Very happy with our Simple Life home it is very well appointed and designed. We have been a tenant for 6 months. Our rent is fairly expensive and I do worry about affordability in the future if Simple Life increase the rent as other tenants have advised is normal. The surrounding area is still under construction so we are without proper roads and street lighting at this time.

I felt puzzled with your response. All you rebutted was helpless to solve the problems. You simply repeated your unreasonable accusations.First, you haven’t looked into the issues seriously as you dared to claim that it was difficult to differentiate the marks present at move in and the marks made during the tenancy. Have you detailedly gone through the check-in inventory and made comparisons with the checkout’s? The photos provided by your inspector and the additional photos I submitted in the very first few days acted as a strong evidence to assure the defects preexisting before I moved in. Second, the time allowed to provide feedback to the check-in inventory report was only seven days after moving in. No issues with the property could then be submitted to or updated the inventory record. What if other concealed issues were being discovered after that period? Like one of the issues in my case, the stain at the oven bottom covered by the baking tray could not be noticed easily. It could only be found later the days when I cleaned the oven after use. It was absolutely inaccurate and unfair to attribute the stain made by me because it had been present before I moved in. You may rebut it was found in the checkout report but absent in the check-in inventory. However, the photos in the check-in inventory could not tell the truth as the stain was covered by the baking tray while the tray was removed in the checkout photos. The attribution of making the stain to me could not be established as comparing the photos of the initial oven state and the checkout state could not draw a fair conclusion.Besides, the most ridiculous thing was that the comments for the property items in the check-in inventory were stated as “good and excellent” without any issues, but the fact was opposite that defects could be obviously seen in the property. How dishonest you are! How dare you say to make sure the property is in its tiptop condition for the new tenants? What standards do you hold for your tenants? Are there two different standards, one for the new tenants and another for the checkout’s? For the check-in tenants you provide a so-called ‘tiptop’ standard (defects actually found in the property), while for the checkout’s you adopt a real tiptop standard. How shameless you are! You handed over the property to me in an unsatisfactory condition but you requested me to return you a tiptop standard one. It is absolutely absurd! Even though I reported the issues at the very beginning of my tenancy, no repair works were arranged to fix the problems. I could have only tolerated all the problems throughout my tenancy. When I discovered new issues, I was advised to report them via the Fixflo platform. As a responsible tenant, I did follow your instructions to report the issues and had them fixed. However, the issues initially raised disagreeing with the contents of check-in inventory had not been fixed since the first day of my tenancy, including damp patches on the ceiling of hallway, deep scratches in the bathtub, scratches, picture hooks and screw present on the walls, loose radiator knob, broken freezer drawers and even dog faeces in the backyard. Can you imagine what tiptop standard the property was with these issues?Third, you may be confused with the interim inspection with the pre-checkout inspection. Actually I underwent both. The interim inspection was compulsorily conducted on 8th August and the voluntary pre-checkout inspection was completed on 18th September. I only received the interim inspection report with excellent ratings as a tenant, but I did not receive a pre-checkout report to remind me something I needed to pay attention to. Apparently, no matter what the inspection results were, you would attempt to make claims from the tenants’ deposit by all means. You suggested to assist the tenants to get their deposit back with the pre-checkout inspection. It was actually hypocritical that you intentionally deprived tenants’ deposit.Last but not least, I cannot see any sincere apologies from you. You just defended yourself by attributing me with false accusations. All the stored photos, emails, and the records in the Fixflo could be used as a concrete evidence, therefore you cannot lie on your own.
I have already raised the dispute to the Tenancy Deposit Scheme in order to strive for a just and fair adjudication and I have informed your move-out team staff Miss Ciara O'Grady on 19th October via email. I have communicated with her over the unreasonable deductions from my deposit. I think all the details about my checkout have been clearly stated. It is helpless and waste of time to discuss any further with you.Meanwhile, I would like to caution others not to fall into the trap of Simple Life Homes.

We have noticed that we have addressed the same matters in your other review, so please find below some detail on each of these items:We have a dedicated check-out team to review check in and check out inspections to ensure any proposed deductions are both reasonable and fair. We do recognise that it is sometimes difficult to differentiate between marks present at move in and marks made during the tenancy, therefore, we wavered any decoration charges. All residents are provided with a 7-day window to annotate their check-in inventory as standard, as it is assumed that a resident would be familiar with their property after living there for a week. If residents find issues after this date that they believe were present pre-move in, then we would advise them to contact a member of the team to discuss this in more detail. After reviewing your check in inspection, I can see that the property condition was classed as ‘good’. We can see that you raised one issue with the property upon moving in, we sincerely apologise that this issue was present when you moved into the property. As you mentioned, we can also see that you raised two maintenance issues during your tenancy with Simple Life, both issues were fixed during the tenancy term. We have also reviewed our communication records and cannot see any evidence of dissatisfaction of the property during your tenancy. We are aware that you have disputed the oven clean cost, this is now sat with TDS to act as an independent adjudicator. The purpose of the voluntary pre-checkout inspection is for the inspector to advise and raise any areas of concerns, we do not issue a report for this inspection as the purpose of the appointment is to provide guidance to the resident. We still conduct check-out inspection once the tenancy has ended as it’s difficult to assess all aspects of the property whilst residents are still in their tenancy.We are really sorry to hear you’re dissatisfied by the end of tenancy service provided to you. I strongly caution anyone considering renting from SimpleLife Homes to exercise extreme vigilance. Our experience with this company has been a truly harrowing one, and I feel compelled to share our unfortunate experience with the hope of sparing others from a similar ordeal.SimpleLife Homes appears to have a troubling practice of not including any photographs of existing damages in their property inventories. Instead, they inexplicably assign the responsibility for any damage to tenants during the move-in process. This sets the stage for a disheartening situation where they are quick to claim that you are the one responsible for any pre-existing issues, leaving you to bear the financial burden.To make matters worse, SimpleLife Homes' method of comparing photographs is far from equitable. They tend to employ an uneven standard, resulting in comparisons that are not "like for like." This inconsistency in their assessment process further compounds the tenant's plight, as they will seemingly place the onus of responsibility on you, regardless of the circumstances.It is essential to take comprehensive photographs of the property before you move in. SimpleLife Homes may even resort to threatening to involve the Tenancy Deposit Scheme (TDS) to intimidate tenants, thereby heightening the already stressful situation.In our case, we were fortunate to have gathered substantial evidence to counter their unjust claims. However, the manner in which SimpleLife Homes handled our concerns left much to be desired. I would like to convey my frustration with the extremely poor checkout experience.Upon receiving the checkout inspection report, I was astonished to find charges for redecoration, oven cleaning, and a light cleaning for the property. The move-out team imposed these charges without thoroughly comparing the property's condition at check-in with its current state during checkout. Many of the defects, such as marks, hooks, screws on the walls, damp patches on the ceiling, and scratches on the bathtub, were already present on the day I moved in. I promptly emailed them, rejecting their reckless claims and providing evidence from the check-in inventory. They appeared to be considerate and generous in waiving the £100 redecorating cost. However, I was still required to pay £24 for oven cleaning and £118 for light cleaning. They reminded me that these charges could not be reversed as the landlord had already contributed to the payments, implying that I had to reimburse them. I felt frustrated and wronged by their unreasonable accusations. In fact, I had thoroughly cleaned the property before returning the key. I strictly followed their checkout guidelines and hired a professional carpet cleaning company to clean the carpets. The entire property inside and out, from the front door to the back garden, was completely cleaned. I fail to understand why they still blamed me for failing to meet their cleanliness standards and insisted on an additional light cleaning. I had already taken photos of the property after cleaning to provide evidence supporting my appeal.Furthermore, Simple Life Homes contradicted themselves by conducting an in-person property health inspection on 8th August 2023, just seven weeks before the end of my tenancy on 29th September 2023. They emailed me a property health check report stating that no issues were found and commended me for being a responsible tenant. The email is directly quoted as follows:"As a Simple Life resident, we trust that you take responsibility for upkeeping the standard of your property. Through these in-person property health checks, we can work together to ensure your home remains in the same condition as when you first moved in. This will also help secure the full return of your deposit at the end of your tenancy if you decide to vacate.The findings of our inspection showed that the property was kept in excellent condition, in line with your tenancy agreement. We would like to take this opportunity to thank you for taking such good care of your home. It's evident from our health check that you take pride in your living space."However, when I moved out in just seven weeks, they raised different accusations against me regarding the cleanliness and damage to the property. On one hand, they declared in the checkout guidelines that some wear and tear over time was tolerable and understandable. On the other hand, they adopted a mean and nitpicky approach, fabricating issues supposedly caused by me, even though these issues existed from the very first day I moved into the property. They resorted to deceptive tactics in an attempt to extract monetary compensation from tenants, which is completely unreasonable and unacceptable. How shameless of them! I felt unjustly accused of not cleaning the property. I strongly disagreed with their accusations and followed their suggestion to raise a dispute with the TDS. I am currently awaiting a fair and impartial judgment. I have ample evidence, in the form of photographs taken after cleaning, to prove that the property was cleaned thoroughly. It was as clean as the day I first moved in, and even cleaner than it was. The checkout experience I endured was extremely disappointing, and I will certainly not recommend Simple Life Homes to anyone. I will also caution others to be wary of their dishonest business practices.

As standard, all Simple Life residents are provided with a check-in inventory when they move into their home, we encourage residents to raise any issues within 7 days of receiving this report so we can ensure that the property is up to our standards. We can see that you have disputed the redecoration charges due to marks being present when you moved into the property, it is difficult to differentiate the marks present at move in and the marks made during the tenancy. Therefore, we made the decision to waiver the £100 recordation contribution. We do allow for fair wear and tear and can see that the cleaning contributions are both fair and warranted to bring the property back up to standard. We encourage all our residents to have a health check inspection towards the end of their tenancy so we can work together to ensure the property is in tip-top condition, so you get as much of your deposit back as possible. However, anything that is raised during this check is not exhaustive and your property is still subject to the usual checkout inspection process. This is primarily because it’s difficult to view all defects whilst the property is still furnished. As you have outlined in your review, if a resident would like to dispute any end of tenancy deductions, the correct process is to do this through the Tenancy Deposit Scheme, who act as an independent adjudicator on behalf of the resident and the landlord. I sent in multiple inquiries for a rental which were ignored for days, and finally made progress once I called the office at 9:30am Monday morning. I received an email asking loads of questions, and responded immediately. Another email with a link to an application, and I again responded immediately. Another email on Tuesday morning asking my husband to fill out the application again "from his email" which he did. According to the email time stamps, the total elapsed time between the initial application request and the 2nd application was 22.5 hours. However, we were told that they'd given the house to someone else because our first application "had errors" and the 2nd was not submitted within the 24-hour window. The application instructions very clearly said we had 48 HOURS to complete it and if we didn't, they would pass it on to someone else. When I pointed that out to Joseph (the rental agent) he flippantly said "Oh, that's obviously wrong" and then repeated that there was "obviously" nothing he could do about it because they "obviously" gave the place to someone else already because we "obviously" failed at filling out the application. Simple Life could have easily fixed it by saying to the others "Sorry, we made a mistake. Someone else was ahead of you." Apparently that solution wasn't obvious.

Here again for the same problem about the cooking heater hob that goy faulty few weeks after I moved into the apartment. This is over a month I reported the issue to simple Life and it is yet to be resolved.Now they don't pick my calls neither reply messages in the fixflo site for maintenance issues. This is really unprofessional and disappointing. Frustrating bunch to be honest.I would honestly say I was really dissatisfied and disappointed with Simple Life Homes the way this maintenance issue was handled. Really poor poor service from them. This issue took 1 month 2 weeks to be resolved. Something as inpritant as a coking hot hub, you said it is not a 24 hr emergency but it took them more than a month to fix a 'not 24hr' emergency. They were not even picking up my calls for the last two weeks. This is really really poor. The pacifica had done thier duty of checking the hub was working and they did but simple Life took them ages to send in an electrician to check just the fuse on the wall. I am really really not happy the way this issue was handled. Even though I pleaded with them I had a breastfeeding mother of a 1 month of baby, they totally ignore this and acted unconcerned. How can a breastfeeding mum breastfeeding if she does not feed properly. I even explained to them based on cultural differences we cook all our foods, they were explaining we should use alternative source to cook like microwave(absolutely not possible). I would say in general I was beyond disappointed with the service provided.

These guys are so unprofessional, tempted to say they are wicked. Cooker hob switch has been faulty for 4 weeks now and they keep saying they are still waiting for quotation from contractors to fix it, now they no longer pick my calls. So ridiculous, just to get an electrician to change the socket is taking more than 4 weeks. I have not been able to cook with my cooker hob. Imagine how distressing it is to use alternatives like microwave to make food for over 4 weeks.18/10/23 The above issues stillbhas not been fixed, Sinple Life homes are jot even picking my calls anymore. Hello,Thank you for supplying us with further information so we can locate your records. We’re sorry to hear that you are not satisfied by the service provided to you. We can see that the issue was raised on 22/09. As the cooker hob is still under warranty it was raised with the supplier on the same day. When the supplier attended the property, they advised that no fault was found and that the issue was presumed to be with the isolator. This is classed as a non-urgent repair which we expect to be completed within 30 days. We are aware that a member of the team has contact you to arrange for a contractor to attend on your property on 16/10 to complete the works.

I am writing to complain about the poor handling of my washing machine repair. As they have not responded to Fixflo’s replies, I have decided to write this post.On March 24, 2023, I reported a noise issue with my washing machine to Fixflo. My request for an engineer to inspect the machine was cancelled on April 19, 2023, by an agent who claimed that the machine was still working.On September 5, 2023, I discovered that the washing machine was no longer spinning, and my clothes were coming out of the wash wet and damp. I tried running the machine on spin mode only, but it was still not working. I therefore reported this issue to Fixflo.On September 7, 2023, an engineer visited my property and determined that the washing machine had a faulty internal part that was causing the spinning issue. The engineer also believed that this faulty part was the cause of the noise issue that I had previously reported. After the engineer's inspection, the washing machine was unusable. I have had to take my clothes to a laundromat to be cleaned. Simple Life can reimburse up to £15 a week for laundry costs as long as receipts are provided. This agreement was made based on the contractor's promise to repair the washing machine on September 19, 2023. However, the contractor was unable to do so because the spare parts were still on order.The £15 weekly allowance is not enough to cover the laundry needs of three adults and a baby. We estimate that we need to wash approximately 12 kg of laundry per week. According to our receipts from the cheapest laundry service in the area, 12 kg of laundry costs approximately £34.I therefore requested that Simple Life increase the laundry allowance to £34 per week. This would cover the cost of our laundry needs and would help us to manage our household budget. However, Simple Life refused to increase the allowance, claiming that it is based on average laundrette costs.On October 2, 2023, I called the Service Centre to book a repair appointment. The staff said the part had arrived and scheduled a technician to come to my home last Wednesday to replace the part. However, I received a reschedule notification in the morning saying the part has not arrived. This is the second time this has happened. I am demanding that Simple Life follow up on this last Wednesday. As of the time of writing, they have not responded.I have been waiting for over a month, and my washing machine is still not fixed. The laundry allowance is not enough to cover our costs. We are constantly spending additional money on laundry every week. As you rented this property to me with a washing machine, you are responsible for repairing it as it is now faulty.I am deeply troubled and infuriated by this. It is irresponsible of them to blame the tenant for their own negligence. I demand an apology and immediate action to resolve this issue.

We contacted the supplier of this appliance and arranged for an inspection to take place within a week for the issue being raised. The supplier diagnosed the issue and arranged a follow up appointment. Unfortunately, the supplier has let us down on two occasions by cancelling your appointment. We can only apologies for the inconvenience that these cancellations have caused you and can assure you that we have been continually chasing the supplier for an alternative date. I’m aware that the supplier has been in touch with you today to co-ordinate a visit for tomorrow, 19/10 to replace the part. Again, we apologise for any delays you have faced and please rest assured that the team is pushing this along as quickly as possible for you.

I was a renter of Simple Life for over 4 years, in this time they collected over £40,000 in rent. The house was a new build and already had many issues when I moved in with stuff falling off the walls and falling apart. Any reports made to Simple Life during inspections were ignored but I accepted this and made the best of it. They rarely contacted me unless they wanted money off me due to the payment taking a few days to go into their bank, when trying to contact them you never could and they did not and never reply to emails. The problem was when I moved out, despite paying them over £40k+ in rent they are attempting to keep my whole deposit minus about £80, despite trying to come to a resolution and even allowing them to rob me out of £600 they still wanted more, they're a shockingly greedy company and since I told them I would be taking it through TDS they have just stopped corresponding with me and are dragging it out as long as possible to make me wait for the money. They tried to charge me for not cutting the grass, I cut the grass before I left but they did the inspection three weeks are I vacated the property - hey Simple life ... Grass grows! I also emptied the whole house and left a solitary paint pot I thought they could use for touching up the walls - they claimed I had not removed all rubbish from the house ... they're a bad company, a very greedy company and I would avoid them if you can ; the houses are shoddily built and they will not fix any issues but when you move out they will try charge you for these issues and come up with fake reasons as to why they should keep your deposit. I would give them a minus rating if I could.Update: since writing this review simple life have attempted to bully me into taking this review down, firstly trying to mark it as not legit you’ll see it is now verified. I reported issues during house inspections and nothing was done, only after one of the last inspections did they then send any email saying any issues have to be reported online after nearly 4 years at the property. They’re charging extortionate amounts to bring the property to look new and DO NOT take into account fair usage or wear and tear. I also fear TDS after in their pocket and don’t take into account any of this automatically siding with them over any issues, they seem to almost be in a partnership to rob you of your deposit.

As you have outlined in your review, if a resident would like to dispute any end of tenancy deductions, the correct process is to do this through the Tenancy Deposit Scheme, who act as an independent adjudicator on behalf of the resident and the landlord. They will review all evidence submitted by both parties and make the final decision. We can assure you that we have been following the TDS’ process and we have met any deadlines given to us with ample time, making for an outcome as quickly as possible. Please note the timescales of this is not within Simple Life’s control, this is dictated by the TDS.We can also see that you have not logged any maintenance requests to the maintenance portal throughout your tenancy with us.

I have moved out from the property in January as I have split up with my then partner. I have been told to pay £50 and provide information for referencing. It appears I am still on the tenancy agreement despite sending numerous emails and phone calls. Now I have been told I need to pay another £50 as the referencing expired and being chased for rent despite receiving email that I am no longer in tenancy ?! It’s unacceptable that I am being treated that way. Not the way to deal with tenants/ex tenants. I will be taking legal action if this is not resolved, horrible experience. Don’t recommend

We can see that although you moved out of your property in January, we had sent communication to you to outline the fact that you would be liable for the rent and property as per your tenancy agreement, until a new application was completed for the change to the co-tenant. We can see that this was submitted to Let Alliance only a month ago, but this indeed fell through due to inactivity. However, we have looked into the process that was undertaken our end, and we completely agree that delays in the new application should have been communicated to you much sooner as you would have been non-the-wiser that one month later, the application wasn’t complete. I believe Operations Manager, Ashley, has been in touch to apologise on behalf of Simple Life and we will of course, be re-referencing without the need for another variation of agreement fee. Ashley will continue to support and oversee throughout your change of sharer application to ensure the case is resolved as quickly/promptly as possible.Although this doesn’t change the situation you have faced, we hope that you will gain some satisfaction in the knowledge that this has allowed us to identify an area in our processes that was previously falling down, allowing us to make necessary changes moving forward.

I have rented my house with Simple Life homes for just over 2 years. The house is lovely the garden leaves a lot to be desired as it floods at the slightest drop of rain and takes days to get back to normal. That aside we are now surrounded by refugees that pay half the rent we pay “fact from a neighbour” huge amounts of disrespectful children as young as 3 riding up and down the road kicking balls at your cars and their mothers that gather and think it’s ok to sit on the front of your car whilst taking a call. You have zero chance of working from home because of the children screaming at each other outside. Simple life have put the rent up on an annual basis by an unacceptable amount without any prior communication or contact which is disappointing to say the least. My property which is exactly the same as my neighbour, same garden same bedrooms, mirror image is £100 a month more than theirs! My rent has increased by £200 a month in 2 years. So I would ask yourself who is paying the additional rent for the refugees that don’t work, why do they charge different rental amounts for the same properties? Trust me you don’t want to pay over £1000 a month to be in this space, look elsewhere!

The garden defect report advised that the garden was within NHBC guidelines. We can’t see that you have raised any further concerns pertaining to the garden on the FixFlo portal since this was concluded. We can confirm that your rent your rental increase over the last 2 years is c.25% lower than you have suggested in your review. We can also confirm that these rents are much lower than the average for your local area and rents we could achieve if we were to re-let the property. Please note that rents differ by plot aspect, location and garden size, and rents for one property type/development will change at the same time, as this is annually reviewed at individual renewal dates.We’re sorry to hear that you are having noise issues with your neighbours. If you can identify the properties causing you any issues, please contact us and we would be happy to intervene and remind our residents to be considerate. We would like to clarify that all Simple Life homes on the development are private rental so all residents within our properties are renting privately. We do not provide an ‘Affordable’ tenure.

I am very disheartened by the recent experience I had with Simple Life Homes Dunstable property management. There had been properties coming up in the Dunstable area which we had called and in for getting a request form which was hardly answered since the phone is rarely attended. After long wait and multiple attempts once we got the call connected and was told the property is available and will receive a email which never came and by the time we got somebody on phone (after days) the property was gone. Later for another property we got request form sent after multiple calls. I received the link to fill the request form which I replied same day (22nd August) through application reference number HD SL-CH-89B1. I had sent some other queries along when I finished the application for which I never received any reply. Later I received email saying I will be receiving a mail to pay the holding deposit after review. Relying on this I cancelled other two offers I had for other houses and completely relied on this application. On 23rd August when I did not receive any reply I called the office again and after multiple attempts I could talk to the executive dealing my application to be told that my application is rejected. The reason cited was that the co-tenant who is my wife haven't replied to the mail to fill the form within 24 hours. I am disheartened by the lack of communication the company has with the costumers. The mail which sends the link says that we have to send the form in 48 hours and no where it is mentioned that co-tenant will receive a mail too. My wife was travelling and had limited access to her email. The mail for application was in her junk mail. The executive who attended the call did not had anything to offer other than ''sorry'' and she thinks it will be ''injustice'' on the other applicant whose application is in process now. I later called the central office and was kindly offered other property which do not match with my timing of moving in but paid holding deposit. Now referencing is done by another company which is taking time and to my surprise the simple life sends an email for us to call and enquire with company for expediting the reference process. Is this a joke?I sent complaint regarding the lack of communication and violation of time frame stated in the application process one of the email I got from the website since the executive never sent me the complaint redressal policy of the company nor any email to raise concerns. Whatever I never got any reply. I understand these all will happen but the appalling is the attitude of the staff who attends the phone all. I was shocked today when the executive attended my call did not have any empathy nor interested in knowing my query. Felt insulted and sorry that this company do not have any customer care interest which reflects from many feedback here and seems that trust pilot is the customer care hub. Hope the things will be rectified for your good.Update: I got a call from Jade from the Manchester office immediately after this review and she was very kind and compassionate. She has sorted all the issues I had and has got the property which suits to my moving date. I appreciate the swift response from the company. I have updated the star from 1 to 4 as per the response from the company. I wish them all the very best and appreciate the commitment to rectify and make things better.
