Simple Life really isn't just a home, it's Our Home

We've lived in a SimpleLife home now for over 2 years and we absolutely love it! It's so nice to live in a home we can make our own and it's feels like it really is ours unlike other rented houses we've lived in.A huge thank you to Hannah Bishop our asset manager for helping us with all our queries and maintenance issues that have all been dealt with quickly. She always keeps us informed on the progress of our maintenance issues and checks everything is OK. I would highly recommend Simple Life to other families. We've rented from multiple landlords and Simple Life has been the best we've had!

Lived in a simple life apartment for a year a half, really did not want to move out but had to in order to size up. Our apartment was brilliant and we loved staying there. I lived in 7 fusion way for 3 years :Alarm system failed , no one came to help me stop it: I had a little kid and was pregnant . Neighbours called to no avail. House was leaking, I called , no one come over to help ,Garden was flooding , I called , nothing was done ,Disappointed when I moved in cos they won’t let me view the property.I have been billed more than £2000They expect the house to be in same condition after 3 years Now they will not let me take out my car charger . Hello,Thank you for providing your address within your review so we are able to locate your records.From looking at our system, we can see that when you first moved in you experienced a leak and we apologise for any delays that were experienced getting this fixed. We have also looked in to your claims regarding your garden but we have no record of this being raised on FixFlo, your maintenance reporting tool.Having reviewed your check out inspection and subsequent proposed deposit deductions, we can confirm that these are fair and warranted. Simple Life does account for general fair wear and tear which is why £750 of redecorating work has been allocated to us as the landlord. Please be assured your car charger can be made available for you to collect, however in order to do this, like any charger, it will need decommissioning which is a cost we can’t cover for you. The team will be in touch to offer this to you and to confirm costs. Based on the condition of the property at move out, we can see that the deductions proposed are reasonable. If you would like a copy of the check-out report, or need further details, please contact the team and they would be happy to assist. If you’d like to contest the proposed deductions, then this can be done through the TDS (tenancy deposit scheme) who act as an independent adjudicator to ensure the final resolution is fair for all parties.

Awful end to an awful tenancy

This was our second property with Simple Life. Our first was a good experience, which is why we trusted them enough to rent from them again. We really shouldn't have.

Cleaning

We moved into a new build property today and the process leading up to this has been great. Jade initially sorted out the securing of the property for us and Shannah had done the referencing and kept us up to date with everything. Both jade and Shannah were lovely to deal with. Upon moving in day, we arrive at the property and it is not cleaned. Apparently the cleaning people just didn’t come round to our house even though our move in day has been set for weeks. Despite it being a brand new house, it was like a wood workshop with saw dust everywhere which we had to spend the entire day trying to clean. Everything would have been perfect had the house been cleaned like it was supposed to be.

This is the first time I write a review…This is the first time I write a review on trustpilot. This is my first home in the UK. I am happy to welcome a simple life. The advantage of Simplelife is that it is new buil and pet friendly, so I contacted the Internet and decided to rent a unit ,Since I don’t have a job, need to pay 12m rent to Simplelife. When I arrived on the first day, when I checked the house , I found that the oven was not cleaned(very dirty) the garden was full of rubbish and the garden grass was dead ( look like a site) . Moss, there is still a big hole in the garden . On the first day, my daughter fell and injured, and the toilet board was damaged (except for the maintenance of the garden, I did not deal with it. It has been more than 2 months since I moved in, and no one has come to repair it)and 2nd day. There was a gas leak. Fortunately, after the inspection, they found someone to repair it on the same day. until today that the water pipe at the bottom of the kitchen cabinet was leaking. All my items were wet, and there were electric switches on both sides. Fortunately, they found it today, avoiding possible opportunities. To be honest, life is not simple at all after moving in, and we have to keep up with maintenance issues. I hope simplelife can face up to the problem and help the tenants to deal with it.

Unfortunately, we can see that you had decided to move into your property a few months after your tenancy start date, which inevitably meant that there was a period of time where dust accumulated.We’re very sorry that you appear to have had quite a lot of items needing maintenance attention after moving in. As you will be aware, we do a full pre-tenancy health check of the property to ensure that any common maintenance issues are checked to ensure everything is in working order before a new resident moves in. Unfortunately, many of the issues you have raised were unforeseen and it has been really unfortunate that these have cropped up in quick succession. We’re very sorry for any inconvenience, but we hope that we have restored faith in the team, as we can see that they have ensured all items have been resolved extremely quickly for you. Additionally, we can see that your new issue raised this weekend is due to be resolved in 4 days. The only item remaining is the garden, which is scheduled to be resolved in the spring time, which is the correct time of year for an issue of this nature to be resolved successfully due to weather.

Happy Stay and Helpful Asset Manager

We were newly moved to this country and we are very happy that we found Simple Life as our first home in UK. The house is well equipped with all necessary home appliance the house was well cleaned before we moved in. The location is great very closed to different supermarket and the city centre. Annabelle is out asset manager and she has been very helpful and responsive for our request everytime we need help. Great job Annabelle!! I had already referred few friends to stay on Simple Life.

Easy application process and helpful staff!

The process to get a home with Simple Life was easy, however I had to call to get the information but my husband and I were kept in the loop constantly. We now have a beautiful home that we will be moving into after just one week. Shout out to Christine and Daniella who gave me the information and quick email responses, very helpful and lovely staff. Looking forward to moving into our new home as I hope our experience with them is as successful as the application process!!

Hard life not simple life…

I reported that our living room heater is not working since 22 November 2022. My wife is pregnant, they know this, I don’t owe them rent, I pay early. Today is 13th January 2023 and still the issue has not been fixed, I have called 3 or 4 times to remind them of the issue. Do they want something to happen to my wife in cold winter . There is still the issue of the cracks in the walls & ceiling I reported in the same time, still no one has come. Please can you put us out of this misery and send someone already.

We have looked in to your records and we can see that when this issue was raised, it was sent to the developer and they marked this as complete on 23rd November, but shortly after, you confirmed that this wasn’t the case. We can assure you that we have been chasing our housebuilding partner to get this in working order for you, but frustratingly we were struggling to get it escalated with our partner, as a result we have escalated this at Simple Life and chosen to instruct the works outside of the housebuilder. We’re pleased to confirm that a contractor is attending today.

Nice property shame about the letting agent

Awful company. Unhelpful, 4 months on from leaving last property still no deposit returned, charges on deposit but no work carried out, list is endless. Moved into another Simple Life property only because the property suited my situation, would have been so much better if it was a different landlord. Day I moved in Garage door wouldn't open, they said it's not urgent! Err yes it is urgent as I'm just out of hospital after cancer operation & had to put all big stuff in there until I could get help moving it as accommodation is all upstairs, they refused so I either had to cancel the move or get a locksmith which I had to do! Sent them the bill & they refuse to pay it. Dont let it out if its not ready or fully accessible, Simple really. I do all my own maintenance & done all the outstanding snagging when i moved in as they have no urgency on anything.Update on deposit: they are now withholding all my deposit after agreeing to pay me £238 which I have in writing. They are also charging me for garden works which is over £1100. Problem is they haven't done any work & the new tenants in there love it. Its like taking your car in for a service, you getting a bill, get home & find out its not done! My ex neighbours were charged for a full redecoration when they moved out which wasn't done. Wave goodbye to any deposit if you rent through this lot!UPDATE 30/11/2022They have left an answer on my review which clearly states: We can assure you that dilapidations charged for, will be carried out at the property to return it to the original condition.I have been round to check what I've been charged for & low & behold they have done less than half of what should have been done. I have requested half of the £1100 charged to me be returned along with other monies they still owe me. I'm still awaiting a response. Good luck to anyone disputing anything with this mob. I suppose it will have to be TDS who sort it out. Glad I've got photos to back up what they've fraudulently claimed to have done at my expense.This is now over 4 months waiting!!FURTHER UPDATE JANUARY 2023Still no deposit monies recieved 6 months since moving out. Now with TDS to adjudicate. Just beware of renting with Simple Life, con merchants who will do everything they can to nick your deposit!

I am aware that the team have been in communication with you since leaving your review.We’re sorry that you feel that the deductions for the garden are unreasonable. We make it very clear that residents must fill out an alterations request form before making changes to the property. This is so we can protect the asset and manage resident expectations on what condition the property should be returned to, preventing disputes. As we have a large portfolio of homes, we must be able to manage and maintain them efficiently. Whilst this means we will approve some alterations without the need for the customer to change them back at the end of their tenancy, there are also some limitations on adopting new assets. This is made clear at the alteration request stage. We can assure you that dilapidations charged for, will be carried out at the property to return it to the original condition.

From submitting our application to getting the keys we where always kept up to date with the process. House is beautiful, front gardens are maintained by the housing association and we found 1 fault eith the property and it was dealt with same day. As tenants we can not complain in the slightest.

⚠️ STAY CLEAR OF THIS COMPANY ⚠️

Please take time to read this review as I want to warn people about this company before they take other peoples hard earned cash wrongfully. First issue i was told a set date i was going to move into the property and they were going to call me for all the details, wasn’t contacted so i reached out to them only for them to tell me that my move in date had been pushed back by TWO weeks, cost me a lot of money to move my furniture back into storage! When i finally moved into the property it was shocking, no door number, scratch on the door (i reported it and he put the door number on and said he’ll be “back to get the paint” and never returned). Inside were a THICK layer of dust and debris all over the kitchen counter from the builders and foot prints on the floor and carpet, had to spend loads of money on cleaning products to get them out. Cracks in the walls, and the garden kept flooding when it rained causing big patches of the garden to die because the builders did a cowboy job of levelling out the garden. Sewage smell always coming up from the kitchen sink too and a leakage behind the bathroom wall that caused a yellow stain that was reported and never fixed. Here’s comes the worst part, moving out of the property they’ve now decided they want to keep my entire deposit and add additional charges for “damages” I took it to dispute with the tenancy deposit scheme it was getting handled through email but i unfortunately loss access to it, i reached out to THREE different simplelife members to ask them the name of the company that was handling the deposit dispute and asked for their email and were IGNORED by , IRFAN & RODOLFO, (Tahir was the only one that seemed to care and help tried his best to help me which i’m grateful for) i reached out to Tahir again and finally he was able to get one of the two mentioned to email me back. By the time one of them got back to me the deadline for me to submit my evidence for the dispute of my deposit was over so simplelife took it all. It explains why i was ignored for three weeks. Calculated scammers. Moving into this property was cash loss from start all the way to finish. Absolutely disgusted how there’s a cost of living crisis and this company are taking money that rightfully doesn’t belong to them. Deducting money from tenants deposits when the builders did a botched job and falsely deducting cleaning charges is absolutely absurd. Stay far away from this company! don’t let the good reviews fool you

Our communication records have also been checked and we can see no communications reporting that you were unhappy with the cleanliness of the property when you moved in.Upon also reviewing your check out report we can confirm that the end of tenancy charges that were proposed are unfortunately justified.Any deductions that are to be disputed go through an independent adjudicator (The Tenancy Deposit Scheme) acting on behalf of both parties. We can see that you raised a dispute for some of the deductions, however, when you were invited by the TDS to make a submission, no submission was subsequently made. You emailed Ifran asking for the TDS contact details on 9th November, to which he replied to you on the same day.

DO NOT RENT FROM SIMPLE LIFEI have rented from them for 2 years, moved in with an agreed rent of £650, this was August 2020, last December they decided to put the rent up to £675, a little excessive for the area but I agreed, this week I received an email stating that the rent is going up to £720! A rise of £45 per month! £70 rise in 2 years! In the current time when hard working people are already struggling this is not an affordable amount, in reply to my questioning this rise all they can say is “in line with current rent rates in the area” having researched this the current average rent in my area is £678, not to mention that the house although in Leigh is in the worst area of leigh so not really even worth that.Also the oven stopped working about 4 months after moving in, I reported it and was told to complain directly to the manufacturer! Surely this is a landlord responsibility or always has been in property I have previously rented, the houses are all built on the cheap, walls paper thin, carpets the cheapest you could find and the lino in the kitchen and living room is awful, cheap and nasty, impossible to keep clean and coming away at the edges, also within 2 months of moving in the side of the stairs developed large cracks all the way up, they sent someone out who filled the cracks with a tube of silicone! It now looks untidy, uneven and stained, could have done better myself. They constantly big themselves up with ‘affordable housing’ and pictures which look nothing like the actual houses, they don’t care about their tenants one bit, their last reply to me was basically if you don’t pay the rent increase move out, must add I have always payed rent before due date and looked after the house. This seems very common, speaking to neighbours this is standard practice from them and also seems a few have a lot of trouble getting deposits returned after moving out

We do our very best to strike a balance between taking a fair view on rental increases for our existing residents, whilst still aligning as best we can with the UK property market from a business perspective. Rents across the UK are increasing considerably due to inflation, as you can see from the following research, the average rental increase in the UK is currently at 12.3%, whereas the increase mentioned in your review is just under 7%. We do try to manage resident expectations regarding rental increases from the offset of a tenancy - it is made very clear in our tenancy agreements that rents will be reviewed and rise each year and unfortunately, like any business, we are unable to avoid that. https://www.hometrack.com/wp-content/uploads/2022/09/UK-rental-market-Q3-final-HT.pdf As you have been with us for 2 years you will know that you are always given advance notice of any rental increases and you have the opportunity to end your lease with us and move to another property if the rent isn’t suitable. We’re sorry if this isn’t aligned with your expectation but we do hope to see you stay with us. In reference to your maintenance comments, we have checked our system and there is no record of an issue with your oven ever being raised with us. You are quite right, this would be deemed as our responsibility and you shouldn’t have been told to contact the manufacturer yourself, we can’t currently find any record of this, but if you have a copy of these communications, we would ask that you pass a copy on to us so we can investigate and ensure that this doesn’t happen again. Additionally, it is common for settlement cracks on the stairs to appear in new build properties, this was picked up in our 9 month inspection and was filled with decorators chalk which is a standard solution for this repair. If you are dissatisfied with the quality of this work, please take some pictures and send them over to us so we can review.

I’m pleased I found Simple Life to help me with my journey of finding rented accommodation that is also pet friendly. I never knew how difficult this would be as so many landlords refuse pets. Having owned my home I’ve never rented before but due to circumstances changing I needed to look for new accommodation. Simple Life Resident

I have been following Simple Life developments since 2020 and always hoped to get an apartment from them. Finally happened last year, the process was smooth, the welcome pack box is beyond thoughtful and made me feel at home already. The property layout and design is very modern and bright. Lived at the residence for 1 year. It was more of a family based residence which made me like it more. I see the kids around more and they are so cute and friendly, I remember 2 of them stopped me on my way home one time, and they said they wanted to sing a song for me, listened and that made my day. I also like how the app made things easier in terms is communication and updates. My Asset Manager was really kind, thoughtful and helpful. Thanks so much Olivia Gresswell.

We love our new home!

We have been in our Simplelife home for a few months now and couldn't be happier. From the beginning, Jade and Rebecca were absolutely fabulous in talking me through the process and keeping me in the loop as we progressed.But the real star has been my asset manager Olivia Gresswell. We had an issue with the alarm while I was on holiday and she handled it for me and made sure I didn't have to worry about a thing.Nothing is ever too much for her, and she has always been helpful with my documents and even videos to help explain the features of our beautiful home.A++ Olivia! As a new comer, we don’t understand the operation of some of the facilities in the house. It is much appreciated that our Asset Manager, Olivia Gresswell, who answered our questions, queries and emails with fast respond, explanation with patient and generous help all the times.We would like to say thank you to Shannah Levey, Referencing Coordinator. She helped us a lot during the referencing procedures so we had had a smooth and fast application experience.In addition, the fact that we could rent a house within 2 weeks after our landing in the UK, Rebecca Evans, Lettings Negotiator was the person who giving a helpful hand to arrange a new home for us. Great experience

I've been renting with simple life for over a year now and we've just moved from an apartment to a semi-detached house. A few glitches along the way, but Olivia (asset manager for both developments) and Shanah (referencing team) were absolutely brilliant during the process, and helped to speed things along. Olivia is quick to respond to my many emails (haha), and is ever willing to help find a solution where there's an issue. Our current home is such a beautiful and spacious 3-bed, and I really look forward to the next 12 months with simple life.

Fab :) The simple life team especially Olivia are always happy to help in any way they possibly can.

My self and my partner have been renting with simple life for almost 18 months now, we absolutely love our home:) Olivia the asset manager of the team always goes that extra mile to ensure we're happy, safe and is always up to speed to ensure things are exactly how they should be. She is our first point of contact which really does help our experience to be as great as it is due to her kindness, politeness & simply how helpful she is at all times.. even on her lunch break!! I can't thank Olivia enough for everything she does for us and I really cannot recommend renting with simple life enough - if you're thinking about it, do it ! :) xxx
