We bought a house that was marketed by Charnock Bates and I can't rave about Lisa and the team enough. It was a long and slow house purchase, full of complexities and twists and turns. The Charnock Bates team made it happen. They navigated everyone's worries and questions incredibly well. Most impressively, it felt like they really cared about us as buyers along with the sellers. It was a pleasure and while I hope we never sell our dream house, if we do, it'll be with Lisa and the team.

Despite all the good reviews we, unfortunately, had a terrible experience with Charnock Bates in Halifax which led to our house sale being incredibly and unnecessarily stressful. The initial visit and valuation went well but the description for the sale needed a lot of correction (grammar and they had lifted parts of an old sale description from another agent including mention of a sink in the pantry which we’d removed several years before). We had to ask several times for a sales board which then promptly fell down and we didn’t receive a sold board or any handouts for the viewings. We were also told that Hebden Bridge was a bit far for them to do the viewings so we ended up having to do those ourselves. The biggest issue though was with team handling the sale. During the first couple of weeks we received several low offers from one prospective buyer and it was implied by the agent that we were being “unreasonable” not to accept. We accepted an offer slightly under asking on the agreement that we would have time to find a property for a cross-country move and wouldn’t be rushed but this is when the main issues started. After finding a property a couple of weeks later in mid October, I started receiving regular calls from Charnock Bates pushing us to put pressure on our solicitors to expedite the process. One call was at the beginning of November when I was told the buyers were slightly ahead of us and we needed to put pressure on the solicitors, and I was asked whether we could commit to completing by the end of November, despite surveys and searches not having been completed. We understood that the buyers were being difficult but we requested several times that Molly manage their expectations. On the contrary, we were placed under increasing pressure from weekly calls and criticism from Charnock Bates for not being ready to complete despite the buyers also not being in a position to complete. There was also a degree of what we considered scaremongering as we were repeatedly told that the buyers may pull out of the purchase unless we rushed the sale (something that we understand did not come from the buyers until the end of process). This came to a head when our solicitor had to email Molly Powell at Charnock Bates to tell her to stop trying to negotiate completion dates and to instead leave it to the solicitors, and when I received a complaint from our seller’s estate agent and a request that Molly be removed from the sale as they were concerned that she wasn’t working in our best interests, was instead focussed on the interests of our buyers and was potentially going to jeopardise the chain. This was also evident in the lack of responses to our emails and calls when we understood the buyers were receiving multiple calls from the agent to keep them informed. The seller’s agent also accused Molly of lying about certain details to the detriment of ourselves and our sellers, and for the benefit of the buyers. I had to write a complaint to Molly’s manager and ask for her to be removed from the sale. We consider the service we received for the majority of the sale period highly unprofessional and the worst experience we’ve had with estate agents. A very disappointing experience.

I wanted to write a review of Charnock Bates - specifically Jacqui Goodall - even though we only bought through them and they didn't act for us in our sale. Frankly, I don't think our sale would have completed if it weren't for Jacqui who worked 7 days a week to chase things, email people and push things forward. Our estate agent was awful and so if I were ever to move again (which I hope not to!) I would without hesitation go to Jacqui. Jacqui stayed clam, reassuring and she was the only person who understood we were taking a week away in the 5 month process and didn't call us every day of our holiday to stress us out. I have no hesitation to recommend Jacqui and, apart from all that, she's a lovely lady who I got along with brilliantly. We appointed CB to sell our period property in December 2021. Leanne was our first point of contact when she came round to value our house. She was extremely knowledgeable, friendly and helpful and I was sold on using them from then on. The quality of photography, brochure and 3D video tour of our house was outstanding. Once on the market, Holly and Megan were our point of contact. They were extremely efficient in keeping us updated on viewings and offering excellent advice when it came to choosing our buyer. We were then passed to Gill Bateson, their sales progressor, who was absolutely incredible. From day one she kept me in the loop about every single detail. Any bit of information she knew about the progress of our sale, she would call me. I appreciated the phone contact rather than emails as it felt a lot more personable and just easier to, especially as a busy mum. She deals with things in a very thorough way. Even when there were bumps in the road, as there are when selling houses, I had the upmost trust that she would ensure the sale would not fall through. At what could have been a stressful time, I didn’t feel that because Gill was by my side, every step of the way, finding solutions for everything. She had our back 100% and if she could help, she made sure she did! She went above and beyond. Without Gill, I’m not sure it would have been as smooth as it was. She was constantly checking up and down the chain and chasing all parties to ensure the sale was successful. She was instrumental in keeping the chain together! I first made contact with Jacqui Goodall (new properties abs land agent) about 2 years ago when looking for a new build property. We started our journey way back in June 2021 starting the process of selling our home with Charnock bates and dealt with Meghan and a few of your sales team who were all very experienced, very approachable and did a wonderful job in getting our property sold. After we had accepted an offer on the house we were put in touch with the lovely Gill Bates. Gill has been phenomenal, very focused with the task in hand, always making each and every individual client a priority, but this did not show, as she made it seem as if we were always number 1 and I know she did that effortlessly for each and every one of her clients. That lady has a brain like a sponge too, never forgets a thing! I am usually dubious about the role an estate agent plays in a house sale, but I honestly hand on heart can say that without Gill's pushing to complete I don't think we would have completed when we did, and on that basis the value for money was outstanding.
