TrustpilotMy experience as a guarantor
My experience as a guarantor for a tenant who has rented a property from this company worsens by the day. In addition to the issues I raised in an earlier review, which hasn't even been acknowledged, I have learned the flat wasn't inspected before it was let and now there is a plethora of serious problems. The Branch Manager refuses to discuss the situation with me so I have been forced to pursue a formal complaint. AVOID AVOID AVOID

He negotiated with 3 bidders and helped us secure the property we wanted.I would highly recommend this team for great service at what was probably the busiest time ever with the end of stamp duty waivers ending.from startKeep up the good workBrianne

Put my house on the market before with other estate agents with no luck. Reeds rain put my house on the market and virtually had a buyer straight away so I can finally move on to a smaller house which is all I need. Thanks for the great service Reeds Rain.

Trustpilot5 stars!
My partner recently sold his property through Reeds Rains Hull, from start to finish they were professional, friendly and couldn’t do enough for us! They chased the entire chain and went above and beyond to make sure the sale went as smoothly as possible. Every time we called they were knowledgeable and gave us the best advice they could. Steven and the team are a great asset to Reeds Rains.

TrustpilotAwful service
Awful service. Moved around and been renting for the past 7 years and I have never had an experience like this. I've never had an application process thats taken more than a couple of weeks max. With Reeds Rains, it has been 4 weeks and still not sorted. References were an issue due to them using the incompetent service that is Experian. Everytime you contact the office, you get fobbed off and you can never get through to the person dealing with your application unless they happen to answer the phone by chance. Looking to BUY a property soon and I will not be interested in any property advertised by Reeds Rains! First and last!

TrustpilotAVOID AT ALL COSTS
Absolutely disgusting treatment from the agents and landlord. I don’t think the box is quite big enough to fit all of the problems we have encountered in the last year. The lack of communication is atrocious, and the inexperienced staff is embarrassing. Don’t think they know that my partner worked for an estate agents and knows all the legalities of certain procedures which they clearly don’t know. Avoid at all cost.

TrustpilotAvoid Reeds Rains if possible - exploitative, disorganised and stressful
We are renting a house managed by Reeds Rains. Our landlord is wonderful, but our experience with Reeds Rains' poor management has caused serious issues and made us feel insecure in our tenancy, leading to unnecessary stress. In the last six months, we have:1) been forced to live without hot water/heating (in February) for two weeks as the Reeds Rains' maintenance department did not pass on information about the issue to our landlord. We made a formal complaint to Reeds Rains who reluctantly (after weeks of calls and emails) agreed to compensate us. They did not take responsibility, despite their agent acknowledging that he had neglected to pass the information on for over a week. 2) Despite going on to a rolling monthly contact (SPT), Reeds Rains are now attempting to force us to sign up to a 12 month tenancy, at the cost of £120. We did not have to do this last year and they are not answering our questions appropriately, and their poor communication has given us the impression that we have no choice but to sign up to the tenancy. Their emails have implied that we sign a 12 month tenancy renewal or our notice will be served. We are not in the position to sign up for a 12 month tenancy as, after two years in the property, our circumstances are changing. There has been no acknowledgement of this or any sense of understanding by their renewals team.3) We are often called for marketing purposes by Reeds Rains local branch who seemingly call to thank us for looking after the property so well and then attempt to sell us products which we do not need, and they will ask questions like 'do you know what you'd do if you couldn't pay the rent?' 4) Our experience when when signing up to the initial contract was comical as their representative was unable to deal with paperwork, frequently lost documents and wasted hours of our time in the branch office during our working days all for a sign up process which should be simple.5) Their fees are extortionate and we will have to pay £120 to leave the contract. Overall, our experience has been fraught with difficulties. The company have little understanding of the situation renters are in, and they attempt exploit our position for their financial gain. We would not recommend any landlords to use Reeds Rains to manage their property, and we could advise renters to use a different lettings agent.

TrustpilotProlonged, unprofessional, nightmarish!
Currently in an awful situation with Reeds Rains. No inventory provided at beginning of lease, were lied to about the property having been professionally cleaned. They refuse to do any upkeep work, despite fully managing on behalf of the landlord. They claim "landlord must consent" prior to confirming any repair. It is a scam. Landlord is probably paying them to enjoy his/her own life, and they're squeezing us out of money with extortionate fees. We moved into the place and trash had been left in the front and back yard, food remnants in kitchen cupboards...stay away while you can! UNPROFESSIONAL PROFESSIONAL LIARS.

TrustpilotAt first I thought yeah very good
At first I thought yeah very good, Alison was amazing in helping get sorted. But throughout things I told them about maintenance that needed doing didn't get done or even acknowledged apart from 1 thing so had a freezing cold flat most of the time! I've now moved out early although still under contract and the communication is horrendous especially the snotty 'Andy' through email. All I asked for is dates of when the tenant was moving in and about the inventory being done but again no real answer until today when he all of a sudden gave me an exact date surprise surprise! And emailed the moving out/ maintenance team who are useless and told me nothing apart from that there was 'outstanding work' even though I've emailed issues I've had with them and issues that arose because they didn't maintain the property correctly. Still no reply from them too. Stay clear of reeds rains

TrustpilotShocking, don’t be a landlord through this company
Rented our home for years with no rent review, with mortgage rates and bills increasing, in May 2022 we asked for a price review and it was agreed that it could be increased by £50, tennant also agreed. After having everything agreed the rent didn’t change, I chased it up and was told it would be September (from asking in May!) 4 months, what a joke! They said they needed time to inform tennant, but the tennant knew about it as we spoke to tennant direct! Anyway September comes, and guess what the rent still hasn’t been changed. I’ve chased and chased and got zero response! Happy to chase me if they need something from me though. Absolutely furious. I have all the emails to show our conversations with Briony Runham who is now ignoring me!

TrustpilotVery good service from Stone, Staffordshire team
Sold a house through Reeds Rains, Stone, Staffordshire on behalf of my father-in-law. Took some time for a purchaser to make an offer, but I could not fault the service received from Reeds Rains - Connor, Stan and Naomi were all very attentive. We had some logistical difficulties - that's nothing unusual in a property transaction - but Reeds Rains were always helpful, always on hand and always willing to act on our behalf. Glad it's all over, but thank you for smoothing the pathway for us.

Have been a tenant via Marple Reeds Rain since Sept 2017. Dealt completely by an amazing lady called Carolyne Weston who has really looked after ourselves as Tenant throughout the tenancy. Carolyne is pleasant, approachable and always returns your calls and communicates effectively with you when you have a query. Carolyne has visited the property and always leaves a little bit of feedback so we know all is okay which is a good thing for ongoing management of the tenancy. Carolyne chases any concerns we had about repairs outside of reeds rains control and is definitely a doing sort of person. to be honest the tenancy has been fine but we will miss Carolyne especially and her colleagues at Marple Branch

TrustpilotREEDS RAINS PUT MY FAMILY IN DANGER…
I am reviewing this on behalf on my niece, a tenant of Reeds Rains Hebburn office. She is a tenant who has recently terminated her tenancy agreement with them. She is unaware of the legal rights and obligations the tenancy agreement affords her until I had a conversation with her 2 nights ago. In a nutshell she was asked by the Hebburn office if she would agree to showing prospective tenants around her flat - doubtlessly saving the agents a job. She agreed to do this in order to find a new tenant as quickly as possible (she had to move out asap due to losing her job) When I found out about this I was immediately concerned - an agent was prepared to let unaccompanied people look around a single females home? Alarm bells rang so I messaged via Twitter and got a very nice reply from their social media team offering to look into it. This they did and within 24 hours I had a response - copy of an email from the branch manager Carole. As regards the safety issues I had raised she stated "the viewings were all made at the convenience of "E" and we are strict on security and so not send anyone to any property without first knowing exactly who they are" E also received an email from the branch but surprisingly no mention of safety aspects were mentioned in that, purely financial matters I have spoken to my niece tonight. She told me one viewing was a single unaccompanied male, who told her he wasn't wanting to move into the flat himself but was looking at it on behalf of a friend who is living in Turkey. There was no follow up from the Reeds Rains office, no phone call to my niece to see make sure she was ok immediately after their arranged viewing, she could have been attacked in her home and they couldn't have given a flying f***. Luckily she is ok and now aware she didnt need to do this in 1st place but shamefull because she wasn't aware of her legal rights under the tenancy agreement and felt obliged to agree to the agents request. the tragic case of Suzy Lamplugh resulted in stringent safety measures for estate agents/lettings agents being implemented for agent employees. Shameful that Reeds Rains cant apply even basic safeguards to tenants who do their jobs for them. E was lucky, but certainly the lack of regard by the manager of this branch is breathtaking. On this basis I would definitely definitely not recommend using this particular branch of the agency.

Discriminates against people on benefits in the form of requesting people on benefits to provide a guarentor which they would not ask someone in employment. I only found this out the night before my viewing as i took it upon myself to double check information i had already provided in my initial enquiry. Sloppy, and could have wasted a whole day of my time which they obviously dont care about and no apology after all this. In a nut shell vile.

Inept, Incompetent, Pathetic.Reeds Rains Huddersfield, Branch Manager Liam Doran. Booked a viewing for a house, turned up at agreed time, waited, waited, no sign of agent. Turns out the property had been sold earlier in the week and Reeds Rains neglected to tell people that came to view the property.Poor managed by branch manager Liam Doran who clearly couldn't manage a p*ss up in a brewery yet alone rub an estate agents. TrustpilotDisgraceful... I've rented for 12 years with other agents and never known problems like the ones face with ReedsRains
I think my last email to them should sum it up, although it only scratches the surface.... please note that this has been sent to our local MP, the Secretary of State for Housing, Communities and Local Government, and the local Council's Rogue Landlord Team:Hi *********,It's good to hear from you again; I hope you've been well.We have considered your advice and have been thinking about it for a long time - as you pointed out, the initial email was sent in May, and we are now in August, and in that time up until now, we have paid the full rent; so I'm assuming the landlord has used the surplus of these rent payments (after their mortgage has been paid etc) to "have some of the funds go towards getting the maintenance sorted". How much do they need to get the hazardous items listed rectified? It's all very well saying that you've washed your hands of it and handed over to the landlord, but they also pay you to manage the property and you should at least be checking that they are in fact dealing with the problems raised surely? There's a plug socket in THE BATHROOM with no extraction fan and it's hanging off the wall with the wires exposed, just a metre away from the shower and even closer to the sink for God's sake! Any idiot knows that's goes against building regulations and is considered a health hazard, yet your agents have thought 'it's fine how it is, let's get the property rented and start milking money from people again'. The contractor you sent around to us couldn't believe the state of the house and the number of issues. It's not fair and it's not ethical. We have had to spend a significant amount of money to rectify some of these issues ourselves, so not only have we lost out by paying a ludicrous amount on rent for a property that isn't worth it, we have now forked out more to be able to live there in half-decent state. we have Zero use of the garden, we can't bring back people to the house as it's embarrassing and we have no quality of life associated with the property, not to mention how dangerous it is.It's a poor show on R&R's behalf; you guys have deemed the property acceptable to put on to the lettings market in its current state, while it has the glaringly obvious hazardous issues (such as the one just mentioned above and the trip hazard at the very top of the stairs among many others). R&R have been managing the property on the landlord's behalf for, what I understand is, a significant amount of time, and have allowed the property to fall in to it's current condition. And even if you tried to blame it on the last tenants, they moved out on 10th January 2018 - why wasn't this all done between that date and the date that we moved in on 23rd March; and if it was down to them why wasn't it all done using their deposit? Why had your agents not ensured that the landlord had met basic building regulations? Why was an inventory not done and provided to us?I have tried to get someone to come and meet with us about the property a number of times - you probably recall me asking you to come to visit us which you were unable to fulfill - but again, this always has to be on R&Rs terms. I have said I can make myself available any evening or weekend to meet with someone, but your Catford office has told me that's not possible and that it must be a weekday. It's funny that they will do viewings on a weekend at properties when they are trying to get the tenants signed up and paying money to them, but anything to do with the welfare of tenants or maintenance of the property these times cannot be accommodated. Well I'm sorry if it seems like I'm being difficult, but we have been inconvenienced more than enough, and we have been paying over £2,200 every month until now for the privilege, and we are unwilling to take any more time off of work in relation to this property, so R&R need to inconvenience themselves for once and meet with us at a time that's suitable for us if they wish to discuss this further. Everything so far seems to be on your terms, and given that the situation we are in now as largely down to your organisation, it would seem like a good engagement and service strategy to maybe just put yourselves out a little bit and maybe consider the idea of meeting We have been completely transparent from the start, from raising the issues, informing you that we would be involving the council's rogue landlord team, and to now being explicitly clear that we are withholding rent and why we are doing so. We have tried to meet with R&R, and have also tried to meet with the landlord, who has also expressed their deep dissatisfaction with your organisation. The only people who have been losing out so far is us, to the tune of £2,225.00 a month, so now it's someone else's turn to be inconvenienced. The fact that your passive-aggressive comments about future referencing have been included in your response shows the level of disdain you have for your tenants. The reason you and the landlord are in the situation you are in now with tenants refusing to pay rent is down to your own actions (or lack of); you have had plenty of opportunities to put this right or take the hit and let us go. You had the property empty and held the keys for over two months between the last tenants and us to get works done. You had been managing the property while the last tenants were in and carrying out 4 inspections a year so had the opportunity in those visits to flag these issues as they arose and get them fixed. you have had a lengthy email from me in May detailing the level of disrepair. You've had three months to at least START to work through the list of issues. All of this down to you, and you have the audacity to threaten us with a bad reference in the future. Shocking behavior. Absolutely shocking. The next stage will be to contact your MD Oliver Blake directly as I feel that this is not being treated seriously enough; I know we are only 'mere' renters - your Catford office does a great job of trying to remind us that we are just renters and probably are a lot more courteous to (potential) homeowners - but we are still paying rent and expect to have issues responded to appropriately, especially where they include breaches of legal regulations. We can make this as difficult as you want to make it.As previously stated,if you want us to complete the full term of the tenancy and pay the rent, the list of issues will need to be addressed and sorted - i don't think this is an unfair request, and given that we have lived here for nearly 5 months with no use of a garden and a house that's in poor condition, I'm sure you can understand our reasoning. Failing that for everyone's ease we can between us come to a mutually agreeable date to surrender the tenancy, giving you and the landlord time to find new tenants while we carry on paying the rent until that date and we will expect none of the issues listed to be rectified for us to do so. This way the landlord is still going to be receiving their rent and has the benefit of time to try and get tenants in without a break in rental income. This may also work out cheaper for them in the long run, and given that the landlord has supported this option previously, it seems like the best for all; we haven't even been able to unpack all our belongings yet as we were lead to believe that we would be able to leave shortly. So in answer to your 'advice' about future referencing, we will just have to take that risk and hope that the landlords, like in any other business, use the revenue generated from the rent payments to invest some of that back in to their business. Although they have just got back from a three week holiday abroad...Kind regards,JamesOn Mon, Aug 6, 2018 at 10:19 AM, *************** (ReedRains) wrote:Good morning,Thank you for your follow up email below.I apologise that these issues have not been addressed.
