GoogleI had a very negative experience with this letting agency from start to finish. The property we rented was not suitable for human habitation when we moved in. There were multiple issues present from the beginning, yet the agency was rude, dismissive, and extremely difficult whenever repairs were requested. Basic maintenance was repeatedly delayed or ignored altogether.
Throughout the tenancy, communication was unprofessional and often hostile, making what should have been straightforward issues unnecessarily stressful.
At the end of the tenancy, the agency attempted to claim £625 for “repairs” to items that were already broken when we moved in. These issues were pre-existing and should never have been charged to us. This felt misleading and unfair, and added to an already poor experience.
Overall, I found this agency to be deceiving, unhelpful, and disrespectful to tenants. I would strongly advise others to take extreme caution before renting through them and to document absolutely everything from day one.

Thank you for taking the time to leave your feedback. We’re genuinely sorry that you feel your experience with us fell short of expectations.
We acknowledge that there were some issues with the property at the start of the tenancy. These were raised with us and addressed as promptly as possible, and we continued to respond to and manage maintenance requests throughout the tenancy. Both the director of the agency and the director of the landlord’s property company were personally involved to ensure your concerns were taken seriously and handled appropriately.
We are disappointed to hear your comments regarding our staff. We take professionalism and respectful communication very seriously. On several occasions, senior management had to become involved due to the tone and manner of conversations, which our staff found upsetting. We strongly refute any suggestion that our team behaved rudely or unprofessionally.
Regarding the proposed deductions at the end of the tenancy, these were submitted with full supporting evidence and were reviewed independently by the Deposit Protection Service (DPS). The deductions were upheld based on the evidence provided, and the final decision was made by the DPS, not by ourselves.
We understand that moving home can be stressful and regret that you feel dissatisfied overall. If you would like to discuss this further or require clarification on any aspect, please feel free to contact us directly via email and we will be happy to respond.

GoogleI rarely leave negative reviews, but I feel a responsibility to share our experience so others can make an informed decision.
We rented a property through this agency in Canterbury and faced serious issues from the start. The house had a persistent stench, visible mold, and ongoing maintenance problems that were never properly resolved. Living in these conditions was extremely distressing, especially as I have multiple sclerosis. Mold and damp are not just inconvenient for me, they directly affect my health and wellbeing. This was made clear, yet our situation was never treated with care, urgency, or basic human understanding.
Every time we raised concerns, the response was defensive and dismissive. Rather than addressing problems, the agency consistently tried to deflect responsibility and imply that tenants were to blame. Requests for help were met with rudeness rather than professionalism.
When we moved out, the situation escalated further. Despite the issues clearly being present during our tenancy and beyond our control, the agency withheld most of our deposit, accusing us of causing problems that we did not cause. This felt less like a fair assessment and more like a pattern of blame shifting. At that point, it became very clear that the agency’s default approach is to protect themselves at the expense of tenants.
What makes this even more concerning is that our cleaner later told us her sister had experienced very similar problems with the same agency. At the time, we did not think much of it. Only after leaving and going through the deposit dispute did we realise she was genuinely trying to warn us.
I fully expect a defensive reply to this review, likely denying responsibility and repeating the same accusations. That response alone will likely reinforce what many tenants experience here.
If you value your health, your wellbeing, and fair treatment, especially if you have a disability or medical condition, I strongly urge you to proceed with caution when dealing with this agency.

Hi Simon,
Thank you for your review.
I won’t go into a lengthy response here, as I’ve already replied to your partner’s review. However, I’m always happy to discuss any concerns with you both further via email if you wish.
I wish you all the very best, and should our paths cross again in the rental market, I would hope we can work together to better meet your needs and expectations.
Kind regards,
Andrew

GoogleContacted Dreams to arrange a viewing on a property we had seen on Rightmove. Appointment was booked & I was given detailed information about the property so we could decide if we still wanted to view it. The property had structural issues but Dreams were very transparent about them. We did the viewing & Andrew was very friendly but professional & had the answers to our questions which is rare with some agents & the viewing was not rushed. We were also promised some photographs which were emailed to me that afternoon. Dealing with Dreams was a pleasure & would definitely recommend them & other agents could learn from this company.

FacebookVery negative experience as a tenant. The property we rented from them was in a terrible state and full of issues. They made it very difficult to get anything fixed and make the place suitable for human habitation.
At the end of tenancy they claimed £625 in repairs for things that were already broken when we moved in. So, my advise - document everything from day one!

GoogleWe recently sold our home through Dreams and couldn’t be happier with the service we received.
From the very first day of valuing right through to completion, the whole team were professional, responsive and genuinely helpful. Buying or selling a house can be stressful, but they kept us informed at every stage and were always quick to answer questions or chase updates if and when needed.
What stood out most was how proactive they were, they didn’t just pass messages along, they actively helped move the process forward and kept communication clear between all parties. We always felt they cared about getting things right rather than just closing a sale.
Their marketing is exceptional and we sold our property within 3 weeks of it going live online!
Thanks to their support the sale went far more smoothly than we expected. We would absolutely recommend them to anyone buying or selling a property.
Thank you again for all your help!

They worked very swiftly to get my house on the market. Both Andy and Mark were very helpful and did a wonderful job in marketing my property.
The advert especially the photos were well presented. I had great feedback from my viewings and was helped every-step of the selling process. I would definitely recommend this small reliable business to anyone - thank you.

FacebookCannot recommend the team at Dream's enough. Andy, Mark and the team were professional all the way through and supported me throughout what was a very difficult process of selling my fathers home.
They constantly go the extra mile for you, thinking outside the box and putting your wishes first.
The communication is excellent, and they are constantly checking in with solicitors, buyers etc to try and make the process as easy for you as possible, ensuring you don't need to.
A big thank you to the whole team for their professionalism and support. I would 1000% recommend them to anyone and will be using them again in the future.

GoogleAn agency which oozes positivity and drive. Its unique USP is the personal touch with a single estate agent dealing with your sale from valuation to completion. My property was under offer in the first week at full asking price and I felt supported throughout the whole process. Would recommend agency to anyone who wants to feel a valued client whatever the size of your property.

GoogleThey had no etiquette and when we arrived to a view a property with them we could not see any of the bedrooms as they were locked and they had no keys- hence they had not checked with tenants before. Despite this I was still keen to make an offer on the house and asked for a follow up viewing, I was informed that they would call with one. A week later I phoned asking about this and they claimed they could not get hold of tenants and would phone back that evening with a viewing time. I heard nothing for another week and when I finally phoned them they informed they'd already received an offer and had accepted it without informing me. I would have been looking at new properties if I had known but now I am 3 weeks behind in looking for a property because I believed they had common decency. Highly recommend you use ANY other estate agents!

We are sorry you feel like we have let you down, Niamh. We are not the Managing Agent of the property at the moment and therefore only hold keys to the front door.
We did inform the tenants that we were carrying out the viewing with you and they agreed to leave the doors open - however, as we now know, on the day they didn't do this, meaning we could only show you two of the rooms.
We had been trying to get hold of the tenants to arrange a second viewing to see the other two rooms but it was in their hands to get back to us as it would have been both unfair and unprofessional for us to attend the property without them giving us permission to do so.
An offer was made late on Friday for the property from a group that had seen the property weeks before but we couldn't inform you of this until today due to waiting for the holding deposit to be paid.
Today (Monday) we have come into the office and have been dealing with issues from damage caused by the severe weather all morning to help resolve the issues for our tenants. Unfortunately, this was our priority and you was on a list of calls to be made today and we are extremely sorry that we didn't get to you before you called us.
We do hope we can maybe find you another home for this year or that you find a home with another agent soon.
We are happy to work with you to help find you a home with us or another agent.
