TrustpilotMy time with Simple life had been a…
My time with Simple life had been a positive experience until i actually moved out on the 8th May of this year. There was lack of communication initially about where i needed to return the house keys. Finally i spoke to Kate who was really helpful. However the keys had to be retuned to Manchester which is not local so had to rely on returning the keys via post which i sent recorded delivery ( my choice as i didnt want the keys to go missing) .So this incurred a cost to me.Today (26 may) i received an email with an invoice for £474.00 with a costings breakdown to include the below 1 Clean: 3 bedroom Property Full Clean 3 Bedroom Property Full Clean - £175.002 Clean: Oven clean - £40.003 Re-paint of wall - £80.004 FReplace bulb + remove nails and fill holes - £100.00VAT £79.00TOTAL £474.00Although i have paid the above. i wish to share my level of diastisfaction about a number of simple life claims:Full clean £175 . I believe i had cleaned the property to a good standard. Although some pictures shown differently. The clarity of the pictures are amazing to the extent that they highlighted a cobweb in the ceiling to the point that you could make out all the definition. They also sent a picture of a red sequin which tells me that to the naked eye some of their claims are pedantic. i would also have expected that under the current climate of the pandemic that a deep clean would have been expected by simple life not for this cost to have been incurred by me. with regards to £40 claim for an oven clean. I had paid £85 for a professional to clean this. The oven was sparkling to the naked eye. or i wouldnt have paid the guy his money? As for painting the 3rd bedroom ata cost of £80. i agree that there were 2 strips where i had placed a picture on the wall. when i removed it caused some damage. However as far as i am aware this would have required some corking to fill and painted over i do take some responsibility for this but cant see that this would require a whole room being painted?as for replacing a bulb in the hall way. The bulb was not working when i arrived 18 months ago but it didnt become a priority to report it or replace it at the time.as for a removing nails and filling them incurring a cost of £100 there was one pin head nail in the dining room. again i take full responsibility for this but can see how this would cost £100.its such a shame that my perfect experience ended so negatively. Its left a bitter taste in my mouth. 😫. on this basis only 1 star it could have so easily been 5. As it has been my happy place for the last 18 months.i am sincerely hoping for an amicable resolve in this matter. i fear that other residents who leave Simple Life may also have a negative experience when leaving.Kind regards

Hi Nikki,We’re sorry to hear that you are disappointed with the outcome of your check out report and the related deductions to your deposit, but we’re pleased to hear that you felt you had a good experience with Simple Life during your time with us.We’d like to take the opportunity to highlight that all deposits are held with the DPS (deposit protection scheme). The DPS is an independent adjudicator, therefore, should someone disagree with the proposed deductions at the end of their tenancy, they are able to dispute this with the DPS, who will then independently review the deductions on behalf of both parties. We can see from your records that this wasn’t requested at the end of your tenancy and the deductions were accepted. In normal (non-covid) circumstances we offer pre-check out visits which allows you as the resident and your asset manager to identify anything that will need rectifying before you move out in order to help you get your deposit back. We also do our best to manage resident expectations with cleaning check lists and examples of typical deductions than can be expected for common end of tenancy issues. We do this to highlight to residents the potentially higher costs involved in us having to get contractors out, as opposed to the resident rectifying things like walls, holes, painting and cleaning themselves.

TrustpilotI cannot fault Simple Life Homes
I cannot fault Simple Life Homes, I moved into my pet-friendly apartment yesterday. Everything was prestige to the point, Tom Billington went above and beyond to assist me and ensure a smooth move in, Tom also assisted with other issues around trying to move me in ASAP!I arrived to my apartment with a 'welcome' package full of move in essentials and more. I had Lucy Sexton deal with my application and referencing, Lucy was extremely helpful and polite.Upon arrival I was greeted by Ashley who showed me to my new home and left me with all the information I needed. The Crabtree is amazing and it is a perfect location!Kudos to the team!Kyle

From finding Simple Life details, we have had nothing but praise to give them. We dealt with Tom Billington at the beginning who explained everything in detail. Then we were referred to Eleanor Crockett again, I spoke with her daily. The process is really quick and they explain everything to you stage by stage. The day we got the keys we got a call from James Turner who explained he would be our Asset Manager, such a lovely gentleman and very helpful.Couldn't recommend them enough, well done Simple Life Homes, you have a great team working for you!

She definitely made our experience with simple life so much better after some hiccups upon moving in, not only she was always keeping in touch and updating me but always had the best advice on how to proceed during inconveniences and made sure I was walked through the process and no question wasp left unanswered. TrustpilotGreat team, great systems, great home.
Everyone we have come into contact with at Simple Life Homes has been really professional and helpful. The systems they have in place are particularly impressive which has meant the whole application / referencing / moving in process has been easy and efficient. We did have an issue when moving in (to a brand new home) with our boiler whose PCB board needed replacing which to be fair is a manufacturing issue out of simple life homes hands, but after speaking to our property manager George he was able to get an engineer out right away to replace the faulty part.So yeah, George and the rest of the team are awesome - would recommend Simple Life Homes to anyone.

We were assigned Megan Oliver as our point of contact regarding our application. She has been absolutely fantastic at answering all of our queries and has been extremely helpful with our application and the process moving forwards to our expected move-in-date. If we had any issues in the interim period she would endeavour to do her best to resolve them. She is really friendly and has great ways of communicating with clients, we never felt like our multiple phone calls or emails were bothering her and she was always there to help however she could. She kept us up to date however she could during the lengthy process of the property being built. Thank you Megan for all of your help!

TrustpilotPrevious team terrible, new team marginally better...
Dealing with the new team has been marginally better, though not as revolutionary as I would've hoped. We have had an ongoing issue with plumbing in our property ever since we moved in over a year ago, as a result of the initial installation by the builders. The previous Simple Life team were uncaring and dismissive at best. Having a specific named property manager now in George is a bit more reassuring, though we've not gotten off to the best start so far, with a lack of return communication and delays in action at first. I strongly believe this relationship will continue to improve as the new team get more ownership and control of the housing management, and when that happens, I will happily return and edit this review. At least now something may be done about the plumbing in the long term...

We have lived a brand new Simple Life Property in the Earlestown development, and it has had nothing but problems:1) Floor was already marked/damaged when we moved in with several stains2) Kickboards in the kitchen weren't attached so constantly fell off3) Boiler flue wasn't properly installed4) Shower screen leaked constantly as hadn't been fitted correctly5) Bath overflow leaked as hadn't been connected6) Fence panels were loose on the back fence, so you could see through the fence7) Lived here for 18 months and the road still hasn't been finished, even though the last house was finished about 15 months ago. 8) The turf in the garden has just been laid over the builders rubble, so bricks/lumps of concrete/roof tiles push through and it dies very quickly. One of our neighbours found 3 fence panels under their lawn, and another house on the street found they had turf over solid concrete. 9) The fences between us and the neighbours are so poorly done you can push the fence posts about 15cm with a single finger, and watch the whole fence sway.Getting Simple life to fix any issues is one of the most frustrating experiences I have had. It took them over 12 months to stop the shower from leaking, which involved over 7 different companies, multiple callouts and us being told we were "showering incorrectly". The fault was the bottom seal wasn't properly installed, and in the end it took one contractor 10 minutes to resolve. We had water damage to the wall, skirting board, floor as a result, and both of us had to take 5 days off work to wait in for contractors, who just passed the job around themselves. We were never offered any form of reimbursement from Simple life for the issues and hassles we had (We reported it as soon as we moved in, and then at least once a month, every month). The customer service team were generally unhelpful, and when we raised a complaint, they just brushed it off and never looked into it. They were happy to blame Covid-19 for all the delays, even though we moved in in June 2019 and reported the issues then. The houses look brilliant, but avoid them. Poorly built and awful service from Simple Life.

Hi Tim,Thank you for your review. We’re really sorry that you have had issues with your new home. We take pride in delivering high quality homes for our residents and we are disappointed to hear about your experience. We continue to put more focus on additional checks and inspections at the stage of handover from our housebuilders, and feedback like yours is so valuable to us in ensuring we continuously improve in this area.We are aware that there has been a delay in getting the road surfaces topped, this unfortunately was due to a hold up between the housebuilder and the local council. We are pleased to confirm that the works are being carried out and will be completed next week. We’ve also been closely monitoring our customer service team and have taken the decision to move to a different provider who is more aligned with the standard of customer service we wish to give to our residents. We appreciate that this won’t change your experience, but we hope that once all our developments are managed by our new partner, you will see a positive improvement. From looking at your record, we understand that everything is now resolved and that you are satisfied with this outcome. We hope that the rest of your Simple Life tenancy better reflects our standards.

TrustpilotSimple life homes are the worst…
Simple life homes are the worst property management company I’ve had to deal with. They have very few staff to help and go out of their way to be as unhelpful as possible. When you report repairs they ignore them and lie continuously about the reason as to why they never got completed. Overpriced properties finished to a very poor standard, as should you need to raise a complaint you will never hear back, and if you chase for an update they will deny ever receiving it. Don’t rent from Park Grange House Sheffield. There was two break-ins and simple life did nothing about it, they didn’t even install proper front door yale locks on the apartments!!!

Hi Ryan, Thank you for your feedback. We’re really disappointed to hear that you’ve had such a negative experience, particularly when dealing with our customer service team. We’ve been closely monitoring our customer service team and have taken the decision to move to a different provider who is more aligned with the standard of customer service we wish to give to our residents. We appreciate that this won’t change your experience, but we hope that once all our developments are managed by our new partner, you will see a positive improvement. As we have over 3000 properties across the UK it will take a little while before all our sites are under new care, but we’re confident that this will take place by Summer this year if not sooner. We hope you remain a Simple Life resident and that you see a huge improvement. We have also been busy making some changes to ensure that we have more control over maintenance works and timings. We have now introduced the FixFlo maintenance reporting system to ensure that from a higher level, we have full sight of any slippages. We also hope that this helps to keep residents better up to date on all their maintenance requests. We would like to highlight that due to Covid restrictions, many of our contractors have had no choice but to move to emergency works only which has unfortunately caused a backlog of requests. If you still have any live requests, we would like to reassure you that all our contractors are now back to business as usual and we are working through the requests as quickly as we can.We have also looked into the security at Park Grange House. The development has fob access only to the communal lobbies and the apartment doors have an integral 3 point locking system. This is completely secure.

TrustpilotAlready started with the wrong foot
Our experience renting with Simple Life Homes has been lacking since the start. The properties are very well marketed on their website, presented with stylish furniture and glamourous photos, but there's a note stating that the photos and videos are indicative only. Even the floorplans have this note, and the layout of the house can vary without notice. This begs for a house viewing. It is to be said that the developments and houses that Simple Life Homes sells look nice, but many of them are in or near economically or socially deprived areas. We couldn't arrange a viewing due to covid-19 and the current tenants being there. We were only able to see the house and the development from outside. It seemed strange there wasn't a way to arrange a socially distanced viewing, but we accepted that. The referencing process took two weeks and required to enable Open Banking. There was zero communication around progress, and we had to call many times to know whether we passed the referencing or not, to give notice to our current landlord.Every call to them requires at least 15 minutes of waiting and the staff is often not knowledgeable or unable to help. After passing the referencing, we asked to view the house, since the website information was just indicative and we had paid the referencing fee without viewing it. The current tenants had left, so the house was empty. Our request was delayed for weeks, with many different excuses: one time for covid-19 regulations, or for lack of staff, or because the viewings were not possible to do at that time (whatever it means). We decided in good faith to trust the company, and we paid deposit and first month of rent without having viewed the house. One thing we noticed is the contrast between the delays and sloppiness, and how eager they were about asking for timely payments of fees.It was ironic also to receive many marketing emails about furniture rental services, media services and general emails about them being there to help, when the basics weren't being taken care of.We're moving in in a few days and we don't yet have received a confirmation of the move in date: each time a date is told, they take care to specify it's to be confirmed. Also, we don't know when and how we'll get the keys, and what the house actually looks like. This is after having paid deposit and rent more than two weeks ago. This leaves us with great doubts on the timeliness of repairs and helpfulness of staff when we'll be renting there.

Hello, Thank you for your review. We would like to confirm why we market our properties the way we do. A bit like any new housing development, at the point we start to market the property, because it is under construction we are unable to take pictures of the exact plot. Our property layouts can be flipped depending on whether your house type is on the left or the right in a row of houses, and we often use show home images which feature dressing and furniture (whereas our houses are let unfurnished). Likewise, depending on your plot, your garden size and outlook may differ. We are as transparent as possible with the details we provide so that you are aware of any small differences. If any applicants have any specific questions around spec or anything else to do with the plot, then we are always happy to clarify any details. We are also very clear on the locations of all of our developments. Each site is displayed on our website with a postcode, map and information around the local area so that our customers can decide on their desired location. We’re sorry that you feel you’ve had trouble viewing your property before moving in. Covid and various lockdown measures have made it quite difficult, and we have to ensure the safety of our team members and also our customers. We accommodated viewings where we could and conducted a series of online open day / virtual viewings too. Hopefully you were able to take part in those.Having now moved in to your new home we trust it has met your expectations and you are settling in well.

TrustpilotDisappointed with Simple Life’s Handling of Maintenance and Tenancy Issues
I rented a property from Simple Life, and while the tenancy started well, the way they handled issues towards the end has been deeply disappointing. On 12/11/2024, the bathroom in the property became completely unusable, making the house effectively uninhabitable for me and my family, including two young children. Despite reporting the issue promptly and following up daily, no resolution was provided by 22/11/2024, leaving us with no choice but to vacate the property under significant stress.Since then, Simple Life has refused to adjust rent liability for the period between 12/11/2024 and 22/11/2024, even though the tenancy agreement clearly states that rent should be adjusted when a property becomes uninhabitable. Instead of addressing the issue directly, they have suggested I raise the matter with the TDS (Tenancy Deposit Scheme). This is entirely irrelevant, as the dispute concerns additional rent charged for an uninhabitable property, not the deposit. The lack of accountability, clear communication, and understanding throughout this process has been incredibly frustrating. Despite my repeated attempts to resolve this matter fairly and reasonably, it remains unresolved.I expected better from a company of this size and reputation, especially when dealing with such a serious matter. I hope Simple Life takes this feedback seriously and improves their handling of tenancy disputes in the future.------------------------------------------------------In response to Simple Life Homes’ reply: Thank you for your response, but I must clarify several key points, as I feel your response continues to rely on language manipulation rather than addressing the core issues.Misleading Timeline Representation: While you claim that a contractor attended within 48 hours, no real progress was made for the next 8 days. During this time, my family, including a 3-year-old and a newborn baby, had no access to basic bathroom facilities. Despite repeated follow-ups, I received no meaningful updates or actions to resolve the situation.Incorrect Framing of My Decision to Vacate: You stated that I "preferred to vacate the property early." This is completely inaccurate. The decision to move out was not a preference but a necessity due to the property being uninhabitable. The stress and inconvenience of living without bathroom facilities left my family with no other option.Misleading Suggestion to Use TDS for Rent Dispute: You suggested that I escalate the rent refund issue to TDS. However, TDS does not handle rent disputes. This is a clear misrepresentation, as the rent refund issue, particularly for the period between 12/11 and 22/11, is entirely within Simple Life's responsibility to address as the landlord.Persistent Use of Language Manipulation: Your response mentioned that I "still had access to a working toilet, sink, and clean running water." While technically accurate, this statement deliberately downplays the severity of the issue. The upstairs bathroom facilities, shower, bath, and basin, were completely unusable. A downstairs toilet and running water do not equate to a habitable living environment, especially for a family with young children.Continued Disregard for Evidence and Fair Resolution: Despite providing evidence, including receipts from the moving company and professional cleaning services, I feel Simple Life has not genuinely acknowledged the extent of the inconvenience and hardship caused. Your focus remains on shifting the narrative rather than resolving the issue fairly. While I appreciate the gesture of waiving the redecoration charges, it does not compensate for the stress, additional expenses, and uninhabitable living conditions I endured. This ongoing lack of accountability is deeply disappointing and has left me feeling unheard and undervalued as a tenant.I hope you will reconsider your stance and provide a resolution that truly reflects the inconvenience and hardship my family faced.

Hello, Thank you for providing your email address, allowing us to identify your tenancy and investigate the issues you have raised. We can see that you reported a drain issue in November and a contractor attended within 48 hours who advised further works were required as they believed there was a collapsed drain. We can see that as this required larger works, you advised that you’d prefer to exit your tenancy early, which we accommodated and agreed a move out date. Despite the keys being returned late, we agreed to backdate rent liability to the date at which the offer to end your tenancy early was made. We can also see that there were deposit deductions due upon the checkout of the property, which we agreed to waiver as a good will gesture for the inconvenience caused. The team have advised that if you want to dispute the rent paid for the 10 days between the issue being raised and when you requested to serve notice early, then you would need to raise this with the tenant deposit scheme (TDS), as having been prepared to waiver end of tenancy costs that are greater than the rent and accommodating very quick and early release, we feel we have been very reasonable and provided you with a favourable outcome.
