Trustpilot100% avoid!
Absolutely awful customer service once you buy the house. Lots of problems including bad drainage that means the whole house smells. Massive pass the blame attitude and complete disinterest in fixing problems. That’s if you can actually get them to admit to there being a problem or something being their fault in the first place. Dealt with multiple incredibly rude site managers and unhelpful after care staff. Avoid Morris Homes at all cost, it’s just not worth it!

TrustpilotSt Michaels Park
I popped into St Michaels Park without an appointment. I met with Jeannette, who was extremely helpful, went through all the available homes in my budget. I’m not in a position to purchase yet, but will definitely be back to buy my first home

I appreciate new houses have snagging lists and it’s great that these get rectified. However, it’s concern concerning when a plumber fits a shower control upside down because he’s messed the rest up and it’s the only way he can fit it on! More concerning that someone must sign work off before you sell these houses.Still waiting on 2 big jobs but now it’s been handed to customer services to deal it feels nothing is happening.

Trustpilotstop wasting tress on useless junk mail
My wife and I just received a letter each from Morris Homes, for overpriced two bedroom flats.Apparently, they are 'the perfect choice for young families and first time buyers'.We are both in our 50's and have two daughters - one in sixth form and one at university - nothing like the target audience.I never imagined how bad they actually are, having read the rest of the reviews here. Please, stop wasting trees on useless junk mail - we never signed up to your mailing list, and it seems that where ever you bought your data from is as dishonest as it seems you guys are from the other reviews here!

TrustpilotArkall Farm
Yesterday we visited your show home in Arkall farm Tamworth. We were met by a lovely lady named Sandra, she was amazing. She took us round your 3 bedroom home which was stunning. She answered all our questions, and gave us loads of information about the site, costs and extras which we may want. No hard sell at all. She is a credit to your company.

TrustpilotMonkeys, morons, Morris
As with many others, currently battling the complete shambles they call Customer Service. Sadly, if anything at all needs repairing, even if it is vital to your living in the house, then you’ll need to fight from start to finish. They don’t answer phones, they don’t respond to answerphone messages, they don’t reply to emails. Most frustrating of all is that they don’t actually understand a complaint even when it is clearly articulated. They simply do not listen. They’re so overwhelmed by problems that they struggle to actively record them, so when you chase them again they have no idea what you are talking about and you have to start again. When you formally complain they can’t address your points and they have no record at all of all the emails you sent and the calls you made. It’s like dealing with a zoo full of monkeys. They excel at uselessness. Even the Director gets told rubbish by them, so he’s completely in the dark.I suggest that if you find yourself in the same position you go to NHBC - exactly what I’m now doing. I’ve spent months speaking to morons at Morris and enough is enough.

So got a call from a friend on our morris homes development this morning, they had a fire that started at the main fuse box (MCB) asked for help from Morris sales office on site after the fire brigade had left. No help what so ever. emergency 24/7 line for Morris apparently doesn't work at weekends. sales rep/customer service in office totlay unhelpfull and could say that one of the managers is on holiday.More importantly the MCB has been fitted in a downstairs toilet directly under the main bathroom. the supply falied to trip and cut supply to house, supply had to be isolated at meter to cut supply. Now 5 hours after incident and no contact from Morris homes. totally disgusting service. All customer rep is interested in is getting rid of our friend and covering Morris homes. will be getting an independent survey on electrics done for my own piece of mind and would recomend all Morris home owners do the same.

TrustpilotShelbourne Estates Houghton Grange
We are currently looking for a new build property in Huntingdon and have visited the Shelbourne estates office. Whilst currently there isn’t a show home to view, I have found Rob to be an extremely helpful and knowledgeable sales advisor. He has been very responsive and able to provide detailed answers to our questions. So far, Rob, has provided a very pleasant and positive experience.

TrustpilotGreenlakes Rise
We have moved into our new home at Greenlakes rise and we couldn't be happier , lovely home in a great area. From purchase to completion customer service has been excellent and as with any new home there have been a few snags however these are being dealt with quickly and to a high standard. The site manager Steve has kept us updated on progress weekly and made sure we are happy with works completed.

TrustpilotLied about everything at every point of…
Lied about everything at every point of the process. Part of the leasehold scandal, as a minimum, but after my house being months late, was assured it was 2 weeks away from completion by the sales office. I asked if they had actually looked at my house before telling me this, as it had no roof, windows, doors, no internal fittings, plastering ....., Over 2 months later it was finished. Cost me £5k in extra costs, they grassed my garden for £200, as compensation. Worst Customer service I've had of any kind in my life!!

TrustpilotBuyers beware of purchasing a Morris…
Buyers beware of purchasing a Morris HomeThey are leasehold & Morris tell you that you can purchase the freehold once you've been in your property for 2 years, for around £4K, then they sell your lease on to other companies within a few months of you moving in.Then if you want to purchase your freehold from the new landlord in our case (Aviva) it's £10,600 plus £950 for there legal fees as well as your own.And after purchasing it you still have permission fees to do alterations etc to your home. And when you complain to Morris about it they lie, they then tell you that at the time of purchasing your property you have a choice to purchase it freehold or leasehold which is a total lie. We've wrote to Morris several times and that's to the CEO for the evidence to support what they say & they are completely ignoring us, no response whosoever & that's probably because they can't predict any evidence as it's not trueGround rent start of £350 per year & management charge £179 per yearPlease make sure if your purchasing a Morris Home that whatever is discussed with the sales team GET IT IN WRITING I suggest people look at the information on The Natinal Leasehold Campaign before buying

TrustpilotMisled (or more accurately lied to!)…
Misled (or more accurately lied to!) regarding the leasehold status of the house. Leasehold never mentioned by sales, but when asked, we were told we could buy the freehold after purchase for £6,000. However when we came to buy it less than a year later the freehold had been sold on (within just a few months of our purchase) to an offshore company in Guernsey. They then demanded £109 pounds for us to then be told by them that the price of the freehold was now over £17,250. Disgraceful.

TrustpilotBuyers beware of fleecehold properties
Pressured to put 10% down on the house before we had even sold our own. Just about managed to hold them off and paid it when we did sell our old house. We asked to buy the freehold (as a leasehold property) and was told we didn't need to because it was virtually freehold (999 year lease). We said we still wanted the freehold but told we could buy it after we moved in if we really wanted it and this was normal to do (approx £4k we were told). As new to all this we assumed as the customer we wouldn't be lied to so accepted this as something to do after we moved in. Moved into the house with hundreds of defects (mostly sorted after 2 years) but found out by letter that our freehold had been sold behind our backs to an investor 2 months after we moved in. No offer to buy it or anything, we just received a letter saying it had gone. We asked to buy the freehold after receiving this letter and was told to speak to the investor for an informal price. Got quoted over £10k for it and legal fees..... Disgrace! It turns out even if you buy the freehold it still contains fee generating covenants like asking to add a conservatory. Even if they say no to it you pay to ask. This is not what we expected when buying from a big builder like Morris Homes. All nice on the outside but once you're taken in that's when the real truths come out. For more information I recommend people visit the National Leasehold Campaign and Home Owners Rights Network (HORNETS).

TrustpilotA new home for the new year.
We visited St Michael’s at the start of the year and fell in love with the pleasant neighbourhood and quality of the houses. Jeanette has given us time and support through decision making and her knowledge has provided us the confidence to buy our Morris home.
