DOES NOT BUY A STONEBRIDGE HOME

DOES NOT BUY A STONEBRIDGE HOME - Extremely disappointing customer service and lack of accountability My experience with Stonebridge Homes has been incredibly frustrating and disappointing. I reported an ongoing drainage issue at my property, including a persistent, unpleasant smell, and have spent considerable time chasing for updates and trying to get the matter resolved. Despite obtaining an independent report from a plumber, Stonebridge's response was to state that the report did not identify a defect with the main drainage system and instead suggested the issue related to internal plumbing. On that basis, they declined further investigation or remedial work, citing the expiry of their two-year warranty, and advised me to contact my own plumber or warranty provider. What I find particularly disappointing is the handling of the complaint itself. Stonebridge acknowledged the time taken to respond and the numerous follow-ups I had made, yet ultimately closed the complaint without offering a resolution to the ongoing problem. As a homeowner, I would expect a reasonable level of communication, a thorough consideration of the evidence and a genuine effort to help establish the cause of a persistent issue. Instead, I have been left feeling that the responsibility has simply been passed back to me, despite the time and effort already spent trying to resolve it. I appreciate that Stonebridge may take a different view of its warranty obligations, but that does not change the frustration of being left with an unresolved issue and no further investigation offered by the developer. Based on my personal experience, I would urge prospective buyers to ask detailed questions about after-sales support, drainage issues, warranty limitations and the complaints process before purchasing a property from Stonebridge Homes. A very disappointing experience that has significantly undermined my confidence in their customer service.

Do your research before buying a Stonebridge home

Looking at Stonebridge Homes’ Trustpilot profile, there are currently **24 reviews in total, with the five most recent all being 5\-star reviews posted within the last week\. The other 19 reviews are all 1\-star\.** That is a striking contrast, and it inevitably raises questions about how representative the latest reviews are of the experiences of existing homeowners\. It genuinely gives the impression that someone may be trying to improve the company’s overall rating\. I cannot say who posted those reviews or what their connection to the company might be, but the timing and pattern certainly caught my attention. **My biggest piece of advice to anyone considering buying a Stonebridge home is simple: speak to people who already live on one of their developments before you sign anything** Don’t rely solely on the sales team’s promises, the show home, or the picture presented during the buying proces. Go and speak to existing homeowners. Ask them about the quality of the build, after-sales care, how problems are dealt with, whether promises are kept, and how the development is managed once people have moved in. In my view, selling a house is one thing; standing by your customers and taking responsibility for the homes and developments you build is another entirely. I have serious concerns about the way this company operates and believe prospective buyers should do their homework before committing what is likely to be the biggest financial purchase of their lives. **My advice? Speak to the homeowners, ask the difficult questions, and make your own judgement before buying.** Once you’ve signed and moved in, your experience may be very different from the one presented to you during the sales process. Whether good or bad

Great Service from Sales

Currently in the middle of buying at Nightingale Chase in Guisborough. Heidi, the fabulous sales lady, has made the process incredibly stress free so far. Her knowledge of the process has been invaluable. Her no nonsense approach is refreshing. She has managed our expectations professionally so we know exactly what we can expect from our new home. I was concerned about the poor reviews on here. Heidi has come up with solutions to my worries and we had our first fix visit to our plot last week. We did identify a couple of minor concerns, but I trust her, and the site manager, to make sure these are put right before the plaster board goes up. Heidi seems very well connected to the site, communication between her and site seems very good. The development itself is great, set out very well, you don’t feel like you are cramped in like many new build estates. I can’t comment on the finished product yet, but based on my experience so far, I am feeling confident all will be well. Thank you Heidi for the fantastic service so far.

Want a new home, make sure you get Abbie

With every new home owner the experience is always very daunting, I first put down my reservation fee back in January and now moving in to my home in November. Abbie was the first point of contact I met at the site and has been there every step of the way. Whenever I have had any issues Abbie has been the one to sort it out regardless of what it was, I cannot fault her one bit. Not have I only gained a new home but I have also gained a really good friend. Abbie is one of the most sweetest person I have ever met and I will forever hold that value with her. I cannot thank Abbie enough and I do hope I stay in contact with her. Whatever site she goes to next, I hope you get Abbie as she is amazing, and professional. Thank you!

Really positive reservation experience

We’ve had a really positive experience with the reservation process at Regency Place so far. Matt has been fantastic throughout, he’s been incredibly communicative, friendly and supportive, and has kept us updated and in the loop at every stage. Buying a new home can feel quite daunting, so having someone who is approachable and happy to answer all of our questions has made the process much easier and more reassuring. Matt has always taken the time to help and has been able to answer everything we’ve asked. We’re really excited about our new home and looking forward to the next steps in the purchase. So far, we couldn’t have asked for a better experience!

Moving to Morpeth

From making my decision earlier this year to relocate to Morpeth, Abbie has been fabulous to work with. She is such a happy positive individual. Buying a house is a huge thing and she has made the process so easy, nothing is ever too much trouble. She is a gem. This was the easiest review I have ever had to give.

Warning - DO NOT BUY

From reservation to moving in has been one of the most stressful times of our lives. I'll start with the positives. The house design is beautiful and completely suits our needs. Thats it! The person in the sales office was dreadful, missing things off our choices form and denying we had the conversation when questioned later. There was no follow up when I asked about why the solicitors werent communicating with our solicitors and as a result the sale could have fell through. Luckily there was one person who was competent at dealing with things and she managed to sort most of the things out. The day before we were due to move in the subfloor had cracked and our move was delayed while it was fixed and then when we moved in the snag list was more than 6 pages long. The site team did their best at resolving some of the early issues and indeed they were, however 5 months in and some of the initial snags have still not been sorted. These have been passed on to customer care who are absolutely horrendous. No human contact all done through a site called clixifix. As others have said, they dispute things that you raise, claiming that we had caused the damage, when clearly the things that are on our list are highly unlikely to have been caused by ourselves due to the nature and / or positioning of the defects. We love our house and it will get sorted and Stonebridge are in for a legal fight if things don't get resolved by them.

A shocking shambles of a company

A shocking shambles of a company who manage to be uniquely inept and nasty at the same time. Aside from the snagging issues with our house that took years to sort out, they handed over an unfinished estate to RMG in 2025 when the shared areas were unfinished and started billing residents for the pleasure! If you refuse to pay they send debt collection letters. We’ve provided them with photographic evidence, done site walk arounds, sit down meetings and they nodded and said all the right things then absolute nothing happens. They’re got our money so they don’t care now. Still in 2026 we have an unfinished estate. It’s been raised in parliament by our MP. It’s under investigation by planning enforcement. We shouldn’t have to work this hard to get something put right that should have never been handed over. Avoid this company.

Avoid these liars at all costs

If i could have given zero stars, then that would be the rating. Absolutely avoid at all costs. Will lie to get you to sign the sales paperwork and once they have your money, they are done with you. Build and finish quality is beyond shocking - sure they have quality tile options, but thats irrelevant when being installed by trades people who are utter cowboys. If you do fall into their sales trap, you must ensure you get an independent snagger to come in. Ours had over 150 issues including 3 which were so bad they were classfied as being fatal if not resolved. Boiler flue for waste gas was pushing this noxious fumes back into the house, manhole cover laid loose and tiles on porch falling off as not fixed in place. We also found out that our waste water/sewerage system was incorrectly fitted meaning raw sewage seeped out from under the toilet every time we flushed. Customer services could not care less if they tried, closing down issues to hit SLAs even though not fixed. The whole purchase process and aftermath took a severve toll on my mental and physical health ending up on antidepressants to cope with the stress. And its not just me, other residents on our estate have hung warning flags from their home warning prospective buyers to not proceed.

Our experience of Stonebridge in…

Our experience of Stonebridge in Northumberland so far has been very positive! This is of course down to Abbie, who as our first point of contact has gone above and beyond. As well as being very approachable, Abbie has being very helpful at every stage of our purchase! This isn’t our first new build and we feel the customer service has been excellent. We are very much looking forward to our completion date and hope that we will be very happy in our new home.

I wouldn't say we had a great experience but we certainly didn't have a bad one! As only negative comments seem to get posted on here I thought I'd level the table a little by leaving a comment that reflects a lot of the owners I've spoken to. These new build houses are not built by robots, they are built be people, some good at their job, some not so good. When an effort to work with site management is made we found them to be very helpful and solved the few problems we had without issues. I know others have had severe problems and I'm very sorry for those people and sympathise with them completely, I cannot imagine what they are going through. They don't however speak for everyone and neither do I

Avoid Stonebridge

Avoid Stonebridge. Our experience has been nothing short of a nightmare. After reserving our new‑build, they removed items that were signed and documented as included, like the electric garage doors, and tried to claim they were never part of the deal. The build was delayed again and again, forcing us to repeatedly extend our mortgage offer. Stonebridge even went behind our backs and contacted our mortgage advisor without our knowledge, asking for an extension. This only came to light when our mortgage advisor made us aware. To make matters worse, they tried to deny ever giving us the completion dates we were working toward, even though we had signed documentation from them clearly stating those dates. They acted as if the agreed timeline had never existed. They also took over £18,000 from us for extras, then refused to return it when we pulled out due to their delays. When they finally agreed to refund us, they repeatedly promised payment dates that never happened. This went on for more than a month until we threatened legal action, only then did they finally refund us. Please read the other reviews, its no coincidence that they have an incredibly poor Trustpilot score!!

BBC report involving Stonebridge Homes

I haven't been a victim of Stonebridge homes. In fact I'd never buy a new-build home in the UK because of widespread atrociously bad quality. I am writing this because of the report on BBC news this morning, 4 September 2026, about a couple's suffering as a result of buying a Stonebridge new-build. I felt really sorry for them and was moved to write this alert to the BBC report.

Stonebridge Home =nothing but stress

From reservation to present date we have had nothing but stress. We are 6 months in now and still have unresolved issues. We hired a professional snagger and thank god we did after what can only be described as an absolute sh*t show of a key handover. We had around 200 snags , we have had leaks and a flood. Snags range from minor to major. We are also locked out of clixifix app to log anymore arising issues as one of our original issues isnt resolved yet .. so we cant log an issue because the issue they caused us in the first place isnt resolved yet! Never trust their sales advisors either as they tell you bare faced lies yet are overly nice to your face. The only positive is the house design but everything else is shoddily finished and unprofessional also a lack of communication from sales to site and site to client. If we had known on reservation what problems we were going to face we would not of touched a Stonebridge Home with a barge pole. They are advertised as "high quality" "Meticulously crafted" "Executive homes" when they are nothing of the sort. We thought by buying on a smaller development more care would be taken and a quality service would be given ... how wrong we were! The one star is for the house design only!

We purchased a home in Fall of 2024…

We purchased a home in Fall of 2024 from stonebridge homes. The service staff and salesman were very kind and helped a lot while designing our home. However, our experience since that time has been very poor. We've had multiple issues with the home including the hot water heater and the garbage disposal going out. Stonebridge homes consistently refuses to participate in any repairs. They also offer a one-year warranty. However, after that point they take no responsibility for anything going wrong, including major appliances like the hot water heater. They also created issues while building the home including putting on the wrong countertop and putting doors on backwards that made travel through the house. Very difficult. Fixing these issues cost quite a bit of money and was added to the cost of our home. Well it's very helpful to have a company that lets do semi-custom homes. The service is very lacking and they need to reconsider their stance on follow through and their honesty with the quality of their homes.

Bought a new build property and had the kitchen worktop replaced as it was chipped, then the 2nd work top had sand paper scratches all over it. They said they would buff it as good will, but if they damaged it or anything went wrong as they were buffing the worktop this was on us and they would not take any responsibility. Then the joint has turned yellow where they have replaced the old work top and said we have damaged it

Avoid buying a Stonebridge house

Buying a Stonebridge house was the worst decision we ever made. The finish is appalling, the Site Managers evasive and Customer Care don’t care one bit. We had over 200 snags, the worst one being a leak in the kitchen which started two hours after we were handed the keys. An attempt has been made on 4 separate occasions to repair it, but here we are 12 months on and it’s leaking again. It appears to be a fundamental flaw in the design/build as other houses of the same style have the same problem. Surely a basic expectation of purchasing any house is that it should be watertight? Our experience with this Company has been dreadful and we would advise anyone who haven’t already committed to steer well clear and give their money to another builder.

Repainted wall

Repainted wall - promised 2 coats, only applied 1, promised to replace defective rendering but only glued dislodged piece back. Did not paint around window frame edges nor around drainpipe. Did not clear up afterwards and left cigarette butts strewn over garden. Cost of £800 excessive for the work done. Also required cash payment, Inland Revenue please note.

Turnberry Disappointment

We first reserved our home in May 2021. After being put under huge pressure to sell our home in order to proceed and not lose our reservation we managed it on the last possible day. We were so relieved…or so we thought. Our completion date kept getting put back due to site delays from June 2022, to July 2022, then August, September and then we thought we would complete in November 2022 finally after being fobbed off with all sorts of excuses as to why the build was delayed. We were told the property was watertight and then arrived for our first fix inspection in October 2022 only to see daylight where the kitchen roof should have been. We were finally about to complete and the solicitor had drawn down our funds only to not be given a completion certificate. Knowing that the time was ticking to complete within 4 weeks before we had to get a new mortgage arranged at a much higher rate was incredibly stressful but we did finally manage it a week later after the cracked window had been replaced. We entered our new home finally to find that the kitchen had not been tiled and the wrong worktop had been fitted - a mistake at the sales stage. Then the fun of snagging began. The on-site snagging team were friendly and resolved most of the issues quickly, going above and beyond in some cases. The issues arose when items that were not immediately apparent from the initial snagging list needed resolving. The first major issue was the hot and cold feeds being piped incorrectly to one of the showers. This was resolved by removing some of the kitchen ceiling to gain access and swap the pipework over. None of the sealant in the showers was done correctly and the main bathroom an en-suite 2 both leaked into the kitchen below, the second leak required a fair amount of complaining to the Stonebridge Customer Care team to get them to come and resolve it. The boiler was constantly running during the first summer there as the frost proof feature had not been set to the correct temperature, causing excessive gas usage and heating bills. The roof over the kitchen was not fitted correctly, sagging in the middle. The study and hallway were freezing during the winter due to inadequate insulation. This took a lot of complaining and 2 visits to finally resolve after being fobbed off by Customer Care after the first attempt at fixing the issue did not resolve it - the remedial works included filling the tops of the cavities and the roof with insulation, sealing the doors and windows properly and adjusting the front door. There should not have been any debate over this when the thermal images clearly showed that there was an issue when I reviewed them with the inspector from Stonebridge Homes. The 3rd bathroom finally started leaking after the first 2 had been re-sealed but because it has happened outside of the warranty period Stonebridge Homes are refusing to do anything about it. We had a plumber come and inspect who told us that the shower tray needed taking out and re-sealing properly due to poor installation, at a cost of circa £2k. He’d already had to do the same job on another house on our estate with exactly the same problem. We are now looking at all 3 bathrooms needing these remedial works at a total cost of £6k. The fascia board at the rear of the house failed during the thaw after winter snow. We had several roofers come to quote for the works and they all stated that the fascia boards had been incorrectly installed by the builders. I raised this with Stonebridge Homes Customer Care and was fobbed off again. Finally, the guttering installation at the front of the house is totally inadequate in anything more than a light shower with a waterfall occurring above the front door but we haven’t got around to dealing with that yet. The issues we have are clearly latent defects that you cannot see during snagging but Stonebridge Homes simply do not want to know. Avoid if you value a stress-free life.

The worst company I've ever dealt with…

I almost don’t know where to start with this company. We have a nice house, but only because of the hard work we put in to ensure it. Stonebridge did their best to wriggle out of every possible issue, repeatedly closing off snags that were far from sorted. Choosing to buy a new Stonebridge home means committing to 2 or 3 years of stress as you sort out the problems they have created. It would be less work and hassle to buy a house needing renovation. I get it, you’re reading this and thinking this is a one off, or maybe this reviewer is a bit picky. This is typical for Stonebridge, and we are not the exception. I actually think we did better than some. I’m a resilient person but it’s no lie to say this was probably one of the most stressful periods of my life. We had to battle for months and years to get a full resolution to the hundreds of snags, some of which were very significant issues. Stonebridge are now doing their best to relinquish any responsibility for the shocking state of the communal areas on site. This is three years after us moving in. If you are looking at a Stonebridge house, please honestly come and visit their site off Derry Hill in Menston. You will see what resembles a wasteland. Then drive to the Bellway site off Bingley Road or any other new build estate; there, you will see what any reasonable person would hope for and expect. Think about whether you would accept this, think about the hundreds of emails, phones calls and meetings the residents have had with Stonebridge to try and get things resolved…and this is the sum total of all of that effort. Nothing. The development seemingly went over budget, they don’t care about the residents as we’ve paid them years ago and they are trying to leave us high and dry. Steve Errington, MD at Stonebridge, The friends and family that you say you enjoy spending time with on LinkedIn. Let me tell you this, If they could see the upset and hurt that you and your company have done to the Menston residents, they would be ashamed to have any association with you. Maybe if you do read this Steve, you could do an all-time first and do the right thing, Sort out the communal grounds to a reasonable level (you know with grass, not dead twigs for trees and preferably no metal/paving slabs sticking out of the ground), we can then take the land over and move on with our lives. You would think that given a house is the most expensive and important thing any normal person will purchase, that you would have some pride and integrity for the way your company operates and treats your customers. I know that’s what I’d do and I know many others who would do the same. Your company purely cares about taking money, not the distress you are causing to so many people. Shame on you.
