TrustpilotHighly recommend Mann Estate Agents for…
Highly recommend Mann Estate Agents for selling your house, especially the Beckenham Branch, they were brilliant. After a valuation where they actually listened to us and took our needs into consideration, they organised 10 viewings for the 1st Saturday, and another 8 on the following Tuesday, and only brought qualified buyers. That was it, only 2 viewing days and we got 2 offers. Highly recommend them. They also helped keep the sale moving forward right up to exchanging and completion, making sure we knew if anything was slipping and needed to be chased. Will definitely only go through them again.

TrustpilotWhere do I even start…
if I could give 0 stars I really would because my experience with Mann Lettings was ABYSMAL from the very beginning. The first time we asked to view the property, we arranged a viewing but when we arrived at the property to view it nobody from the letting agency was there. When we called up, we discovered that the letting agency had confused our booking with another client who had cancelled their booking. We therefore had to view the property with the tenant and no letting agent. Please bear in mind that all the tenants personal belongings were still in the property when we viewed it. We decided that we actually did like the property and we would like to move into this house, so we followed all the normal procedure signed all the contracts paid the holding deposit only to then be told that we wouldn’t be able to move into the property on the given date because the tenants who were in the property were delayed moving out. Fair enough I guess, as this is not their fault. However the way that this was handled was very poor. Communication was POOR, We kept getting moving dates and then those dates being retracted without telling us why this was happening. They weren’t very helpful or caring of our situation at all. Overall we ended up waiting almost 2 months for this property. So after two months of waiting we wanted to view the property empty before we moved into the house as we had generally forgotten exactly what the house looked like. The letting agency basically told us that this was not possible as they would receive the keys at night on the day before we moved in. On the moving day when we arrived at the property there was so many issues: the faucet in the kitchen was leaking, there was a crack in the wall, there was mould along the skirting board, and the manager of the flat (who was the landlords father) was very patronising, condescending and out right rude. We were trying to resolve the issues at hand without arguing or being a nuisance but the manager did not want to hear it and wouldn’t even consider compromise. Eventually the actual landlord arrived, who was a little more understanding and easier to communicate with, but at this point we were really at our wits end. We also discovered from the landlord that they had offered the letting agent a week in between the last tenant moving out and us moving in, in order to give time for us to view the property empty and sort out any issues that needed to be sorted before we moved in. The letting agent told the landlord that we would not want this week because we “wanted to move in asap” which was untrue. The letting agent failed to communicate that the landlord was willing to give a week before we move in, and this was frustrating as this is something that we would have been interested in. About an hour and a half after collecting the keys to the property we decided to terminate our contract due to negligence, slack, poor communication, and general bad service. I DO NOT recommend to use this letting agent, but if you do, good luck :(

TrustpilotDo not rent your property out through these clowns!!
Just move anyone in. Arrogant and have no knowledge at all about Lettings. Reported issues regards to the tenants twice with Etienne is the Ashford branch and he’s exact words were I know the property so they shouldn’t be doing it and leave it with him will be resolved. Nothing done and got worse. Wrote an email to the manager nothing back . Sent a complaint and got a reply but the reply was clearly cut and paste as it was asking me questions that if they read the email wouldn’t need to be asked. Absolute jokers. Do not use they do not care about the property or the people who live next to who they move in.

TrustpilotHighly recommended as a friendly, approachable and professional agency
Mann Waterlooville have recently sold my BTL property during Covid. After a bumpy start where the valuation was over optimistic (I said at the time I thought it was too high) the property sold after I reduced the price twice in 2 weeks. I developed a really good rapport with Di Furmedge, who wasn't my initial contact.Once the offer was accepted Di kept the ball in the air through the rest of the process, relentlessly pursuing both sets of solicitors and the buyer to ensure all the paperwork came together and kept communication open throughout. Katie too kept in touch and they were both extremely flexible, professional and thorough. Nothing was too much trouble.I opted to use Mann Countrywide panel of solicitors, and was initially a bit concerned as this was an Online portal - this proved to be an extremely good move. Everything was uploaded and viewable in the documents area, there was a great timeline to follow progress and a nice messaging centre for any questions or queries, manned by real people, not robots! The entire process from instruction to completion took a week under 4 months. An excellent outcome more especially during these really awkward trying times. Viewings were never refused nor a problem.Highly recommended as a friendly, approachable and professional agency.

TrustpilotShame you can't give no stars
Shame you can't give no stars. Our tenancy through them was a nightmare from start to finish. The staff are inexperienced and naive, & lost us a tenancy due to inflexibility. The tenant they did gain left after 4 months with zero notice, it took 6 months to get the deposit back, as rent owing, us chasing at every step. At which point they had the cheek to deduct £78 for a tax service we have no need of and which is for the financial year after we left them. There was also damage done but not enough deposit to cover it. Having read a comment by a previous landlord, we agree, I'm not sure that Manns tenant checks are worth anything at all.

TrustpilotRipped off £400
Having left the property much cleaner than it was when we moved in Mann Countrywide sent us a bill to professionally clean the house at a charge of £400. The fact the house was not professionally cleaned when we moved in and was in fact filthy and all confirmed by the leaving property report, was not mentioned. We will be following this up. There is nothing good written about this agency on this reputable site. Good luck! The ridiculous quote to clean was from "After Five Cleaning", Forest Hill.

TrustpilotIF BUYING A HOUSE? AVOID IF RENTING? AVOID IF NEEDING THE TOILET! GO THERE!
AVOID! If you value your timeAVOID!! If your value your dignityAVOID!!! If you value your moneyI went to see a flat down in Northfleet and the agent refused to take an official offer to the vendor as I didn't have an AIP. Fair Enough. Then I get spammed with voice mails and texts demanding to call them back. I called them back and I explained; There is no point me applying for an AIP if you haven't accepted my offer. As far as I know I can turn up to your premises with an AIP as requested for the offer amount and you can turn around and say SORRY vendor found a better offer from a different buyer. WASTE OF AIP.Anyhow, they finally gave in and said that they accepted my offer and to take out the AIP.I then spoke to my mortgage adviser and got the AIP and as I was driving to work I received a text message saying "vendor has decided to take another buyers offer".What kind of scum do you have to be to waste someone's time effort and money!?TRASHY company, I will never do business with them again and you shouldn't either!

TrustpilotGRAVESEND branch
GRAVESEND branch I’ve just sold flat in Northfleet and wanted to say I was happy with the service I received. I had a valuation done by both Ashlee and Lee Mellet as I had initially intended to sell earlier than I did. I found them both to be impressive and knowledgeable, and they were the clear winners out of the other agents I had round (well, joint first, but the other agent sent one person both times, so I knew that Mann had two people I trusted!). More importantly, I received an offer £2,000 more than my top range that I thought I might achieve. And the buyer had offered £4,000 less than this, but Ashlee was able to get the offer increased.Ryan who conducted my viewings was better than I had expected, being so young. Probably wrong to think that way I know. They were competitively priced for the service I received and I’m pleased I chose them. I’m glad I didn’t go with an online agent as I would likely have done the viewings myself and agreed a much lower price than Mann got for me. Some agents prices are ridiculously high, but I do feel you get what you pay for.I can’t say there aren’t better agents out there as I don’t know, but I would definitely recommend Mann

The 2th was the washing machine very old never in my life I have seen something like that!!! Anyway after a 7 month the washing machine died!! TrustpilotAvoid. Sharks.
Fine during tenancy, not specifically great, but not head-against-wall territory like some agents of the past. The issues, however, came up around release of the deposit. On the day we moved our landlord instructed full release of the deposit following her own inspection. Mann kicked around the email between three or four people for 6 weeks with zero action. I must have called 20+ times and went through the same spiel with different members of staff. Eventually our landlord got involved, shocked Mann had flat out refused to repay nearly £2000. They fairly quickly then expedited things, and it took (only) another ten days to recover the money.I take two things from this:1. Mann prioritises landlords over tenants. As renters you’re considered bottom feeders by this company.2. In this new era of high interest on savings, it’s their policy to sit on your money as long as possible in their bank account, harvesting interest off the combined value of thousands of tenants, which equals millions of pounds. Clever and very, very sneaky.

Terrible advert got the description wrong and did not change it and even argued about the lay out of my own home! Avoid them like a disease! two months of hell with them. So Mann.. Your’e Fired!!

TrustpilotEstate Agent to avoid
Avoid North End branch of this outfit if they refer you to use their Solicitor based 100 miles away, Convey Law Ltd who will pay them an introduction fee, they are useless and will probably leave my tenant who is trying to buy a property homeless. Because this firm of referred solicitor by Mann and Co who have now washed their hands of the situation . It will know doubt leave my tenant will a larger bill.

TrustpilotPlease do not even consider using Mann…
Please do not even consider using Mann Countrywide for your property. Mine was completely trashed by a tenant with Mann Countrywide supposedly acting as my managing agents. Even worse, I found that the guarantor, accepted by Mann was an Irish citizen, so I can’t sue for repairs. They are without doubt the most ineffective, uncaring and unprofessional company I’ve ever had the misfortune to work with. Stay clear!

THIS IS THE WORST SERVICE WE RECEIVED BY A LETTING AGENT. MANN COUNTRY-WIDE LETTING SPECIFICALLY WOOLICH AND MANAGER FAWAZ DA SILVA (LETTINGS MANAGER ) AND MICHEAL IBE (LETTINGS NEGOTIATOR). WE LEFT A DEPOSIT WITH THE AGENCY AND WERE TOLD THAT WE WOULD BE RETURNED OUR DEPOSIT IF THE LANDLORD PULLED OUT OF THE AGREEMENT. WITH A SURPLUS OF EVIDENCE SUPPLIED CONSISTING OF PROOF OF CCJ DISACOSIATION AND PROOF OF AFFORDABILITY. ACCORDING TO HOME-LET THE INFORMATION WE PROVIDED WAS SUFFICIENT ENOUGH HOWEVER MANN COUNTRY IS REFUSING TO SHARE REASONS AS TO WHY THEY DO WANT TO PROCESS OUR APPLICATION ALTHOUGH SHOWING ELIGIBILITY. WE ARE SEEKING A FULL REFUND THAT THEY REFUSE TO GIVE BACK.

TrustpilotPoor communication and mismanagement of flat
Dealing with this estate agent was an absolute nightmare. The complaints department was no help at all, with everyone giving me different information. I never wanted to become a landlord; I only did it because I couldn't sell my flat when I needed to move. The letting agent assured me they would take excellent care of my property, but that was far from the truth. They found a tenant with antisocial behavior, resulting in numerous complaints from the estate management about the tenant smoking weed and playing loud music at night. The letting agent did nothing to address these issues. They failed to inform me of damages and didn't chase the rent, which was consistently late. I had to follow up with them every month. Despite paying a full service fee, all they did was collect money. They misled me throughout the process. On the day the tenant was moving out, they called to say they had forgotten to send me the notice the previous month. They also wrongly deducted money for a rental extension, which I would never have agreed to if I had known the tenant was leaving. To make matters worse, the same agency helped this problematic tenant find a new flat, despite knowing about the complaints, late payments, damages, and unpaid rent. The complaints department was no better, merely covering for themselves instead of taking responsibility. Avoid this estate agent at all costs.

TrustpilotOne of the worst estate agents I have…
One of the worst estate agents I have ever encountered. I was given an appointment to view a property, but a day before, I received a message stating that it's sold. Despite that, I received another call seven days later, claiming the same property is back on the market and scheduling a second appointment. I requested an early appointment, but they couldn't accommodate due to the landlord's unavailability, forcing me to reschedule other commitments, including childcare. To my dismay, I received a call on the same day of the viewing, informing me that the property is now sold. Beware of this estate agent if you're selling your house; their professionalism is questionable.

TrustpilotVery disappointing experience from a High street agent
Intial consultation seemed positive but things then went downhill as floor plans needed repeated correction and appointed photographer seemed uninspired and uninterested. Several images needed replacing by agenciesphone shots. The online description contained missing text, errors and general failure to inspire prospective buyers. Then followed weeks of silence, a couple of marketing reports, when requested, but no viewings and no feedback. Desperately disappointing.
