GoogleThroughout my purchase I dealt with Alexia. She was professional, polite, friendly and most importantly responsive and effective. From the first viewing onwards she delivered excellent service, coming armed with measurements, lease information and answers to all my questions. She knew her property and represented it well with honesty. When she didn't know something, she found the information quickly.
She was on hand throughout the process and liaised with my broker and conveyancer effectively. I can honestly say it was a very easy and hassle free process and I would wholeheartedly recommend.
It was a refreshing approach to the brown shoe, wide tie, shiny suit brigade that show you around either in a blaze of hyperbole or with a disinterested lack of knowledge.
If I was looking to sell I'd feel my property was getting the best representation and as a buyer it could not have gone any smoother. Thanks for the great service.

GoogleAs a tenant renting a property with T&C for over 8 years, I could not speak more highly of my experience.
The team were responsive, considered and fair with all matters that arose and whilst properties of friends and families were rising dramatically in price, T&C acknowledged the market but never put up the rent more than a reasonable amount. This allowed us to stay in our home for so long whilst friends were changing property once a year.
Amazing communication, excellent when dealing with issues. Thank you to Steve and his wonderful team over the years.

GoogleI rented a property from this agency for 8 years . In those 8 years, the agency have been nothing but attentive, customer-service lead, and more than anything, personable. When the landlord decided to sell up, I was truly gutted as I had found my 'home', however all the different departments in this agency were supportive and informative, and always kept me in the loop of the sale process etc, to enable me to plan my move out successfully and in time. I'd like to particularly point out Alexia Lawrence, who was just amazing and an absolute credit to this organisation. She was always there for any questions I had, to show support and to literally be a friend assisting with any concerns I had with my move. Thank you Alexia, you're an absolute gem and the company should be very proud to have you .
Thank you all again, you were very professional and personable at the same time which made it a joy to interact with. Chad

GoogleMe and my partner rented with town and country for 3 years. As we were originally students who had lived in and around Brighton and Hove for years, we had our fair share of terrible renting experiences!
Fortunately, town and country were nothing but fair and timely with how they responded to concerns and issues in our time with them. We did have some issues with the building regarding a collapsed ceiling, however Stephen was cordial and was professional in his correspondence with me trying to resolve the issue.
Rent increases were fairly minimal over a three year period and were reasonable, while many of many friends have faced insane increases over a similar period.
We also had a back and forth regarding our deposit, however it was resolved professionally by Alexia and we came to a mutual understanding, which was definitely well received!
We are now in the North and many miles from Brighton, however I would always recommend town and country to someone considering renting in the area.
Definitely a breath of fresh air compared to many other letting agents.

GoogleFive stars for Town & Country Property Services, highly recommended! They've been really professional, efficient and friendly over many years as both letting agent/manager for my flat, and manager of the whole building. They have an excellent knowledge of the Brighton & Hove property scene and good connections with local builders and other contactors. My flat had three tenants over 18 years with a barely a gap between them. Recently, they also successfully sold my flat, achieving close to the initial asking price and against my tight deadline. Well done all at T&CP, with a special shout out to Steve and Alexia for going the extra mile! Thank you :-)

GoogleDecent compared to others, but overall, I didn't think the service for tenants was good or modern from start to finish.
Some points;
- can only view a flat if you're going to commit (logically, this is illogical, but we play their games)
- mentioned a few things that were dirty and needed cleaning before I moved in, only 1 of which was sorted. Also, flat not cleaned before moving.
- In the inventory, i decided to list out all the dirty AND broken items so they wouldn't try to charge me for it when I moved out.
The lady in charge of signing off on this was rude and stand offish the whole time. She said, without looking at me/acknowledging me, 'so this is all just stuff that's dirty, not broken, then?'
(Yes honey, so you little shits don't try to rob me when I move out)
- Speaking of robbing, when moving out they in fact DID try to get money out of me for cleaning (whatever they gave me dirty, i left dirty). However, after stating this and providing the aforementioned signed inventory sheet, they kindly WAIVED the requirement.
Turns out no new tenants were brought in afterwards, and the flat has gone full renovation. So, I would have either gone back to clean/ paid a fine for cleaning so some builders could ruin it within days. PROFIT!
I did receive decent communication from a male employee whose name I have forgotten. Apart from him, I found the people rude and their processes archaic and nonsensical.

Many thanks for your detailed and comprehensive review. Some of the comments are obviously quite concerning to me as a Director of the business and so I would be grateful if you could please email me with the details of your tenancy so that I can investigate - steve@tandcpropertygroup.co.uk
At Town and Country Property Services we pride ourselves on having incredibly low levels of disputes on deposit returns as we are fully aware that a great tenancy can end badly if monies are deducted that tenants do not deem 'fair'.
In terms of the viewings we provide video walk throughs of the properties to which give applicants a really good understanding of the property before booking a physical viewing. Apologies if you felt this is illogical in any way.
I look forward to hearing from you, kind regards Stephen Chipp, Director.

GoogleAlfie and Alexia have been absolutely fantastic in helping us sell our flat in Hanover. Despite the sale being far from straightforward for a variety of reasons, they guided us seamlessly through the entire process. Their proactive approach, persistence, and willingness to go above and beyond made all the difference in getting the sale over the line. We couldn’t recommend their services highly enough.

GoogleHad loads of problems in our flat of 1.5 years, namely consistent leaks coming out of our ceilings & windows that were never resolved, cockroaches, really loud building works & dust for months, yet they had the audacity to try & charge us £130 for cleaning when we left the flat practically spotless. It doesn't cost £130 to clean "a few hairs" and some water marks on a shower & draining board. Lived in many flats & never had any money deducted from a deposit, but have always rented directly from landlords rather than lettings agencies. This experience has led me to feel that lettings agencies are less transparent & fair than private landlords, which is saying a lot. I'm sure you'll respond saying you have the right to charge for cleaning, but you can look at about 100 websites that tell you that the list you sent us falls under fair wear & tear.
Shell · 26 January 2025
Agent replied · 22 January 2025
Dear Shell,
Many thanks for taking the time to write an honest review and I can only apologise that you feel you have been treated unfairly on vacating the property. I fully appreciate the issues you endured during your tenancy from leaks to pests and we tried to ensure these were dealt with promptly but sadly much were out of our control like the refurbishment of the flat above you.
My understanding is that my colleagues offered the chance for you to return to clean the small items that required cleaning but that you were unable which is understandable. I also further understand that we discussed with the landlord and got agreement to reduce the cleaning level to £50 and the landlord covered the remainder due to the issues you experienced. I am afraid that when contract cleaners are instructed they invariably have a minimum call out charge as they have insurances, materials, labour etc to factor in. This is why we always try to allow tenants to return to clean minor areas.
Once again apologies for the issues during your tenancy and best of luck for the future.

GoogleThe Church Road Hove Town And Country office were FANTASTIC with my flat dealings with them. They are very welcoming yet still very professional. I always had a millon questions to ask, yet they always gave the time to help and were very patient, always very thorough and so polite. I can't fault any of them atall. I give them 5 stars as I've come across some very rude letting agents in the past, but these guys are great! :) :)
-UPDATE:- I rented with Town And Country Property Services for 2 1/2 years and from start to finish they were brilliant with everything! I was actually sad to leave them but health permitting (my MS and wobbly legs) I needed to move to a ground floor flat. I wouldn't hesitate in renting from them again. GoogleTenants in King George VI drive, Hove, a house that is delapidated, cold and mouldy.
If I could give less than one star, I would. They are shocking.
Edit: a hole in the wall has been found by us in sub zero temperatures, letting in cold air and we have been told that this is non-essential and their building contractor will not be instructed. This is despite their building contractor visiting this week to undertake other work. Our son is recovering from a respiratory virus and we have our heating on day and night and are still cold.
This is an agency who does not care about tenants. As others have said in their reviews - BEWARE! Just one comment from the Director when discussing sorting out some maintenance work at the property : "dead tenants don't pay the rent!"NegativeQuality

Dear Anna, as I have explained multiple times we can only instruct works authorized by your landlord and I have urged you to contact the Environmental Health if you feel your property is below standard - which I have assured you it is not and as the EPC shows.
I am sorry you feel that you have needed to leave us a negative review, particularly after our many emails on todays date.
I can assure you we take tenants safety as a top priority and we have been trying diligently to resolve your maintenance concerns amidst this global pandemic. I can only apologise that you feel our efforts have not been good enough.

Dear Emma, we are obviously very distressed with the issues you suffered toward the end of your tenancy. Unfortunately, and as explained on numerous occasions, the issues were not problems that we could deal with but emanated from; the upstairs property and the exterior of the building. That said we continually chased those that were responsible, namely the Managing Agents of the building and upstairs property. It is a sad reality that as we were the agents of your property you feel we were somehow responsible for the delays in resolving. We hope that you have a successful new tenancy.
