I used a different estate agent to try and sell my house in Pelaw. They let 3 buyers slip through their fingers even after having 3 acceptable offers on the table. So I decided to use Reed Rains instead. Sarah from the Jarrow Branch was very knowledgeable and professional their first 'prospect' viewed the property made an offer and purchased the property within 2 weeks of engaging Reed Rains. Reed Rains maintenance is awful! Simply the worst estate agent maintenance I've ever dealt with! They never get back to my emails, never get back to me when I call them when they say they will. I've contacted about the same issues many times with no response. If the landlord is rubbish, then at least the estate agent can get back to me saying they're still waiting on the landlord. Ridiculous service, avoid at all costs. They also didn't ask the landlord to fix a water leak in the toilet until after we moved in (flusher was leaking into toilet bowl so no damage).

If I could leave 0 stars I would. Bullies, liars and horrible people to deal with. I thought the head office team on the phone were bad until I had to deal with the branch staff. Utterly incompetent. Would never recommend this branch or use them to buy, sell and especially not rent. Watch out for Greg the manager he is your typical slimy, creepy salesman who lies to try get what he wants.

The worst, most dishonest bunch of charlatans i have ever encountered. Landlords, take notice of the many, many terrible reviews on the web and don’t be another victim. In a nutshell, they won’t pay you. They will collect rent from your tenants and hold on to it. Send them your bank details, ask for a reason why they don’t pay. All will be either ignored or referred to another office in Southampton. I’ve turned up at their offices to try to spur them into paying me. I was told they have tens of thousands of pounds of MY MONEY in an account, but it’s “on hold”. Unfortunately, they don’t know why it’s on hold, they’re owed no money from me. It’s simply not worth investing in property if you use Reeds Rains for your letting agents. Don’t take just my word for it, DO YOUR RESEARCH. Currently going through their internal complaints procedure, then I’ll be reporting to Property Mark for dishonesty and the Ombudsman. I believe there are a great deal of outstanding cases against them. DONT BE THE NEXT VICTIM

Never response to ANY enquiry, they will only contact you when they need payment from you for work, they will never follow any instruction, they are never taking any responsibility.Long time in the industry only let them know how to forbid any responsibility that they need to take, you are always only on the loose end.Try them if you are brave enough, at your own risk.I am now suffering and waiting to terminate their service

There is a personal matter relating to a letting which is managed by Reeds Rains which required a sympathetic consideration. The matter was handled by Megan both sympathetically and professionally. In a hard business world sometimes decency and empathy shine through.

The worst renting company I’ve ever had the displeasure of being with!!! REEDS RAINS HANLEY IN STOKE ON TRENT!!!I move out in 4 days… 4DAYS!!! And I’ve been emailing them the same email for 3 weeks straight they won’t email back they’re completely ignoring us, now that we’ve paid our last months rent they couldn’t care less about us or our move… we’re stressed and it’s causing serious problems with my health! Don’t be surprised if you receive a letter from court for negligence to your tenants… absolutely disgusting company!!!

This is one of the fraudsters on Stoke high street. Security deposit will not be protected, and you will lose it without explanation, as there is zero response to email and calls to the agency, or to the central of theirs. Highly NOT recomended. Prepare to lose money on them! It is 3 months down since closing the rental and they do not care to give your money back.

Beware. If you happen to buy a property from them. Each person will have to fork £48 ID checks. That usually done by solicitor as part of their package. While they need to verify.i don't see the point of extra payment. I would say go get that money from their customer ( seller of property)

AWFUL experience. I was moved into a house that had not been thoroughly checked by the estate agent, so there was no ventilation in the bathroom (legal requirement), a missing fire alarm, broken glass, the property hadn't been thoroughly cleaned, no working freezer, no security alarm... the list goes on. I had to go into branch a number of times, emailing for months on end, was told by a maintenance team member to 'forget it'. I managed to end my tenancy early which cost me a lot of time and was very stressful. They now are making no effort to attempt to get my deposit returned, so I'm having to formally raise a dispute. This is months of unnecessary stress. Save yourself the pain, don't rent from them.

Very disappointed in Reed Rains Evesham, sale of my house took far longer than it should have due to their lack of due diligence (which they claimed was there strong point) sale fell through twice, I had to push them for communication every week and all they kept saying was “we have put a call in? We have sent an email” Best bit was with in 30 minutes of Me telling them I had exchanged I received their bill!!!Would not recommend unless you are prepared to wait and chase them every step of the way

We live 350 miles away and they took care of everything: the viewings, valuation etc and kept me constantly informed. I can't recommended them highly enough. The sale was not straightforward, but at all times Liz was courteous, fair to both parties and had an all-important sense of humour. Decided to put our mothers house on the market. Back in june . When someone wanted to buy it . we was advised to use there solicitors oniell patient solicitors from MANCHESTER not local which was strange. . Well the buyer was a cash buyer so should be straight forward i thought. Well here we are week 7 and no further forward. Tryed calling them to query time put on hold for eternity asked for several call backs nothing . So went through estate agent and guess what no help. Just told to sit and wait . Well its all good well but when you have no where to live after house is sold and you cant put your name on a lease until you get a date . Well how long does a no chain sale take . Me i thought weeks not this shet show by both parties on this . I would never use a in house solicitors again . Never . Stick to local firms not call centres .especially after reading the reviews about the solicitors.
