I highly recommend Helston Bradleys for selling, buying and overseeing rentals! They are always so happy to help and clear with communication through the process! A no nonsense estate agents who I would recommend if you are choosing who to go with to sell your property. Lydia was amazing in both our buying a property and chasing the sale of our flat, helping to move the process on and keeping us updated! I am so very grateful to the team for being so supportive throughout my many phone calls to the office. I can't thank them enough!

Amazing! We have just taken the keys for our first house. Everyone there was incredibly patient, especially Lydia, when our solicitor was useless (they will not be getting the same 5-star review). Nothing was ever too much trouble. Not planning to buy another house too soon, but if I do - I hope that the place I would like is being sold by Bradleys! Thank you so much.

Had a great experience buying a property with Bradley’s. The process took a lot longer than expected, but Lydia was always on top of what was happening and on hand to update. Bradleys Helston has been fantastic in general but Lydia has been our prime contact throughout this process. We cannot praise Lydia Catherall highly enough. She is warm, friendly, responsive, proactive, energetic and committed. Without her, we would not have been able to complete so smoothly. She came to hand over the keys to our new house on her day off, she has answered all our calls and emails and got things moving when it appeared the whole process had stalled. She even bought us a bag of cat treats for our cats on moving day which made them relaxed and happy. She truly goes above and beyond. She is a very special employee and a wonderful person. We can't wait to invite her to our housewarming party! Well done Lydia!

Our experience of Bradleys Estate Agents with reference to 5 Meneage Street, Helston We were in the final stages of completing on this property in September 2022 when a number of concerning issues came to our attention. Preparing for an insurance quote, we called the estate agent earlier to request access to the property to check locks, etc. for building insurance. We had not expected the owners to be present however, they invited us in to check the property. This was the first time had accessed the property, we had previously chosen not to view as we were located over 6hours away and were informed there were no structual issues both by vendor and valuation report and the work required to bring the property to standard was internal and non-structual. The building, as stated in the Valuation report, was in a "stripped back" condition due to "stalling" renovation works. We had previously been advised the works had come to a standstill due to the death of the owners brother (a builder), who was apparently helping the owner to renovate and convert the property into a retail until and two flats. While there to check the locks, the owner invited to look around the property. During the conversation which followed, the owner has informed us that the wood in the property has previously been treated for wood worm and dry rot by the owners preceeding himself and his wife. A brief visual inspection of the exposed structual timber framing (of which a significant amount is exposed) gave us significant cause for concern. The beams were riddled with holes from woodworm and crumble on touch. We inspected three floors, including the attic space, and it is starkly evident that the structure of the building is significantly compromised from the dry rot and worm. Given that the entire front section of original building and roof, covering three floors, is wooden framed, and the owner is aware of previous issues/treatment, and is pleading ignorance to any current issues as it was "treated by the previous owner". However, anyone looking at the exposed wood can clearly see there is a significant problem with the integrity of the beans and therefore the structure.  We found it difficult to believe that given work has already taken place by the owner and his "builder" brother, that the condition of the wood has been of no concern? In addition, the asbestos report noted a minimum amount of asbestos in situ internally (1 floor tile), however the vendor mentioned the entire roof of the building has asbestos roof tiles. On contacting the estate agent, we were advised the property was being "sold as seen", and they were unconcerned regarding legal requirements to disclose any existing issues. A vendor has an obligation to disclose dry rot/wet rot, which has been treated or otherwise. 4.1 (d) of the CPSE’s references rot. The owner of the property stated that the property had not suffered from any of the issues. Our solicitors contacted the owners solicitors. They declined to respond to any of our solicitors correspondence. Although we lost over 3k on valuation and solicitors fees, our solicitor stated the following: As you have not signed the contract and exchanged on the property there is no contractual obligation between yourself and the seller. Had you exchanged then you would have been able to pursue them for misrepresentation of the property. You could claim they have misrepresented the property now, but your losses would be so small as you had not purchased the property that your claim would be under £10,000 and therefore you would have to pay all your own legal fees without the ability to claim these form the seller and you’re legal fees would probably be much more than the claim you had against the seller. We feel we have had a very lucky escape in noting the issues above prior to the exchange of contracts. We would advise anyone with interest in this property proceed with care. Dear Marie, thank you for taking the time to review your experience with our Helston team. The most obvious thing to point out, which I'm sure you will have learned from this, is to always view a property in person before committing to purchase it. We strongly advise all potential buyers to do so due to these situations. It is also worth noting that having not viewed it, and having instructed a surveyor and asbestos surveyor, you should have received plenty of insight into the condition prior to visiting the property. Whilst the client should have declared such information as the damp/timber issues and any works that were carried out, along with any guarantees for the work, it would be fairly typical of a property of that age and being marketed as requiring redevelopment to require such works. In respect of upfront information, we encourage our vendors to provide as much evidence as possible, and there will be further requirements in the future to provide increased information in order for sellers to be able to market any property, which will further help any interested parties to receive greater awareness before committing. We woudl like to wish you the best with your property search and hope to be able to assist you again in the future.

Actually a six-star experience! We purchased our new property in Helston via Bradley’s and we were involved in a complex chain of 7 buyers. Throughout the process Bradley’s kept me updated and informed, far more so than the estate agent’s selling my old property. What Martin & his team were especially skilled at was managing the chain, unblocking problems and pushing through the sale. I have no doubt the chain would have collapsed without Bradley’s expertise and tenacity, but thanks to them we are now living in our dream Cornish cottage.

We are looking for a new home to rent

We are looking for a new home to rent, we were advised to try Bradleys Having contacted and registered with many estate agents in the south west of England we found all of them to be easy and straightforward to register with, but Oh My God when you get to Bradleys, you should dump them immediately. After a few minutes in to the registration form the information they require becomes beyond belief, they even want to know how much savings you have. That’s totally obnoxious and none of their business. We can understand that they require certain information but not this just to register for information on lettings (no other letting agency requests to have your private and personal information just to register or even getting info on properties to let in their portfolio ). BRADLEYS you are too big for your boots. And by the way you have the worst web site to navigate in the market. Pay someone to help or get a grown up to help you.
