Failed creit check, asked to provide two guarantors to pass the credit check, provided two guarantors and their paperwork, both guarantor passed the check but they declined the application reasoning Isurance policy not met and lack of transparency. The moving date was changed three times since viewing, even once after starting application. We provided everything they ask for, stressed for three days, lost holding deposit, blamed for not being transparent when they were in the same fault for not being transaprent regarding dates and declined the application. This agency will make you stressout with zero result. For a tenant, It's important to know that there is a rental insurance policy in place. We weren't mentioned about this until they decline our application. Is this transparency?

Our terms & conditions (which all applicants are given) are quite clear in that if references fail due to poor credit (either knowingly or unknowingly), and the landlord rejects an application on that basis, the holding retainer will be non-refundable due to the time & cost incurred in removing the property from the market (viewings are no longer conducted) and processing applications. Irrespective of this, we always try our very best to keep applications “alive” via the guarantor(s) route where possible as was the situation in your case. As I’m sure you can appreciate, it is only once full information is available once references have been completed can a landlord make a true judgement of the potential “risk” involved with any case. Our referencing partners are also unable to provide a rent warranty to our landlords unless applicants pass on their own accord, something this particular landlord wasn’t necessarily insistent on (hence the guarantor(s) route being explored) however could only make such a judgement on whether to proceed with you or not once references had been completed and full information available as previously stated. As one of your guarantors failed to complete referencing and the rent warranty protection was also not an option, the landlord was unable to proceed with your application and for this we are sorry, we really did try our best Shafakat. GoogleSo lovely and helpful people. Renting a flat nowdays is so complicated and stressful but with TomkinsDavis it was really easy and I did not feel stressed as they always supported us and reassured.
We found a lovely place in Hayes and started the paperworks right away and it took around 2 weeks from the first viewing to getting the keys! I can only recomment them as we have only positive experiences.
If there is any maintenance enquiry they act very fast and every support is available and they make sure you are comfortable in your new place. If you need to phone them they always answer. I hope to live in this flat for a couple of more years.
