GoogleMy experience with Capital Homes was good and the sales person whom Luke found a quick buyer but it was share of freehold so other shareholders consent if sale was delayed the sale procedure. Also the buyer had a second lawyer to change and the whole sale took a year. My experience with share of freehold always get a consent before you put in the market, another experience is that I had this flat for investment purpose so if the buyer was a first time buyer we would have couple of thousand knocked down from the Capital Gain Tax.
But overall it was very hard journey but we insisted and determined to complete the sale so Thank you Luke to go through this challenging journey.

GoogleThey reserved us a flat by taking 200 pounds on a verbal contract no signature, nothing. We did not see the landlord neither his contact. After a month of struggle, the landlord accepted advance payment up front 3 months from us. However, the landlord misbehave and trying to emphasis his power to us by sending strange e-mails about my employment says : It seems you are gambling your lives'. After he accepted my offer 'paying in advance' , he changed his mind with the same bullyness, just a one week before we check-in on December 4th. During the one month process, there were lots of delay from the side of our letting agent. We are not sure If the landlord exist, even. The letting agent send me an e-mail on friday late night so that he can get away with his sneaky move for the weekend. He was just doing copy paste what the landlord says without putting him on cc or smth. Long days with no respond from him but Benga knows his job by overtalking and cutting the customers off. All these numerical informations that he provided us were also contradicting itself such as guarantor earnings. First he claimed 30k than it became 45k but those are just numbers who cares right? They are just an unprofessional with no skill agents

Firstly, we would like to apologise for the experience you have received on the property you were seeking to move into.
I think it is important for you to understand that as a “Let Only” agent in this situation we are governed by the landlord due to the property being owned by them. In this instance, the emails from Benga would have been passing a message from the landlord and vice versa. Hence the reason you would have no contact with the Landlord who we are instructed to act on behalf of.
I would like to make it clear that Capital Homes are not able to decide nor accept any prospective tenants. This decision lies solely with the landlord.
I have read the review you have left which we feel is unjust. We have been in business for over 35 years and are not a company to “scam” individuals or anyone else. The money you sent was a holding deposit for the property and for whatever reason, the landlord decided against proceeding with the tenancy. This was his choice and not Capital Homes. Therefore, you are due a full refund on the money you left as a holding deposit which will be transferred shortly.
With that said, we do understand your predicament and how inconvenient and stressful that may be, and we hope you have been able to source another dwelling to reside.
We hope this email provides some understanding to the matter and hope you can appreciate that you are a client of Capital Homes and we are always saddened when things do not work out the way we intend.

GoogleWe have been renting temporary accommodation through Capital Homes for the past five months and from the onset the level of service has been poor. The flat has endless problems that require fixing that is just not being done properly. Curtain rails coming off , the bathroom has nowhere to hang towels and all the rails in there broken . We arrived at flat was dirty and dusty with whatever furniture stacked on a bed ( and we arrived at eleven at night ) . The shower does not regulate water properly .The kitchen has a barfridge for 4 people with a sloping hob, which means pots can slide down and the gas sets you alight every time you use it. There is no aerial and we bought a tv box but it still doesn’t work, and we have kids. We waited 6 weeks for a washing machine to be replaced, and now without a working boiler for 2 weeks and by the time it gets repaired it will be one month, because the agency has to liaise with the landlord who couldn’t care less. 1 Great Elms Road should not be up for rent , it is just not fit to live in.

Most of my dealing was done with Maria, who is an absolutely star. She was consistently helpful, friendly and available throughout what turned into a fairly difficult sale. I don't think the sale would have been successful, had Maria not been so wonderfully diplomatic and willing to go the extra mile throughout.
In my house search, I dealt with a lot of estate agents, and have never met two who have been so outstanding throughout the whole process.
