Dear John, Firstly, I am very sorry that you felt frustrated when your offer was not accepted. We generated a lot of interest in this property and there were many viewings and offers. Although I cannot disclose the amount of the actual offer accepted, your highest offer was the lowest that the vendor received - being several £ tens of thousands of pounds lower than the other offers. Many sellers now opt to advertise their property using a Price Guide. This is partly as a result of the internet becoming the dominant place for buyers to search for property and, if you would like to meet with me, I can explain in more detail why so many sellers across the country now choose this option. Our property particulars and property descriptions clearly describe a price range and in this case the price guide quoted was £290,000 - £320,000. As mentioned already, there was a lot of interest in this property and numerous offers from multiple buyers. To give every buyer the same, fair opportunity we asked everyone to consider and submit their ‘Best and Final’ offer. Your Best and Final (highest) offer was the bottom figure in the price band. We wouldn’t normally discuss this figure publicly but as you disclosed it in your review it helps demonstrate the reasons that the client chose not to accept your offer. The sellers, understandably, chose to accept a much higher offer. Conversely, if you had selected a property from any other agent that had been on the market for a long time and had received no other interest, it is possible that in that scenario a seller may consider a property sale at the bottom figure in the price band. Once a property has been released to the market the ‘market response’ or the amount and level of interest and offers forms the basis of the clients considerations and, naturally, it is their decision who to sell to and at what price. As an agent it is our duty and responsibility to generate as much interest as possible to help the seller achieve the best possible selling price - whilst at the same time, giving every interested buyer the opportunity to submit an offer for the clients to consider. As you have witnessed, the property market is very active and many sellers are seeing competitive bids from multiple buyers. Missing out on a property is extremely disappointing and we would be absolutely delighted to find another property for you to buy. Telling people they have not been selected as the buyer is one of the hardest parts of our work and I want to stress that we do genuinely understand the disappointment this creates. In many situations like this we are giving good news to one buyer (the successful buyer) and less than good news to everyone else (the rejected Best and Final offers) John, if this response still leaves you dissatisfied please do telephone me with your concerns and we can meet to discuss this further, if you wish. I was sorry and disappointed to read your comments, as here at Crane and Co we pride ourselves on delivering first class service and work hard to go above and beyond with all our clients. I totally agree your purchase was very challenging with the seller relocating with a number of livestock and location of her move. We hope from reading our reply that you will recognise that the sellers and the staff at Crane & Co did work extremely hard to keep your purchase alive - despite all the problems that occurred higher up in the chain. Our client was moving with her horses and many other animals to a farmhouse located in Wales, you will remember that the only option was for her to move simultaneously from one property to the other. The option of breaking the chain and staying in a hotel was simply not possible (horses, dogs, cats, hens etc etc) Unfortunately, due to issues with the property chain in Wales that were first revealed while we were trying to exchange contracts, this did result in your mother incurring some additional storage costs because of the extended timeframes we had to work too. This is why Crane and Co personally paid, entirely voluntarily, a significant sum of money to contribute to these additional expenses, none of which was caused by our work. While the other agents in the chain seemed resigned to let the chain fall apart we were determined to get this through for you, despite all the delays and issues that arose higher up the chain. With regard to your comment about the condition and cleanliness of the property - our client was loading the removals van when you arrived, with the removals men still emptying the property . Our client was very upset that she did not have the time to clean the property and she accepts that the property was not as she wished to leave it. We do wish your mother a happy and peaceful time in her new home and we hope she is now enjoying the lifestyle that she waited so long for. With Best Wishes Mike Crane and all the team
