This is long overdue post and probably coming in very late but I believe this is extremely important and should be out there for people to see. I had a terrible experience with Rouge Properties last year around August when I tried renting a property through them in Northampton. The property was marketed on their official website but unfortunately they ended up taking no responsibility about it when things went all wrong and blamed it on the concierge taking care of the property. The property I am talking about is an apartment in Northampton House. What stood out for me was the audacity from the team for not refunding my deposit money even when they failed to deliver the property ready on the said date. Not to forget that the team includes people who when you confront them will literally shout at you, stop responding to your emails or even threaten you. Beware of Nazneen and the team because when they have zero understanding of the property, they try and give you details only when the deposit is paid and treat you as someone absolutely worthless because now they know you are stuck. I chose peace and let go of the deposit but in hind sight I can't believe they were this unprofessional throughout my experience.

If you’re looking for a stress-free home, I strongly advise steering clear of this rental agency. Our experience with them was deeply unpleasant and unprofessional from the very beginning. When I made an offer after viewing the property, the manager, Mitz, became angry and aggressive - a warning I wish I hadn’t ignored. Before moving in, we were denied several things we had been promised, including a basic check-in inventory report. When I asked for the reason in writing, communication stopped, and I was met with shouting and intimidation tactics instead of transparency. We lived in the property from September to January without a functioning heater. Their contractor would perform temporary fixes and blame us for ongoing issues. It felt like they were more interested in dodging responsibility than solving problems. Worse yet, a major bathroom leak caused severe mould and damp. When we reported it, we were blamed for “leaving water on the floor.” Repairs were delayed for months, despite being told it was a half-day job. Eventually, we had no choice but to move out due to the living conditions, which honestly, was a relief. The agency failed to set up basic utility accounts, leaving us to manage everything ourselves. Strangely, after we moved out, they created a new account in my name without permission and have since ignored communication from the energy company regarding closing our account. We continue to receive bills for a property we no longer occupy. It became clear why they refused to provide an inventory report: they rely on manipulating check-out reports to make unfair claims against tenants. The property was dirty when we moved in, we cleaned and improved it significantly. Still, they charged £300 for “cleaning” and £200 for a door handle that was already in poor condition and later failed due to neglect. Fortunately, we disputed these charges, and mydeposits ruled in our favor, returning our full deposit. This confirmed our suspicions about their dishonest practices. Six months with this agency was incredibly stressful. No matter how appealing the property may seem, if the management is this careless and hostile, it’s not worth it. I urge anyone considering this agency to read through reviews carefully. You’ll notice the genuinely negative experiences come from tenants, while the overly positive ones often seem suspiciously biased.

It's the first time I use Rouge Property Estates to find a room to rent and I wish I had done it earlier. My agent is Mitz Patel. He has answers for all the questions and handled my moving process professionally since the first info I asked for. Comparing to other letters I had previously contacted, this was SEE IT, SAY IT, SORTED😁. No hidden fees or different pictures of the rooms just to make people get to the address. Everything was smooth until the last detail. My present contact with Rouge is Eva. She is very attentive, helpful and responsive. She pays attention to details and takes care of everything before it becomes an issue. She treats everybody with respect and every time she takes that extra mile to settle things. I have been living on their property for the past 2 years and I don't even regret a little bit for choosing them. They are kind and would understand you. They treated us so well and I would still go back to them if they had a house as per my needs. Mitz helped us in all situations and Alex was my go-to. I used them at the end of 2020 as a tenant when I was looking to rent a property. Initially, I was in contact with Andreata who helped me secure the flat that I wanted. The amount was agreed with, I sent over the paperwork and only my references were outstanding. Bearing in mind it was during lockdown in the pandemic so understandably my current work reference was taking longer than expected, but this was when I first started getting calls from Mitz who was abrasive and aggressive about that they did not receive my reference, although I repeatedly told him that I was constantly chasing this up. That was the start. Once the reference was received, I received my contract to sign to move in the next day, but I received a number of rude and unprofessional calls from Mitz threatening me that the landlord company will give the property to someone else if I didn’t sign the contract. I told him that there was no break clause in the contract which I wanted to amend and that he was being aggressive in which he responded to by raising his voice even further to state that he was not being aggressive. It was actually shocking and unprofessional as to how he behaved but regardless, once the contract was amended I then paid the 3 months’ rent in advance and signed the contract to move in the next day. Thankfully the agency was not going to manage the property whilst I was staying there. When I went to the property the next day it was in an absolute state, covered in dirt and filth and when I told this to Andreata, she though the landlord dealt with it. Once the agency had the money and the contract signed, they washed their hands. I found out the next day, building works will be done for 6 months which was a shock as there was no mention of this. It was sly and cunning but it made sense the urgency to pay and sign. The state of the flat was eventually sorted out with the landlord company and I did not have to deal with the agency. Once I gave my notice, I was contacted by Mitz to ask when he could take pictures to put it back onto the market. He was on leave the next week so we agreed to come in the following week. Then retracted and asked to come in the next couple of days so I told him I couldn’t because I wouldn’t be there. He was rude and unprofessional and questioned why he couldn’t come in even if I wasn’t present so I told him that I was not comfortable with someone there whilst my personal belongings were there. He said that by law they could come in and that the landlord company gave me the flat out of courtesy so I should consider this which made no sense as I did not get any benefits. He agreed to get in touch after he returns to take pictures. His threatening and aggressive nature was shocking and due to his behaviour before I moved in with the situation around signing the contract, I told Andreata that I didn’t want to deal with Mitz but I was not listened to. I contacted the agency stating that I spoke to him and that I asked for an email confirmation of when they would be visiting the property but received a response that they already had pictures of the property from before and that a visit to take new pictures no longer necessary. After all that, Mitz could not even clearly communicate that this was the case. During my notice period, I was contacted by Mitz leaving me rude voicemails that he kept trying to contact me to arrange a viewing and that I did not call back, although I called back several times. We then spoke and he said that he emailed me many times so I stated that I did not receive any emails so there must have been some confusion. An incorrect email address was provided to him but there was no apology for his vile behaviour. My experience has been horrible, especially with Mitz and how he likes to throw about to show his ‘authority’. I would not recommend this agency, especially as a single female as it seems like they like to think bullying and aggressiveness will make them get their way. This is a prime example as to why property agencies have such a bad reputation and this is the epitome of one.

I have used Rouge's Letting services for my property for many years. More recently Mitz Patel has been nothing short of amazing in giving sound advice on helping refurbish the property and has also managed to find a suitable tenant within weeks. DO NOT RENT from this agent - we lost our full deposit £2423 because of made up faults and condition reports. Correct their check-in and check-out reports for the many inconsistencies right away. They will make you pay for overlooking them. Note and record all faults or they'll make you pay for them. Read the shopping list of negative reviews before considering to use this agent. Beware - this agent knows how to professionally stitch up tenants. They are only interested in retaining their relationship with landlords.

What a joke of estate agency! I booked a viewing over a week before and I was asked to choose either morning slot between 9 and 10 AM or after 6 pm. I said that it was both a problem as I will need to rearrange the entire scheduled of other viewing but I would prefer morning slot. Asking them to be 100% sure that everything was fine and confirm with the landlord. All was fine, until the end of the week (Saturday 3 pm), when suddenly the same lady who confirmed all was good left me a voice message saying the viewing is cancelled but we could do in the afternoon. I gave the agency a call back and I was pretty much angry given what I had to do to my entire diary and she said that the reason was because her director told her that could not be done. I asked to speak with this "director" and I was brutally ignored. I tried to give a call 5 minutes after our call to the agency and all gone no answer. I decided to send an email and clarify what happened and tell them they caused me a lot of pain. They replied that the landlord planned to do building works exactly at that time of the Monday morning but afternoon was all good and of course he/she shared that only on Saturday afternoon after 1 week. I told them that they deserve 0 stars review - wish I could actually put that. Be aware people of this agency and these agents.

David offered an realistic guide price rather than inflating it to win the business as many other agents did. we secured the asking price within 2 weeks after only 4 viewings. There was a delay from the buyers solicitors which David tried to accelerate where he could. would use again for future business.
