Proceed with caution: trust, but verify. Recently instructed Davidson Gold to sell my flat. While they’re often praised as friendly, local experts, my experience highlighted a critical warning for landlords: Landlord Tip: Before removing existing tenants, insist on written confirmation from a buyer (Solicitor) that they’re fully committed, get the contract exchanged first. Verbal assurances aren’t enough. In my case, the buyer they introduced proved unserious. I followed their advice, vacated the property, and then it sat empty for three months with no sale. During that time I: • Lost rental income • Incurred legal fees to end the tenancy • Suffered significant stress and mental anguish All because I trusted their word. After the sale stalled, calls and messages went unanswered, and I was left shouldering a huge financial loss. Thank you for reading this.

I cannot in any way recommend that you rent a property with Davidson Gold. When moving back to London in September 2016, the agent from Davidson Gold had promised us that our house would be ready for the Wednesday so i had booked a nearby hotel to get everything ready until that date. He however did not allow us to move in until the Saturday after, which meant that I had to pay for extra hotel nights at the last minute. The 6 of us moved in but after a month, the letting agent found out that the council allowed only 5 people to live in this house because of its size. One of us had to move out of a house he had already started to settle into. The issues with the agent did not stop there. Both him and the landlady would enter the house without giving us any prior notice. Our door handles would keep on breaking without being repaired, leaving the back door constantly opened. The house was badly refurbished before we were able to move in, which led to major damages including: broken tiles in the kitchen and mould all over the downstairs bathroom due to inadequate ventilation. This was brought to the agent's attention. He did however not bother looking at fixing these issues and instead blamed us for it, and took a significant amount of money from our deposits to cover these costs. We were also promised before signing the contract that we would be allowed to find people to replace us two months earlier than our contracts were due to expire (as we were students and would all leave for summer break) but ultimately this promise was retracted without warning at the last minute, forcing us to either cancel our plans or pay two months of rent whilst we were away. Finally, I want to add that throughout all these struggles, the tone from both the agent and the landlady was always disrespectful and spiteful.

I've been with Davidson Gold for the past 3 + years. Had an apartment rented with them. Really pleased with their service, professional and friendly. Shiran and Ian are great, always available when you need them. Any problem we had during our stay has been sorted promptly, always checking in to see if we are happy with the repairs or if the issue has been sorted. Before moving in they have asked us if we can wait a few more days so they can do some improvements to the property and when we moved in the place was spotless, freshly painted, with new kitchen appliances and worktop, new door... it was amazing! Thank you for everything you have done for us to make this property a Home for our family!

I don’t usually leave reviews but I feel I must after the worst housing experience of my life with Davidson Gold. The letting agent rented a room to 6 of us, but forced one of the tenants to move out after a month after suddenly realising that the spacial dimensions of one of our rooms were too small to be rented legally, causing a significant amount of inconvenience amongst the tenants. Although our contract stated that the house must be given to us fit for habitation, everything had been done on the cheap. Door handles were coming loose and breaking off from the very first weeks of living there. This included the very back door, which, unable to be closed, left the house open to both theft and the cold in the dead of winter. After informing Davidson Gold about the problem, nothing was done to fix the problem. Furthermore, the downstairs toilet had a significant amount of mould growing on the walls and ceiling. Despite informing Davidson Gold about the issue several times and despite the cancerous risk of daily exposure to mould, the agency did nothing to remove the mould, except to paint over it in the last few days of our tenancy in order to hide it from the future tenants that were about to move in, unbeknown to them. Davidson Gold even had the cheek to deduct money from our deposits after blaming us for the mould. Davidson Gold also wrongly fined us for damaging tiles in the kitchen. Large cracks had appeared on several tiles there. When a tile specialist came to assess the damage he concluded that the cracks were not caused by any impact upon them, but rather as a result of bad installation since they were fitted onto an uneven surface so were inevitably going to crack over time. It’s disgusting that the agency therefore fined 5 students, who already do not have much money, for something they were not responsible for causing. Upon moving into the house, the agency and landlady assured myself and another housemate that we would be permitted to leave the house early for the summer, as long as we found new tenants to replace until the contract expired. When it came to finding new tenants several months later, both the agency and landlady revoked this promise and did not allow us to do this, causing a significant amount of inconvenience and financial loss. The landlady was also extremely disrespectful to the tenants of this house. She showed up without warning on several occasions and illegally forced her way inside. She would also talk down at people and even left her relative’s mouldy car on the driveway without warning for several months, something which we did not appreciate. Whenever we brought up a grievance with her, she would immediately start crying and shouting in the most dramatic manner. Please avoid this company. If you are going to be brave and go ahead with them, make sure you tread very lightly and think about every little thing that they could bring back to bite you with later on, because you’re about to go to war.

Really bad & completely untrustworthy. We recently tried to buy a property through Davidson Gold and its been an awful experience. I put in an offer which I was told at the time had been accepted. I was texted the address for the property which was incorrect and all mortgage paperwork was processed with the wrong address. I only found this out when my provider called to confirm a valuation date. I phoned Davidson Gold about this and was basically lied to repeatedly, the vendor actually hadn't accepted our offer. They wouldn't accept that they sent me the wrong address for the property even though I have it in writing. Needless to say we have withdrawn our offer as we cant trust this Estate Agent at all. For making such a life changing & expensive purchase I would not trust them. Terrifyingly dodgy & unprofessional. Don't trust them with the sale or purchase of your property as you will regret it.
