TrustpilotPortico are terrible and rude. immoral and unethical and go to all lengths to find ways to extract money from landlords even when you are not in the contract with them.
Portico are terrible and rude! They do not explain their processes deliberately so they can add extortionate prices on top of what has been agreed and threaten with legal action and court. They sneakily phone tenants although you are no longer in a contract with them which is very unethical and morally wrong so they can see if the tenant is still there so they can sneakily charge you finders fee although the contract has ended. They will then threaten you with court unless you pay them all this money. They have immoral and unethical and go to all lengths to find ways to extract money from landlords even when you are not in the contract with them.

Very negative experience with one of Portico's driver's (male) road rage physically threatening me (small female) with his car whilst I was trapped in a cul de sac trying to park. He then proceeded to call me a ******, hand gestures etc. Was very upsetting.Upset but understand that these things happen, I was more disappointed by Portico's response after I reported the incident to them. I hoped they would have a word with the driver so no one else would suffer similar but was met with only lip service.

I would highly recommend using Marc, Associate Manager from Portico, Leyton office. From our first meeting back in 2013 I felt very comfortable and confident. His knowledge and advice was exceptional. He really knew his field of work. Nothing was ever to much trouble, no question was ever a stupid question. Easy to contact. If there was an issue, a quick phone call and it was resolved straight away. Just contacted him now and he helped me resolve the problem again. This is the only reason why I am with Portico.

Portico have consistently ignored my calls and emails when trying to enquire into multiple different flats around east London, I’ve left many voicemails and continue to be ignored and not called back despite the singular time I actually got through to a real person I was told I’d be called back later that day with details to arrange a viewing. Writing this review in the hope they see it and sort it out

Brilliant and highly recommended!!Having had many bad experiences with many Estate Agents, therefore I admittedly went into this process with my guard up and I had very low expectations. However Bilal, Daniel, Alannah and the Portico team have been amazing from start to finish.Throughout this process they have been fast and responsive to any query that we had but also to my frequent requested changes.They enabled me to achieve a higher price than I anticipated and exceed the ceiling price of the street.I had a number of unscrupulous local Estate agents telling me that Portico had called it wrong however the house sale went through seamlessly and we could not have been happier.If you are considering a sale in the area I would recommend using Bilal, Daniel and Alannah before anyone else locally, noting that I still have a few rentals in the area and have thus experienced many of the others poor level of customer service.

I rented a property for a number of years through the Walthamstow office and then eventually sold. Sean Hewitt dealt with both the rental and selling and I can thoroughly recommend him and his team for always being most helpful friendly and very efficient. He was always at the end of the phone if needed and dealt with any queries I may have had straight away. He also recommended a good solicitor for the sale. Highly recommended branch of portico

Appalling. It has taken us over month to get out deposit back despite approval from our landlord. Disgusting, greedy and incompetent. Give us back the deposit we are rightfully owed.

My partner and I have recently moved out of a rented property through Portico. We are currently trying to regain our deposit back but it is becoming a nightmare. We were excellent tenets renting the same flat for 2 years with no issues, even though the property was an old flat with a lot of wear and tear. I trusted Portico to conduct the check-out without my partner or I present. Upon allowing this they have attempted to add on numerous cost to be deducted from our deposit i.e. extractor fan not working in kitchen or bathroom, dishwasher door not closing, broken handle on cupboard..These items were in full working order upon me vacating the property and handing the keys back for it to be professional cleaned. This is unacceptable to treat good tenets in this way and I ask please avoid or make sure you are their present for the check-out with recordings of all issues.

Rented through their Walthamstow branch.High fees (which were legal then) but slow to fix anything. Refused to fix some things such as the back fence being non-existent. Tried to charge me £180 for my AST rolling over into a statutory periodic. Upped the rent by 10% without fail every 2 years.We were good tenants. Stayed there nearly 10 years. We fixed up the garden (eliminating Japanese Knotweed) and never missed any payments. We kept the place clean and tidy.When it came to the end, they tried charging a checkout fee and back-peddled when I asked if it was illegal (an old template by mistake). They insisted the property should be professionally cleaned by their cleaners, but it wasn't even a good domestic standard when we moved in. We refused and cleaned it ourselves.. They lied on the checkout report claiming that "detritus" was present on carpets and in the fridge. Fortunately I had hi-def video of the whole flat on the date I left (all tenants should do this) and when I suggested they might want to take account of this evidence when setting any deductions they backed down and gave me the whole lot back. Silly them as there was some wear and tear on the place they might have gotten away with, but they just chose to lie.

I’ve been using portico as a landlord for a few years now as an agent to let my property. Recently I’ve had a terrible experience. Very slow to update me, the fees for basic items like registering tenants deposit is blatantly multiplied (they charged me £70 whereby it’s less than £20 to actually register it). Also they used to deduct fee’s on a monthly basis. They changed their T&c’s without warning so when my new tenant signed a 2 year contract they deducted 9% up front for 2 years which amounts to 3 months rent! I haven’t received any payment as the tenant pays them directly. Please avoid if you are a landlord. There are so many better agents out there that charge half as much and are much more honest and upfront

Rented a 2-bed property in Fulham and the whole experience was painful to say the least. Finally, I managed to get out of the lease and save myself from the headache that is Portico and Molly who works at the Fulham Office. First of all the whole team needs training on how to manage properties and understand what a word 'clean' means. I rented a property that was not empty from previous tenants personal belongings, furniture and had builders rubble throughout. The property wasnt clean and the property manager Molly acted surprised. It was obvious the checks were not done and she had no idea the condition the flat was in. If you are charging nearly 2k a month rent, £100 fo a flat clean is a small price to pay. Sadly Portico didnt see it that way. When I moved and noticed the washing machine didnt work, I looked everywhere it shorty became evident that the machine wasnt plugged in anywhere - reason being, the bathroom didnt have a plug socket! When I quickly informed Portico I was told the below: An email from Harrison Portch stated: 'I am happy to send someone round, if it’s a case of the washing machine needing to be plugged In then you will need to pay for the call-out.' These types of response were regular to issues that were laughable. A flat has a machine, they dont know its not plugged in, they also dont know if there is a socket. Even worse - they dont know whether the machine works but the check in report states it works. Hmm. I struggle to understand how, when there is not even a socket in the bathroom.I do not recommend Portico or Molly Derbyshire or Vatche Cherchian to anyone. If you want a smooth experience go anywhere else. They are good until you pay the money for rent and deposit and then drop you. I moved in January 2020 and the flat was finally somewhat liveable by December 2020. It took nearly 11 months to get all issues and fixes done to the flat. Majority of them done by me. Everything that should have been done before tenants move in. Not while they are living in the property.

We recently had Alice Franco Do Amaral come on-board as our new property manager and since then our experience with Portico has been overwhelmingly positive. Alice came straight in, inheriting a long-running issue from her predecessor, who hadn’t been providing an adequate service. Alice, though, has been brilliant from the get-go: she is patient, an excellent communicator, never goes missing, and, most importantly, gets things done. We are very grateful for the work she’s done on our behalf so far.

Very poor service. We had multiple issues throughout our tenancy and had to threaten with ombudsman to get things sorted. This started at the beginning when the agent tried to trick my foreign partner into a lease without any break clause and lasted to the end of the tenancy when the agent then took an excessively long time to sort out deposit arrangements (>40 days to provide a breakdown of intended deductions). We only got the ball rolling again when we threatened to sue. I highly doubt they were transparent with our landlord either, as we had to frequently go through our neighbor who knew him to get things done. Never have I seen such a poorly managed estate agency (and I have seen many). Landlords, tenants, buyers and sellers should all stay away, they will cause you more stress than you need.
