We had issues with an awful neighbour. The estate agents were already aware of multiple problems with this neighbour due to complaints from previous tenants on more than one occasion, however, we were of course not warned of this before moving in. When I raised the issues, I was told by Zoe, "well you will have to be careful because if you complain and involve the police the landlady may not like it." I found this comment extremely concerning and felt it discouraged us from taking further action regarding problems affecting us in our own home. From the moment we handed our notice in, everything became difficult. Zoe made the process of moving house extremely stressful and, in our experience, was not helpful throughout. Several viewings were arranged at the property without our prior agreement while we were still tenants. This meant making last-minute arrangements for our dogs and changing work commitments, resulting in financial loss. We had clearly provided days and times that worked for us, but these were not followed. We were also left having prospective tenants viewing the property while we were there, which was uncomfortable for everyone involved. On the final day of our tenancy, we were unable to properly access the property to remove our belongings because workmen connected with the neighbouring property were in our garden, with smashed glass present, despite us having dogs. The workmen told us they had permission from Zoe. When we contacted Zoe, she denied giving them permission, despite the workmen telling us otherwise. We were told to return another day and subsequently had to make another trip to remove our belongings. We also disputed deductions made from our deposit. This included deductions relating to repairs/issues we did not believe we were responsible for and an attempted deduction relating to damage that had been caused by a previous tenant. Once we disputed these deductions, Zoe agreed with us and the relevant deductions were removed. We had several plumbing issues at the property which we raised on multiple occasions. A significant proportion of the deductions from our deposit also related to plumbing issues we had previously reported. Within approximately 12 months of us leaving, we understand that the internal roof/ceiling collapsed and that the new tenant was unable to live at the property for around six months. Given the concerns we had previously raised, we feel these issues should have been properly investigated and addressed rather than responsibility wrongly being placed on us. There was also a period of at least a month between us leaving and the new tenants moving in. Despite this, the gas, water and electricity providers were given information by Zoe indicating that we remained responsible beyond the end of our tenancy. This caused further unnecessary issues for us. Hannah is also incredibly rude and unprofessional. Unfortunately, my experience dealing with Andrew, the owner, was even worse. I found his attitude and manner appalling, dismissive, rude and completely unprofessional. Rather than taking our concerns seriously and dealing with the complaint appropriately, he dismissed the issues we raised and refused to properly progress our complaint. This was despite having their own complaints procedure, which is publicly available on their website. The overall attitude and behaviour I experienced from the office felt more like dealing with a school playground than a professional letting agency. There appeared to be absolutely no accountability when concerns were raised, and instead of the owner stepping in and dealing with matters professionally, I found his behaviour just as bad. His response left me genuinely shocked that this was coming from the owner of a 'professional' business. UPDATE: Since leaving this review, I referred my complaint to The Property Ombudsman. The Ombudsman has now completed its investigation, supported my complaint and made findings against Williams Estates for failing to comply with its complaint-handling obligations. AVOID AT ALL COSTS!

Once the sale was agreed, Gemma was thorough, professional and helpful right through to completion. Zoe does not have a clue about how to do her job. She is extremely ignorant and only replies when asked to by other people. The manager is very rude and obnoxious in fact I’m not sure that any of the staff has a clue what they are doing. Zoe served an illegal section 21 on us when we refused to agree to an illegal rent increase. When we did move out she agreed time and date to do inspection and collect keys then failed to turn up. She said she had not made the appointment. There were 2 electrical safety inspections on property within a month or so of each other both saying property needed extensive work. Zoe then failed to pick up on an electrical safety certificate being issued by another electrician knowing no repairs had taken place at all. The staff in this office seem not to care about the tenants. Zoe told me that our landlord paid them not the tenant so they were not interested in what the tenant had to say.

Gemma really is fantastic at her job. I'll be honest, I was concerned when I heard she was part time. What would this mean if we needed updates?! Or a document moving forward? Rest assured, this did not impact our buying process at ALL. Gemma is very prompt, often checking emails out of hours to ensure she is well prepared for the next day. Not once was did my confidence waiver with this company. Our process certainly wasn't simple, but Gemma made sure we felt heard. Thank you Williams or supporting and assisting, going well beyond, the difficult sale of our property. I would strongly recommend to not rent a house through Williams estate agents. They take the side of the Landlord in all matters even when you are the 'ideal tenant' and pay your rent every month on time. Very slow to respond and follow up on maintenance & repairs. Waited months for a central heating fault to be repaired and was even left without water at the property for 3 days after an outside tap pipe burst. As for when you leave the property, don't expect this agent to act or advise impartially. They completely ignored the clear and obvious evidence that the Landlord was making a baseless claim against the holding deposit and instead pushed the dispute through the arbitration scheme. Thankfully the independent adjudicator found rightly in my favor but it still took 5 months to get my deposit back. Will never use this agent again.

I would not recommend you either sell or buy a house from Williams Estates. After being promised the house we purchased would be clean and tidy, the sight that greeted us was a house that was full of dust and dirt, the kitchen cupboards took me 3 days to get clean. After complaining we have been given the impression that we are the ones being unreasonable and they have simply washed their hands of us. The vendor despite receiving his monies 4 hours previously was still in residence and the banal response from Williams Estates was, these things happen. Avoid at all costs. A recommendation of an Estate Agent would be JLord of Davenham, who were the epitome of professionalism and unlike Williams Estates couldn't be of more help with a problem. We decided to sell 2 rental properties a few months ago and I called a number of Northwich Estate Agents to decide who to work with. I met Andrew at one of the properties and was impressed by his straight forward approach to the task. He shared with me the 'Rightmove' performance data which shows they perform better than the other agents in the area. On the basis of the straight forward approach and the Rightmove data they got the job! The Williams team that progress the transactions were excellent throughout the process keeping us fully informed at each stage and advising us well when the inevitable 'twists and turns' occurred in the process. They have regular contact with the solicitors firms in Northwich (including the firm we used) and they effectively chased through the conveyancing process which made it so much easier for us. I couldn't be happier with the way they sold our houses for us.
