GoogleGood evening,
First of all apologies, this is an overdue but well deserved review for Hunters Estate Agent Hayes,
Abun and Darren Bailey top blokes 5 *, hats off all they way for their commendable service,
Abun undertook the initial viewing for the property in Harlington, toplad !!! dependable team member !!!
We gave our formal offer, it was successfully accepted,
We had the usual painstaking delays when it got to the legals and the usual roller coaster ride of technicalities, despite the setbacks and the turbulent stages Darren had faith we were not going to pull the plug on the sale and not follow it through,
Late out of hours evening calls were initiated by Darren to keep the ball rolling and the fire alive in the proposed sale metaphorically speaking, undertaking the 5 - 6 way conversations and keeping the proposed sale proactive and remained positive all the way,
We got there in the end during the latter part of 2022, exchanged, completed and collected the keys to the new property,
It was by far the best experience of purchasing a property through Hunters, excellent process undertaken until the transaction was signed on the dotted line and completed,
Our agent's Abun & Darren's experience and deep understanding of the market were invaluable. They provided an exceptional service, were always punctual, and were incredibly responsive to our queries. They turned what could have been a very stressful process into an enjoyable experience,
Both were professional, helpful, and quick to respond. Highly recommend,
We want to finally thank the aforementioned for all the fantastic work you've done for us. Thank you for going the extra mile for us on every step of our homebuying journey !
We could not have done this without this duo, we are so grateful for your assistance, patience and expertise,
Credit definitely due where credit is due,

GoogleI put my house on the market with Hunters and dealt with Tommy and Demi to start with. Both very pleasant and understanding. Once the offer was made I was then liaising with Darren each week. Darren is very engaging, understanding and made the whole experience much easier and less stressful. In fact, when i did feel a tad stressed Darren reassured me and his sense of humour helped. I would highly recommend Hunters - an all round pleasant experience and they do the job well. Thanks all!

TrustpilotNot transparent, poor communication, poor customer service
1. Not transparent, even though they have a duty to disclose issues with the property once asked.
When I asked why is a 2-bed in the city centre is only £995 (when I already knew the answer being ongoing construction site), they were purposely very vague.
He emailed, "Regarding the prices, there are a number of factors affecting a valuation of a property which include size, conditions, time of year, building etc."
2. Get clients names mixed up and books you in for the wrong viewings. Eg. I asked to see a £995 2 bed property but they linked me to a £1300 property. I had to correct them.
They also kept emailing me and calling me Chris when I said several times I am not Chris. Worrying early signs of poor communication, little to no client care.
3. Viewings are incomplete - why schedule a viewing of the property, only for me to turn up and that is when you say there is a communal laundry room but I am not allowed to view it. After the viewing I emailed back and this was their response:
"The communal laundry rooms are on the stairs, one per floor. At the moment we don’t have capacity for second viewings unfortunately.
I made it clear from the beginning of my enquiry that I wanted to find a quiet home to rent and no drama. Clearly, the initial contact and viewing experience already hints there will be drama, probably worse if I did sign a contract with Hunters.

TrustpilotMy experience selling a property in the…
My experience selling a property in the UK with this agent was extremely frustrating. For over four months, they delayed the transaction. Despite my constant follow-ups, they kept giving me excuse after excuse, like mortgage problems or minor issues, saying it would happen next week. Eventually, I told them I would pull out and sell to another buyer, but Matthew insisted I still had to pay. I also want to warn people about this company, be very cautious, because in the contract, they include terms that are unfavorable to the client. Once you sign, they do very little to follow up, and you can’t even be sure if the buyer will complete the deal. Their main priority is just getting you to sign, and regardless of whether the sale happens, they still take your money. And when I tried to back out, Matthew actually threatened me, saying that if I didn’t pay, they would escalate it to other departments. I feel this is a form of intimidation.”

TrustpilotI am very disappointed:
I am very disappointed:
After my property was managed by Brandford Hunters for around 6 years, I was suddenly charged £240 for a new rental reform bill contract and £45 plus VAT per person for AML checks.
These fees were not clearly explained or agreed with me in advance. The deduction was also made from my refund before I had signed or agreed to the new contract.
I feel this is unclear and unfair, especially as a long term landlord client.

TrustpilotI would strongly advise others to think…
I would strongly advise others to think twice before renting through this estate agent. When we signed our tenancy agreement, the property was advertised and agreed with included parking, which was a key factor in our decision to rent the flat.
However, just a few months into our tenancy, the parking was suddenly closed off and made unavailable. This caused significant inconvenience and disruption to our daily lives, especially as parking had been a major factor in choosing this property.
What’s particularly frustrating is how the situation was handled. The estate agent did very little to help resolve the issue and took no responsibility whatsoever, despite the parking being part of what was originally offered. Communication was poor, and we were essentially left to deal with the consequences on our own.
During this time, we were forced to park in a Tesco car park and pay for parking after work. On multiple occasions there were no spaces available, meaning I had to drive around late in the evening trying to find alternative parking elsewhere. This was both stressful and time-consuming.
To try and resolve the issue, my partner had to take several hours out of his working day over the course of a week, including attending a three-hour meeting. Despite this effort, the only solution offered was for the landlord to contribute just 50% towards alternative parking, which was located far away from our building in a public car park. Even with this contribution, it would still leave us paying over £100 extra per month for something that was originally included.
To make matters worse, the flat has now been re-let at a significantly lower price than we were paying. We were paying £1,200 per month with parking included, yet it has since been advertised for under £1,000 per month without parking. In that context, the offer to contribute just 50% towards inconvenient, off-site parking feels completely inadequate and frankly quite insulting.
We were ultimately forced to find a new property, which cost us hundreds of pounds in moving expenses, required taking multiple days off work, and caused a huge amount of stress. Despite this, the agent offered no compensation and even suggested we should be grateful to have been released from the contract.
Once we had agreed to leave due to the parking issues and lack of support, we were then required to accommodate viewings of the property. This took up additional hours of my partner’s working day and caused further disruption at an already stressful time while we were trying to organise our move.
Only months after we moved out did the agent state that the landlord would cover the additional parking costs we incurred, but this was conditional on us agreeing to drop any other potential claims. We will not be agreeing to this. Had they taken proper responsibility for misrepresenting the property and the significant inconvenience, cost, and stress caused, this situation may have been handled very differently.
The issues didn’t stop there. They then attempted to charge us money from our deposit for items such as “discoloration in the washing machine drawer”, something that was already documented in the original check-in report. They provided an amount for repair without any supporting cost evidence. When we challenged this and requested proof, the quotes we eventually received were extremely high and unreasonable. We had to stand our ground and escalate the matter to TDS for dispute resolution, and only then did we end up paying only 40% of what they were trying to charge.
It has now been months since we left the property and we still have not received our full deposit back, which is adding further financial strain and stress.
Overall, this experience has been extremely disappointing. A letting agent should provide support, take responsibility, and offer fair, reasonable solutions when issues arise. Unfortunately, this agent failed on all counts, and I would not recommend using them

GoogleWe had very difficult sale. We had 2 buyers drop out and we were beginning to lose hope. Hunters worked hard to find us a new buyer on every occasion. Darren did everything he could to get the sale done as soon as possible. He was always avaliable to us and helped with chasing solicitors. Moving is one of the most stressful things to do. Darren and Hunters were a huge help

TrustpilotAvoid this agency at all costs.
I paid a £135 holding deposit to secure a room with an agreed move‑in date. The moment they took my money, they changed the date and told me I could only move in several days later. Because of their change, I could no longer proceed and asked for a refund, which they refused.
Every part of the process felt unprofessional. They changed key terms after taking payment, ignored the written agreement, and then tried to keep the deposit even though the change was entirely on their side. I had to escalate the issue to the Property Ombudsman because they simply would not do the right thing.
This experience caused unnecessary stress, wasted time, and disrupted my housing plans. Based on how they handled this situation, I would strongly advise others to be extremely cautious before handing over any money.

TrustpilotRobot refused to give me a viewing
Awful experience trying to arrange a viewing. Spent yonks on the phone with a robot. It asked me unnecessary questions and misheard things; then had to reconfirm everything. Eventually it was happy. I hung up and it started again this time by text. In the end it refused to let me have a viewing unless I told them my spending budget - which I wasn't prepared to do. Do not sell your property through these idiots.

TrustpilotDisappointed
Disappointed, we learned our house purchase had fallen through at the point of us being ready to exchange on our property. We found out that the office had known about it and left it to the agent, who had been looking after us, to tell us after she came back from annual leave! We never got a reason for the purchase to fall through and they even tried delaying us putting an offer in on another property. Luckily this was with another agent and we trusted our gut as the trust with Hunters had gone. 7 weeks later we were in our new home. Felt let down and disappointed with Hunters. This was our first and last time dealing with them.

My experience with Hunters was deeply disappointing.
Repeated administrative errors relating to notices and tenancy handling caused unnecessary delays, additional time, and avoidable stress during possession proceedings. When I recently contacted the branch again regarding future instructions, I was informed in a dismissive manner that they no longer wished to work with me due to previous disputes, disputes which arose from their own handling failures.
Professionalism, accountability, and respectful communication appear seriously lacking based on my experience!

GoogleWe recently bought a house from Hunters. The amount of effort and time Mr. Darren Bailey put into walking us through the process was exceptional and unbelievable. He made himself available to talk to us even after office hours. We were well guided and though the road to purchasing the property was rough at times, Darren was there to smoothen out the process. Darren demonstrated excellent problem-solving skills. His professionalism, knowledge of the market, strategic mindset, promptness, kindness, friendliness and good energy made a potentially chaotic purchase process simple. His attention to detail and level of time / dedication is outstanding.
We would highly recommend Darren and Hunters to anyone looking to buy a house.

GoogleI've had a fantastic experience with this estate agency managing my rental property. The whole team is incredibly helpful and professional, going above and beyond to ensure everything is taken care of. A special mention to Carly, who not only handles day-to-day management but also recently managed a full refurbishment of the property. She coordinated contractors expertly, ensuring the work was completed to a high standard and ready for the next tenants.
The team is always prompt in responding to queries and swiftly resolves any issues, making my role as a landlord so much easier. Their dedication and attention to detail are truly appreciated. Highly recommend them for anyone seeking thorough, stress-free property management!

GoogleWe decided to choose Hunters estate agents to sell our home after 20 years in Hayes. Tommy came to our home and explained the whole process with so much ease we felt instantly comfortable choosing them. Having an app to check on upcoming viewings was very beneficial as you could fit them around work. Flexibility to do some viewings on our own and with Demi was also handy. Darren took on the sale side of things and did most of the chasing between parties involved, he kept us informed and we could contact him at anytime we needed. They recommended local solicitors and mortgage advisors so we didn't need to spend time looking ourselves. Thank you the great homely service we received!

GoogleWe had a a wonderful experience with Hunters. All credit to Darren who was very diligent and professional dealing with our situation. He gave a us a lot confidence during our purchase and personally dealt with both sides of the transaction and the solicitors to close the deal.
Darren regularly checked in with us and would maintain great communication, always keeping us informed and at ease that we can get the deal done as quick as possible.
We were very fortunate to have Darren facilitating this transaction, without his know how we’re not sure we would have been able to close as quickly as we did and we would have definitely not been filled with as much confidence in the process as we did.
Thanks so much Darren for helping us through this process we really appreciate you and recommend you to any one looking to get a sale done!!

GoogleWe felt that we had the support of the whole team at Hunters, Tommy met us and explained the process, he was our initial primary point of contact and was very helpful, we took a long time deciding whether to sell or not and then choosing an estate agent, Tommy was the reason that we went with Hunters. Demi and her colleagues kept us informed throughout the 'viewings' stage and chaperoned all of the viewings, knowing when viewings are taking place allowed us to work around them, once we'd accepted an offer, Darren then took over as the primary point of contact, a very knowledgeable and experienced ' finisher' with impeccable verbal communication skills, we spoke with him a lot during the final weeks of the sale. Well done Hunters and thank you for being our estate agents.

GoogleTommy and the team were absolutely brilliant. My mum, at 84 years old, wanted to move to a retirement property after living in her home in Hayes for over 59 years. I live abroad and therefore, was not on hand to undertake the full supporting role my mum needed. Tommy and his team took care to ensure my mum was involved in all aspects of selling her house and couldn't have been kinder or more patient. Today, 2 months after my mum moved, I got a call from Tommy, asking me how my mum was getting on in her new home! This team are amazing. Thank you to Tommy, Darren & all those who visited my mum during this difficult period in mum's life. She was so relieved that you guys were always there for her, answering all her questions and giving her the peace of mind she needed. We couldn't be more grateful. Thank you!

Trustpilotlettings fees are very high
For lettings their fees are very expensive. First 3 months of my 450 rent studio flat they took and I did not get anything. When tenant leaves another month will be gone as inventory check is 180 and cleaning in 250 and this is for a studio flat. If i want to cancel the contract i have to pay 900. Stay away.

GoogleHonestly, if I could give more than 5 stars I would! When I was looking to sell my property and buy another, I met with about 8 different estate agents but Hunters stood out for me. I met first with Tommy and his sincerity, thoroughness and professionalism sold it for me. I had a lot of questions and he answered them all patiently.
And then the amazing Darren took over and when I tell you this man is amazing, he truly is. Darren went over and beyond, was available at any time to talk me through my questions be it at 8pm or at 8am. Never for once did he sound impatient with me, no matter how silly my questions sounded. He took his time to explain the process, gave regular updates and whenever there seemed to be a delay on the buyer's side, or my solicitor's side, he would go out of his way to chase. Darren literally held my hand from the start of the process to the very end.
Darren, you are a top guy! You are so good at what you do and on top of that, you have a good heart and you are very kind. Thank you so much for all your help and thank you to the Hunters team involved in the process.
I 150% recommend Hunters! If you are looking for a sincere, stress-free, professional experience with buying or selling a property, I promise you, Hunters is your best choice.
