terrible sales and awful after sale experience

They give no update to you about the sales process and then at the last minute they give you a final completion date and ask you to release the money. They do not think about all the prep work you have to do with bank and moving company etc.The sales people lie to your face, one day they say they would cover the flooring, after you give the offer and start the process they say "no all of these are extra you have to pay separately".After sale services, especially the call center is terrible. They even do not have a system of logging the cases and following them up. You will not be given a case number, just an emailbox where you keep sending mails. Expect an average of 6 to 9 months for any issues to be resolved. I would give them zero stars if that was an option.

Great house, snags handled well

Moved in to my new house in September, the house has been finished to a super high standard, they left a nice box of freebies, and like any house I had a few snags, but they've been handled super quickly and promptly. I can't fault this house or this company they've been great. I suppose the lack of turf is a downside but I already knew it wouldn't have any when I bought it. Definitely recommend!

Exceptional customer service / care from Stuart Marshall & Sam Lumb I cant rate these chaps enough, we bought our new build from Linden & it felt like buying from a friend rather than a company, I would highly recommend using either sales rep, excellent knowledge, friendly & funny any issues are done prompt & a high level of customer service even when not needed is always given. 5*+

Save yourself the hassle

We moved into our home at the end of May, site staff were initially helpful in rectifying our snags, or at least we thought. Snags would get half fixed with a worker telling us that someone would be along later to fix once half the job was done. Some snags we would raise and the foremen/site management would tell us it was normal and nothing to worry about. This issue is mainly to do with mould in the kitchen/living room. It first appeared on the skirting board which a foreman said was nothing to worry about as he wiped it away. Due to our concern, they sent someone round to replace it and gave us a leaflet titled “how to live with moisture in your new home”…great. The mould however did return just in numerous places along at least 7 skirting boards and in our kitchen cupboards! The mould inside the cupboards has led to food being binned. The site management said they would look into it and help us which we fought for and eventually were told we would get a kitchen replacement as the mould was out of hand in the cupboards. This was about 2 months ago now and after at least 3 requests for an update, I finally had a visit today where I was told they would come round on Wednesday to take a moisture reading before ordering our replacement kitchen. 2 months ago we were told we would get a replacement and we were waiting on delivery yet today I’m told they will order it this week!We’ve had 2 industrial sized dehumidifiers in our kitchen for 3 weeks now which are a nuisance and are running up our electricity bill. Were told that Linden will pay the electricity for them but nothing has come of this. Other houses on the development have had similar issues and were in fact told that staff took their eye off the ball when their house was being built. Wow. Ultimately, we feel disrespected, frustrated and that we deserve our expensive house to be fit for purpose and not a health hazard. Speaks volumes that most of Linden's reviews are 1*.

Bracebridge Manor - avoid

Buying a new build home, I do not expect the amount of mould we have encountered. The skirting boards are persistent with mould, we have cleaned them as instructed and it reappears. The kitchen cupboards are mouldy and damp. Their response ‘oh I’ve not seen this before’. Whilst they are replacing the cupboards, I have chased them for an update 3 times and have not received anything back. The lack of communication about this is shocking, especially since this is a health risk. Mould aside, we found plenty snags within the first couple of days, all were reported. We are still waiting for them to come and sort these out and it’s been 4 months.The site management appear to be at a disagreement about what needs doing, which is meaning we are not getting sorted. I also dont appreciate being belittled by the site management and sniggered at when I point out what’s wrong with the house. After we moved in, we saw a house on the estate with a sign in the window saying “can’t wait to sell up and leave” - we wish we saw this earlier so we wouldn’t buy from Linden.

Be careful about buying a new Linden home

I bought my new Linden home with my ex partner 10.5 years ago situated in a village near York.Over the years and just recently we have become aware of problems with the boundaries not being clearly defined which has the potential to cause serious problems with neighbours. For example at the front of our house we have a small front lawn measuring approximately 6.5 yards. by 4 with some small variation.The lawn is one entity and ends next to the neighbours driveway, there is no fence or a continuous line of shrubs to define a boundary. Just recently partly because the lawn had been dying for some time and efforts to make it grow had been unsuccessful we took the lawn up and replaced it with some new soil and planted small showy conifers and then laid 50 bags of good quality pebbles and it now looks fantastic. However it has been brought to our attention that we may have encroached onto our neighbours property in that even though in excess of 90% of the lawn is in from of our house a small section measuring approximately 1 yard by 4 yards belongs to the neighbours, this is misleading to say the least and a solicitor has said that in his opinion it is downright stupid of the builders to do this. The neighbours next door did not realise this either because they did nothing with that part of what appears to be our lawn and we spent money cutting it and maintaining it with water and feed etc for 10.5 years. In our opinion the 'boundary' should have been marked with a fence, or some other material which would have made it obvious to both sets of neighbours who that small area of lawn actually belonged to and who was actually responsible for maintaining it. Our neighbours did not maintain it for 10.5 years and they have only just become aware of it because of a pathetic and jealous neighbour !It also means that in order to gain access to the east side of our detached house we have to go onto their property which is a ludicrous situation we find ourselves in. In our opinion (our meaning my wife) Linden homes have acted foolishly and not applied any common. sense in doing what they have done. If we need to access the east side of our house wall in order to maintain or repair anything we have to be aware that we could be trespassing on someone else's property!!! What a ridiculous situation all because the builders have not applied basic common sense We are also unhappy with Linden in that numerous things in the house have been done using very cheap materials which in a relatively short time break down, i.e light switches which have all had to be replaced at some considerable cost, toilet flushing systems which leak water after flushing and keep leaking thereafter ( potentially very expensive where water meters are in use) not to mention the cost of replacing them £150 each at minimum , upvc window handles which break down within a few years, there are other problems too which I wont go into here.In short I would advise anybody thinking about purchasing a Linden home to think very carefully before doing so and if I had my time again before buying this house I would have asked for a £10 to15000 discount to make up for all the costs and inconvenience that owning this house has cost me.

Brindley Edge

We reserved our plot on the Brindley Edge site of Linden Homes in August, sales assistants were great and very accommodating when picking our options and upgrades. We moved into our home in April 2023 with slight snagging issues. Denis from customer care has been outstanding and is always there to help and fix any issues. Small issues he will get them sorted straight away and even do them for you there and then. The larger jobs he is straight on it and arranges for them to be sorted when he is with you. Cannot recommend Linden Homes enough especially the staff at Brindley Edge!

Thanks but no!

Let’s start on the positives - the salesperson at the site was very accommodating and good to deal with. The rest was awful. We were going to px our house. We expected a lowball offer, but not 20% less than our valuation from local estate agents. Still we figured it would be less effort than trying to sell, yet we came home to our historic house having had signs screwed to our wall without permission. Twice. The “incentives” were pulled because it had already had grass laid and bits asses which we didn’t want (which is never worth £10k!).In the end after much effort and complaints we pulled out and got our deposit back and pulled the plug. I’d avoid.

DO NOT BUY A LINDEN HOME!

Bought my flat as new build four years ago. It’s clear that Linden do not invest in build quality or safety. The place is falling apart. They installed an Orona light duty lift as the only lift in the whole complex and of course it is constantly breaking down because it’s not fit for purpose. There are leaksWe rarely have hot water because they appear to have installed a job lot of boilers that are all obsolete so it’s cheaper to buy a new boiler than try and source a new part. The central heating does not work.How they got the design of the building through fire safety regulations I don’t know. We are at one end of the corridor while the fire escape and lift are at the other end. If there’s a fire in one of the five flats between, we’re doomed. The main entrance door has never closed properly meaning anyone can come in …and they do. We have been burgled. My neighbours have been burgled. On top of that, thieves came in and helped themselves to a job lot of bikes in the bike storage because obviously the locking mechanism on the storage did not work. The finishing in the flat feels cheap and nasty. Linden? Never again!

We bought a Linden Home property and…

We bought a Linden Home property and have had ongoing issues with leaks for years. All my neighbours have reported the same issues. Today when the plumber came to look at a shower tray he confirmed that the pipework underneath was an absolute joke and does not meet UK standards. The tray was also not sealed in. The buildings warranty won't cover this either. I would recommend to steer clear of this developer as I've read so many stories about leaks and shoddy pipework.

Excellent Sales staff and superior build quality

I've just bought with my Wife an absolutely stunning 4 bed Pembroke style house on the lovely small development at Mill Brook Green Axminster and I can't put into words how chuffed I am with the build quality and customer service the Sales team provided from the very beginning to Completion and move in day! I know we've only just moved in and there's bound to be some snags to put on a list as with most New builds, but as of yet, I have found none!I met the build supervisor and foreman on site and they are also brilliant, any issues they said, "Just let us know and we will sort straight away". They even called in, on move in day, to make sure everything was alright. The Sales team on this site are excellent and so are the builders who put great pride in getting their work spot on! If your looking for a house New build in Devon, I can strongly recommend Linden homes here in Axminster!MR & MRS CANN

I called the customer services today…

I called the customer services today because we have been trying to chase up jobs which is still outstanding on my property ( Mowbray View) one of them being my boiler which has been on going for at least 18 months now, we have had Ideal out to it twice and they have changed a valve on it but we still have the problem, Lakeside Plumbing has also been out to it I was thinking of they were going to fix the problem ( thought wrong) back to Linden Homes and because the guy put on his report nothing found on the day of his visit Linden being Linden easy way out of it , it’s not a problem with them go back to ideal.Yet another flobbing off by them. I am classed has disabled and the back garden of the property floods all the way upto the patio doors when it rains ( really great for someone who spends a lot of time in and out of hospital with numerous problems ( Linden Homes not interested) sounds about right for them. Then the nail on the head today when I called only to get told they will not speak to me over the phone ( I think that is called discrimination when they will only speak to my partner) I don’t think they understand that though along with putting the phone down on you. Ignorant and the worst people I have had to deal with.I strongly recommend to anyone who is thinking of buying a property off these to look somewhere else.Words cannot express how they make you feel.

Empty promises

My Husband and I bought a new home in Collingtree Park in November 2022. Our main concern was the garden and the dip towards the garage. We were aware of the slope which we could understand but the slope in our drawing was towards the house, not the garage. The dip was a concern and is currently a danger for our now 10 month old son. We were promised for 8 months that they would do everything they can to fix our issue. Now fast forward to June and we have been told that they will not fix our concern. My constructive criticism for Linden homes is to improve on communication and take into consideration the safety of your customers children. My advise for future buyers is to get everything promised in writing from this seller.

Boorley Park - would definitely recommend

Can’t fault linden at all. From Joel in the sales office through to Ian the site manager. We had a very smooth moving process, and all our snags were handled very quickly, quicker than we ever imagined would happen! Ian even knocked our door every Friday for weeks to check we were all ok and whether we neededanything. Would definitely recommend.

Poor Quality and fake compensation promises

I bought my first house from Linden and the quality is awful. The kitchen was done so poorly, which can't be fixed until and unless if you design a new one. Within the first week, there was a water leak from the bulb in the kitchen and nobody helped to solve the issue. The issue was solved after two weeks. During two weeks of time, it was advised not to use electricity in the kitchen and water in the upstairs washrooms. There are multiple creaks in the house, which are increasing everyday. The flooring including carper was done so poorly, which looks like 50 years old. The house was not checked properly before handover. To compensate all, Linden mentioned to turf the garden with extra slabbing and I have been waiting for this for 5 months and now they said, we can't do this because it's not in our control. Overall, it's not advisable to buy new build from Linden homes. It was bad decision, but lesson learnt.

Rubbish-quality builders

Think twice before you buy from Linden Homes. We made the mistake because we really like the location and were also in a bit of a hurry to move. Lots of regret..1. The white goods put in are of low quality compared to our previous house, so are the bathroom/en-suite units (that should be a red flag from the start but we were blind then).2. The garden was a mess: rocks, pebbles, PLASTIC, rubbish buried underground. Slates misaligned. Flood when it rains.3. The design of the underground pipes is flawed, who puts a kinked pipe in? We had an expert investigate and they advised the downstairs toilet will be periodically flooded because of the pipes - No. we do not flush sanitary pads or oil down the toilet.4. We also recently found out there is rubbish buried in the front lawn.The list goes on...overall a disappointment and a lesson learnt.

Lovely sales team but that’s it.i we…

Lovely sales team but that’s it.i we moved into out property June 22 in walberton many settlement issues which has not been resolved many calls to us with promises but nothing happened. This has really ruined the whole new build experience for us. This is meant to be our forever home I would never buy a new build again especially not from Linden homes as the after service is really very poor. They sent a works man out on 3 occasions he was unable or unqualified to carry out the works required. What work was carried out was very very poor. Not up to standards of what you would expect from an evening Property.

Poor quality build and appalling customer service

We've lived in our Linden Home for around 18 months and wish we had never bothered. Definitely not a 5 star builder.We expected there to be a couple of issues regarding snags around the house, but nearly 2 years in and barely any of them have been resolved as the customer service team seems to have a revolving door in regards to staff. It's near impossible to get hold of customer services and should you be lucky enough to speak to someone, they are unbelievably incompetent and unable to resolve any problems. The problem also seems to extend to the site team who, according to customer services, don't answer their mobiles, so make it difficult to get answers.

Considering a Linden / Vistry property, I would look elsewhere

Considering a Linden / Vistry / bovis property. Prepare for a nightmare, poor work, lack of communication, being left frustrated, angered and little support. From aggressive sales, clear lying ahead of purchase to what was delivered, including lack of support from customer care. Constant changing of options after selection and confirmation, then pressure to change many months later. Communal areas left in dangerous state, exposed wires, Sharpe rubble & aggregate across whole estate, walls falling down, sewers & drains not fit for purpose as Thames Water will not take over ownership 4 years on, photo evidence of concrete, tarmac, rubble poored down various points in drains, plus many more.Drive took 4 years to be laid. Multiple contractors walk off site over non payments. Inside the build, so many corners cut, from uneven floor- 2 inch in some places, incorrect screws in every door handle allow them to fall off with screws exposed, not great for a small child! Poor work all round as contractors on pricing work so rush everything, all ceilings require re doing, skimming, reviewing then painting. Skirting all round messy, cracks and holes exposed then painted over. Waste water re enters one toilet, creating all sorts of hazards, due to poor plumbing. Electric points and sockets incorrectly fitted leaving wires exposed. Many other issues, if you wish to view photos, then you can see the sites photos under homeviews website. Bought my new home in market harborough…

Bought my new home in market harborough nearly 5 years ago on the pre inspection there was a list of snags given to the sales rep on the day none of them were ever fixed,I then emailed customer services with a list of complaints and fixes in Aug 2019 which included all the fixes from above and others however never received any answer or solution to this date and the problems still exist, on top of that my garden fence is about to fall down due to very very poor fitment so yet another cost. Come on linden you list yourself as a five star builder which should also include the team who construct the property. And as for customer service they would struggle to obtain 1star rating shocking aftercare is all I can describe it as get a grip please

Terrible experience at Bracken Grange

Danielle in the sales team was really helpful and you could see she wanted to do her best for customers, the same can’t be said for the site team.I was very close to exchanging contracts on plot 192 when I discovered that there was damp and mould on the internal wall of the main bedroom, living room and kitchen. I was asked to go and speak to the Site Manager regarding the mould, when I arrived at the property it had been painted over and apparently “treated” however there was no evidence of this. The Site Manager told me that water had got in the internal wall before the roof went on and that this caused the damp.I explained that unless the plaster boards were changed I wouldn’t go ahead with the sale as the mould would obviously come back, he said that changing the boards “would be a nightmare at this stage”.I then escalated this and sent across photos that I had taken of the mould, and it was agreed via email by Management that the plaster boards would need to be changed, and they asked if I would exchange contracts. I stated that I would not be exchanging until I saw evidence of the work being completed. I was then asked to go to the site to speak to a Contracts Manager, who told me that the plaster boards wouldn’t be getting changed because this would cost them £10k and they would lose profit on the house. I decided not to proceed with completing the sale due to how badly this mould issue was handled by the site team, and the fact that they weren’t willing to rectify it. The whole experience wasted weeks of my time, and money. Linden Homes were happy to sell me a house knowing there was a damp problem, and the only reason they covered it over when they did was because I had discovered the mould issue by chance when I asked for access to the property. They are now happy to pass the mould problem unresolved over to the next unsuspecting buyer.Linden Homes agreed to refund my reservation fee and deposit I had paid for fitted wardrobes, however not my solicitor fees, so I am around £1500 out of pocket due to a serious damp/mould issue that they couldn’t be bothered to rectify properly.I would advise anybody thinking of buying plot 192 at Bracken Grange to get a thorough independent damp inspection, however based on my experience, I would actually advise people to avoid this company altogether.
