We are very grateful to Robb Residential for making the sale of our late Aunt and Uncles home such a smooth and transparent process. From the outset they were extremely polite, helpful and professional. It was clear that they understood that the property was special to our family. They called upon a large existing network as well as a very comprehensive advertising campaign to achieve a sale price that we couldn't be happier with. I was postiviely guided and advised throughout the process from the very beginning. Mark was so informative with every aspect of letting my property and made me feel very reassured and relaxed since the beginning. I had a very positive experience throughout my tenancy and the check-out process. I would especially like to commend Kieran, who was consistently professional, patient, and extremely clear in his communication. I don't usually write bad reviews but Robb Residential has been absolutely pathetic and infuriating to deal with. I had my viewing of the property, on the viewing I said I have to give my current landlord 28 days of notice and they said that would be okay, then I received a mail from them asking me if I can push my moving date closer, I said I can but only by a week. Then they ghosted me for weeks, I mailed them again asking for update, no response, I called them multiple times but every time they would have some or the other excuse and tell me they need to talk with someone called Becca and they would call me back later, I received no follow up calls. Meanwhile, the property I was looking to rent had its rent and deposit reduced. I called them today and they said the landlord accepted someone else's offer but the property is still up on their website. CONGRATULAATIONS!! You made sure I did not get the property I wanted and you also sure the landlord did not get the price he wanted. ABSOLUTE JOKERS!

Me and my husband enjoyed this apartment which we rented from Robb residential, it is situated in a cool atmosphere with social amenities easily accessible. From the house viewing to securing the apartment was stress free. The house manager Karen Duncan was quite helpful, professional, and lovely. We would have loved to stay for a long time if not that we are planning a bigger family. All in all, the landlord was quite considerate and nice too as well as the rest of the team. Nice place to live in with a peaceful neighbourhood. Would highly recommend.

Despite many calls at least six and…

Despite many calls at least six and emails sent, no response, Please would you let me know when you are going to fix the fire door (very heavy) bedroom cupboard, it has been off the rail the first time I opened up the cupboard, it was put back on by someone visiting the property and came straight off. I was assured that it would be sorted as well as all the other issues.It’s a very heavy door, I am unable to move it. I have a rented for many years in Scotland and I have never had such bad service ever. If you don’t want to fix the door. Or the blind in the kitchen or the light fittings or the toilet that takes long to flush or the shower hose and head. Please communicate with me and allow me to have these issues sorted by professional tradesman. I really did not want to leave a bad review but no communication is simply not an answer and the fire sliding door is a huge problem. I cannot access the boiler, which I have to in order to put the heating on and off. I also asked about a control for the boiler as it is low in the cupboard and when I go to put the heating on I have to get on my knees. Please advise if I can get tradesmen out to repair these problems. As I cant risk such a heavy door falling on me. If the land lady doesn’t want to pay then I will take out a loan to pay the tradesmen. I am never late with my rent. I have got outstanding references from every property I have ever rented.

Having been let down on a number of occasions, we decided to move to this company. Our house is on the west coast of Scotland and we are based in Norfolk, so it is very important to us that they deal with things locally. And they have. They organised the installation of a new Calor tank, replacing the roof, redecoration and many other "routine" tasks. I cannot recommend them highly enough as a company that makes things happen without nagging. They are brilliant and I would 110% recommend them to anyone looking for a letting agent. They understand that I want the best for my tenants as well as myself.

With increased property market volatility, sellers have to select an estate agent with great care. Recently I approached Robb Residential to help sell my seaside house in Kintyre. They've been terrific. Marketing was very thorough including a professional photographer and drone video footage. Negotiating with buyers is handled with empathy and patience by staff with many years experience and wide knowledge of the industry. At the same time, sellers' specific issues and concerns are discussed and addressed. It was probably more good fortune than good planning which made me choose Robb Residential. I'm so glad I did!

What Management?

Well, where do I start, Iain Robb is an old school friend (loosely) I had his company sell a house for me back in the 80’s which went smoothly. My experience with his company in letting out a property has been horrendous. Tenant didn’t pay rent for nearly a year, Robb didn’t know after 2 missed months they could apply for direct payments from gov agency, i had to show them where form was on line. There was a leak back in October and a ceiling fell in, 6 months later I’m having to arrange fixing myself & to really top it off, the garden had never been looked after by the tenant, when the tenant left I spent nearly £2000 on getting the garden back in order (years of neglect) thought I’d get security deposit back to help pay for this, no Robb hung onto it as they had not had their management fee when the tenant was in arrears and not paying their rent.Avoid at all costs for managing a property!

I was really impressed with Nicole at Robb Residential. She played an enormously valuable role throughout in what was a complex process including exchange and completion on the same day. My experience with Robb Residential has been a wonderfully positive one. I had no previous experience in renting my home out, and from the very beginning, they talked me through every step of the process and provided first-class advice. Mark visited my home and was the reason I decided to go with Robb Residential over two others. He was very professional and clearly knew the industry extremely well. He made everything seem very simple - which it was - I just expected it to be difficult at the time. I was given excellent rates and they then organised everything that needed to be done in order to make me a registered landlord with a house that met all the required safety standards. We had a difficult time when buying our property for various reasons but Nicole at Robb Residential was always calm, friendly, reassuring and followed up to ensure our sale went through, calling back when she said she would (which is a rare thing!). We had to chase a lot but it got the job done and even when Nicole was on holiday, the staff at Robb pushed through things with the solicitors for us. They also made an exception for collecting house keys on the day, allowing us to liaise with the seller about getting them more locally rather than driving all the way into Glasgow. Helpful and realistic. Thanks Nicole!
