced by the check in records. At check out you missed to clean some areas including the inside of the oven which was left with stubborn burnt on grease and food residue. An estimate for a deep oven clean to recover the Landlords costs along with some of the other items requiring attention was £200.00. A claim for this amount was made against your registered deposit with the remaining amount of deposit directed back to you. We have not taken any money from you; your deposit is registered in accordance with Tenancy Deposit Schemes (Scotland) Regulations 2011 and held with Letting Protection Scotland who are a Government Approved Deposit Scheme operator. You may challenge this cost if you wish and the proper channel to do that is directly via the Scheme operator. We have acted entirely professionally as agents; we have not taken anything from you or been of disservice to you. We fully appreciate that we are likely to have been an easy target for you to vent your frustration during your recent unfortunate circumstances. In the interests of the integrity of reviews and to ensure that you are not violating the terms and conditions of the review services (which can lead your social media sites being shut down) reviews should be on topic and be factual. Having looked at the background to your case we can see that your review is disingenuous, off topic, vexatious and not factual. I am absolutely delighted with the service provided by Mr Rasul and his team at Belvoir Inverness, from the first point of contact all the way through to helping me prepare my property for letting and securing me a tenant. My property in Slackbuie was very well marketed and Belvoir had 11 people to view on the first day it was ready, I had a tenant secured in less two days after the first round of viewings. They achieved an excellent level of rent and placed an excellent quality of tenant for me and have taken care of everything from check in to utility transfers, inventory and deposit registration. These guys have a very specific policy and procedure which reduces risk to property owners which attracted me to their service, I am a property investor who lives away from the area and processes such as tenant selection is very important to me. I am so impressed with all the team at Belvoir I am now bringing my whole portfolio across to Mr Rasul his team at Belvoir Inverness. I can’ t recommend Belvoir enough to any other Landlord looking for a quality and professional agency service.

Have had nothing but good service with Belvoir Inverness over the last few years. I had fully intended "going it alone", but a chance encounter with a tradesman persuaded me otherwise. As a landlord, I have been able to utterly forget about my property for nearly three years, safe in the knowledge that everything is in safe hands. A monthly statement comes by email, detailing all expenses and income, and if anything needs to be serviced or repaired it is just dealt with at a very reasonable rate before I even hear about it. Lovely staff in the office, who mix professionalism with friendliness. My situation is probably typical of many: I got married, moved some distance away, but wanted to lease out my flat instead of selling it. Having Belvoir managing it and keeping an eye on it has been a Godsend! And the rental rate they secured was phenomenal, at a very reasonable commission percentage.

I find the team at the office very friendly also when they carry out property inspections. They are quick to deal with any issues I have with the property. Balvoir lettings was a great agency for me. After living with several strange and anti social people found through google and gum tree I decided to go to balvour. Very quickly I got a large room 10 minute walk from town for the going rate and through them choosing flatmates carefully I always had great company. When I come back to Inverness to live again I will certainly pop in there and see what accommodation they have.

Wifey on the phone kept hanging up before I had even finished speaking. Was told I would get a callback regarding a viewing in the coming days, but did not. I then phoned around 5 days later, again, receptionist hung up before I could finish getting a word in. Phoned back and said agent would also not even give the time of day to contend with a viewing without all of the appropriate paperwork required for an actual agreement, which seemed very upfront and jumping the gun a bit. Genuinely came across as just outright rude. No doubt they will flag this as they have no record of communication though.

I have been living in rented accommodation from Belvoir for something like 10 years now, and have always found Belvoir to be a good, friendly agency. They came to my rescue with swiftness when I had to leave my previous flat; I thought it might take me some while to find fresh accommodation, but when I called into the Belvoir office, they found me a flat immediately. I do not live very far away from their office, and have quite often dropped in on various occasions, always receiving a friendly welcome. They are efficient in arranging any necessary repairs to the property; flat inspections are friendly and non-intrusive. I would recommend them to anyone.

After having the briefest of encounters with Belvoir staff and representatives I can wholeheartedly say I would NEVER rent with them or let a property with them. Incredibly unprofessional and very poor communication skills. The office clerk is just plain rude and not too impressed with the company director.
