I would not recommend renting here based on my experience. During the six months I lived in this property, I felt constantly stressed, largely due to the way issues were handled by the reception team. Communication was often difficult, and I found the attitude of the property manager, Akash Sharma, to be unprofessional and dismissive. On one occasion, an interaction with a receptionist escalated to a level that made my partner feel verbally intimidated and uncomfortable. I also had problems with parcel handling. I did not give permission for parcels to be signed for on my behalf, yet this happened multiple times. Several items arrived damaged, and because they had been signed for, returning them became very difficult. There were ongoing issues in the building related to smoking and general conduct in shared areas. Despite raising concerns and trying to provide information, I felt I was not taken seriously and instead felt blamed, which added to the stress of living there. At the end of the tenancy, I disagreed with some of the deductions taken from my deposit, including charges that I did not feel were clearly justified. Additionally, the flat did not feel well insulated, and during windy periods it was particularly uncomfortable. Overall, my experience did not meet my expectations, and I would personally choose not to rent here again.

Called multiple times, no answer. Done this for a whole week straight. Had to drive down in person to speak to someone. I asked why they don’t answer, they said sometimes they are there and sometimes they are not. FOH team looks like they’re forced to come in. No professionalism. Was interested and left my contact details, it’s been 2 weeks and no contact yet. When i left the visit, I called to check if someone would pick up, I watched by the door, The two staff members just having a laugh without a care in the world for the business. Worse thing is, one happens to be part of management and the other has been there since opening 10+ years. Shows and proves alot. Would think twice before considering this property.

Great management team on site. Eddie is a fantastic leader who is always keen to help and sort things out, Rajan is great and gets on, honest, reliable helpful and Brian is the Atlas of Gatefold - always working hard and alwYs helpful, fixing what can be fixes in a click of a finger. Fantastic team! Senior management leaves a lot to think about, we have a few issues with major repairs, ie lift out of use for 5 months now, 2x a year heating and hot water was down for 10 days, they really show no interest but the building on site is always there to support. Lets see what our next rent increase says as the ownership changed and their greed has grown. Prices are going up despite facilities growing older and older and no investment is in sight! Might change to a one star review, if the rent increase offer for. 4 year + resident is silly! Thank you Eddie Rajan and Brian, without you this building would not be what it is 😘

I along with my family (wife and a son) living in this property since Jan 2020. Every property will have positive and negative aspects of it. However, this property has plenty of positives and which, really overshadow the negatives. I have met and talked to many of my friends, who are living in other properties in Hayes and I would say, Gatefold (Be:Here) property is the best from all angles. I have some time today to talk about those points :) to give clarity to the people who are trying to find a good properties to live for a longer period. Now, with the challenging economy we are in now, we see rise in rent prices everywhere. Now, with that price, Be:Here is the best bet. Be:Here don't have Gym or swimming pool or a community hall. However, they have the best atmosphere for the kids to play inside, on the ground, 1st floors and terrace. Terrace must have a special mention as this makes it really stand out as compared to other properties. This is so beautiful that you can enjoy in all seasons. In Winter, little difficult to stay longer in open space but we have Pods to sit inside an you won't feel any cold. This gives such a wonderful experience, even sometimes, outsiders try to gain access to the terrace. As a responsible resident, we need to monitor, inform, take action about such intrusions. From a Maintenance angle, I never had a problem with the water supply, electricity and internet except for a few exceptions. Every property has maintenance issues but the resolution time of the property team is fast enough to make you feel satisfied. Maintenance team comprises Eddie, Rajan and Brian. Brian is the Master of "ALL" trades :) They responds promptly and they try to resolve issues as soon as possible. They make necessary and timely communications with the residents to keep us updated with the progress of any common maintenance issue resolution. Sometimes, delay happen due to the dependency on the external vendors, which is normal everywhere. Security aspect is also great here except for the occasional intrusions during summer (For using our great terrace). I just had an issue where the annual increase in rent (as per the contract) was not timely communicated to me and when I came to know then the outstanding due was accumulated so much that it had hit my monthly budget. I really struggled to plan for it. Also, the property team is so friendly and try all options to make residents happy and engaged, especially during the festive season. They organise social gatherings(Christmas), drinks evening, etc for the residents. We have enjoyed these very much during our tenure so far. In their property, they have different flat layouts, which will really help us to take our decision better. The rooms are spacious and overall, you will not find such great layouts in any other properties in Hayes. You can plan your own private parties inside the premise and even the property team give permission to use their office as well :). Overall, it is very clean property. Outside the premise, the dog park is also there. Having said that, this property is a pet-friendly property. 2-level secured Car parking is also available but comes with some cost and I think is the situation everywhere. We have been very satisfied resident so far here and it has been a very enjoyable experience! With the price you see for a like to like property, 9/10 times, I would choose Gatefold / Be:here over other properties in Hayes. You will enjoy living here, especially with young children and pets. Great transportation links (buses or Elizabeth lines), access to daily needs shops, small, mid-size of bigger, from local shops to ASDA/TESCO/LIDL. To be honest, I never want to leave this place. However, if I have to then only if I have a genuine unavoidable scenario to deal with, e.g., better options to the universities / schools / my office location, etc.

When we first moved in, Rajan was extremely helpful and friendly, and he has maintained that level of service throughout the entire process. Concerns regarding maintenance are handled in the appropriate manner. Fantastic location for those who own pets.

The whole rent and move in and move out processes have been the most pleasant and smoothest we have been through. Rang for 1 bed told my situation person called kash very bash clearly stated you have to pay 12cmonths in advance told him the government dept will be doing paperwork clearly told 12mths in advance or can't live here I said is that not allowed he said do that or you can't live 1 how are these company getting planning permission where is the mayor and the government expect people to live if we cannot get a place what are they doing all governance i am going through loops and getting nowhere the stress this causing a person who already is sufferings with health conditions they say there is dept where are they in these situations what protection talking about how are protecting someone by asking 12mths rent up front I am sure trading standards should look into this it been bias to a vast majority of people look at the law someone

I've been here for more than 1 year. A spacious and cozy apartment to live, located just near the Elizabeth line train station a few steps away from the premise which brings you to central London in just less than half an hour( here is Zone 5!). Also very close to the high street with many shops and supermarket around, I'd say in terms of convenience the premise is unbeatable. Only that as it is close to the train some noise is inevitable. Besides there is the management team that is very responsible and friendly. We've been through some facility issues both within the aparment I rent and also the whole premises, and to be fair with a team of limited staff sometimes you have to bear with it and be patient, but the job can always be done properly in the end.

I've lived here for over a year and have been really happy so far. We like our flat very much, and I've always found the on-site staff helpful and decent. The atmosphere in the block is quiet and relaxed. I love the views from the top floor (sky and planes). It's super convenient for the Elizabeth Line and very close to Heathrow but you mostly don't hear the planes at all. One downside is that the flat is too hot in summer and too cold in winter (but everywhere else I've lived is like this). Don't move here if you don't like trains... personally I got used to the noise after a few weeks and I don't even notice it anymore.

This place is just awful. The staff are abusive, rude and do not care. They boast pet friendly policies but a resident was mauled by a dog living here (and had to be taken to emergency care) where they don't even check the backgrounds of the dogs in a place full of children. Rip off and apartments are given to you already with defects that they will later blame on you. Don't risk it here for your own safety.

Be:here I could say is a good place to live for working people, who have to travel , and specialy for families with a kids . As you can easy reach by walk your nursery , school , GP, or shops which you need. Also you get a good transportation links by motorways or public transport connected with Heathrow and central London. Basically apartment is built modern with new furniture . As a pet friendly property so many of residents happy to have them pets . Management team always kind , friendly, welcoming and helpful in any questions . We've been living here for more than a year and it's been a very pleasant experience for us. It started even before we moved in when the staff kindly brought in my parcels to my apartment knowing we would be moving in straight flying from overseas. Staff from property management (i.e. Akash, Eddie, Rajan and Brian) have been responding efficiently with issues raised and we feel rest assured that in case of any issues the team will take care of it as best as they can. The team would also organize events for residents to get together during different festivals and it's a nice way to get to know your neighbours. All in all, a wonderful experience for us with a 5-star management team!

Famtastic place to live. :) I have been here for 2 years and absolutely love living in this apartment building! The management and maintenance team are top-notch and always quick to respond to any needs or concerns. a great psrt of the building is the rooftop terrace. It is absolutely stunning and the perfect spot to relax and take in the summer sun. The building's location is also unbeatable, with Hayes and Harlington station just a stone's throw away and a short journey to Heathrow Airport via either driving or public transportation. Plus, the high street and Asda superstore are also nearby, making it easy to run errands or grab a bite to eat. I highly recommend this building to anyone looking for a comfortable and convenient place to call home. I also wanted to take a moment to commend the property managers on their handling of an issue we had with the communal boiler. They went above and beyond to ensure the problem was resolved quickly, and they communicated effectively with us throughout the process. They even provided replacement heating to ensure our comfort during this time. Overall, I am extremely satisfied with my decision to live in this building and I would wholeheartedly recommend it to anyone looking for a comfortable and convenient place to call home.

Awful customer service provided by BeHere Hayes. Starting with the property manager who is rude and full of disrespect and arrogance until the neighbors who are living in the Gatefold Buildings and complained about everything. I should properly think twice before signing a rental contract for one year. Even the building is a non smoking building everyone smokes on the roof terrace. Check the windows and the doors of are fully functional!

this lovely apartment is located a stone’s throw from the Elizabeth line, you get used to the loud trains after a month or so. great, spacious living space with a modern design and good soundproofing , i can never hear my neighbours. we were helped so much by Rajan with the initial moving in process, he helped up step by step and remained patient throughout the entire journey, despite there being times where he could have easily looked to find another tenant. A lot of of property managers would not give us a second look but this was not the case with Rajan who I want to thank massively for helping us settle here

I only give one star because it's the only thing I can leave this company, it doesn't even deserve a star. I was isolated, both myself and my children, by the owners of this building, especially the man at the reception made me face the fact that I feel like a foreign immigrant, at the age of 70 that I am. I reported the incidents to Hayley Wills as she took no action. I did not believe, at my age, that I would face such great difficulties, which is why I preferred to release the property. I did not receive my deposit in full because they withheld a considerable amount of money from me on the grounds that they found damages, which were not created by me and reported in time to the building administration. Avoid Be:Here Hayes as much as possible.
