We recently sold our home really quickly with Residence. We only wanted to use Residence and the team at Hamilton as know they had a great social media presence along with a great database for the local area. Kellie, Jamie and the wider team were fast, reliable, supportive and really reassuring. We would highly recommend and a big heart felt thank you from us both! 😁

GoogleThese people are nothing but crooks don’t deal with them 53 Clydesdale street was supposed to be buying 3 weeks before I moved in got a notification from my Laywer saying the owner wanted to change the deeds to steal half the garden and my parking space and expecting the same money pulled out as wouldent be held to ransom got somewhere so much better for less money avoid avoid avoid
In response to your comments I would like to point out that Residence are merely the marketing agents for the property and the details for the flat are accurate as supplied and confirmed by our seller. If there were any title changes made, these were carried out by the seller... not Residence. Our client confirms he is not "stealing half the garden', he was always retaining his gym area and we understand that this was made clear to you at your viewing. Contrary to your claim, our client has confirmed that there remains parking at the front of the building.

GoogleI used residence to sell my property during very difficult times. The property was sold under social distance rules and Government guidelines. Residence were very professional and followed all government guidelines. Yes my house was occupied but we vacated during viewings. As a result the house was sold in one day after 2 viewings. Caroline Morrison who deals with North Lanarkshire was nothing but excellent assistance. Even helping out with sale closure at 9PM . You get what you pay for folks. If I could give 10 stars i would !

Absolutely appalling company. Abnoxious and highly defensive Agents who show preferential treatment to "preferred' clients, show their frustration and disdain openly and reak inexperience. Company do not respond to complaints. Managers lack the knowledge to be able to handle complaints and ignore. This is very unprofessional and disrespectful to customers. Do not use to sell your home. I feel their practices are not in the interest of the seller and they don't appear to care about the impact of their service on potential buyers. Beware!

GoogleReally upset with the way Kelly spoke to me on the phone today. Was prepared to pay cash for a property but because I’m English she was rude and was talking me out of buying it. Great way to run a business
Good afternoon, I'm sorry to read your review. We have listened to your phone call and I have to confirm that Kelli followed the correct protocol that we ask of them. For the safety and security of our team and our clients, unfortunately we can't allow a viewing for someone that won't provide full details i.e. address, phone number, email details. Kelli was merely carrying out her job by asked for your details which she did on several occasions. Regardless of whether you are a cash buyer, we still require your information before arranging a viewing. Should you wish to discuss this further, we would be more than happy to. Kind regards Andrew

GoogleRENTERS BEWARE - This "agency" and the staff within knowingly put on the market a severely water damaged property which they attempted to hide by painting over said damage and not mentioning it until their contractor was caught in the act. Cue back peddling excuse making from both Beth & Ann-Marie. Use with caution, to took over a week to resolve and even then was nearly a police / trading standards matter before monies were incorrectly returned. APPROACH WITH EXTREME CAUTION - Would give ZERO stars but cant :-(

GoogleHighly unethical letting agency. They had put an advertisement for a 2BHK flat at a letting price £475 just yesterday and i had confirmed with them viewing for this morning. Later last night i saw the advertisement was removed, i never got to know why. To my surprise when i completed the viewing this morning, they quoted me letting price £595. When i insisted that i had seen £475 they didn’t agree. I had travelled all the way from Glasgow to Hamilton leaving my job for this flat. This letting agency has no ethics to accept their fault and oblige for what they had initially agreed. I have attached snippets of earlier ad URL (fortunately i had sent to a colleague and so have it as an evidence) and an image of the changed advertisement. DO NOT APPROACH OR DEAL WITH THIS LETTING AGENCY, HIGHLY UNETHICAL.

GoogleDrove 300 miles with 2 young children and a baby, then stayed in a hotel to enable us to view a property. Received a phone call when we were outside for the viewing to say that the property was sold and our viewing cancelled! The accepted offer had been made the previous day and no warning given to us, when they knew we had to travel to view. At least 2 of my emails over the previous days had gone unanswered, including one requesting a viewing for the day before the cancelled one. If that had been arranged as requested we would have been able to make an offer ourselves. Overall the worst experience we have ever had with an estate agent. GoogleIn response to a recent post and in defence of this company, I am one of the clients that recently placed my late mother’s EMPTY property on the market. Having taken advice from Residence we agreed to keep the furniture in the house in order that it remained a home rather than looking like an empty shell. My mums house was photographed and ready to go on the market pre lockdown and we were waiting for a home report to be carried out but unfortunately that had to be cancelled as the surveyors had to close. I was delighted when the surveyor contacted me this week to advise they were carrying out home reports again therefore the house is now on the market. Having looked at Rightmove almost every day over the past 10 weeks I see over 40 houses that have been recently marketed by numerous agents and I cant see any that look empty so I decided to place my mother’s home for sale and so far I have 11 people waiting to see the house once we are allowed which is very encouraging. I have been delighted with Residence and their advice and I would recommend them to everyone.PositiveResponsiveness, Professionalism

GoogleOnce Residence (Hamilton branch) have your money you won’t hear much from them again and need to chase them up a lot. They are a great company for a buyer but a dismal one for a seller, we were told to accept an offer on our property as it was the best we would receive and that they had spoken to all the prospective buyers, having taken some time to discuss it with my partner we rang back only to discover a greater offer had been made from a couple who they claimed they had already spoken to but hadn’t, potentially leaving us accepting a lower offer. When the buyers experienced issues not once did Kevin or Chris contact to reassure us, everything was done by us contacting Residence and each time we spoken down too. Although the second lady who dealt with our sale had very professional approach and not condescending in the manner in which the previous sales assistant was. The sale of our house was postponed and placed back on the market until the buyers (who were also selling with Residence) could be in a place to close, we were told that there had little to no interest in our home. I arranged for a friend to call and arrange a viewing to see our house, we weren’t told about this until we finally called the next evening to ask if there was any news. I would highly recommend you use any other agent when selling your home, thankfully seven people approached us in our neighbourhood to ask of our experience, and six of them used other agents to sell their homes.

GoogleResidence is one of the best companies that I've rented from, they are there when you need them but don't hassle you. They have been nice, professional, understanding and i wish all were like Residence for tenants. I'm in the process of moving out of one of their properties, so I'll post another review once that has been done. At present I highly recommend them to anyone wanting to rent/landlords/sellers/buyers.

GoogleAbsolutely recommended. My house was with another agent for sale for more than one month before switching to residence estate. Sold in one week. They know what they are doing and do it very professionally. Very impressive on their market coverage, long list of potential buyers, also the negotiation skills - they certainly put their client’s interest first. And no fuss. Very happy..

GoogleIt is absurd that we find out from the owners that the house is already sold and 10 minutes after the appointment, information about the cancellation of the meeting by e-mail and by phone. It is a waste of time, especially since I am overnight and interrupted my sleep to go see the house.

GoogleDid not share conditions of sale. Wasted my time and sellers. Scoffed at my first offer. Very patronising and rude. This branch needs a course on how to communicate with the public. How you communicate means return business and recommendations. Obviously this company does not need either.
