If I could give it 0 stars, I would.We were due to move into our new ‘simple life’ home on Monday 27th November, on the Friday TWO DAYS BEFORE MOVE IN, they called to say we couldn’t move and would need to postpone to 4th December.When we called them back, they said ‘actually it’s 4th January’ - we explained we would be homeless in this time and have a 1 year old child. The woman on the phone, Jade Woodham, was one of the most disgusting, rude and insensitive people I’ve ever spoken with. Simply responding with ‘you’re not homeless until November 30th’I could go on and on about the contracts that were signed, the money handed over, the dates constantly changing along with their reasonings..Never again.Homeless at Christmas. What a disgrace.

Hi Molly,We’re really sorry you are in this situation. Unfortunately, the existing residents retracted their notice at the last minute. It is industry standard that residents are allowed to do this up to 24 hours before they are due to vacate the property. The landlord is not legally able to enforce an agreement or notice given by a resident to vacate so unfortunately we have our hands tied in this situation. We can see that an alternative home was offered to you by our team but this was declined and therefore a full refund was arranged on the same day. Again, we are very sorry that this has happened but we hope you can understand that we unfortunately have no control over this situation. We'd love to still help you to find your perfect home.

If you want your deposit back don’t rent with them.Common thieves if I’m honest. Lived in one of their houses for 2 years - upon moving out they tried to keep 80% of our deposit. When challenged they made some concessions but we are still in a battle with them to get the rest of our money back. They left it at least a week between us moving out and completing the checks so of course the grass had grown etc. Unbelievably cheeky of them to try and fleece us. Also I wouldn’t trust any 5* reviews on here either. We used to get leaflets through the door offering us a chance to win a prize if we wrote a 5* review on trustpilot.

The grass cut is one of the items now being covered by the landlord, however we would like to highlight that the inspection took place the day after your move out date, so there was a not a week between move out and inspection. The TDS (Tenancy Deposit Scheme) holds the deposit funds and act as an independent adjudicator by reviewing all information from both parties (landlord and tenant), to reach a fair conclusion. This is the right process to take in this instance and we’re pleased to see that you have followed this process.We’d also just like to address your accusations around 5 star reviews on Trust Pilot. We do not and have never incentivised residents for Trust Pilot Reviews. We are aware that Home Views (another development review platform), themselves target households with an incentive to leave a review on their review platform, which may be what you are referring to.

From the minute we step foot into our new home we was so happy and it was like a weight had been lifted off our shoulders, it’s more than we had hoped for and expected. Starting from Jade helping us sort getting the property we wanted down to then dealing with Hannah since we have moved in with fast responses to helping us out with simple issues such as being unable to set the alarm and reporting the door bell to her for Hannah to pass on to the relevant people to get fixed. We loved our home, but rent increases left us feeling resentful of the whole company. The rent increases that will force you to have to move out. Started on £790 in August 2020, then £820 in 2022, then £930 in July 2023. Pretty sure they're only allowed to increase by 10% at a time (so should have been a £82 increase, not £110). After we left and the house was put back up onto the market; £1300. It surprises absolutely no one how much they're trying to get out of people who want to live in these houses, ask absolutely any tenant who has lived there for over a year. Don't be fooled by the once-a-year free ice cream, or Santa walking the streets. Its not worth it.

It is within our tenancy agreement that rents will be reviewed on an annual basis, which is standard practice in the industry. As we are not an Affordable housing provider, our rents have to be aligned with the average rents for similar properties in the same area. However, as you have discovered once leaving the property, when we try to maintain a very fair and considered approach to our valued residents renewing so often you might find the renewal rent is slightly lower than what we could get for the property if it was put back on the market.

I have recently had an issue with my boiler no heating or hot water. I reported this on ooh then on portal, it was taking time as it needed different parts replacing. Basically it was being past from different workers . I then contacted Jade who involved Hannah and between the two of them they got the right people as it was the actual Baxi company that needed sorting. They both were brilliant, both called after hours to check where things were up to and kept us updated, I couldn’t thank both Jade and Hannah enough.

AVOID! If you value having your deposit back even after putting days of hard work in cleaning and repainting, Simple Life is still trying to take all of our deposit. I have a good track record of getting all my deposit back when I lived in so many different rented places. Simple life should be ashamed of how they try to get money from their tenants! So please avoid, I will never stay with Simple Life ever again after this painful lesson. Hi CindyThank you for providing identifiable information via our find reviewer request, allowing us to locate your tenancy.From looking at the Checkout vs Inventory, the property is moderately clean in areas but there are areas of minor damage throughout and redecoration required to bring the property back to a lettable standard. We take into consideration fair wear and tear, age of property and the customers remedials which is why the repaint and cleaning charges are a contribution with Simple Life also paying a considerable amount toward the works required.We have attempted to mediate a fair position on costs, by welcome you disputing with the TDS (tenancy deposit scheme), as they act as an independent adjudicator between the customer and the landlord and they will assess all information supplied to make the final decision. This is the best course of action to follow if a resident does not agree with deductions proposed.

The walls were noted as good condition on move in, at checkout they were noted as poor throughout, therefore a full property redecoration was required. A contribution was taken from the deposit, with us as landlord covering the remainder of the cost taking into consideration fair wear and tear.It is outlined in your tenancy agreements that one full month’s notice is required, and it must bring the tenancy to an end on the day before the next rent is due.

It is becoming incredibly frustrating living in a Simple Life home. This is my 4th year and I'm finding there is little support for residents who adhere to the contract terms whilst other residents continue to display antisocial behaviour. This induces a lot of anxiety as a single mum of a young child. It seems that Simple Life are only interested in their rent and not the quality of the tenant. The police have done as much as they can to support me and advised that I speak with the landlord which is what I have been doing for the past few years. Please think twice before renting with this company. It's not as Simple as they make out.

As discussed on the call, following your previous complaint about the children in the street, the appropriate resident has been contacted and advised that their children have been warned about being respectful to the neighbours. The issues you’re having with parking on the roads, is unfortunately a police/civil matter, particularly as Simple Life are not the landowner and do not own the roads. As discussed, if the problem continues then the best course of action is to contact the local council or police. If you have any evidence the you can provide which advises that one of our tenants is responsible for parking issues, we can do our best to mediate, however we cannot enforce anything, nor is this a tenancy breach, but we will always help as much as we can.

My brother had lost his wife (she died aged 47). At the same time his landlord of 15 years decided to sell the property that he had renting. My brother was mentally drained from the death of his wife and worry of not having a family home for him and his 3 young daughters. Not many houses were available for rent in the area. Jade and Shannah at Simple Life were amazing, and communication was brilliant throughout the transaction. They communicated with my brother when Simple Life rental properties became available. The period between my brother agreeing to rent the property to him receiving the keys was incredibly short. Simple Life has presented my brother with the opportunity to make a new start in life with his daughters. There have been a couple of snags in the new home (to be expected) which Hannah has overseen professionally. My brother and his daughters are all incredibly happy in their new Simple Life home.

Rented from Prescot Park for 18 months .. overall the house was decent and any maintenance they dealt with very efficiently via the App provided.. Why 1 Star ? Please be aware potential renters !!!! they will do their up most to deduct as much from your deposit as possible.. I was made aware of this after moving in from other Tenant's on the estate. I ensured I left the property in a better state than I found it and requested a end of tenancy inspection with one of there staff so they did not bill me for anything that was like it was when I moved in. For example poor re-decoration attempts all over the house were someone had made rolls of white paint all over the house to cover imperfections on the walls etc ( make sure you take photos of everything !! AS THEY WILL TRY AND BLAME YOU On inspection I was told by the inspector it was probably the cleanest house left by a tenant and my deposit is safe nothing flagged up . A couple of days later I get a email saying they are deducting £125 from my £980 deposit.£54 for leaving rubbish behind ? The first object was a door matt by the rear door ? I pointed it out to the inspector I left there as its none slip and will stop anyone slipping when entering from the garden to the kitchen area is this ok ? or shall I dispose of it makes no difference to me .. no leave it there its fine and than you ?? also the garden is South Facing with no obstructions of the light coming into the kitchen which made it impossible to be there. I asked Simple Life for permission to put a roller blind up as having small children the UV rays were a danger to our health, they granted permission I again left it there for the next Tennant it matched the kitchen colour scheme , It would of took 2 mins for me to remove and fill in two small holes were we pinned it in the wood which is there to add blinds to ? that cost me £54 for trying to do good .. the inspector could of simply warned me to move these objects but didn't and thanked me instead ????£35 for re-decoration of imperfections that were there when we moved in ? they will ask do you have photos to proof it ?? As you do you move into a house and take a picture of every imperfection on every wall in a fully white painted house .. But make sure you do...They do a before and after picture on your email basically what it looks like now too what it did .. On one of a bedroom sills they were showing a now and then ..one was a picture of one window sill and the other was a sill from another room and there comparing them as the same and showing imperfections ... I picked up on this as one is a front window and the other is a rear.. I flagged this back to them and guess what tumbleweeds of response ..Finally they charged me £34 to replace a tray in the oven ..now hands up I left a mark on it and couldn't get it off so I didn't mind paying that even though they retail at £19.99 ...Once you contest the charges they make it clear they don't hold your deposit TDS do TENNANT DEPOSIT SCHEME if you don't agree with the charges and cant come to agreement with Simple Life you contest it with them. Simple life get mentioning make us a counter offer to resolve ..so with gritted teeth I offered £80 to put it to bed as I knew they wanted there pound of flesh... No response ?? so I then realised they must work on a minimum of 10% so I offered £98 boom accepted I had ticked the minimum required box !! Its a shame they are fine to rent from but left a bad taste on departure.. The inspector will give you the impression everything is fine but is probably adding things up in there head to make sure that at least 10% happens... they transferred the remainder of the deposit today hence writing this.

The inspection is not exhaustive as explained in the confirmation of booking email. Unfortunately, we do not have any record from either party discussing the window blinds or door mat that you refer to. It is clearly highlighted that residents must remove all personal items from the property at the end of tenancy across multiple communications including the end of tenancy cleaning checklist, your tenancy agreement, the pre-check out inspection confirmation email and the vacate note. We’re sorry if you don’t feel this was made clear enough by the property inspector at the time of their visit.
